MARKET REVIEW While we reflect on the state of the real estate market in 2022 the major theme comes down to inventory. Currently at the time of this report there are 36 active listings on the market in the MLS area of R39. This includes Carman, Roland, Miami, Notre Dame, Sperling, Elm Creek and all surrounding areas. This includes vacant lots, houses and condos. Typical inventory levels prior to the pandemic were around 100-120 active listings at this time of year (spring). This is a Canada wide concern and has a couple of main causes that are having additional reactions and stresses due to these issues. First when the pandemic hit there was a lot of uncertainity and some even remains today. The first impression after a slow real estate month of March and April of 2020 was that even though real estate sales remained a service that was not completely shut down, sellers were not sure they wanted to have others in their house due to the virus and these uncertainties. This immediately kept houses off of the market in spring of 2020. Since then a wide range of events have happened, including the war in Ukraine, ongoing pandemic, inflation and most recently increased interest rates. While these increased rates are set in place partly

to cool inflation, the level of supply is so far below the demand that the pricing of houses in not anticipated to drop for 2022 and will become more levelled off going forward from here without an expectation to drop dramatically. The additional concern that consumers are having is “great, my house is worth a lot”. However I need to replace it, at an elevated price and thats if I can even find the right house on the current market. This concern has started in larger market like Winnipeg and has spread from there into rural markets. Additionally other provincial markets such as Ontario and Alberta that have even further elevated pricing has also caused consumers to explore more affordable markets like Manitoba further driving up the pricing.

We found it interesting that the average price has gone down so drastically in this market. A couple of concerns with a smaller market is that there may not be enough sales to confidently put value on stats. In addition to this the entry level homes have heated up so much in this market with first time buyers and others trying to get into the market before it becomes unattainable that these lower price points are seeing more interest in comparison to average and high end homes.
