University-Based Retirement
What It Is
University-based retirement communities (UBRCs) are residential communities designed for older adults who are interested in continuing their lifelong learning and intellectual pursuits in a university environment. These communities are typically located on or near a university campus and offer a variety of educational, cultural, and social opportunities.
UBRCs typically offer a range of housing options, including apartments, cottages, and single-family homes, with amenities such as fitness centers, swimming pools, and on-site dining. Residents have access to a variety of educational programs and activities, such as lectures, seminars, and workshops, as well as cultural and social events, such as concerts, theater performances, and art exhibits.
In addition to providing a stimulating environment for learning and socializing, UBRCs often offer health and wellness programs, as well as access to healthcare services. They may also provide services such as transportation, housekeeping, and maintenance, to make life easier and more comfortable for their residents.
UBRCs are designed to provide a fulfilling and enriching retirement experience for older adults who are interested in continuing their education and pursuing their passions in a vibrant and engaging community. They offer a unique opportunity for older adults to remain active, intellectually engaged, and socially connected in their later years.
Considerations for Colleges and Universities
This model is mutually beneficial. “It’s one of these models that has, by design, mutual benefits on both sides,” said Lindsey Beagley, director of lifelong university engagement at Mirabella, the senior living community at Arizona State University. Mirabella, she said, “is not an afterthought to the core business of
the university, but it’s actually integral to the strategy of the university to evolve to meet education needs.”

UNDERSTANDING THE MODEL
Andrew Carle, lead instructor for the senior living administration program at Georgetown University, believes there are a number of considerations that make a successful UBRC:
• Proximity to campus
• Connection to the college or university with about 10% of residents having some previous relationship
• Residents with a documented financial relationship with the university
• Formal university programming focused on lifelong learning
• Volunteer programs focused on intergenerational learning and exchanges
• Partnership with the right senior living owner/ operator to manage operations
• Knowing what the university has to offer potential residents
• Creating a partnership agreement at the onset of planning to avoid overwhelm when residents arrive
For example, our team is working with the Vincentian Sisters of Pittsburgh to create a welcoming, inclusive, and approachable personal care environment with innovative cross-generational programming to celebrate community, life and culture. VIncentian’s partnership with Chatham University offers discounted apartments for students who volunteer at the community. The building also shares a courtyard with University of Pittsburgh graduate student housing and the organization is exploring ways to engage students for cross-generational learning.

Research
Our researchers investigate the ways the built environment is experienced by people. Our NextGen staff create passion projects, using the firm’s scholarship program to take deeper dives into their ideas and explore the impact on design or create new designs. Our findings support the development of pioneering ideas by challenging assumptions and by testing ideas.
Convergence
Our senior living design teams collaborate with the other practice areas in our firm, including hospitality, healthcare, residential, mixed-use, and education. This convergence of practice areas allows us to challenge the limits of what is traditionally considered senior living, while testing innovation against our depth of experience designing for older adults.
Collaboration
Our process is structured around collaborating with our clients and collaborating with other professionals on the project, including contractors, engineers, project managers, financial advisors, fundraisers, and development managers. We have served in many roles on project teams, from consultant to design architect to executive architect. The planning phase of our engagements focuses on philosophical goals, explores alternatives, and builds consensus around a shared direction. We emphasize active participation, conscientious listening, and comprehensive documentation with our clients.
Sustainable Design
The building industry uses more energy than any other single sector, and we realize our tremendous obligation and opportunity to address this challenge. We are signatories of the American Institute of Architects 2030 Commitment, to which we report our entire annual portfolio, and we are developing new initiatives to improve the performance of all our work.
Interior Design
Across the firm, we have 25 interior designers focused on senior living. More than 90% of our projects include an integrated approach to architecture and interior design services, and our interior designers are involved from the beginning of the process to see that a cohesive design evolves.
Higher Education
Perkins Eastman is a global planning and design firm that has grown to include over 1,100 employees working out of a combined 24 interdisciplinary studios around the world.
