My formative business years were spent in the luxury automobile sales field, representing Aston Martin, Rolls-Royce, Ferrari and Lamborghini, before moving into business jet sales, where I remained for almost 20 years. My transition into real estate has been a natural fit as a thirteen-year Loudoun County resident who strives to ensure that my clients receive the finest level of service. I am married with two children and live in the heart of hunt country, Middleburg, where I play an active role in my community as a member of the town council and the Utility and Go Green committees. Hunt Country Sotheby’s International Realty is the exclusive Sotheby’s Realty office for Loudoun County, with a wealth of experience selling country properties as listing and buyer’s agent. We consider ourselves to be a ‘boutique’ broker in that we have between 30 and 40 agents as opposed to hundreds, as a result of which we are able to be extremely selective as to whom we take on as agents. Never have property videos been more crucial to the successful sale of real estate than they are today. During the pandemic, it has offered prospective buyers the opportunity to preview properties almost as if they toured them physically, allowing them to schedule a shortlist of in person visits. On and off camera narration introduce an intimacy which the standard music accompanied video tours lack.

Open Houses - Discussion
When performed properly, open houses can be of great benefit to the marketing of a property. At Hunt Country SIR, we favor holding a broker open house (these are customarily held every Tuesday, usually for two to three hours) as soon as possible after a listing goes live in order to present the new property to the broker community. They are lightly catered events which are pre-marketed within the broker open house section of the MRIS as well as via direct email marketing using our Rezora email marketing platform to hundreds of Realtors within our catchment area.
Public open houses are principally held on Sundays, usually either between 1PM and 3PM or 2PM and 4PM. Obtaining a sale directly from an open house does not always happen, however once again, these are promoted a few days in advance so that prospective buyers know that there is an opportunity to tour a property conforming to their requirements on a weekend. Once an open house is entered into the MLS, it automatically promulgates to major services such as Zillow and Trulia.
Locally, we also promote open houses in InsideNova.com and the Washington Post online.
As a part of our preparations to bring the property to the market, we will look at various dates to propose to you for the initial broker’s open house and then subsequent public open houses (subject to your approval). These could be one Sunday per month, or two, depending upon your appetite for allowing us to open up the property that frequently.
All of this said, the choice to allow us to hold any open houses is of course yours; some property owners do not like them, others do. We believe that they can and do provide a benefit to you, although there are no certainties.

I would be delighted to represent your property. I am a full time, professional Realtor®, working seven days a week to achieve my clients’ needs. Our standard listing agreements run for six months. We always make sure to commission professional photos and drone video plus floor plans – buyers love these and it helps expedite a decision to purchase. Our listing fee is 6%; we offer 3% to a cooperating broker who brings the ultimate buyer. I always take time to prepare a detailed property value comparison (this is not an appraisal) following the initial meeting to assist with setting a listing price at a level which will attract buyers as quickly as possible. However, ultimately it is your decision as to what we will ask for your property. Once a listing price has been agreed upon, I prepare a ‘Seller Net Sheet’ which will provide an accurate guide as to what you can expect to receive at closing after closing costs, commissions and fees.
