Val de Vie has a deep understanding that safety and security is vital to every homeowner. A 2m high wroughtiron fence, concrete plinths and full electric fence protects the estate’s 8km perimeter. This fence serves as the base deterrent for criminal activities, making it very hard for perpetrators to gain access. In the case of any break-in attempts, sensors trigger alarms in the Val de Vie Control Room as well as our off-site monitoring centre. This allows a prompt investigation by our CCTV network and our on-site patrol officers. There are two gateway points with dual vehicle access lanes; one being the main entrance for residents as well as visitors and the other for contractors. Each of these are monitored with an array of surveillance cameras. Val de Vie was one of the first estates in South Africa that implemented biometric-access control measures. This allows tracking of entrance/exit, and movement of persons, a highly useful control measure. Residents are further safeguarded from unauthorised visitors by automated booms that control access to residential villages.

Guarding on the estate is a vital component of our security. The 21 employed members of staff represent the friendly face at the access gates, the problem solvers, the investigators and the crime preventers. With daily patrols of the estate perimeter and the surrounding areas, exceeding a 5km radius, the residents can rest assured, knowing they are in good hands. During 2011, Val de Vie extended its monitoring services to an off-site monitoring centre. This separation of responsibilities and accountability keeps our security levels at the highest level possible. Under the leadership of an active security committee, a long-term strategy has been formulated that ensures risks to be continuously monitored and addressed. On the immediate radar is the installation of a thermal CCTV barrier with early warning detection capabilities. Staying ahead with regard to our residents’ safety is paramount to the estate. This encompasses the acquisition and implementation of the latest technology using over 40 thermal IP cameras along the perimeter of the property, to allow uniform images to be viewed in complete darkness or misty conditions. Video analytics as a proactive method of monitoring any intrusions not only gives early warning of a potential breach but it can also reduce perimeter property damage.

In progress is also the redesign and upgrading of the supporting electrical and IT networks infrastructure to allow for redundancy which will allow the system to be secure - even in times of power outages. The system is entirely IP based and compliant with ONVIF standards. Concurrently an electronic visitor enrolment solution will be implemented, to further improve the security and access at our entrances.

Wemmershoek. The strategy entails monitoring the area by means of security cameras at vital entrance ways, such as the off-ramp from the N1 onto the Wemmershoek Road. Patrol vehicles will also be enlisted to cover the greater area including the farms by means of active patrolling.

All of this will position Val de Vie as one of only two residential estates in the world with a full-cover thermal perimeter and will ensure that our fibre and electrical back-bone is adequate to incorporate any additional improvements for the next 10-15 years. A ground-breaking and integrated Berg River Valley Security Initiative has also been formulated to address some of the crimes on a greater scale in the valley. This initiative aims to share intelligence amongst neighbouring estates and was brought about by various role-players and members of the community, the police, social services and management of luxury estates such as Val de Vie and Pearl Valley who met to devise a strategy to ensure a safe and secure rural environment where all can prosper and live with peace of mind.

All who choose to live in this wonderful Valley can unfortunately be exposed to crime in some way or another at a point in time - which is why the entire community must be involved with crime prevention as a major priority and work together; creating a network of crime-related and monitoring information. As stakeholders in the area we are adamant to develop the area into a safe haven for all who live here – making this Valley the place of choice to live in.

The whole initiative is dependent on partnership policing between all role-players in this area, building a closer working relationship between the police and the public. This strategy aims to address the day-today crime prevention actions in the farming areas from Du Toit’s Kloof and Klein Drakenstein through to

We are immensely proud of our achievements, not only in having transformed the lives of those who previously lived under abject conditions on the original Kliprug Farm, but also in breathing new life into once-sterile land that was damaged by intensive fruit farming and clay mining.

By dedicating ourselves to this ongoing initiative to revitalise both people and place, we have uplifted the local community and made significant strides towards preserving rare indigenous flora and fauna. We have created a benevolent habitat in the Berg River Valley that allows threatened species to thrive in the protected environment of a prestigious residential enclave. In the words of founder Martin Venter, our mission is “to leave a legacy that will have a lasting, positive impact on the Berg River Valley as a whole�. As a result, Val de Vie Estate is widely acknowledged as an outstanding example of eco-friendly development within the current South African context.

N e w j o bs a n d r e - h o m i n g o f f a rm w o r k e rs When the development of Val de Vie Estate began on Kliprug Farm in 2006, the first consideration was to address the housing needs of the resident farm labourers, who had long been living in overcrowded, insanitary dwellings, which lacked basic amenities such as electricity and indoor plumbing.

109 men, women and children were relocated and re-housed in 17 homes around Paarl and Wellington, which had specifically been purchased, renovated and furnished for this purpose. Special arrangements were also made to accommodate senior citizens and orphans from the farm worker community at relevant institutions. Overseen by a specialist personnel-consulting firm, the entire process was undertaken by Val de Vie at a cost of over R7, 5 million and for the first time the workers are now also proud homeowners!

As part of an ongoing, sustainable worker upliftment and empowerment programme, Val de Vie aims to invest in and nurture its human resources, including the complement of existing farm labourers. In an attempt to integrate these workers into the infrastructure of the estate on a sustainable basis, Val de Vie embarked on an extensive programme that included hands-on training for a variety of new jobs, which either arose or were created as development progressed. Opportunities included work in the newly established vineyards and polo fields, as well as a variety of general estate maintenance positions. These later grew to encompass the restaurant, wine cellar and equestrian facilities. In addition, life-skills workshops were presented on relevant topics such as health and hygiene, communication, productivity and substance abuse.

Adding Ecological Joie de Vivre to Val de Vie A major part of the Berg River Valley falls within the Cape Floral Kingdom (a proclaimed World Heritage Site), and before actual development of the estate began, eco-conscious Val de Vie Chairman, Martin Venter, worked in close conjunction with the Western Cape Department of Environmental Affairs and Development Planning. Stringent guidelines were formulated to preserve, protect, enhance, restore, manage and sustain the degraded agricultural and industrial area’s remaining natural assets. After intensive independent studies had been conducted to assess environmental impact, an Operational Environmental Management Plan was drawn up and scrupulously adhered to, both during and after the construction phase. In Arbour Week of 2012 alone, an additional 571 new trees were planted in an effort to green our estate and leave a legacy for the generations to come.

One of the first steps was to rescue over 3 000 plants and bulbs (including rare and vulnerable flora), which were replanted into a dedicated conservation area. The soil was stabilised with Carpobrotus edulis, an indigenous succulent groundcover and “pioneer plant” from the Mesembyanthemum family, also known as the Vygie or Sour Fig.

Landscaping in Val de Vie is strictly done according to an environmentally approved plan, and naturally occurring water-wise vegetation has been incorporated into the overall design and layout, wherever possible. Our ultimate aim is not only to create an aesthetically pleasing and ecologically sound environment for residents to enjoy, but also to attract a flourishing population of local wildlife.

In line with Val de Vie’s holistic biodiversity programme, the rehabilitation of the Berg River bank bordering the estate was another priority. Primary invasive alien vegetation (particularly the Black Wattle, Acacia mearnsii) was removed in partnership with the government agency, Working for Water, and replaced with indigenous stream-bank vegetation to counter soil erosion and encourage local wildlife. This eradication and replanting initiative is ongoing, and the previously threatened Black or Largemouth Bass (Micropterus salmoides) has once again been sighted in the river - an excellent indication of a healthy eco-system!

Where deep, unsightly clay mines used for brick making once existed, a perpetual flow of five interlinked feature dams were created. These are sustained by the run-off from mountain streams, underground seepage and water pumped from the Berg River. These are teemed with fish, as well as an increasing number of bird species such as water-fowl.

Val de Vie has its own boreholes as well as water rights along the Berg River. Responsible water management is implemented at all times. Strict precautions are taken to minimise the environmental impact of the polo fields, and a customised water collection system is in place to prevent seepage of the fertilised drainage.

As part of our environmentally conscious philosophy, Val de Vie encourages residents to recycle as much of their household waste as possible. The estate boasts its own glass and paper recycling banks. Garden refuse is collected weekly by our landscapers and turned into compost. This is reused to provide nutrient-rich soil for the estate, thereby continuing to beautify and sustain our own gardens and conservation areas.

We are also launching floating islands into our dams to create a beneficial wetland environment. Using the latest technology from BioHavenÆ Floating Islands, these green islands will provide a valuable habitat for fish and wildlife, as well as improve the quality of the water.

Two demarcated conservation areas have been established on the North side of Val de Vie Estate. The smaller reserve is close to the river and covers an area of roughly 1ha. It forms a significant and valuable remnant of the original indigenous Berg River vegetation. To protect the delicate ecological balance, this is a restricted-access zone and alien vegetation is removed by hand.

The second reserve is much larger and is designated as a wilderness area. It includes an extensive landscaped Fynbos garden, complete with a network of footpaths and convenient resting spots that allow residents to enjoy the scenery.

G a m e R e s e rv e Val de Vie is proud to have pioneered the reintroduction of formerly indigenous game into the Berg River Valley. After a joint feasibility study conducted with Cape Nature Conservation in 2010, a fenced 4.3ha natural grazing area was established. The estate now boasts its own herd of indigenous antelope - Springbok, Antidorcas marsupialis as well as Zebra, Kaapse Grysbok (an endangered species) and Bontebok. All additions are made in consultation with Cape Nature Conservation and with their full endorsement.

Biological Pest Control

The Sewerage Treatment facility developed by EDP and operated by Drakenstein Municipality recently won an Award of Excellence awarded by WISA. This world-class facility is functioning on purely biological processes, making the use of added chemicals obsolete.

Three rare and threatened “Red Data List” species (now known as Species of Conservation Concern) have been recorded in this unique nature reserve. These are:

The adult wasp stings and kills the fly pupa, allowing it to lay an egg in the pupal case. When the egg hatches, the wasp larva dines on the fly’s freshly dead offspring with relish. Within just nineteen to twentyone days, an Muscidifurax raptor adult emerges from the fly’s pupa case and begins its search for more fly pupae on which to feed and deposit eggs. These insects are purchased in their larval stage and hung above the Val de Vie stables. The little wasps then fall into the straw bedding and dramatically reduce the fly population by breaking their lifecycles, without the need for costly, environmentally destructive chemical control. Recent international research has indicated that Muscidifurax raptor also eliminates fruit flies in vineyards, making it an even greater asset to the estate!

New Vineyard Savvy As a working wine farm, Val de Vie is aware of global shifts to more ethical and environmentally responsible vineyard management. As a result, we endeavour to maintain the lowest possible levels of Glyphosate herbicide. We favour organic fertilisers and utilise seedling crops as “green manure”. We also use tractors as seldom as possible during weed-spraying and practice regulated phytosanitary removal of weed residues in order to avoid contamination.

Martin Venter is the Executive Chairman and founder of the Elements group of companies. His qualifications include BLC (Law), LLB (UP), Hons., MBA (US) and R.E.E.S, Private Equity and Venture Capital (Harvard Business School). He is also an Admitted Attorney of the High Court of South Africa. Martin initially built his career as a commercial attorney in litigation, and garnered extensive experience in property development and investment, as well as property asset management. As a resident on the estate, he values the convenient family lifestyle. To put it in his words, "It's where I live, work and play!"

Manager and Captain: Kevin Rixon

Group Managing Director: MornÉ Bosch As the Managing Director of Elements Management, which is contracted to manage the HOA, Morné is hands-on with management and ensures that the Board of Trustees fulfills its responsibilities with the help of the managing agent. His field of expertise lies in business development and operations management, backed by a CA (SA) and an MBA (USA). Morné appreciates the quality of the Val de Vie lifestyle, and says "Val de Vie is truly the Valley of Life, not only because of the natural beauty, but because of the amazing people who live, work and visit here."

Group Financial Director: Sarel Rossouw Sarel Rossouw has a background in auditing and worked for PWC until December 2007, where after he joined Val de Vie. Sarel originally obtained a BSc at the University of Stellenbosch, but he changed to a career in finance and became a qualified CA with expertise in property development finance. Sarel and his family live on the estate. As he says, "We love the outdoors. We are very active and spend a lot of time walking and running around on the estate. We really enjoy all the open space."

Marketing Director: Ryk Neethling Apart from his successful swimming career and the founding of his swimming schools across South Africa, Ryk spent four years in the real estate industry having assisted in the development and management of various commercial properties after obtaining a degree in BA Psychology and Business at the University of Arizona, USA, and his Arizona Real Estate License in 2001. In 2009 he was appointed Marketing Director of Val de Vie Estate and Elements Management working on real estate sales and new developments, promoting the estate's wines and restaurant as well as being actively involved with the Val de Vie Magazine.

Leadership

A humble polo professional, Kevin started playing polo from the age of nine, his father and brothers are all competitive players. He also spent one year fine tuning his technique in England where he attained a 4 Goal handicap. Kevin has played the sport at provincial level and now plays off a 2 Goal handicap. He recently returned from Zambia and Zimbabwe where he represented the invitational team. He currently captains the Val De Vie Polo Team, coaches and manages the sport as a whole on the Estate.

Win es Winemaker: Harold Versfeld Having grown up in the winelands, Harold’s love for the art of wine making has been cultivated from an early age. After completing his studies at the University of Stellenbosch, he worked in the Napa Valley, California and Australia as a winemaker. With the knowledge and experience he gained abroad, Harold has been producing award winning wines at Val de Vie since 2009.

Today she leads her team at Val de Vie with her signature flair and energy, loving every minute of creating world-class events. Elzette competed in two World Championships representing South Africa. A Professional Swim Coach since 2003, Elzette is hands-on with her learners in the pool, teaching them the valuable skill of swimming and enjoying the benefits of the sport.

Val de Vie Estate is recognised for its exceptional wines. Derived from traditional Rhône varietals, our wines are inspired by the acclaimed vintages of Châteauneuf-du-Pape. Eleven different Rhône varietals are grown on the estate, creating a true celebration of French heritage and South African terroir.

volume of wine in South Africa. No surprise, as the French Huguenots who settled there during the second half of the seventeenth century brought with them their skills and passion for winemaking. The climate - with cool South Easters whipping the vineyards, cooling them during hot summers, and the moody North Westerly gales bringing rain in winter - was akin to that of their fatherland. In 2006 Val de Vie Estate broke new ground with the production and bottling of contemporary Rhône-style wines and soon experienced the delight of receiving a Best-in-Class Gold Medal for the 2007 Val de Vie Shiraz at the 2009 International Wine & Spirit Competition. Another Gold was recently won for the 1783 blend at the 2011 International Wine & Spirit Competition.

Eleven of the twenty-two varietals, that brought the Rhône’s Châteauneuf-du-Pape area wines worldwide fame, have now also been planted on Val de Vie - turning the estate into a unique South African model of this southern region of France. All vineyard material was carefully selected within a 200 km radius from the estate and promises the most extensive range of Rhône-style wines from South Africa’s own soil.

B a c k gr o u n d Val de Vie dates back to the 18th century when the original land was granted to Huguenot descendant Abraham Andries le Roux in 1783. This was a time when the Paarl-Franschhoek Valley produced the highest

The collection includes white wines from Clairette Blanche, Grenache Blanc, Viognier, Roussanne and Ugni Blanc, while reds are made from Petite Syrah, Cinsaut, Carignan, Grenache Noir, Mourvedre and Shiraz.

These wines are the crowning glory for one of South Africa’s premier lifestyle estates. Its stately architecture with French and Classical influences, world-class vineyards, tranquil tree-lined ambience and polo fields do justice to a rich heritage in the Valley of the Huguenots. Predictably it has become the estate of choice for those who appreciate country life at its best.

We also have an alternative label, the Polo Club. Although our second label is lower in price, it is by no means lower in quality. This range offers an extended range of premium class wines for added variety at a very reasonable price. The focus is rather on everyday consumption, with the likes of Sauvignon Blanc, Chenin Blanc and Cabernet Franc being produced. With Val de Vie setting the benchmark in South African wine circles with our top Rhône wines, it’s no surprise that people are taking notice and that the competition is following suit.

Harold Versfeld Val de Vie’s winemaker, Harold Versfeld, has a true love for his craft. Having grown up on a wine farm, Harold became interested in winemaking from an early age. After studying viticulture, he worked at several estates in Australia and the Napa Valley. Today he has been instrumental in earning Val de Vie numerous awards at international wine shows. In his own words, the ideal wine features “balance, elegance, nothing too subtle, nothing too overpowering, being unique.” When asked about the South African wine industry in general, Harold is very enthusiastic. “We are definitely up there, we don’t have to stand back for any other country. We have such a great diversity, we should identify each region as a niche, specializing in certain varietals and styles. With young winemakers travelling the world and picking up tips and learning a great deal more, I think we have a great future in the international market.”

Our Cellar

c e l l a r

The cellar is part of the original Manor House that was built on the farm in 1825. It has been adapted and equipped with state-of-the art equipment. Our wine-making process starts in the chiller room, which can accommodate about five tons of grapes. Here the grapes are chilled, making them more stable at crush. We then de-stem the grapes into satellite tanks, which are hoisted up by crane and dropped into the press (white), or into tanks (red). The whites are pressed into one of thirteen tanks, which have a capacity of 850L to 3150L. The eight red fermenters have a capacity of 3750L to 6800L. In addition, we have two concrete fermenters which can both handle up to seven tons. Fermentation is also done in oak barrels, which can significantly boost the capacity of the winery. Tank storage is at 62KL and barrel storage can be up to a maximum of 100KL. The capacity of the winery, with a double turnover in volume, is about 150 to 180 tons. Temperature control is done by way of a cooling plant: running cold water through cooling jackets in the tank. The wines are analysed in our laboratory.

Polo Polo A n u n r i va l l e d p ol o de s t i n a t ion Framed by the serene mountains and vineyards of the famous Paarl-Franschhoek valley, Val de Vie is one of the most spectacular polo estates in the world. Our passion for the sport has transformed the estate into an unrivalled polo destination. Apart from hosting international tournaments and high society events such as the BMW Polo International, the Val de Vie Polo Club members play weekly polo matches in season. The excitement of the sport has spurred on a growth in the Polo School, which has scheduled lessons for beginners and amateurs every week during the polo season which runs from October to April. Val de Vie offers two of the finest, most luxurious grounds in the country, completed to Hurlingham International Championship Standards. Both grounds are boarded and have ample seating for spectators, either on the informal banks - ideal for a casual picnic - or on the elevated terraces at the Polo Pavilion - where players and spectators can mingle, enjoy an easy lunch, aperitif or savour victory whilst sampling some of the estate’s finest wines.

Polo is experiencing phenomenal growth worldwide. Described by Omar Khayyam (the 12th century Persian poet) as the King of Games and the Game of Kings, the sport was introduced to South Africa by the British infantry in the nineteenth century. The first recorded game took place in October 1874 at the Parade Ground in Cape Town, between the Gordon Highlanders and the Cape Mounted Rifles. In the early 1900’s several civilian clubs began to emerge and in 1906 the South African Polo Association was formed. Today, polo is becoming accessible to more and more people - enjoyed by young and old, women and men or even entire families. Val de Vie has revived the sport of kings in the Western Cape, with exponential growth in numbers at the club, putting the estate on the map internationally as one of the world’s top polo destinations.

Against a backdrop of the grandiose Simonsberg and Franschhoek mountains, facing the impressive Pavilion field, stands the stylish Val de Vie stable block, designed to cater for the comfort of horse and rider.

Grooms play a pivotal role in horse care - a full time responsibility, seven days a week. The Val de Vie grooms take care of each horse’s daily needs, from feeding and grooming, to exercising the ponies and getting them tacked up for polo, providing riders with valued service.

The 2 spacious drive-through stable blocks, with over 100 loose boxes, is designed for optimal ventilation. Daily manure disposal, excellent drainage, hygienic management and biological fly control ensure odour-free and healthy stables. The design allows for safe social interaction between horses and welcomes visitors.

Under the ever-watchful eye of Stable Master - George Mumba, who is not only experienced when it comes to horses, but is also a master on the polo field - the grooms give only their best when working with the horses, knowing each by name. George is fanatical about who he employs and every groom is given ongoing training to become a skilled equestrian expert in his own right. “After all,” he says, “your groom spends more time with your horses than you do.”

Other facilities include fully equipped tack rooms, lunging rings, exercise track and practice field. Not to mention the exclusive Founders Lounge Club House where clients have access to change rooms and are able to relax in style after an exhilarating day on the field.

L i v e r y Complete livery and exercise care is available for participants of all equestrian disciplines. Horses are provided with daily turn out in secure camps with expert care provided by an on-site professional team giving members and horse owners peace of mind knowing their prize equine friends are well taken care of. The livery fees are R 4200,00 per month per horse with everything included, except farrier and vet bills.
