We will screen all prospective buyers when necessary to ensure that only those prospects that have the capacity to perform will be given the privilege of viewing your home. 4. We will keep you aware of all constructive feedback from the market and recommend to you any further actions needed to enhance the appeal of your home. You will also be advised in a timely manner of changes in the current market such as when properties deemed to be comparable to the subject are contracted for as well as any new comparable properties, which come on the market. This market awareness will assist you in determining when and if a price adjustment appears to be in order based on inventory and recently sold property.

The Role of the Real Estate Agent in Pricing There is no “exact price” for real estate. While real estate evaluation is an inexact science, it is a process of comparison-shopping. If an asset is priced appropriately the market will respond favorably. If the asset is perceived as being too high then you will just help the comparable properties appear more competitively priced. As much as we would like to think otherwise, the Realtor is not a “market maker” but rather subject to the market. The market determines the value. By reviewing past sales coupled with current available inventory in your area and in your price range then a sound and defensible list price can be determined. Ultimately the list price is your decision and we will aggressively market the property at whatever price you choose.

expect Getting Ready Understanding your needs, objectives, and expectations are very important to us! We will provide advice and counsel on preparing your home for the market. We will determine the selling price and prepare to list your home on the market. At your request, we will have professionally photographs and measurements taken of your property for the creation of all collateral marketing materials.
Marketing Your Property Your property will be entered into the RealTracs database and will be syndicated to websites such as: Realtracs.com, PilkertonRealtors.com, Realtor.com, Google.com, TheDailyClassifieds.com, Craigslist.com, Trulia.com, Zillow.com, Hotpads.com, LycosClassifieds.com, Oodle.com, MyspaceClassifieds.com, and Military.com. A broadcast email will be sent to area Realtors to announce your new listing while targeted print and email campaigns will occur throughout the listing period.
Showings Showing appointments are scheduled by The Appointment Desk. The showing instructions will reflect your personal preferences. We will schedule, track, and record all showing appointments. We will also be present anytime your home is scheduled for a showing if this is your request. When lockboxes are used, no agent should ever enter the premises without first scheduling an appointment through The Appointment Desk thus notifying you. We will accompany any prospect without a Buyer’s Agent. DON’T BE SURPRISED IF a Buyer’s Agent arrives early or late for a scheduled appointment; a Buyer’s Agent cancels the appointment at the last minute or does not show up; a Buyer’s Agent shows up without a scheduled appointment; a Buyer’s Agent forgets to leave a card, forgets to turn off all the lights, or forgets to lock all the doors. While we certainly find the above rude and unacceptable, they do occasionally occur.

YOU expect Open Houses Open Houses can be an effective marketing tool and are held on Sundays from 2pm – 4pm. I will provide feature sheets highlighting your property’s best assets.
Feedback The desire for feedback after a showing is natural. I will send out a feedback request via email to the showing agent after each appointment. If I do not get a response then I send a second request. If there is still no response then it is reasonable to assume the “house was not a fit” for the prospective buyer. The results of the feedback will be provided to you as soon as possible.
Updates I will provide you with updates of all activity as it occurs. I will provide reports of all online activity that include when and it where it was seen online.
Contract to Closing Once a contract is received on your property, we will be handling the file to ensure a smooth closing process. I will provide negotiation assistance, to get the best possible terms and price for you. I will provide careful review of the sales contract and contingencies prior to contract acceptance and constant monitoring of the contract until closing to ensure strict compliance by the buyer. I will coordinate home inspection and property appraisal, as well as any other inspections the buyer may deem necessary. I will Follow-up with the buyer’s lender and appraiser to ensure loan application is made and that timely loan approval is received and review Settlement Sheet with you. I will also accompany the buyer to the final walk-through of the property and accompany you to closing and assist you throughout this final process.
