YOU DON’T THINK ABOUT WATER UNTIL YOUR WELL RUNS DRY Week after week, the desperately needed winter rains fail to arrive, and we are teased with the odd shower or drizzle. I get the feeling that the good citizens of Cape Town are beginning to accept that a very real and serious problem that we hoped would disappear “when the rains come” has indeed now come home to roost. A recent picture of our main Theewaterskloof dam showing it reduced to just a thin stream in places brought home to me the possibility of taps actually running dry.

We can live without a lot of things, but fresh water isn’t one of them.

As Capetonians, I think that we have an ingrained belief that we live in a wet place and so have come to regard abundant water as a blessing of our province. In truth, our unique microclimate on the tip of Africa is anything but stable, being subject to the whims of South Atlantic weather systems moving just a few hundred kilometers north or south spelling the difference between deluge and drought. If we think this summer has been difficult, water is likely to be even scarcer next summer. Longer term, our current drought is not just a temporary problem. With unpredictable rainfall patterns and relentless population growth, our city relies on a limited water supply. Quite simply, that means we will have less and less water available per person. We will need to change our water usage behaviour. If we don’t pay attention to using it sparingly, it will continue to run out more frequently. Unfortunately, there is no substitute for clean fresh water, and in the quantity we use it, we can’t buy or borrow it from somewhere else. Yes, there are measures we can take to supplement our supply of the precious commodity, like desalinators and tapping of springs and aquifers, as is done in other dry parts of the world. However, these measures can also only deliver a limited life-line supply in drought years and come with their own expense and ecological problems if over-utilised. The clear message is that we must start using much less water now and keep on doing so. We cannot simply pay more to buy what is no longer there. Enjoy the issue!

The Red-winged Starling (Onycognathus morio) is a widespread bird occurring from Ethiopia, through East Africa and into Southern Africa. They are iridescent black birds with red/chestnut-coloured wings visible in flight. Males have almost bluishblack heads while the females and juveniles are identified by their grey heads. They usually occur in rocky and mountainous areas as they nest on cliffs. Like many other urban species, in Cape Town they have adapted to nesting in buildings. A research project is currently underway at UCT to determine how these birds cope with feeding on anthropogenic food in urban areas. Please report sightings of colour-ringed birds. Selection of tenants is therefore crucial. Unfortunately a one month’s deposit is no longer enough. On average a non performing tenant leaves with R6 781 unpaid rent, R2 168 in unpaid utility bills and R3 894 damage to the property. This amounts to a total claim of nearly R13 000 which is nearly twice the average monthly national rental of R7 000. It is also important to perform interim inspections midway into the lease which can provide the landlord with early warning signs as to how well a property is being cared for.

During high activity periods we will receive anything from 15 to 30 hits within a matter of hours from the time that a property is listed, whereas these numbers have dropped significantly in the past month or two. Not only has the number of enquiries dropped but so has the quality of the applicants. A recent National Survey by PayProp indicates that most tenant applications have 8 or more active credit accounts and that one in three applicants are more than 3 months in arrears with some of their debt.

We are however noticing a drop in the demand for houses above R20 000pm and apartments above R10 000pm. On popular websites such as Property24 and Private Property you will note a number of properties that are advertised for rent that have been on the market for some time, and that there is a resistance to those advertised at unrealistic rentals.

The Rental Housing Act is clear that you cannot charge a tenant for damages if an incoming inspection and outgoing inspection is not performed. You need to be very specific and take as many photos as possible so that there can be no dispute later. It is also important that both parties are present and sign the inspection reports.

It is also important that Landlords attend to repairs and maintenance matters timeously to protect their assets and provide tenants with beneficial occupation. There is no doubt that well cared for properties attract better tenants and higher rentals. READING WEEK AT PNPS FEATURING "READERS ARE LEADERS"

Every year PNPS celebrates Reading Week, during which they host a Parent Reading day, where the fantastic parents are involved by spending time reading to the children who always enjoy having new faces read to them. PNPS also hosts leaders from across the community on Readers are Leaders day. The volunteers come into the school and spend a little time with a specified class, discussing their lives, their jobs and how reading was such an integral part of their success. The leaders share their favourite childhood story with the children. This year PNPS was honoured to have Professor Marian Jacobs, Claudette Schreuders, Kaylee Kruser, Enver Hassen, Rose-Anne Reynolds, David Ker, Andrew Parker, Richard Hardiman, Julie Williams, Rustum Fortune, Cindy Duvel, Theresa Le Roux and Amy Hayes share their time and experiences with us. Lastly the school celebrates World Book Day with a Dress Up day, where the staff and learners dress up as their favourite book characters.

This year’s theme is “DEEPER” – with under the sea vibes leading to a swimming good time! Activities will encourage ways to live with a deeper Identity, deeper Love, deeper Peace, deeper Truth and deeper Mission. Daily activities will include dressing up, team sports, outdoor activities, arts and crafts and so much more. Each small group of children will be led by a team of young leaders to guide them on their adventure. On Thursday Night, 6 July, the children will be invited to bring their parents/guardians to give them a little taster of what the week was about and what they have learnt. COMMUNITY NEWS During the school holidays, Samurai Pinelands took 16 squad members on tour to Port Elizabeth to compete against the Eastern Cape dojos. The students took 21 medals, with the men’s team winning the prestigious team kumite event. Sensei Brad put the team through their paces at beach training on Friday morning and instructed the four hour Gashuku on Friday evening. The championships were on Saturday. This event was in preparation for the National Championships to be held in Cape Town later this year, where students will

Ashley Hardenberg and Austin Lee Esau Garden Village are part of the 9:04from AM development squad of Pinelands Fight Club. They have been training with the club for the past four years and thus far have achieved a lot in the sport of kickboxing. They have both had great performances on the local kickboxing K1 circuit as well as being selected for the Cape Town Kickboxing Team in the Western Province. The Western Cape Kickboxing Championship recently held in March was a warm up to the main event of the year - the South African Kickboxing Championship. This event was held in Durban from the 28th to the 30th of April, and consisted of the best fighters from all the provinces throughout South Africa. Fighters compete against each other in their respective style, age and weight category for the 2017 South African Champion in each division. It was the first time that Ashley and Austin had competed in such a big tournament,

and there was a lot of excitement and nerves leading up to the event. They have shown extreme dedication towards their training both technical and physical putting in many hours of hard training at home, and in the gym. Their determination paid off with Ashley winning a gold medal in Durban and becoming the 2017 SA Champion for the Senior U57kg K1 division; and Austin winning a silver medal in the finals of the U67kg senior K1 division. This is a great achievement and will hopefully inspire other young athletes from Garden Village and surrounding communities to get involved in sport. It shows that no matter what your circumstances are, with hard work and dedication dreams can come true. “A big thank you to all involved in helping us achieve our goals – coaches, sponsors, friends and family – it would not have been possible without your help” say Ashley and Austin.

FINANCIAL ADVICE IN A JUNK STATUS ECONOMY South Africa’s recent downgrade to junk status means that the SA government will have to pay more to service its debt which it can do by either reducing expenditure or raising taxes. This creates an enormous burden on our National Treasury which will be under pressure to collect more taxes, having just introduced higher tax brackets for the super wealthy.

JUNK STATUS MAY LEAD TO A RECESSION

Historically, countries that are downgraded to junk status fall into a recession. This will place pressure on the South African Reserve Bank to review the repo rate upwards which, in turn, will increase payments on home loans, credit cards and other goods and services - affecting all South Africans.

THE KNOCK ON EFFECT

With the potential for tax increases, interest rates hikes and salary freezes, middle class South Africans who are servicing home and vehicle loans will be hit hard. Being downgraded to junk status could conceivably mean that South Africans will be paying 2% or 3% more to service their debt which can have a severe impact on the ability to live from month-to-month without incurring more debt. Reduced economic growth has a knock-on effect on jobs, crime, infrastructure and the value of the Rand.

PAY OFF YOUR SHORT TERM DEBTS

To protect oneself financially in a junk status economy, the reduction and elimination of short-term debt is absolutely essential. Because it is likely that lending rates will increase, it is advisable to pay-off shortterm debt (credit card and retail accounts) as quickly as possible, and avoid incurring any new debt. Exercise caution before upgrading large cost items such as vehicles as a 1% interest rate hike can dramatically impact on your monthly repayments.

YOUR EMERGENCY FUND

One of the most effective buffers against future interest rates hikes is the creation of an emergency fund. Frighteningly, recent stats indicate that 69% of South Africans do not have any emergency funding in place - which should be equivalent to between three and six month’s worth of earnings.

REVIEW YOUR INVESTMENT PORTFOLIO

This is an opportune time to review your investment portfolio with an independent financial planner to ensure that your investments are diversified to protect against risk. Investment markets have the ability to return to fundamentals even in the case of political unrest and economic instability, so despite recent events in South African politics, investors should remain invested at all costs.

TRIM YOUR BUDGET

As trite as it may sound, review your personal monthly budget with a view to identifying hidden costs such as takeaways, cleaning services, coffee-on-the-go, pre-packed vegetables, ready-made meals and long-term subscriptions. Request a rebroke on your short term insurance. In the case of an older policy, it is highly likely that you could be paying for items that you no longer own. If you took out life cover some years ago, there may be an opportunity to reduce cover in certain areas.

RAISING CHILDREN POSITIVELY When I was young and gave my parents a hard time, I was given a hiding. Most adults my age remember getting hit at school too. Disciplining children today is very different, and particularly at our school. Parents have asked me how best to support a school’s positive discipline strategies, and so here are a few of my thoughts after doing some reading on the matter.

VALUES

Only make family rules that are based on the values you want to teach. If your child lies to you about not having homework, don’t focus on the homework that hasn’t been done, but rather on the value of being honest.

LOVE ALWAYS

The better your relationship with your child, the easier it will be to discipline. When a child does something wrong, focus on the behaviour, but make sure that they know you will always love them, regardless of the behaviour. Children who are anxious will immediately think that you will stop loving them and that they aren’t good enough.

ACKNOWLEDGE YOUR OWN MISTAKES

Acknowledge when you make mistakes so that children know it is normal to make mistakes. Children must see adults getting things wrong so that they don’t feel the

need to be perfect.

EMOTIONS AND BEHAVIOUR

Separate a child’s emotions from their behaviour. Tell them you understand that they might be angry or frustrated, but that throwing things at people is not the way to deal with the feeling. If they are very overwhelmed, acknowledge their feelings at that point, and deal with the issue later when they are calmer. At times of high emotion, no-one can think clearly.

NO EMOTIONAL BLACKMAIL

Don’t do emotional blackmail, threaten or lecture. Make sure that you tell the truth, and you are able to carry out the ‘threat’.

BE PREDICTABLE - HAVE A ROUTINE

Routines create safety. Children love routines as boundaries make them feel safe. When things are unpredictable, children want home to be as predictable and safe as possible. Be predictable yourself too – children want the adults in their lives to act predictably. Ensure that the adults who live in your home react in the same manner to all ‘rules’. Children are very clever at manipulating situations if they perceive that the adults in the home think differently.

GIVE CHOICES

Give children choices whenever possible. If two things are given as options children

still feel as if they have some ‘power’ over their responses. Giving warnings of time also work like this – when you want your children to tidy up, warn them 5 minutes before so that they have some measure of accountability over how the action is carried out.

DON'T OVERREACT

React appropriately and don’t over react to small things. Save your energy for the important ‘fights’ and let the others go.

DON'T OVER OR UNDER ESTIMATE

Don’t over or under estimate your children. Over estimating children can make them feel like a failure and add to their stress, and underestimating children kills their confidence.

BE GENTLE - NO ONE IS PERFECT

And finally, remember that humans aren’t perfect. Life wouldn’t be worth ‘doing’ if we were perfect when we were born. Mistakes help us learn and grow, and a gentle ‘leader’ helps us still believe in ourselves when we make mistakes. Be gentle on your children and on yourself, and if you are overwhelmed by the ‘disciplining’ job, ask for help – there is plenty around. Karen Quail, a parent and teacher herself, runs ‘Discipline for Peace’ workshops in Pinelands every year and this course will help you immensely. 

Once the Purchaser’s property has been sold, there may be further conditions to which that latter sale is subject which have to be fulfilled before the contract is binding which may further delay the purchase of the property.

We would advise Sellers to consult with a conveyancing attorney who can advise them on the possible implications of the terms and conditions in a sale agreement, before accepting any offer. In this way the Seller’s interests can be properly safeguarded.

The most common example of a suspensive condition in residential sale agreements is when the sale is subject to the Purchaser obtaining a loan from a bank for a specific amount. If the bond is approved timeously, then the suspensive condition is fulfilled and the contract is binding. Another example is when the purchase is made subject to the sale of the Purchaser’s property.

Often your agent will present you with a cash offer where the purchaser does not have to sell or finance the sale through a loan from the bank. It is imperative that when a cash offer is made that you establish exactly where the cash is coming from, that it is immediately available and that guarantees can be issued when called for by the conveyancing attorney. If it is coming from the proceeds of the sale of another property and is not immediately available, then it is not a cash offer. It is important for a Seller to consider the possible consequences of suspensive conditions or cash offers when selling.

It is common practice in residential property sale agreements to include suspensive conditions. A suspensive condition “suspends” the operation of the contract for a period of time, subject to the occurrence of a future event. If the Seller accepts an offer which is subject to a suspensive condition, there is no binding contract until the suspensive condition/s has been met.

If the suspensive condition is not fulfilled timeously, then the agreement becomes null and void and there is no binding contract. Only once all suspensive conditions of the sale agreement have been fulfilled can the conveyancing attorney proceed with transfer.

It is important for Sellers to note that even though a sale agreement may have been signed by both parties, this does not always mean that the property has been sold.

CHRIS BRINKWORTH Born and bred Pinelander Chris Brinkworth has spent the last twelve years building on his dream of becoming independent from local municipal supplies - especially with respect to water, our most precious commodity. Currently Chris is able to store approximately 50 000 litres of harvested rainwater. Lets have a look at how he is buying into a sustainable recycling economy. ACCOUNTANCY, GARDENING AND DIY

KILOLITRES OF WATER STORAGE

Walking around his Pinelands property reveals 10 JoJo tanks in sizes varying from 2 500 to 10 000 litres. All the tanks are interconnected, and water is recycled with a pump and taps powered by a solar panel. Most of these tanks are for collecting rain water from the roof and all the gutters have been altered to direct the water flow appropriately to the tanks. To this end Chris is increasing the area of roof space to enable him to collect more rain water, by extending the verandah roofing all around the house.

THE USE OF ALUM TO TREAT WATER

Chris has discovered that he can precipitate particulate matter out of his wellpoint

water by adding alum - available from a hardware store. Please note that wellpoint or borehole water treated with Alum may appear crystal clear, but is not necessarily fit for human consumption. Grey water should never be stored for more than 24 hours as it has many micro-organisms that can cause health problems and become malodorous. Use grey water immediately for garden irrigation. PASSIONATE RECYCLER

Alongside one of the rainwater harvesting tank series is a large wood pile which Chris uses for the wood burning stove inside. It keeps the house warm in winter and can also be used to cook on! One bathroom in the house is independently powered by the roof top solar system and storage batteries. The municipal supply only kicks in when needed. Another self sufficiency project involves the twelve healthy chickens eagerly awaiting their evening walk in the garden, and feeding - for which they supply Chris with 12 eggs every day!

WHY SO MANY TANKS?

Chris has found that it is worth harvesting a large volume of rain in the winter season to cover the consumption needs through the summer until the next rains - reducing the water bill and helping the water crisis situation Cape Town faces with the drought and the increasing population pouring into the city.

RECOMMENDATIONS

• Aim to harvest and store a large volume of water to last for an extended period. • Insert leaf catchers to prevent tanks being clogged with large amounts of vegetation washed off the roof. • Make sure containers are sealed and not open to breeding mosquitoes. • Use good quality connectors for the tanks. • Moderate usage of water with shorter showers, and use recycled or harvested water to flush toilets.

Chris was born in Pinelands to parents who had a passion for gardening and DIY. From the age of five he recognised his love for numbers and knew he would follow in his father's footsteps and become an accountant. His father, however, discouraged Chris and pushed him towards law, but Chris remained faithful to his natural talent and today runs a successful chartered accountancy business. It is his fascination with creating and building one's own design that led to the construction of Chris's large water harvesting project.

MICHAEL WATERMEYER "Life is about strategy" says Michael Watermeyer who went blind in his teens due to an inherited condition called Retinitis Pigmentosa. He describes how he copes with everyday life using modern technology and emphasises the essential role that his guide dog plays in navigating his environment. WORKING AT UCT

INHERITED FORM OF BLINDNESS

Michael's family moved to South Africa from Zimbabwe when he was 7 years old. He is one of 6 brothers - two of whom inherited Retinitis Pigmentosa and are blind. Michael's teenage children, Emma and Luke are not affected. When they visit, Michael enjoys cooking meals for them, and playing chess with his son - memorising the board using a mind image technique, which he uses for document recall as well. The large TV in Michael's lounge seems a bit out of place, but he says it is for the children, as well as for following his favourite BBC quiz program, The Chase.

SYSTEMS ANALYST AT OLD MUTUAL

Michael went to high school in Thornton, and left in standard 8 for Prinshof, a school for the blind in Pretoria. He realised at an early age that computers and audio reading and writing software are an essential part of a blind person's life. Taking this a step further, he studied COBOL programming which he used while employed as a systems analyst at Old Mutual in Pinelands.

GRADUATING WITH A LAW DEGREE

Earlier in his career while working in an administrative post with the police, rubbing shoulders with lawyers, advocates and

officers of the court, Michael developed an interest in the workings of the law system. He decided to sell his Thornton house to raise funds to study law at UCT, and to purchase computer software with voice technology, that was useful in his studies. He graduated with his BA LLB in 1995.

THE VALUE OF COMPUTER TECHNOLOGY

Computer voice technology is a fantastic tool for the blind and Michael has learnt to listen and understand the text being read at a cracking pace. He is able to navigate the internet using this technology and his touch typing skills. Apart from work and every day communication, the software is used for entertainment. Regular movies seen by sighted people are converted into "audio described" versions where the action is narrated for the blind person to imagine the scene. In fact reading matter for the blind is scarce on the whole, especially Braille books which are expensive to produce. Michael is on the Board of Directors of the Grahamstown National Library, which caters for the educational and recreational needs of the blind.

WATCHING LEO THE GUIDE DOG AT WORK

Chatting in Michael's kitchen as he prepares a cup of filter coffee for us, we are accompanied by two beautiful black labradors - one is Michael's retired guide dog, Coco Chanel. The other is two year old guide dog Leo who is still learning Michael's walking routes at home and at

work. Michael leads the way as we leave the house with Leo in harness, heading towards the shops. It is obvious that Leo is happy to be in working mode, and as Michael points out, Leo is a dog, not a machine - he has much to learn, and can still be distracted. For Michael to get to the station he must cross the road. Leo recognises the "left" command, finds the zebra pedestrian crossing and stops to check for traffic. I wait next to Michael and am disappointed at the number of cars that do not stop at the crossing, especially as it is clear that Michael is accompanied by a guide dog and is therefore blind. At last a car stops and Leo leads Michael safely across the road...

GETTING AROUND

Uber is a great asset for getting places and Michael finds that the drivers have no problem allowing a guide dog into the car. On a local plane flight Leo manages to curl up at Michael's feet for the duration of the flight. An international flight would be too long though, with the added complications of unfamiliar territory. And this is a dream for Michael - to explore Europe.

CONQUERING CHALLENGES

Michael has successfully implemented his coping strategies so that he can lead a normal life as a blind person. If you see Michael and Leo briskly walking by - don't distract the dog by talking to or patting it but feel free to say hello to Michael! ď&#x20AC;ź

He enjoys the academic environment and is watching the education revolution with interest, feeling that South Africa has a remarkable source of intellectual talent at the universities. Although vulnerable as a country - Michael says that there is hope for a bright future if we can weather the storm.

Four Provinces Road Trip

Pinelands Pensioners Evelyn Hocknell, Anne Hattingh, Rose Cradduck, Fay Woodhead, Audrey Carter and Helene Ockleford hit the road on a journey from the Western Cape, through the Northern Cape, Freestate and the Eastern Cape. Here are the highlights of their tour. Western Cape FIRST STOP BEAUFORT WEST

Traveling by bus the first stop was at Beaufort West, the birthplace of Chris Barnard. The Chris Barnard Exhibition had plenty of information, but it is not as elaborate as the Heart of Cape Town museum at Groote Schuur Hospital.

Northern Cape KIMBERLEY AND THE BIG HOLE

Kimberley saw us heading for the Big Hole and the Kimberley Mine Museum. An old tram dating back to the days of the diamond rush conveys folk around the perimeter of the mine area. It reminded us of the trams in Adderley Street where the rows of seats were reversed. Kimberley's oldest house was prefabricated in England in 1877 and was situated next to the church. Many of the original houses have been preserved and we felt as if we were in a bygone era. During the tour we saw an auction mart, The Australian Arms Guest Lodge, a spectacle store, a watchmakers shop and a draper that sold frilly “drawers” amusingly advertised as “any size offered”. The cigarette makers rolls were neatly laid out and then to be sure was THE PUB. Then we came to the high rise staircase overlooking the BIG HOLE with its brilliant aquamarine blue

water. This hand dug hole is a result of the diamond rush of the 1870's - the mine was closed down in 1914 and the excavated hole is now filled with water.

Freestate BLOEMFONTEIN AND "4 PAWS"

Near Bloemfontein we saw the Cheetah Experience, but the highlight for everyone was the “4 Paws Reserve” - a Big Cat sanctuary called Lionsrock near Bethlehem. All the animals have been rescued from abused backgrounds. Some had been chained or locked in small cells with a cement floor. It sometimes happens that lions will not leave the transport cage because they are afraid to walk on grass. The big cats are kept in large grassy paddocks as they would not be able to defend for themselves in the wild. Here they are attended to by vets and fed regularly. A strong walkway extends over the paddocks so that we were able to see them feeding below. The lions are ready and agitated long before the meat van arrives. Large chunks of meat are placed in the feeding area and when the gate opens the crunching begins. They did not worry about the visitors above, but the tiger in another area picked up his meat and went off into the bush. It was worth the long journey just to be at 4 Paws where you don’t wipe your feet on the doormat, but you wipe “your paws”.

Water Project, which was established to generate electricity for Lesotho, and to facilitate the diversion of water to the drier regions of Gauteng. The large water- carrying tunnel, known as the Trans Caledon Tunnel, was brought under the Maluti Mountains from Lesotho's high altitude dams to the Ash River Outfall. We sat in a “cut out" piece of the actual pipeline to demonstrate how large the pipe is.

Eastern Cape ADDO AND KRAGGA KAMMA

We visited a cherry farm and we saw a highly coloured London Bus used as an antique shop; and had a great elephant sighting at Addo Elephant Park. A stop over at Kragga Kamma Game Park near Port Elizabeth was necessary so that Rose could pet her favourite cheetah called Monty. Evelyn also went into the enclosure.

Western Cape HEADING HOME OVER THE BREEDE RIVER

Crossing the Breede River on the last handdrawn pont of its kind in South Africa, at Malgas, was our last adventure before heading home as Happy Travellers. 
