Market Place Overview According to CoreLogic, Brisbane’s median house price increased by 3.0% to $520,000 in the past 12 months. While there were more or less similar increases across our local southside suburbs in Brisbane, confidence in the market has pulled back and a majority of markets have adjusted, where the growth has either slowed down or plateaued resulting in a more ‘balanced’ market. This signifies that we may have reached that ‘peak’ of a property cycle. The number of property sales this year across the board dropped significantly too, almost equalling or lower than 2011 numbers. This meant that there was a shortage of property supply in most local housing markets.
On the other hand, housing affordability compared to Sydney and Melbourne continues to be Brisbane’s calling card for home owners, investors and first home buyers alike. A significant price gap between the cities will underpin rising demand over the next few years. Brisbane’s prospects for capital growth and superior rental yields of 4.1% for houses and 4.9% for apartments also continue to make it an attractive option for investors compared to most other capital cities in Australia. Owner occupiers are also increasingly realising the appeal of South East Queensland with 2017 recording the highest internal migration in at least the past decade. Brisbane’s median house According to the price increased by 3.0% Australian Bureau to $520,000 in the past of Statistics (ABS), 12 months. Queensland welcomed 11,581 new interstate residents in the year ending June 2016 – a marked increase on 6,417 the year before.
So although the ‘boom’ phase of our local markets have subsided, the outlook going in to 2018 is positive with solid interstate demand, strong interest from first home buyers and the Reserve Bank leaving interest rates at a record low 1.5 per cent.

Selling Before Buying
Buying Before Selling
PROS
PROS
You can negotiate a delayed settlement to give you time to buy another property and move straight into the new place.
The possibility of negotiating a conditional offer subject to the sale of your own property. • •
• • Less time pressure to achieve the sale before a deadline. • • Stops potential buyers trying to cash in on the fact that you have already bought and need to sell.
CONS If nothing available is suitable or you simply miss out on a few, you could end up having to move out and rent short term. • • Prices might change after you sell and you might not able to find the dream home for the right price. • • You’re at the mercy of what’s on the market.
Should I buy before I sell or Sell before I buy? This is one question we get asked a lot. Truth is, there’s no wrong or right. Working out if you should buy or sell first totally comes down to your own risk profile and risk management.
Not being bound by any financial pressure to commit until you find the perfect property. • • Timing is in your hands.
CONS The extra cost and stress of a bridging finance when you have to finance two mortgages at once. • • Your conditional offers can turn off vendors and make them unlikely to negotiate on price. • • May need to make a higher offer to convince an owner to hold the property while you sort out your circumstances.
If you are someone who is risk adverse, selling first will suit you better. To a degree, there is lower financial risk because you know exactly what you have to spend.

The folklore behind the 12 Chinese Zodiacs According to the folklore, The Jade Emperor called for a banquet with all the animals in the animal kingdom, the first 12 to arrive will become part of the Zodiac. The Cat and the Rat were the worst swimmers in the kingdom, but were both very intelligent. They asked the humble Ox to carry them across the river, who agreed out of his good nature. While they were close to shore, the Rat hopped off in front of the Ox to claim 1st place, while the Ox followed in to claim 2nd place. All other animals slowly arrived one after the other, and claimed their rightful place. ..Oh, and the Cat? The rat pushed him into the river where he almost drowned and so did not finish in time. This is why cats are always chasing rats!

Coming back bigger and stronger in 2018 A sit down interview with F45 Rochedale South
Despite a challenging start to their life in Rochedale South after their studio was damaged during a recent fire, F45 Rochedale South has overcome this adversity and continued to provide an inspiring and highly motivating environment for their members to train in a temporary studio location in Underwood at 16 Darnick St. Now with an eye on their return to their permanent location at Rochedale Shopping Village in early 2018, Place agent Nick Yamada sits down for a chat with Craig and Lauren, the owners of F45 Rochedale South.
Tell us a bit about yourselves
12
We are a local couple who saw an opportunity to bring the fastest growing fitness franchise in Australia
to the Rochedale area. Craig, a former retail executive manager, oversees the business daily whilst Lauren, a Prep Teacher, at Macgregor State School, trains daily in the studio and manages our social media accounts.
What inspired you to open up F45 in Rochedale South? We are both passionate about health and fitness and have been able to take advantage of our coaching and leadership experience and invest it in a business that promotes health and fitness as a journey and lifestyle. We have been on our own health and fitness journey losing a combined 15kg during an F45 8 Week Challenge earlier in 2017. Those results were the catalyst to provide an environment for many locals to achieve the same.
What is F45? F45 Training is a global fitness phenomenon. With 1000 studios
across 36 countries in just 4 years, F45 has achieved it’s success through Innovation, Motivation and Results. 45 minutes of training combines elements of High-Intensity Interval Training (HIIT), Circuit Training and Functional Movement Training.
Why do your members love F45? Our members love the inclusive nature of F45. We are a family of likeminded members. We have members of all shapes and sizes, from age 16 to some over 60 and cater to those that have never done any fitness training before to those that are very experienced.
What’s the secret to getting the most out of your workout? Planning is essential. Plan to train at least 3-4 times per week and track your progress. Where possible we encourage people to train with a friend or relative. You will then hold each other accountable to turn up and give it your best. If you don’t have someone to train
with our team training environment will see you make friends quickly in our studio.
Any tips on sticking to a new year’s resolution in 2018? Plan your goals and make sure they are realistic. Prepare healthy meals for lunch the night before. It’s important to not worry about the number on the scales. This will take care of itself if you achieve your other goals or simply by training regularly and eating healthier.
What’s your go to healthy meal? Lauren - Warm Lamb and Halloumi Delight Craig - Salmon with sweet potato mash and greens
What’s your all-time favourite cheat meal? Lauren - Doughnuts Craig - Pizza

Optimize Your Potential “Donald staged our home beautifully. He made the spaces so inviting and comfortable. His staging made a ‘man cave’ and a music room out of our uninspiring rumpus room. He and his team were quick and efficient moving things in and out - and best of all - careful - as we had just renovated and were worried our new paintwork would be marked - they did not make a single mark.

Thanks for your great work Donald and your team!” Elke
