friends & family It feels as though just a few short weeks ago we were celebrating the start of 2018, but now as Easter has come and gone in the blink of an eye we are already a quarter of the way through the year! Where is the time going? In this quarterly wrap up, we’ve put together some key information to keep you updated with the latest sales and developments in your suburb, along with some community insights into what is happening in your local area. The first 3 months of the year can often be a busy time for the market and families alike. We regularly see lots of families and couples selling early in the year as they look for a change of lifestyle. Market place overview There’s no doubt it’s been a quieter start to 2018 as far as the property market goes. In comparison to the same quarter last year (2017 First Quarter), it is quite evident that the property market in Rochedale is going through a transition phase, much like the overall markets in Brisbane, Sydney and Melbourne. It’s worth noting, supply of established homes is down meaning less choice for buyers looking to purchase existing homes; this has resulted in a reduced days on market period. Here are some possible reasons why the market is balancing out: 1. The market has had more difficulty obtaining home loans as the banks have increased the criteria of their risk assessments on all applications. This is possibly due to the banks trying to protect their own interests and regulate the property market in Sydney and Melbourne, creating a ripple effect on the Brisbane market, being a nationwide policy.

2. The Chinese Government has imposed strict transaction limitations to foreign countries as they try to protect their own economy. The maximum limit of US$50,000 was imposed since last year as the Chinese Government tries to further tighten control and prevent capital flight. 3. Increase of supply of land in the area including new developments launching such as Hydeberry by Mirvac and more land release in Rochedale Estates & Arise. As result more buyers opting to build rather than purchase existing. 4. Uncertainty of the interest rates could be another contributing factor. Despite the record low rates at the moment, talks of the Reserve Bank of Australia to increase the interest rates in the near future will have further impacts on our property market. Downsizing contributions into

SUPERANNUATION As mentioned briefly in last year’s market report, from 1 July 2018, the Australian Government will introduce the ‘Contributing the proceeds of downsizing into superannuation (downsizing)’ measure. This measure is part of a package of reforms to reduce pressure on housing affordability in Australia, by encouraging empty nesters to downsize into housing that is more suitable to their needs, and so free up larger family homes.

If you are 65 or older and meet the eligibility requirements, you may be able to choose to make a downsizer contribution into your superannuation of up to $300,000 from the proceeds of selling your home. Your downsizer contribution is not a non-concessional contribution and will not count towards your contributions caps. The downsizer contribution can still be made if an individual has a total super balance greater than $1.6 million. Please note, downsizer contributions are not tax deductible and will be taken into account for determining eligibility for the age pension.

ELIGIBILITY FOR THE DOWNSIZER MEASURE

• your home is in Australia and is not a caravan, houseboat or other mobile home amount you are contributing is • the from the proceeds of selling your home where the contract of sale was exchanged on or after 1 July 2018 • the proceeds (capital gain or loss) from the sale of the home are either exempt or partially exempt from capital gains tax (CGT) under the main residence exemption, or would be entitled to such an exemption if the home was a CGT rather than a pre-CGT (acquired before 20 September 1985) asset • you have provided your super fund with the downsizer contribution form either before or at the time of making your downsizer contribution

You will be eligible to make a downsizer contribution to super if you can answer yes to all of the following:

• you make your downsizer contribution within 90 days of receiving the proceeds of sale, which is usually the date of settlement

• you are 65 or older at the time you make a downsizer contribution (there is no maximum age limit)

• you have not previously made a downsizer contribution to your super from the sale of another home.

• your home was owned by you or your spouse for 10 years or more prior to the sale

A CHILD’S LIFE Nick sits down with Joanna, Director of Rochedale Christian Children’s Centre as she speaks on why early education is important and how your local children’s centre can make a big difference in a child’s life. Tell us a bit about yourself & the centre? My name is Joanna and I am the Nominated Supervisor/Director at Rochedale Christian Children’s Centre. I have been a part of the centre for the past 5 years and have been in the Early Education industry for 26 years and have vast experience working at different levels within the industry. Rochedale Christian Children’s Centre started as a small 3 room, 50 place service in 2010; it was then further developed to encompass 5-rooms and provide spaces for 90 children per day in 2012. We cater for children from 6 weeks to 5 years of age in a caring Christian environment that forms the basis of our philosophy and daily programs. We offer children and their families the very best in facilities, resources and early educational, play based programs which are underpinned by the Early Years Learning Framework.

What’s your favourite part of your role? 12

I love being able to make a difference to the lives of children.

As an educator it is my passion to see the children grow and develop to reach their full potential. I believe that children learn through their play and that educators need to extend on the children’s interests to enhance their early developmental skills.

What do the children love about the centre? The children love exploring the natural and built environments which promote discovery and learning in a variety of fun ways. They love developing new friendships with other children that often carry over to the school settings. Most of all they love how much fun it can be. One of our newest children to enrol at our centre asked his mum to come to our kindy because the children are always happy when he walks past!

Why is it important for Children to experience kindy? Recent studies suggest that by the time a child turns 5 years of age, 90% of their brain development has already occurred; by coming to an early education and care service, children are immersed in an array of play-based learning experiences that support this early brain development.


COMMUNITY NEWS

Our programs are developed to support each child’s social, emotional, physical and cognitive development through fun play experiences. By attending an early education service like Rochedale Christian Children’s Centre, children develop the foundations for a lifelong love of leaning while becoming confident and involved learners, developing knowledge and skills that they can take with them into the school environment and into adult life.

What’s your approach to education and have you seen any significant changes in the industry over the past few years? I see each child who comes into Rochedale Christian Children’s Centre as capable, competent human beings, who has a right to the best early education and care possible. I also believe that children learn best through play; as educators, it is our job to truly know and to listen to each child so that we can ‘scaffold’ or develop play-based learning experiences based on their current interests, abilities and knowledge. There have been a number of changes to the industry over the last few years, the most significant of which was the

introduction of the National Quality Framework in January 2012; this saw an increase in the expectations and accountability for all early education and care services. From a curriculum viewpoint, The Early Years Framework, introduced in 2009, has seen a huge shift in the recognition of the importance of learning in the early years prior to a child starting school.

Any advice for parents looking for a new Kindy, what should you be looking for and questions to ask? My advice for any parent looking for care would be to look at the relationships between the carers and the children… to me this is one of the most important things to look for. Children need to feel safe, secure and supported and to feel like they belong in the environment. The feel of the centre when you walk in should feel warm and inviting, it is not all about who has the newest centre or the most up to date equipment but how the place makes you feel when you walk in.
