friends & family It feels as though just a few short weeks ago we were celebrating the start of 2018, but now as Easter has come and gone in the blink of an eye we are already a quarter of the way through the year! The first 3 months of the year can often be a busy time for the market and families alike. Market place overview According to CoreLogic the past 5 years median price growth in the 4122 post code suburbs have been very high compared to the other suburbs in the area, lowest being Mount Gravatt at 37.7% increase and highest being Mount Gravatt East at 43.2% increase. This would have been a result of high number of house sales that’s happened in Mount Gravatt East. Especially in the 3 years between 2013 to 2015 the number of houses sold had been more than 200, the most houses were sold in 2015 which 248 were sold in that one year. This had been the highest in the past 15 years. However, from 2016 the number of sales have started to drop to 186 and again in 2017 it dropped down to 151. From the past market trend every time when the number of sales dropped the median sale price had dropped as well. The annual change in median sale price for this quarter had decreased by 3.4% and I predict this had resulted from 2 reasons. 1. There was less property sales compared to Q1 this year and Q1

last year. (Q1 2017 – 39 properties vs Q1 2018 – 28 properties sold.) 2. Many of properties that were sold in Q1 2017 had a mid-high price range, but this quarter many of them have been in the low-mid price bracket. On the other hand the demand for properties in the area is holding very strong. The numbers of buyers we see at each open homes have been great and in the overall Brisbane market we continue to see an increase of interest from interstate buyers. This would be a result of affordability of houses compared to the Melbourne and Sydney market as the price difference is quite significant. Overall, the market in Mount Gravatt East is still very positive due to a low supply of properties and continuing strong demand from both local and interstate buyers. I have seen that some agents have started to take a conservative approach which can potentially leave a lot of money on the table. Downsizing contributions into

SUPERANNUATION As mentioned briefly in last year’s market report, from 1 July 2018, the Australian Government will introduce the ‘Contributing the proceeds of downsizing into superannuation (downsizing)’ measure. This measure is part of a package of reforms to reduce pressure on housing affordability in Australia, by encouraging empty nesters to downsize into housing that is more suitable to their needs, and so free up larger family homes.

If you are 65 or older and meet the eligibility requirements, you may be able to choose to make a downsizer contribution into your superannuation of up to $300,000 from the proceeds of selling your home. Your downsizer contribution is not a non-concessional contribution and will not count towards your contributions caps. The downsizer contribution can still be made if an individual has a total super balance greater than $1.6 million. Please note, downsizer contributions are not tax deductible and will be taken into account for determining eligibility for the age pension.

ELIGIBILITY FOR THE DOWNSIZER MEASURE

• your home is in Australia and is not a caravan, houseboat or other mobile home • the amount you are contributing is from the proceeds of selling your home where the contract of sale was exchanged on or after 1 July 2018 • the proceeds (capital gain or loss) from the sale of the home are either exempt or partially exempt from capital gains tax (CGT) under the main residence exemption, or would be entitled to such an exemption if the home was a CGT rather than a pre-CGT (acquired before 20 September 1985) asset • you have provided your super fund with the downsizer contribution form either before or at the time of making your downsizer contribution

You will be eligible to make a downsizer contribution to super if you can answer yes to all of the following:

• you make your downsizer contribution within 90 days of receiving the proceeds of sale, which is usually the date of settlement

• you are 65 or older at the time you make a downsizer contribution (there is no maximum age limit)

• you have not previously made a downsizer contribution to your super from the sale of another home.

• your home was owned by you or your spouse for 10 years or more prior to the sale

THAT LITTLE PLACE CAFÉ They are located in the set of shops alongside Carrara street where you see the local Post shop. They have great coffee and delicious breakfasts! Many people highly rate this café because it’s very dog friendly, with goodies for them to snack on! It also has a very nice pizza place next door which makes it a great place to go for lunch... good coffee and yummy wood fire pizza.

BLACKSMITH SPECIALITY COFFEE This café is hidden in a cul-de-sac on Bothwell st which runs off Selbourne st near the strip of shops on Logan Rd. Although, it is hidden many people rate this café to be really good of course for their coffee but for their food! Many coffee lovers rate this café as the best coffee place in the Southside so if you are fussy with your coffee you might want to try this one.

They are located on Badminton St which runs parallel to Camlet st. The location is brilliant as it is on a very quiet street and there are heaps of parking space there! The coffee of course but the mini brownies that they serve with every drink are delicious!! Not only that the service quality is very highly rated here so if you want to enjoy a quality coffee time this is a place you must try.

JAPANESE CURRY INGREDIENTS

STEPS

300g Beef or Lamb Steak

1 Cut meat and carrot into 2cm cubes. Slice onions. Cut potatoes into 3cm cubes. Mince garlic. 2 Heat (medium) olive oil, garlic and onion in a large lidded saucepan. Cook until the onion caramelises. 3 Add the meat and stir fry until the meat is browned. 4 Add the rest of the vegetables and stir fry for 2min. 5 Pour in the water, worcestershire sauce, honey and tomato sauce. Put the lid on the pan. Adjust to a high heat until boiling and reduce to a medium heat. Cook for 20 minutes. 6 Remove the pan from the heat. Add the curry mix and stir untill dissolved. 7 Over a medium heat bring to the boil while stirring. 8 Serve with steamed short grain rice.
