RESIDENTIAL SALES: The story for 2011 has been the remarkably low interest rates. As for 2012, the FED back in the last quarter of 2011 made a statement that they would work to keep interest rates low over the next 18 months. At the beginning of 2012, many FHA 30 year fixed mortgage rates are at 3.75% while many conventional 30 year fixed mortgage rates are at 4.0%. During 2011, sales are about the same as 2010 but the average sale price is up over 3% from 2010 and up over 10% from 2009.

CONDOMINIUM SALES: As you review these all Condo Stats you will see that many areas experienced fairly consistent sales and prices. If a condo neighborhood is FHA approved we can usually purchase a unit with 3.5% down-payment. Most other neighborhoods will usually require a 10% down-payment or more. This has been this way for a while now. Many neighborhoods have applied for FHA approval this past year and they may be in the process of gaining approval. When it comes to purchasing a condo we just will need to check the current status of the neighborhood before any offers are written.
