leasanton and Dublin are synergistic in many ways.
Transportation initially linked the communities of Pleasanton and Dublin, and it continues to do so today. When Pleasanton was incorporated in 1894, the population was a mere 500. But when Pleasanton became a part of the first transcontinental railroad line, The Pacific Railroad, in 1896, Pleasanton soon began to grow. Dublin is the relative newcomer in terms of incorporaton. While the official designation didn’t come about until 1982, the community was building as far back as the mid-1800s and in 1877 the first schoolhouse in the Amador-Livermore Valley was constructed in Dublin. Now at the crossroads of Interstates 680 and 580, and sharing a BART station, these two communities boast a combined population of more than 140,000. Still, both communities have their own unique charm, each with its own well-maintained parks, school districts, retail districts and a host of well-planned neighborhoods.
In a way, neighborhoods are extensions of our homes. The people who make up our neighborhoods influence and enhance our daily lives. We can retreat or engage, celebrate or stroll in a reverie. This publication is filled with stories told by people who inhabit these neighborhoods. They tell about what drew them to the neighborhood and what makes it unique and special. A fact box for each neighborhood provides information about schools, parks, shopping and home sales. This edition contains only a few of the neighborhoods in Pleasanton and Dublin, and more are opening every year. Like those communities, “Our Neighbohoods” will continue to evolve and grow over time.

Strong demand, low inventory to continue driving market in 2018 New tax laws, interest rates could complicate real estate this year BY DAVID STARK
The fundamentals of the Bay Area real estate market will remain unchanged, but new federal tax laws could influence buyer behavior during 2018. Limited supply coupled with strong demand pushed the median sales price for single-family detached homes beyond the million-dollar level during 2017. Those conditions will continue into 2018 driven by a robust Bay Area economy. The primary variable influencing real estate in the Tri-Valley this year is the sweeping tax reform bill signed into law late last year. That could have serious consequences for both homeowners and home-buyers in high-cost areas such as Pleasanton and Dublin. Translating exactly how the tax laws will impact real estate is a challenge. “Prices will continue to rise, with caution, because no one knows how the tax changes will affect buyers’ attitudes,” said Tim Ambrose, 2018 president of the Bay East Association of Realtors. He continued, “We’re really not sure with this new tax law capping the write-off for mortgage interest if buyers will factor that in.” Ambrose said he thinks home-ownership is so attractive that buyers may see a potentially higher tax bill as just another cost associated with purchasing a home.

Mike Jacinto, a past president of Bay East, said, “I think we need at least one year under our belts to get a feel for what the tax laws are really going to do to impact income and taxes and also to have an impact on the psyche of the market.” Asked what current or potential homeowners should do now to prepare for the new tax environment, Jacinto said, “While they are sitting with their tax preparer they should review what their tax picture looked like in 2017 pre-tax reform and then look at the results for 2017 with tax reform and that will give them guidance.” While the tax issue complicates prognosticating, Ambrose was confident when it comes to housing choices in this area this year: They will be limited.
“It’s desirable; it’s always been desirable and inventory is low,” he said.
“Folks are just not leaving. Folks like it here,” he said.

For those Pleasanton homeowners who do want to move, Ambrose said they aren’t sticking around. “I’m not finding move-up buyers in Pleasanton anymore,” he said. “If they’re not retiring then they have the kinds of jobs where they can work anywhere, so they can be in Nevada and have a lower cost of living. Or they’re retiring and just done with work.” For someone purchasing in the area in 2018, Ambrose said, “Be ready to go over the asking price. That’s the status quo and it hasn’t changed.” Another federal issue that could resonate with home-ownership is interest rates. Jacinto anticipates the Federal Reserve will raise interest rates twice during 2018. “First the Fed needs to see economic data and even though the first potential change comes up in their March meeting, the first quarter economic data will dictate if an increase will happen,” he added. Assuming rates do increase, which Jacinto predicts because they have been at historically low levels, they may have little impact locally. “Even if rates were to move up a quarter to a half a percent, you still have very low interest rates which mean you have affordability,” he said. “Yes, you may see the fringe that are just hanging on to qualify for a mortgage at today’s rates fall off, they may need to look elsewhere, but you still have a healthy market.”

he Autumn Glen and Heritage Valley neighborhoods are tucked between Valley and Mohr avenues at Kolln Street. This beautifully maintained neighborhood is within walking distance of schools, shopping and parks. A greenbelt running through the neighborhood, generous lot sizes and proximity to Orloff Park make it perfect for getting outside and enjoying the beauty of Pleasanton. Autumn Glen was built in 1984 by Morrison Homes, with one- and two-story homes ranging from 1,800 to 2,500 square feet of living space. The contemporary styled homes are on spacious lots and nicely maintained by the homeowners. Most lots range in size from 7,000 to 8,000 square feet, but some in the culde-sacs can be close to a quarter-acre. Heritage Valley was built between 1971 and 1976, also by Morrison Homes. Homes in this neighborhood range in size from 1,400 to 2,200 square feet and offer generous lot sizes ranging from 6,500 to 10,000 square feet, and
some along the cul-de-sacs can be up to a third-acre in size.

Dave Rusconi and his wife Sandra moved to Birdland a few years ago from the Peninsula. The Rusconis have three school-aged children and were originally attracted to Pleasanton because of the schools. Upon arriving to the city, they soon became also fond of the “tightknit” community within Birdland, they said.
Residents of Birdland don’t need to travel far from home to run errands, shop or grab a bite to eat. Mission Plaza, which includes several casual dining restaurants, a day spa and a onestop shop for packing and shipping, is situated near Birdland, as well as Amador Center, which offers a Safeway grocery store, pharmacy, dry cleaners and several eateries.
“Without question, everyone wants to preserve the community feel and there is a great sense of interaction while not being overbearing,” Rusconi said. Birdland, appropriately titled for its streets named after bird species, is nestled in a centralized area of Pleasanton bordered by Valley Avenue to the south, Santa Rita Road to the east, Hopyard Road to the west and the Ken Mercer Pleasanton Sports Park to the north. The tree-lined streets of Birdland consist mostly of single-story ranch homes and two-story colonials. Historically, the area was used as farmland and was developed into the suburban haven that exists today when the first

Bridle Creek & Sycamore Heights

he quality of the schools and the proximity to the freeways are what brought Mindy and Bryan Long to Bridle Creek in August 2014, but it’s the people who give it the “strong neighborhood feel” the Longs and their young children enjoy. “It has been so easy to meet people and make friends,” Mindy Long said. “We even found awesome babysitters that live near us!” Bridle Creek and Sycamore Heights are situated in what used to be Pleasanton’s ranch and rural area, and well spaced out for plenty of privacy for each home. The neighborhood is full of luxury homes and located on the south side of Pleasanton. Bridle Creek was built by Greenbriar Homes between 2000 and 2003, with 3,200- to 4,450-square-foot homes and lots up to half an acre. Sycamore Heights was started in 2004 by Summerhill Development, and boasts homes of 3,000 to 5,000 square feet and up to half-acre lots. The Sycamore Creek walking path within the community is available for beautiful strolls. One of the favorite attractions, especially for children, is the proximity to Mission Hills Park, home to the giant slide, swings, two playgrounds, and a huge amount of space to play and enjoy the outdoors. For other types of play, Castlewood Country Club and Callippe Preserve Golf Course are less than 10 minutes away, and Stoneridge Mall is a quick trip.
“The Bridle Creek and Sycamore Heights neighborhoods are relatively newer neighborhoods in very convenient locations,” said Realtor Blaise Lofland. “These areas are very desirable for a number of reasons, including the schools and the proximity to parks and other recreation venues.” Nearby to the neighborhoods are excellent schools, including Hearst Elementary School and Pleasanton Middle. Teens living in the community go to Foothill High School. Private schools Quarry Lane and Stratford Schools are conveniently close by. “It is a terrific school and we have had great teachers,” Long said of Hearst Elementary. “The school schedules a number of family events, such as an international night, a science night and an ice cream social. It is fun to get to spend time with their classmates and the teachers outside of school hours and adds to the sense of community.” Close access to I-680, ACE Train and BART makes it easy on commuters. The neighborhood feels secluded, but manages to be convenient to everything Pleasanton has to offer. Downtown’s Main Street is only a short walk away for shopping, dining, and music for a lovely night out. “I like the proximity of the neighborhood to 680 and to downtown Pleasanton,” Long said. “It is a bike friendly area, and we ride bikes to school, downtown to the dairy and to the local parks.”

estled in West Pleasanton with the Golden Eagle neighborhood to the north and Foothill Road to the east, “Castlewood was one of the very first neighborhoods to put Pleasanton on the map,” said Realtor Julia Murtagh. With the famed Castlewood Country Club and lengthy history, this is very true. Castlewood Country Club was originally the 53-room palatial estate of Phoebe Apperson Hearst of the famous Hearst family. In 1924, the estate was sold and turned into a country club. he neighborhood is beautiful, friendly and has a prime location,” said Country Fair resident Molly Falcione. “It is an oasis within a fantastic city, and we could not be happier!” “Oasis” is the perfect word for Country Fair. Situated just south of Valley Avenue and Hopyard Road in the heart of Pleasanton, Country Fair is a small and delightful neighborhood with private courts and winding streets. anch-style single-family homes and newer custom homes, all with large, picturesque lots, compose Pleasanton’s Happy Valley neighborhood giving the area a rustic, classic feel. In fact, it’s not uncommon to see residents riding horses through the neighborhood. “It’s not your typical neighborhood at all,” said resident Cheryl Bahl. “What I love is walking down the street and seeing corrals with horses, goats, chickens and cows. It’s amazing how many people stop and talk to them!” Happy Valley, developed between 1962 and 1998, was once an unincorporated area of Alameda County, but is now within the city limits of Pleasanton. The original homes were mostly ranches on very large lots. The Callippe Preserve Golf Course, which opened in 2005, neighbors the Happy Valley community. Two small developments of custom homes have been built in the area to accompany it. Mariposa Ranch and Serenity Terrace have been built since the golf course opened, with homes ranging from 3,500 to 6,000 square feet and lot sizes start at a third of an acre. The serene Happy Valley Creek flows along the outskirts of the neighborhood, intersecting with the golf course, and Callippe Preserve Hiking Trail surrounds the course and some of

The trail borders preservation areas designated for this endangered species of butterfly. Although Happy Valley is situated in a very unique part of Pleasanton, it is still just a short drive away from the city’s lively downtown shops and dining. Also nearby is the Alameda County Fairgrounds which, in addition to the annual fair, serves as a venue for festivals and family-friendly events year round. School-aged children living in Happy Valley attend Hearst Elementary School, Pleasanton Middle School and Foothill High School, which are all just minutes from the neighborhood. leasanton Meadows boasts a cabana club and a greenbelt through the community that accesses the schools. With two large parks and everything from tennis and play areas to barbecues, Pleasanton Meadows is a great place for families and children. Kelly Royer and her husband, Howard, moved to Pleasanton Meadows in 1986 just after their first child, a son, was born. The family later welcomed a girl. “It appealed to me as a good place to raise children,” Royer said. “I was attracted to the area because of the Cabana Club, the pool and the activities they have, like holiday parties and swimming lessons,” Royer said. The neighborhood’s proximity to city parks and playgrounds and Fairlands Elementary also appealed to her as a parent with young children. Bordered by I-580 to the north, Staples Ranch to the east, Santa Rita Road to the west and West Las Positas Boulevard to the south, Pleasanton Meadows inhabits the city’s northeast corner. The original homes in Pleasanton Meadows have three, four or five bedrooms with either one or two stories, and range in size between 1,300 and 2,500 square feet with lots from 6,000 to 8,000 square feet. Pleasanton Meadows was built from the late 1960s to mid 1970s by Galli Homes and Oliver Rousseau Homes, two famed designers of homes in San Francisco’s Sunset District.

Shopping centers surround Pleasanton Meadows on each end and include Cort Plaza on Pimlico Drive and Meadow Plaza on Santa Rita Road. Between these two shopping locations residents can find major grocery stores such as Trader Joe’s and the neighborhood Walmart, gas stations, eateries, a home decor store and medical facilities, among other businesses. Residents of Pleasanton Meadows who commute have easy access to I-580 and the BART Station as well as the extension of Stoneridge Drive to El Charro Road, which connects Pleasanton to Livermore.

Willow West / ‘The Gates’

ocated near the heart of Pleasanton, Willow West is a neighborhood of mostly single-level homes with classic charm and generous yards for children to play. Built between the late 1960s and early 1970s, most homes have two-car garages and lot sizes between 6,000 and 8,000 square feet. Adjacent to Willow West is “The Gates,” which has a similar feel as Willow West, but the homes were built in the 1980s. A hallmark of the new neighborhood was larger homes on spacious lots. In 1982, Woodhill Farms Development added to the community with a development called Wood Meadows, nestled within the Amberwood neighborhood, which was built between 1982 and 1985 by William Lyon Homes. Eventually, the group of contiguous neighborhoods of Amberwood and Wood Meadows became known as “The Gates” because most of the street names include the word “gate,” such as Laramie Gate Circle, Sutter Gate Avenue and Ross Gate Court. The first part of the street names pays tribute to historic military forts throughout the United States. The neighborhoods are so cohesive the names are often used interchangeably by residents to describe where they live. Pleasanton’s central location within the
Bay Area and family-friendly reputation brought The Gates residents Julie and Vehid Husenovich to the area. “We really enjoy living in The Gates,” Julie Husenovich said. “It’s a very friendly neighborhood.” The Husenovichs’ home is close to several walking trails and Ken Mercer Pleasanton Sports Park. They said they feel a sense of community and camaraderie with their neighbors in The Gates, and feel safe allowing their two young children to play outside in their cul-de-sac without the worry of heavy traffic. Willow West and The Gates are in close proximity to Mission Plaza and Amador Shopping centers. Between the two locations residents can fulfill their dining, grocery shopping, banking and packing and shipping needs. Also close by is Downtown Pleasanton, which has a variety of businesses from finedining restaurants to clothing boutiques and spas.
