ollowing years of stable market conditions, changes are coming for home buyers and sellers.

Historically high sales prices typically attract the most attention in stories about real estate. Meanwhile, in Pleasanton, the number of homes for sale and the actual number of homes sold gets less notice because, during the last five years, those amounts haven’t changed much. Even with astronomical sales prices, many current Pleasanton homeowners have not put their homes on the market, leading to a limited supply of single-family homes. Meanwhile, job growth throughout the Bay Area coupled with low mortgage interest rates has kept demand for home ownership high. This demand showed up

in the median sales price for single-family homes in Pleasanton during 2018 topping more than $1.2 million. “We’re definitely seeing an increase in inventory and homes are staying on the market longer,” said Nancie Allen, 2019 president of the Bay East Association of Realtors. “For buyers, you’re going to see more options available to you and less competition for those options.” Buyers may have more time to shop, and sellers may need to be more patient during 2019. “Longer days on market mean a healthier, stable market for buyers and sellers,” Allen said. Alden Lane / Kristopher Ranch

T

he Alden Lane / Kristopher Ranch area is known for its luxurious neighborhood, nestled among the vineyards of Livermore Valley Wine Country. The contiguous neighborhoods of Fallbrook, Capistrano and The Oaks are usually referenced with Alden Lane and Kristopher Ranch because they all boast larger, luxurious homes with generous lots, and were all built between 1998 and 2005. “Five different luxury builders created this newer executive neighborhood with a variety of architectural styles,” said Realtor Linda Diaz Futral with Alain Pinel Realtors in Livermore and Pleasanton. Only ten minutes away from the San Francisco Premium Outlets and close to Granada Shopping Center, these neighborhoods are also just minutes away from vibrant Downtown Livermore with a plethora of fine dining and boutique shops. For commuters, there is easy access to Route 84 and I-580, but the openness and green space make it feel secluded. “This is a really quiet neighborhood,” said Jeff Harvey who, with his wife Lori and their two Dachshunds, has lived in the area for about five years. “And we enjoy that it’s ethnically diverse. Where we live we get along with all of our neighbors.” Built by Standard Pacific between 2002 and 2005, Alden Lane homes for sale range from 2,500 to 4,000 square feet with lots up to 1/4 acre. Kristopher Ranch and Vintners Green, which were built between 2000 and 2003 by Greystone

Homes and Lennar, offer single- and two-story homes ranging from 2,700 to 3,700 square feet. Fallbrook was built by Shea Homes in 2000 to 2003, and features homes between 3,000 and 4,000 square feet and generous lots in the 1/4 acre range. Built between 1999 and 2000 by Greenbriar, Capistrano is just south of Alden Lane with 4- to 6-bedroom homes ranging in size between 3,000 and 4,500 square feet on lots ranging from 1/3 acre to 1/2 acre. The Oaks was built between 1998 and 2000 by Pulte Homes and offers homes from 2,500 to 4,000 square feet with lot sizes of 1/4 to 1/2 acre. Built between 1999 and 2000 by Greenbriar, Capistrano is next to The Oaks. With 36 homes ranging in size between 3,000 and 4,500 square feet, these homes have lots from a third to a half acre. “The Oaks has executive style homes on larger lots of roughly 12,000 square feet to a little over a half acre,” said Futral. “Natural trails throughout the development with original oak trees provide lots of open space. Ranch style fencing throughout keeps a clean and farm-ranch land feel alive.” Sycamore Grove and Independence parks are within walking distance of the neighborhoods. “We walk our dogs at Independence Park,” Harvey said of the 17.5 acre community park off of Holmes Avenue. “We live across from the Mayor, who also walks his dogs there.” With 775 acres, Sycamore Grove Park offers

Autumn Glen & Heritage Valley

he Autumn Glen and Heritage Valley neighborhoods are tucked between Valley and Mohr avenues at Kolln Street. This beautifully maintained neighborhood is within walking distance of schools, shopping and parks. A greenbelt running through the neighborhood, generous lot sizes and proximity to Orloff Park make it perfect for getting outside and enjoying the beauty of Pleasanton. Autumn Glen was built in 1984 by Morrison Homes, with one- and two-story homes ranging from 1,800 to 2,500 square feet of living space. Dave Rusconi and his wife Sandra moved to Birdland a few years ago from the Peninsula. The Rusconis have three school-aged children and were originally attracted to Pleasanton because of the schools. Upon arriving to the city, they soon became also fond of the “tightknit” community within Birdland, they said.

Residents of Birdland don’t need to travel far from home to run errands, shop or grab a bite to eat. Mission Plaza, which includes several casual dining restaurants, a day spa and a onestop shop for packing and shipping, is situated near Birdland, as well as Amador Center, which offers a Safeway grocery store, pharmacy, dry cleaners and several eateries.

“Without question, everyone wants to preserve the community feel and there is a great sense of interaction while not being overbearing,” Rusconi said. Birdland, appropriately titled for its streets named after bird species, is nestled in a centralized area of Pleasanton bordered by Valley Avenue to the south, Santa Rita Road to the east, Hopyard Road to the west and the Ken Mercer Pleasanton Sports Park to the north. The tree-lined streets of Birdland consist mostly of single-story ranch homes and two-story colonials. Historically, the area was used as farmland and was developed into the suburban haven that exists today when the first

he neighborhood is beautiful, friendly and has a prime location,” said Country Fair resident Molly Falcione. “It is an oasis within a fantastic city, and we could not be happier!” “Oasis” is the perfect word for Country Fair. Situated just south of Valley Avenue and Hopyard Road in the heart of Pleasanton, Country Fair is a small and delightful neighborhood with private courts and winding streets. Dublin Station

‘D

ublin Station is the result of progressive thinking and action by the City of Dublin,” said Realty ONE Group TODAY broker/owner William Doerlich. “With the new Boulevard community starting to take shape, complementing the existing communities around Dublin Boulevard and DeMarcus Boulevard, the vision of a walkable transit-oriented development is fulfilled.” Dublin Station is a collection of multiple apartment and townhome communities, all centered around the Dublin BART Station. Happy Valley

R

anch-style single-family homes and newer custom homes, all with large, picturesque lots, compose Pleasanton’s Happy Valley neighborhood giving the area a rustic, classic feel. In fact, it’s not uncommon to see residents riding horses through the neighborhood. “It’s not your typical neighborhood at all,” said resident Cheryl Bahl. “What I love is walking down the street and seeing corrals with horses, goats, chickens and cows. It’s amazing how many people stop and talk to them!” Happy Valley, developed between 1962 and 1998, was once an unincorporated area of Alameda County, but is now within the city limits of Pleasanton. The original homes were mostly ranches on very large lots. The Callippe Preserve Golf Course, which opened in 2005, neighbors the Happy Valley community. Two small developments of custom homes have been built in the area to accompany it. Mariposa Ranch and Serenity Terrace have been built since the golf course opened, with homes ranging from 3,500 to 6,000 square feet and lot sizes start at a third of an acre. The serene Happy Valley Creek flows along the outskirts of the neighborhood, intersecting with the golf course, and Callippe Preserve Hiking Trail surrounds the course and some of

PLEASANTON the home sites. The unpaved but maintained 3.5-mile trail runs along the course under mature oak trees and is good for beginning or more advanced hikers. Along the way, trail-goers and golfers might spot many forms of wildlife such as deer, squirrels, raccoons, turkeys and foxes, as well as the Callippe Silverspot Butterfly, the namesake of the course. The trail borders preservation areas designated for this endangered species of butterfly. Although Happy Valley is situated in a very unique part of Pleasanton, it is still just a short drive away from the city’s lively downtown shops and dining. Also nearby is the Alameda County Fairgrounds which, in addition to the annual fair, serves as a venue for festivals and family-friendly events year round. School-aged children living in Happy Valley attend Hearst Elementary School, Pleasanton Middle School and Foothill High School, which are all just minutes from the neighborhood. For commuters, Happy Valley Road is a straight shot to the Interstate 680 freeway, which is also en route to both the Dublin/ Pleasanton and West Dublin/Pleasanton BART stations. “Happy Valley offers the quiet and natural beauty of a rural community with easy and direct access to the bustling city life nearby,” said Realtor Kris Moxley. “This is a beautiful

Laguna Oaks

L

aguna Oaks is a secluded, family-friendly community with beautiful scenery and easy access to all Pleasanton has to offer.

Nestled against the Pleasanton Ridge on the west side of the community, the neighborhood includes park-like common areas with walking paths with mature trees. The development has a recreation area with a children’s play area, two full size tennis courts, a basketball court, a fully heated pool and year round spa. Laguna Oaks is made up of 161 houses ranging in size between 3,100 to 4,500 square feet, with lot sizes between a quarter and a half acre. ince its debut in 1992, Ruby Hill has been one of Pleasanton’s most exclusive communities. toneridge is a neighborhood with all the convenience of being close to Stoneridge Mall, BART and the freeways, while maintaining small-town charm amidst beautiful scenery. “Stoneridge is a quaint little neighborhood with lots of single family homes and townhouses,” said Realtor Kris Moxley of Alain Pinel Realtors. “Homeowners love being on this side of town due to its location.” Stoneridge is tucked against the hills of the west side of Pleasanton. Val Vista & Valley Trails

T

he Val Vista and Valley Trails neighborhoods are ideal for families. With views of Pleasanton Ridge, these neighborhoods are centrally located in Pleasanton, with a host of restaurants, stores and parks within walking distance. Built by Singer Homes between 1968 and 1973, the Val Vista neighborhood features ranch style homes ranging in size between 1,370 and 1,950 square feet on larger lots of 6,000 to 7,000 square feet. Donlon Elementary School is located within the Val Vista neighborhood, making it an easy walk for parents and young children. The neighborhood also includes the 15-acre Val Vista Community Park, home to an inline skatepark, soccer fields, tot play area, picnic areas and a popular waterplay area. “It’s a very family-friendly neighborhood, with soccer tournaments and different events,” said Joe Gharrity. Joe and his wife, Denise, have lived in the neighborhood since 1989. Gharrity said that he likes the plentiful open space the area offers. “And when my kids were young, they could walk to the elementary school, which is right across the street,” he continued. “Val Vista neighborhood is quaint and very family focused,” said Realtor Kelly McKaig, part of the Blaise Lofland Real Estate Group with Alain Pinel Realtors, Pleasanton. “The

community park is wonderful and really is a huge plus on the hot summer days with the water park area. In addition to the community parks, Val Vista and Valley Trails residents have the Pleasanton Tennis and Community Park, Muirwood Community Dog Park and Ken Mercer Sports Park close by. There is also direct access to Centennial Trail, which borders Golden Creek and is good for walking, running or biking. Willow West / ‘The Gates’

L

ocated near the heart of Pleasanton, Willow West is a neighborhood of mostly single-level homes with classic charm and generous yards for children to play. Built between the late 1960s and early 1970s, most homes have two-car garages and lot sizes between 6,000 and 8,000 square feet. Adjacent to Willow West is “The Gates,” which has a similar feel as Willow West, but the homes were built in the 1980s. A hallmark of the new neighborhood was larger homes on spacious lots. In 1982, Woodhill Farms Development added to the community with a development called Wood Meadows, nestled within the Amberwood neighborhood, which was built between 1982 and 1985 by William Lyon Homes. Eventually, the group of contiguous neighborhoods of Amberwood and Wood Meadows became known as “The Gates” because most of the street names include the word “gate,” such as Laramie Gate Circle, Sutter Gate Avenue and Ross Gate Court. The first part of the street names pays tribute to historic military forts throughout the United States. The neighborhoods are so cohesive the names are often used interchangeably by residents to describe where they live. Pleasanton’s central location within the

Bay Area and family-friendly reputation brought The Gates residents Julie and Vehid Husenovich to the area. “We really enjoy living in The Gates,” Julie Husenovich said. “It’s a very friendly neighborhood.” The Husenovichs’ home is close to several walking trails and Ken Mercer Pleasanton Sports Park.
