AB ST R A C T


P R OJE C T OV E R V IE W

igh Ten construction aims to become the heart and soul of Hsinchu. They want to create a dynamic community at the lower levels of an existing building with a cafe, market, gallery, workshop and outdoor recreation space in order to weave users with various backgrounds together. In addition, High Ten will provide living & working spaces and a bar at the upper levels. The goal of this project is to design a lovely and welcoming third-place for users to do their activities and share their precious memories together in the same building.

MO TI V ATI O N

The project is located at Hsinchu, Taiwan. Hsinchu is the city which increases rapidly not only in population but in their income. In other words, it’s a city where owns a lot of affluent people. All of these changes cause by Science Park. Because of that, Hsinchu is as famous as Taiwanese Silicon Valley. Therefore, there are many people having a higher budget and want to pursue a better quality of life. However, Hsinchu lacks hot spot, community, and new elements. Since there is no community in Hsinchu, the only place Hsinchu residents would like to spend their time and money is Costco. As a result, Costco in Hsinchu City was top ten turnover in the whole world. That makes a sense to design a lovely and welcoming community for Hsinchu City. On the other hand, there are five universities in Hsinchu, and two of them are the top three in Taiwan. It means there are a lot of people keeping moving in Hsinchu for working and studying. As a result, the average education level in Hsinchu is higher. Recently, the city

government focuses on creating green scape around the city and providing social space for parents and their kids. As a result, the government announced that the zoning codes will be changed in the future. Some business can’t be an existing place anymore. As a result, this existing business won’t be allowed to locate in the neighborhood-commercial district in the future. Moreover, the government renovates some green spaces around the thesis project. It helps to gather people surrounding the city. The demographics in Hsinchu is pretty even in sexual, and age group. It means the design should always think about the universal design. On the other hand, sustainability is all designers’ duties. The design should avoid wasting unnecessary materials and adopt existing feature into design. Moreover, today, lacking of power is an important issue in Taiwan. Therefore, designing solar panels or utilizing advantages of the strong wind in Hsinchu to generate wind power will be a good idea for this project.

High Ten Since the zoning codes are going to change, the existing construction firm, High Ten, can’t work here anymore. As a result, the owner of this building wants to figure out what kind of business can be placed in this building after the construction firm moving out. Also, he wants to provide job opportunities for his employees as a duty. He not only wants to design the dynamic live & work spaces for profits, but also aims to design a welcoming community space for Hsinchu City.

US E R P ROF I L E

According to the business of this project, there are various types of users’ in this project. They are neighbors, tourists, original employees of High Ten, art lovers & local artists, business founders, building owner’s family. The community spaces at lower levels are focusing on the neighbors and tourists. Since there is no welcoming third-place for the surrounding neighborhood in this area, the project is going to renovate the existing building into a dynamic community for neighbors and tourists. The old and young generations will spend their leisure time and share their life together. After well designed, the building will become the soul and heart of Hsinchu City. It will gather all the locals, immigrants, and tourists from other cities and countries. The gallery and workshop are focusing on the original employees of High Ten construction firm and people who are interested in Art. Since the owner believes that providing job opportunities for his employee after closing the construction firm (High Ten) is his duty, he wants to design a space for his employee to teach people

who are interested in woodwork skills. On the other hand, the project is located nearby the Hsinchu art center. All the art lovers gather around this area. It will be nice to design a gallery to sell the local artists works. The Live & Work Spaces are focusing on people who want to own a studio and want to work at home. Hsinchu is the city as famous as Taiwanese Silicon Valley. Today, there are more and more engineers and business founders who want to have their own studios just near their home. As a result, designing a comfortable live & work space is not only suitable uses for this building, but also helping the owner to earn profits. The residential unit is the owner’s family. Although the zoning codes are going to change, the residential units can still be located in this area. As a result, the owner wants to keep the original residential unit at level six for his family, and he wants to redesign his unit in order to get a better living environment.

Opportunities for this project

There are some challenges in this project not only around the site, but also the building itself. Since the building was built 25 years ago, the architect didn’t follow the IBC and consider the universal design well. The building needs one more staircase and there are the level changes at both accesses of the building (Images A&B). Therefore, the design decides to turn these challenges into an opportunity to build a strong connection with the street. The design also creates a sidewalk with the curbs for disabilities. Also, creating a beautiful sidewalk not only helps to connect the pedestrian, but also having opportunities to place green scape and shading around the building. On the hand, there are other challenges and opportunities on the building itself. Firstly, the height of each level is low. It evokes users a sense of pressure, and it’s hard to create a welcoming

atmosphere with this kind of ceiling height. Since there are a lot of columns in the existing building, the building has the potential to create some openings on the floor and exterior walls. These openings between each level help not only enlarging the visual feeling, but also weaving different activities on each level together. Also, designing these openings (on the exterior walls and floors) provides better natural ventilation for this project. Secondly, the building is lacking of natural light on the south side and the central part of the building. Therefore, the design creates a light well with frosted glass at the south side in order to adopt more sunlight for users. Lastly, the existing garage roof deck (Images C & D) is a good opportunity for this project to design a welcoming and multiple uses outdoor space. This outdoor space can provide all the families a better area to share their life and activities.

he project is located in a commercial neighborhood. There are some local residential units and commercial businesses surrounding the site. Although there are many restaurants and retail stores, they are not welcoming for people to stay over an hour and hang out with their friends. Since there is no social third-place in this area, the building can become a central spot of this district. As a result, the project has the potential to gather people together in this building and provide them more opportunities to meet new friends.

The public park is 1450 feet from the site. It’s located on the south side. Since the park provides a beautiful green space, the building users can gain a nice view during their activities. Also, the users of the park might want to take a rest or food after walking. They will enter this building for eating. There is a big retail store located at 1640 feet from the project. Although this store provides many restaurants and fast food on the first level, they are not designed for people staying there all day. In other words, they are not good third-places for relaxing. Therefore, the users of the retail store will want to find a place and take a cup of coffee with their friends and families after shopping.

The art center and city library are located at 1800 feet from the site. Since they hold a lot of exhibitions and art activities, many art lovers and visitors gather in this area from other cities. They will want to find a place to share their inspiration after watching the exhibitions. In Taiwan, instead of sitting in the library or quiet rooms, more and more students prefer to study in coffee shops. They don’t enjoy studying in a quiet room because they want to discuss homework with their classmates. There are three schools surrounding the project. The project will provide them a nice third-place for discussing class with their friend.

About the zoning, since the city didn’t focus on the city planning in the last 20 years, most people in Hsinchu City didn’t follow the zoning codes including the project building. The project site is located at the Neighborhood-Commercial District now. It can’t work as a construction factory in the future. On the other hand, since most buildings in Neighborhood-Commercial District are mixed-used, the project can be designed into a mixed-used building, community center, as well. About the transportation, The project is located at two main roads of Hsinchu City, Dongda Rd and Jingguo Rd. As a result, transportation is pretty convenient around the site. There are many bus stops, available public bikes (U-Bike), and one 68 high way directing the Science Park where the most affluent class work at. As a result, users can access the building or go to their destinations easily. Moreover, parking is not a big problem here. There are three parking lots surrounding the building. About the climate and sustainability, there is clear four seasons

in Hsinchu City. Also, Hsinchu City is famous for its strong Wind. It’s also called Wind City in Taiwan. Most days in Hsinchu are windy. As a result, the building can not only own nice natural ventilation but use these wind to generate energy. The roof might be designed into a green roof with some wind generators and solar panels. The best view of the site is south side, there might be a chance to design an outdoor space in the south part of the building. Also, the building is facing to the north, it won’t have a problem with glare. We might be design some curtain walls in order to grab the pedestrian’s attention at street level. Most buildings in this area are mixed-used buildings and single families. People surrounding this area are very kind and take care of others. As a result, security in this area is pretty safe. A lot of seniors enjoy chatting with their neighbors in the afternoon. Therefore, if there is a welcoming community space, they will have a better place to hang out with their friends and interact

with young people. The population in North District of Hsinchu is rapidly going up. Because of Science Park and top three universities, there are more and more people moving to Hsinchu City. A lot of employees in Science Park live in this area and take 68-high way to Science Park. In conclusion, after analyzing these conditions, this area desires a nice community space and it has the potential to become a heat of Hsinchu City. The users can share their life with their friends, families, neighbors here without driving or taking 20 minutes bus to other places.

There are some challenges and opportunities at lower levels. The building might use garage front as a receiving area for food and supplies. Also, the basement can work as parking, storage and equipment space. On the other hand, since the basement is not a public space, it needs a security device at the entrance of the basement. A lot of old buildings in Taiwan were built in a narrow shape. As a result, it lacks natural light and ventilation in the central part of the building. Designing some openings to connect each level and designing light well to adopt more sunlight can solve this problem. There is no ADA access at both entrances. It might be designed a sidewalk with the curbs and placed plant around the

building to provide a better environment for users. Also, since the existing restrooms are complying with ADA requirements, they need to be redesigned in the future. There is another big challenge in this building. According to IBC, the existing building should have built at least one more staircase for egress consideration. Since there are some sprinklers in this building, the new staircase only needs to be at least 1/3 diagonal dimension of the room. Also, the existing egress path is too crowded. The circulation should be considered more for safety. There is only one elevator in the existing building. It needs to consider public and private access. Using the key card can solve

this problem. Since there are a lot of existing columns and beams, the building can create some cutouts on floors in order to connect each level. Also, the building can cut some walls/openings at west side in order to attract pedestrian’s attention. Also, it helps the building to get better natural ventilation. Moreover, all the shaft in the building should be designed into at least 2 hours fire rating. The building main entrance is facing to the west and north. As a result, it doesn’t have the problem of glare and heat. We might change some part of exterior walls into curtain walls. Also, since the building is higher than other adjacent building, there is no shadow problem in this project.

If the design wants to make a sky bar, the building needs to cut off some part of the roof floor in order to let the elevator reaches the roof level. We need to build an ADA restroom for users at the roof deck. Also, since the site is in a mixed-use district, it should be considered about using acoustic materials. About the universal design, the existing restrooms aren’t complying with ADA requirements. They need to be redesigned in the future. Also, most existing doors need to change because of doors swing. According to IBC, the existing building should’ have been built with at least one more staircase for egress consideration. (Elevator & Mechanical Shaft) If the upper levels are residential, private circulation and security are important. Using a key card or designing a reception area might solve these problems. Garage roof at level 2 has the potential to be designed into a public garden or outdoor dining area. As a result, users can see the best view (public park) of the building during their activities.

The project is located in San Francisco. The total area is 28394 ft2 and it’s designed by Tom Collom. The purpose of this project is creating a community to provide the health and best quality food for users. The project focuses on creating a better community than making a profit. The project also achieves sustainability by adopting local products and hiring local people. It demonstrates the best part of the culture of California.

The location of this project is surrounded by high tech companies. Most users come here during day time. Since the core idea of this project is providing the best quality products, it focuses on users who work at high tech companies. Most users come here for dining, meeting, hanging out with their friend, except for the coffee shop and bar users, most people won’t study over one hour here. Generally, they come here for lunch and tea time during their lunch break. In my opinion, the core reason that makes this project so successful is that the design puts so much effort in circulation and identifying each space without using solid partitions. For example, the designer utilizes the lighting, materials, color palette, merchandise, and cashier cabinets to identify the circulation. As a result, it enlarges the feeling of vision. As a result, all the spaces can adopt the natural light from the entrance. In my observation, users are more sensitive to the difference in materials and colors. They are naturally following the circulation route without using text. Moreover, the drop lighting feature and

different intensity of lighting identify each activity of space. For example, the design adjusts the brightness at the bar area and using the lighting feature to identify merchandise and dining area. In this way, users find their destination easily without asking the employee. Another great idea in this project is that the designer created a giant bar counter. It’s not only creating a dramatic feeling for users, but also distinguish the private working space and public cashier space. It’s a clever way to separate customers and employee circulation. On the other hand, about sustainability, the design adopts the natural light through the existing building structure. Furthermore, The Market sells local products and hires local employees. This community space works well and impressed to me. The acoustics is the only element that I want to improve. The design didn’t use solid walls to block each space, so there is too much noise inside the building. I might add some white noise or background sounds/noise to mask noise.

The project is located in Thailand. The total area is 3000 m2 and it’s designed by TA-CHA Design. The 3-story mixed-use building occupies a 1,500 square-meter footprint gathering function for Ice Cream Factory on the ground floor, Office on the second floor, and Residence on the top floor. “Snow flake always contains ice crystals joining together in a hexagonal shape.” These ideas of the backward ice manufacturing process as a metaphor to design building enclosure.

Since the use of this project is very similar to the thesis project, this is the main reason to pick this project as a case study. Rong Num Kaeng focuses on combining an ice cream factory, multiple types of offices, and an owner’s apartment together. It’s a perfect precedent study to know how to incorporate not only plants, but also all the natural elements (sunlight, winds) into the design. For the first two floors are the factory with public/social spaces and multiple types of office. The vertical circulations rely on a staircase at the east and west sides of the building. The building designed an extra private circulation for the owner’s family to reach their home. It’s very clever to distinguish it with a restroom. However, it’s not convenient for the owner’s family. Every day they need to walk through all the office area to reach their home. If I were the designer, I might use the same staircase with a security door as the

vertical circulation. On the other hand, the designer really focuses on incorporating natural elements. The design thinks about how to create a working environment with natural elements in order to make people work more efficiently and feel happy. Every space on the second floor provides sunlight and natural ventilation. Moreover, the design also considers the view of the working areas. All the employees can see beautiful greenscape or other activities during working. Also, plants can improve the problem of acoustics. Last but not least, the design utilizes materials and a lovely color palette on a lot of details to make the space more playful. Using hexagon pattern on furnishings and exterior wall features, and the interesting mesh lighting features. It keeps the space light.

The idea in this project is to design the third floor as a home office (Live & Work Space). The idea is utilizing openings to connect each level. These openings provide better views (green scape & activities), sunlight, and natural ventilation. Like other levels, the concept is incorporating natural elements and natural air flow. As a result, all the designs here are passive sustainable design, and the design adopts 60% reused timer and wood. It’s not only for achieving sustainable design, but also bringing nature into the building. The Live and Work Space could be the most sustainable space. It works as an environmentally, socially, and economically viable building. Users and Owners can treat the environment

kindly, create a better social connection, and using energy more efficiently in this building. At the same time, since there are a lot of openings on the third floor, the design adopts lots of intelligent ways here in order to use spaces more efficiently, such as sliding partitions, combining closet and bathroom designs together. On the other hand, since the color palette here is modern and simple, the design utilizes various lighting strategies to make the spaces more playful and interesting. Overall, the designer really focuses on every detail alongside and sustainability in this project. The building combines new users with original users well by deeply thinking about each group’s behavior and needs.

The project Located at Halifax, Canada. The total area is 3500 ft2 Located within an eclectic community in the north end of Halifax, Nova Scotia is a self-commissioned mixed-use project by Susan Fitzgerald Architecture and her builder partner Brainard Fitzgerald. Neighbors include: the city crematorium, the Centre for Islamic Development Mosque, a print shop, legal marijuana grow operation, a recycling depot, a coffee roaster and cafe, a car dealership, an automobile repair shop, condominiums and the sparse remnants of row-housing from the early 1900s. Within the 25’ x 100’ lot, this project contributes to the rich character of this community where the converging conditions of affordable land, rapid growth, and light industry suggest an uncertain future. Advocating ways to maintain and enrich the diversity in the neighborhood, this project increases density, community, and livability.

This project is well designing a Live & Work space. The designer starts the project by deeply thinking about the users’ and clients’ behavior. The designer analyzed how much time the user groups spend in each space. Because of well researches of users’ behavior, the designer found bedrooms are mostly empty. As a result, the designer reduces the space of bedrooms and used sliding doors as a partition and security in order to use spaces more flexible. On the other hand, since the bedrooms are small, the designer utilizes hidden cabinet for storage. In this way, it enlarges the feeling of vision. Moreover, the design considers the views and natural light for every space. It can make people work more

efficiently and feel happier. Last, all the Live & Work spaces are very emphasizing on sustainability. This project put a lot of effort into designing a well building envelope and green scape for the surrounding environment. As a result, it saves energy and improves the environment. Overall, this project inspires me to think about more deeply than just materials, circulations, features, sustainability. The interior architecture & design is more thinking deeply of users’ behavior in order to design a building not only for aesthetic, but also for solving users’ problems and being suitable for users.

he project weaves together all users of different backgrounds and ages by creating a dynamic community space. The project includes design features that blur the boundaries between spaces and floors to give users more chances to interact with others. The ideas not only focus on new elements, but also utilize them to incorporate the beauty of the existing concrete structure. The design utilizes weaving as a metaphor of human relationship. It demonstrates the beauty of merging various age groups together. The goal is to create an environmentally, economically, and socially viable space for users to create strong relationships.

The concept started by thinking about harmoniously combining all the histories, users, and the building itself. The design researched the surrounding businesses and users’ behavior first. After collecting information and making it graphics, the idea comes out with weaving. In the past, Hsinchu City was called “Bamboo Castle�. It not only means that there was a lot of bamboo surrounding the castle, but people who lived in Bamboo Castle were very good at weaving products and selling them to other cities. Also, weaving products are part of an important memory for

most Taiwanese. In the past, there was no Internet. People always brought their woven chairs to the courtyard and shared their daily stories with their families and friends after dinner. Also, sometimes the neighbors would like to bring their own woven chair to the street and chat with each other. As a result, weaving can evoke a lot of precious memories of people who live in Hsinchu City, Taiwan and represent creating strong connections.


The process of concept development started with sketching the impression of weaving in two-dimension (from Top Left Image) and turning them into the viable design elements. The design utilizes the design principle, rhythm, to present the sense of weaving. It not only focuses on repeating the design elements, but also playing with the negative and positive elements in order to pop up the focal point. Also, the design adopts another character of weaving, overlapping, as a strategy to create a playful atmosphere and to give users a sense of Nature. All of these strategies are trying to

find a subtle way to convey the design concept. After exploring the design possibilities, the design uses wood acoustic paneling (new) to soften the existing concrete structure and uses the existing beams and columns to weave each space. The design focuses on balancing negative (void) and positive spaces (solid) . Also, the designer plays with hard and soft materials to create a focal point. The design applies these design principle to evoke a sense of weaving.

Inspiration is always coming from Nature and Art. The goal of this project is making strong connections between users. Weaving together all the history, the existing building and surrounding environment are also important. The design got inspiration from these artworks (Image a,b,c). The designer combines new designs with the existing concrete structure to make them work harmoniously. The design utilizes the existing grid concrete structure and builds new wood ceiling panels as a metaphor of human relationships to emphasize the beauty of combining the new and old. Through these art pieces, the design realizes the importance of creating a balance between the positive and negative spaces. It helps the spaces to highlight their focal points. Also, the negative spaces are not always empty. The negative spaces can be

the contrast materials from the positive materials, such as wood and concrete. Moreover, the design should always think about the possibilities of negative spaces. They can be designed with some purpose and great functions. For example, the openings (negative spaces) are not only designed for aesthetic, but for providing users more chances to interact with each other. In addition, although the existing structure is arranged in a grid organization, it can still pop up with the textures or colors. Last but not least, weaving is not always designed into a grid organization. It can be presented in subtle ways, such as an organic organization and overlapping. As a result, the principles not only create a rhythm, but also evoke a sense of life.

he programming started by brainstorming all the requirements and design possibilities for all the levels and doing deep research of users’ behavior and activities. The design tried to figure out the best uses for different groups and tie young and old groups strongly by blurring the boundaries between spaces. In this way, users can focus on their individual activities and also take a look at other groups’ activities.

Brainstormingofprogramming

The programming started with brainstorming all the possibilities for each level including users’ behavior and activities In the basement, the aesthetic is not required. However, it needs a clear and notable way-finding and circulation for employees. Also, it should provide enough ambient light, mechanical ventilation, fire alarms, and sprinklers here. Using key card might be a good solution for security. On the lower levels (level one & two), the design should create an inviting & casual atmosphere. Designing a sidewalk helps to make a strong connection between street and building. It also needs to consider universal design as well and adopts sunlight for the center of the building. Moreover, designing cove and task lighting can create a dramatic focal point for the lobby. Also, innovated way-finding is very helpful for the spaces without an

information desk. The design should focus on the circulation between each space. Adopting light well and sliding glass wall helps to create playful light and shadow effect for interior space. Also, it helps bring nature into the building. The design should always separate private and public circulation clearly (food serving & back of house). Also, considering the circulation of ordering food and beverage is very important. Instead of wasting the garage roof, it can be a wonderful outdoor recreation area for families. Also, all the outdoor furnishings should be waterproof. In the third floor, it would be a workshop and gallery space. The design should focus on circulation and functions. For workshop space, focusing on functional and safety is more important than aesthetic. For the gallery, utilizing various type of

lighting features to create a dramatic atmosphere is necessary. It helps capture users’ attention easily. The design can use the odd spaces as a back of house. It doesn’t need to be a large space. It only needs to provide lockers or some storage space. In the live & work space, it should create a cozy atmosphere at both living and working space. Also, adopting enough sunlight makes people work more efficiently. According to researches, users in live & work spends most of their time in the working area. As a result, if space is not enough for both areas, reducing the living area might be a solution. At the owners’ ult, the design should create a comfortable and cozy atmosphere here. At the same time, being aware of security is very important in the mixed-used building. Using the key card is a good solution. The owner wants to make sure their lifestyle

won’t be changed after renovating this building. Separating the public and private circulation is very important. The idea of the sky bar is providing a cozy and comfortable social area. The climate in Hsinchu is very windy. Separating the sky bar into an outdoor and indoor space might be a good idea for this project. Also, this project tries to achieve sustainable design (green roof ). It’s not only doing passive design (green), but also getting the net-zero building (wind power generator & solar panel). Last, acoustic considerations and egress are very important on the roof. Designing a living wall and making an additional stair might solve these problems.

The idea of the first floor is creating a strong connection between the street and the building. The design starts with solving the problems of both building entrances and by designing an ADA compliant sidewalk with greenscape surrounding the building. The project aims to weave all the locals and immigrants in the same building and provide a chance to interact with each other. After the welcoming entrances, the design starts to plan the best circulation to lead users through the entire space.

Lobby focuses on enlarging the visual sense of users and providing users more chances to interact with each other. Since the floor height is low and the lobby lacks natural light, the design creates several openings on the floors and designs a light well to adopt more sunlight. Also, the design plans various types of seating around the space to make space more flexible. Depended on the number of groups, users can find any type of seatings they feel comfortable. The balcony and feature wall are not only identifying the circulation, but also creating a visual connection between each floor and spaces.

The idea of Market is extending the design features, living wall, balcony and feature wall from level 1 to level 2 in order to connect users’ activities. At the market, the designer focuses on providing the best view for users no matter where they are doing their individual activities. As a result, there is no solid wall to identify the space. The designer creates some openings on the west side exterior wall and utilizes a sliding glass door to identify the indoor and outdoor space. Users can connect the street easily even they are on the second floor. At the market, all the circulations are designed to help users to interact with others more easily.

The design focuses on creating a playful and interactive outdoor space for families to spend their time there. The designer aims to design features that not only aesthetic but have interactions with users. As a result, the design utilizes weaving concept to design the water feature for users to jump between each concrete paver. Also, instead of only using the stair and ADA lift to achieve the picnic deck, the designer creates kids’ paths on the climbing ramp. As a result, parents can have more fun at this space with their kid, either climbing or jumping between each slab. The outdoor recreation space also helps bring the natural element into the building. It evokes a sense of life.
