HIGH TEN COMMUNITY CENTER
ABSTR ACT
High Ten construction aims to become the heart and soul of Hsinchu. They want to create a dynamic community at the lower levels of an existing building with a cafe, market, gallery, workshop and outdoor recreation space in order to weave users with various backgrounds. In addition, High Ten will provide living & working spaces and a bar at the upper levels. The goal of this project is to design a lovely and welcoming third-place for users to do their activities and share their precious memories together in the same building.
4
he project weaves together all users of different backgrounds and ages by creating a dynamic community space. The project includes design features that blur
more chances to interact with others. The ideas not only focus on new elements, but also utilize them to incorporate the beauty of the existing concrete structure. The design utilizes weaving as a metaphor of human relationship. It demonstrates the beauty of merging various age groups together. The goal is to create an environmentally, economically, and socially viable space for users to create strong relationships.

The goal of this project is making strong connections between users. Weaving together all the history, the existing building and surrounding environment are also important. The designer combines new designs with the existing concrete structure to make them work harmoniously. The design utilizes the existing grid concrete structure and builds new wood ceiling panels as a metaphor of human relationships to emphasize the beauty of combining the new and old. The design reveals the importance of creating a balance between the positive and negative spaces. It helps the spaces to highlight their focal points. In addition, the negative spaces are not always empty. The negative spaces can be the contrast materials from the positive materials, such as wood

and concrete. Moreover, the design should always think about the possibilities of negative spaces. They can be designed with some purpose and great functions. For example, the openings (negative spaces) are not only designed for aesthetic, but for providing users more chances to interact with each other. In addition, although the existing structure is arranged in a grid organization, it can still pop up with the textures or colors. Last but not least, weaving is not always designed into a grid organization. It can be presented in subtle ways, such as an organic organization and overlapping. As a result, the principles not only create a rhythm, but also evoke a sense of life.

The idea of the first floor is creating a strong connection between the street and the building. The design starts with solving the problems of both building entrances and by designing an ADA compliant sidewalk with greenscape surrounding the building. The project aims to weave all the locals and immigrants in the same building and provide a chance to interact with each other. After the welcoming entrances, the design starts to plan the best circulation to lead users through the entire space.

The idea of the third floor is providing job opportunities for the original High Ten employees to teach people who are interested in making woodwork and providing a gallery for local artists to display their artwork. As a result, these spaces help to attract different user groups from the first two levels. Also, the workshop space and gallery provide more interesting activities for users to interact with strangers.

The idea of the fourth floor and the fifth floor is designing spaces for making a profit for the owner. In Hsinchu, there are a lot of people who work at Hsinchu Science Park and want to build their own businesses. As a result, providing a nice live & work space not only provides profits for the owner but will bring new residents into this area, North District. Since these new residents’ friends and families will come here to hangout with them, it helps to create opportunities to gather the visitors to the building.

The idea of the sixth floor is providing the owner’s family a space to live and keep their original lifestyle. Although its residential unit, the designer still wants to create a focal point for users to hang out there. As a result, the design incorporates a light well into the living room and dining area. It provides natural light for users not only in the bedroom but in the social area.

The roof creates a space for generating profits and providing a third-place for users to hang out at night. Also, the roof can be not only a space for users hanging out, it owns great opportunities to achieve sustainability. At this level, the design not only aims to provide passive design, such as a green roof, but also install solar panels and wind power generators. Since the flat roof makes it very easy to install solar panels and wind power generators, the building has the potential to achieve Net-Zero energy use.

Considering the first impression of users, the design creates the focal points for each space. The project utilizes sliding glass doors to make a strong connection with the street and invite the pedestrian into the building. The design not only utilizes wood paneling to soften the existing concrete structure but plays with various lighting strategies to create a playful shadow effect. The designer creates a beautiful space by weaving different age groups together just as the design combines multiple materials harmoniously.

Lobby focuses on enlarging the visual sense of users and providing users more chances to interact with each other. Since the floor height is low and the lobby lacks natural light, the design creates several openings on the floors and designs a light well to adopt more sunlight. The project plans various types of seating around the spaces to make it more flexible. The balcony and feature wall are not only identifying the circulation, but also creating a visual connection between each floor.

The market extends the design features living wall, balcony and feature wall from level 1 to level 2 in order to connect users’ activities. The project focuses on providing better connections. As a result, there is no solid wall to identify the spaces. The design creates openings on the exterior walls and utilizes a sliding glass door to identify the indoor and outdoor space. Users can connect the street easily even they are on the second floor. All the circulations are designed to help users to interact with others more easily.

Outdoor recreation focuses on creating playful and interactive features for families to spend their time there. Space aims to design features that not only aesthetic but have interactions with users. As a result, the design utilizes the weaving concept to design the water feature for users to jump between each concrete paver. Also, instead of only using the stair and ADA lift to achieve the picnic deck, the designer creates kids’ paths on the climbing ramp. As a result, parents can have more fun at this space with their kid, either climbing or jumping between each slab. The outdoor recreation space also helps bring the natural element into the building.

of contrast and the focuses on creating a dynamic and energetic atmosphere. The idea inspired by Antoni Gaudi’s saying, “The straight line belongs to men, the curved one to God”. It also connects the two of the biggest industries in Oakland: light manufacturing (artificial) and health care services (organic). Combining the straight and curved elements will provide a space of playful juxtapositions for users.

The project aims to create a space of playful juxtapositions by utilizing contrast elements (straight and curved elements) and materials (metal and natural materials) The ideas started with considering the existing plumbing systems and vertical circulations (the staircases and elevators). After planning them, the design provided the best impression for each entrance of space in order to grab users’ attention. A courtyard separates the building into two parts, west and east wings. The courtyard plays an important role to bring Nature into the building and has a great potential to create an outdoor
recreation space for users to hang out with their friends and visitors. Since all the spaces located adjacent to the courtyard are adopted curtain walls or using multiple windows, it helps to capture more sunlight and improve natural ventilation. In addition, the project incorporates the core design concept, contrasting the curved and straight elements to design two customized seating to identify the circulation without using any partitions. It provides users more opportunities to interact with strangers and connects activities between each space.

On the first level, it focuses on providing the spaces of playful juxtapositions to grab the pedestrians’ eyes. It adopts various strategies to reveal both the beauty of artificial and organic elements. For example, the project creates a symmetry reception desk at the lobby (artificial) to contrast the organic shape of the ceiling feature. In addition, designing a cocktail bar with metallic materials (artificial) next to a restaurant with wood organic features. All of these ideas help to create focal points for each space.

On the second level, it aims to separate the private and public circulations and connect activities between each space and floor. The design utilizes a service elevator to provide food for both ballroom and banquet room in order to use the spaces more flexible. Also, the patio helps to connect the activities from the first level and bring Nature into the building. On this level, the design not only considers aesthetic, but also functions to give users a better experience.

On the roof, the idea is providing the best impression for users as soon as they enter the bar. The design creates a giant bar counter in front of the elevator and utilizes multiple potted plants to identify the circulation. Users can find their destination without using any sign as a way of finding. The bar also provides various types of seating for groups with different members. In addition, the roof not only designs features for shading, but also utilizes them to achieve a sustainable design.
