LIVE THE LIFE

text by Alix Norman

This is the Mediterranean dream: a life of luxury in the heart of the island’s most dynamic city. Owning a home here means becoming part of a thriving community and enjoying a lifestyle unique to the residents of Limassol Marina. But as the project’s final phase of development nears completion, this is the final chance to live a life on the sea.

A private sanctuary just steps from the business hub of the region, Limassol Marina offers its residents an unrivalled opportunity to live on the sea. Complete with the opportunity for private moorings alongside your garden, and in close proximity to a host of diversions – including shops, restaurants, and leisure facilities – it’s the most exciting place to be in Cyprus.

Of course, anyone seeking this lavish lifestyle must be quick: of the Marina’s 285 properties, under 30 are still available. With total sales already exceeding the half-billion euro milestone, the project is now in its final phase and set for successful completion by April 2020. The last few units give buyers one last opportunity to own the home of their dreams, says Limassol Marina’s Sales Director, Yiorgos Georghiou.

Home on the Sea For Yiorgos, Limassol Marina is a home from home, and nobody knows the place as well as he does. Spending much of his life right here, he meets daily with the region’s best architects, agents, and interior designers to ensure every detail of each property is simply perfect.“Whether I’m showing visitors round the premises, reveling in a workplace which hosts the only superyacht marina in the Mediterranean, or simply in my office with its view of the endless blue, the Marina is the home of my heart.”

Limassol Marina’s Sales Director Yiorgos Georghiou is happy to show you around and point out the unique aspects of living on the sea.

With a clientele hailing from more than 37 nations, Yiorgos sees a mixture of permanent residents, investors and holiday-home owners. “We have a very diverse community. There are owners who bought properties here and, as a result, have since relocated to Cyprus; others use their investments as holiday homes or as the basis for significant rental income. And many of our owners combine ownership with the yachting experience, expanding their new lifestyle to include the convenience of their own private berth right outside their door!”

Of the Marina’s 285 properties, under 30 are still available. With total sales already exceeding the half-billion euro milestone, the project is now in its final phase and set for successful completion by April 2020.

The advantages of owning property at the Marina are numerous, but it’s the singular spirit which most excites Yiorgos: “It’s a real community here, and all my clients know that Limassol Marina is the best place for a superb lifestyle which adds to the quality of life for themselves and their families.”

The Centre of Life The unique location is integral to this sophisticated lifestyle, and Yiorgos is elated to be based at the very heart of the city. “Limassol has become the most vibrant and cosmopolitan city in Cyprus. Not only is it the business hub of the eastern Mediterranean,” he explains, “it’s also the island’s cultural, sporting and events centre, and enjoys a great selection of hotels, restaurants, wine bars and cafés.”

Set between mountains and sea, Limassol is a place which delivers it all. A burgeoning business and tech centre, Limassol also boasts a year-round programme of events. International regattas, world-class marathons and the Cyprus Rally draw elite athletes from all over the world. Festivals – including the 10-day Lenten Carnival, the Spring Flower Festival and autumn’s Wine Festival – dot the cultural calendar, complementing an ongoing host of musical, dance and theatrical happenings, and the city’s array of museums, galleries and historical sites.

This wealth of interests, coupled with a unique location, has made Limassol the most sought-after town in the region for luxury holiday homeowners. And, at its very centre lies the sanctuary of Limassol Marina. “No matter how many buildings and towers are constructed in the city, there cannot be another Marina,” Yiorgos reveals. “Nothing will ever obstruct the perfect tranquility and unrivalled views of your home on the sea.

Dream Home “The last phase of our unique project is Castle Residences, which is currently under construction,” Yiorgos reveals. With a design inspired by Limassol’s own time-honoured citadel, the Castle Residences encompass 61 apartments atop their own private island with adjacent berths for property owners. Entrance is via a bridge, making the property a bastion of privacy, just steps away from the development’s sandy beach, which delivers both total security and 360-degree sea, marina and city views.

“Over 70% of these last apartments have been sold” Yiorgos acknowledges, “and, along with the remaining 9 Island Villas” – an earlier stage of the project, which is now complete and offers private gardens, swimming pools and alongside berthing or exclusive water space for the owner’s tailor-made use – “that leaves only under 30 properties up for sale.” Each of these remaining properties is a haven of opulence. “We are,” he adds, “very selective with our property specifications and amenities, as these are important elements of the unique experience of living at Limassol Marina.”

Using contemporary materials and advanced technology, each of the Marina’s properties is the last word in luxury living. High quality marble, solid wood parquet flooring, corian worktops, whisper-fine air-conditioning and underfloor heating are just a few of the perks, while the modern wonders of geoexchange tech ensure each residence is both environment-friendly and energy efficient.

The rewards of making such an investment are legion, and Yiorgos enumerates a host of benefits, including the 24-hour reception, dedicated concierge services, and a bespoke cleaning service. “All our services are dedicated to serving our clients, ensuring that our client's lifestyle is as easy and as comfortable as it can be. We can prepare their apartment before their arrival, and we have a buggy service to transport them from their villa to the spa or their dinner reservation… we do whatever it takes to enhance their stay.”

Going the extra mile is what the Marina is all about, and Yiorgos adds: “Just a couple of nights ago we had a client who flew in at 2am only to realise he’d forgotten his villa keys! Fortunately, that’s just what our 24-hour reception is for. Our people took over and in a matter of minutes we’d sorted out the situation and got him safely into his home.”

Alongside these facilities, the Marina also offers a property management company and a rental service, with all staff both highly-trained and fluent in several languages — advantages which make Yiorgos’s job that much easier. “These properties,” he adds, “sell themselves.” With just a handful remaining, the Marina’s residential developments are now all but concluded. “But there’s still one last chance to make that excellent investment,” Yiorgos smiles. A chance to live the sweet life in a haven of luxury atop the waves… your own, perfect Mediterranean dream.
