INSPIRATIONAL COMMERCIAL SPACE Award winning architects Hassell, have been commissioned to revive the best of the timeless architecture designed by Robin Dods – Brisbane’s most revered iconic architect of the post colonial period. The renovation of the T.C. Beirne building presents itself as a rare opportunity to experience what will become one of Brisbane's signature heritage office spaces. On initial inspection the buildings the sense of industry is evident through the large floor plates and volume of space, both generous floor to ceiling heights and connected atriums. By way of de-veneering, all applied finishes have been removed to reveal initial construction materials; brick walls of varying colour, hardwood flooring of varying species and widths, timber lined & pressed metal ceilings, hardwood lumber and mild steel columns providing a narrative of past construction and watermarks of previous inhabitants.
The experience within the buildings differs subtlety, from spaces with a sense of enclosure and solidarity with its concrete soffits, columns and concrete flooring to the original department store building which provides a sense of delight from the tactility of the timber floor and revelation of a day lit atrium. With the position of the buildings providing direct access into ground level retail and the bustling activities of adjoining China Town and Brunswick Street Malls, occupants are immersed in the heritage of the Valley along with the amenity of the city.
The transformation of this former department store lends itself perfectly to the creation of commercial office space that allows for floor plate design not normally found in Brisbane.

THE HISTORY
THE HISTORY T.C. Beirne & Co. has a proud history of contribution both culturally and economically to Brisbane. Beirne’s as it was often referred to, held a position of prominence as a retailer of choice for decades during the early 1900’s to the 1960’s. Thomas Charles Beirne
In 2016 the T.C. Beirne building will be renewed to its former glory. Thoughtful restoration from award winning architect Hassell will blend the very best that the Robin Dods designed building has to offer with a modern flexible open plan solution. In its heyday T.C. Beirne’s had a reputation for being ‘The House of the People’. It is hoped that once again this grand edifice will be the house of the people where well-designed commercial office space unites seamlessly with exciting retail and dining experiences to be named TCB & Co. TCB & Co. will offer unique opportunities for restaurants, cafes and bars, to a revitalised ground floor with Beirne Lane and Arcade providing an excellent throughway from Duncan and Brunswick Street malls.

Thomas Charles Beirne Thomas Charles Beirne (1860–1949), an Irishman, was the founder and director of the T.C. Beirne department stores, remaining active in the business right up until his death. What started as a modest drapery business made him one of Queensland’s most successful businessmen, and among the first Australian millionaires. T.C. Beirne (known as ‘T.C. Beirnes’ or just ‘Beirnes’) was a long-running department store that established Fortitude Valley as the place to shop for fashion in Brisbane. They catered to the middle of the market, offering a comprehensive range of women’s, men’s, and children’s clothing and footwear, as well as fabric, haberdashery, and other household goods. The early success and growth of Thomas Beirne’s drapery business demonstrates the opportunities Queensland held for immigrant fashion retailers. Beirne’s retained its independence until David Jones bought it out in 1961. The Valley store continued to trade as T. C. Beirne until being rebadged as David Jones in 1966. The Fortitude Valley store was closed in 1973, in a widespread move by David Jones to cut costs. The site became a mixed-use commercial complex that housed Target. It changed hands multiple times in the following three decades. The heritage-listed building is all that remains of the thriving department store, with a staff of around 900, that T. C. Beirne left behind in 1949.

THE ARCHITECT Robin Dods
Robin Dods
Dods was born in Dunedin, New Zealand on 9 June 1868 and later immigrated to Brisbane and was educated at Brisbane Grammar School. Dods worked for architectural firms in Edinburgh, London, Brisbane and Sydney. The period of activity in Brisbane between 1896 and 1916 placed him firmly within what is now known as the Federation period. His work however has its origins clearly in the Arts and Crafts movement which swept Britain from the 1870s. Some talented and many successful architects have built in Queensland, and of these Robin Dods has the highest reputation, in his lifetime and since. The scale and variety of his buildings in Queensland, and later in Sydney, is remarkable. He worked across building types from houses to hospitals, factories to churches, and in a manner that ranged from a reflective vernacular to flamboyant historical styles and the high seriousness of ecclesiastic modern brick Romanesque.

RETAIL SPACE TCB & CO. Award winning retail specialists The Buchan Group Architects have been engaged to restore the heritage rich T.C. Beirne and Burlington Buildings as one of the most exciting and thriving retail precincts in the Fortitude Valley area. The T.C. Beirne building has dual street presence on both the China Town and Brunswick Street Malls which allows for a unique opportunity to link two precincts with a central spine of retail and dining tenants. Within these spaces, the architectural focus will be on re-introducing texture and materiality, contrast and surprise as well as providing intimate spaces with an abundance of natural light.

THE ARCADE
THE BEIRNE LANEWAY
The existing building layout will be strengthened to create a new central arcade with access to commercial foyers above, as well as a repositioned laneway with an expanded food and beverage offering. Within these connections, two multivolume spaces extend upwards, connecting the retail with the commercial precinct above.
The Beirne Laneway will extend inwards from the Brunswick Street Mall, between the T.C. Beirne Building itself and the adjacent building. This will allow for an expansion of the F & B offering with new seating areas connecting the tenancy and the laneway. The Beirne Laneway will focus on providing a more intimate and human scale to the building and an engagement with the future food and bar tenancies adjacent.
The central arcade will be expressed with a new perforated screen which will extend throughout the arcade, re-negotiating the existing spatial volumes of the building and re-connecting the ground level retail with the heritage elements above. At the respective entries this screen will fold upwards to create an entry statement which respectfully addresses the textural and materiality qualities of the heritage edges of the building and provides a clear entry node for the retail, food and commercial tenancies within. An Atrium sits within the central arcade and celebrates the structural heritage elements that extend upwards into the commercial spaces above. Ornamentation will be removed from structural elements to re-invigorate and express the strength of the raw materials used in the buildings original construction.
Moving through the Beirne laneway and back inside, the Urban Court will link the central arcade to a new commercial office entry stair as well as new retail offerings and existing commercial foyers. In this space, a multi-volume height extends upwards providing glimpses into the activity of the commercial and dining tenancies above. The existing tenancy walls and structural elements will be stripped of ornamentation to once again express the raw heritage qualities of the existing building. The abundance of natural light from the skylights above this area make it a key location to provide seating and amenity as well as a feature atrium element to celebrate the verticality of the space. The refurbishment and reinvigoration of the T.C. Beirne and Burlington Buildings provides a unique opportunity to celebrate the architectural heritage of one of the Valleys most distinctive buildings and reclaim its position as one of the premier retail destinations in the area.
