A desire to surround themselves with something old led Jason Zwarych and his partner, Tracy Gross, to own something new. The couple enjoys their collection of antiques and wanted to display it in a rustic-themed décor. They found that a new, custom-built home was the best way to accommodate their needs and display the items attractively, creating the atmosphere they were looking for. “We like the antique, rustic, distressed look,” said Zwarych, who is the site super-

intendent manager for Daytona Homes, the company that built the new residence in Regina’s Hawkstone area. “So, instead of the normal layout, we changed some features and added some material that has an old barnwood look. When planning this home, we kept in mind the whole time that we both wanted a special look when you open the front door ‒ we wanted it to give you a warm, welcoming feeling that draws you inside with the rustic, antique appearance.” u You’re Home FALL 2016 | 13
Using two old doors, Zwarych built a custom shelving unit in the upstairs corner hallway. To showcase their treasures, the couple had cabinets built into the walls in two bedrooms and a niche made out of material that looks like old barnwood in the half wall between the dining and living room. Knowing that the kitchen window would have faced a neighbouring house, they eliminated that window and replaced it with custom cabinets and a plate rack. In the living room, they added a stone feature wall with a TV and a fireplace that has a mantle made from an old wooden log. Many other aspects of the home ‒ from the lighting to the flooring ‒ also reflect

Zwarych and Gross’s affinity for the antique look. Some of the light fixtures are made from glass jars; others from telephone pole insulators and gas pipe fittings. The walls are painted in two shades of brown and the flooring is composed of wide, luxury vinyl planks that are distressed to look like old boards. “We spent numerous hours and days shopping for lighting, flooring and the proper colours to bring everything together,” said Zwarych. What they couldn’t purchase, they created themselves. “I made some custom towel bars out of gas pipe fittings and wood, and we used actual, real, old barnwood ‒ with the knots and the holes and everything still intact ‒ for mirror frames.” Also, using two old doors, Zwarych built a custom shelving unit in the upstairs corner hallway, thus enhancing the décor motif.

Although the home was built with a rustic look, it was designed with an eye for perfection. “I am very precise. A lot of thought and discussions took place before we made up our minds. There were months of planning and measuring, which involved going to some of our spec homes to help decide what would fit our needs. The result was that we changed a few walls here and there upstairs to accommodate furniture so it would fit,” said Zwarych. That perfectionism led to efficiencies in the construction process. For example, the basement ceiling height was designed to be eight feet, one inch, so that the drywall sheets wouldn’t have to be cut during installation. And one of the four teleposts in the basement was eliminated, because it was found to be unnecessary. u

But there was one element of the basement design where cost and efficiency were not an issue for Zwarych. “The main thing I really wanted and I stressed with Daytona and they worked with me on it was a wood-floor basement,” he said. “When I was younger, my dad built our house that way, and I just wanted a wood floor. I wasn’t worried about the cost in the beginning. I said, ‘I want this no matter what.’ And then, when the price came in, I was very happy with it and I said, ‘Yes, let’s go ahead and do it.’ ”

He feels there are no drawbacks to having a wood floor in the lower level, but the benefits are many. “It just saves all the headaches in the long run. The main advantage is the floor is never going to heave, it’s never going to crack, and it will be warmer. When you pour concrete, you’re not going to get it 100 per cent level. There are always going to be dips and valleys. Plus, you can do any type of flooring you want on it. If I want to put in hardwood, I could.” To keep insects, rodents and soil gas from entering the 16-inch crawl space below the wood floor, a layer of polyethylene sheeting was laid down and a shallow layer of concrete was poured over that. Plumbing and ductwork are suspended under the floor. Gross’ two sons consider the basement to be their favourite place in the house. “With the modified development, we were able to accommodate plenty of room for them to entertain their friends,” said Gross. The home’s location was also a matter for careful consideration by Zwarych and Gross. They wanted to live close to Gross’ son’s high school, needed enough room to accommodate a 28 by 28-foot garage and a covered deck in the back yard, and wanted to be able to place the home so that they could be basked in sunshine through their dining room window. A lot in Hawkstone in Regina’s north end fit the bill. “We’re very happy with this area. It’s a nice area, it’s quieter, and it’s very close to all the new stuff that they’re building up here.” The whole new home building experience proved to be very enjoyable for the couple. “It was fun and it was just a great time,” said Zwarych. “We could see our dreams come closer and closer – the framing’s done, the drywall’s in, now the cabinets are in, and the flooring’s in. It was really exciting.”

The kind of design that goes into an acces-
sible home can be mostly invisible. For example, there may be no stairs to get to the house, but there also won’t be an unsightly ramp; instead, you’ll find a gentle incline to the door that you wouldn’t notice or appreciate unless you are aware of the everyday challenges some people face in getting around. Bungalow-style homes are also often used in accessible design, to avoid the problems some people have with stairs. Washrooms can be designed to be wet rooms; space can be left under sinks so someone in a wheelchair can roll right on up. Kitchen stoves can include a pot filler so you don’t have to haul water. Doors can be designed to slide into pockets. Shelving can be open to provide easy access. Accessible design is about forward thinking, and putting more thought into how a home is used. Emerald Park Homes Ltd. has been building accessible houses since their first project: Condominiums on St. Andrews Bay in Emerald Park. “Some of these free-standing condominiums backing the Emerald Park Golf Course were built so the owners wouldn’t have to worry about landscaping, yard maintenance, and physical labour activities like snowplowing or shoveling, and they could enjoy living in a small town, close to Regina,” said Emerald Park Homes co-owner Lorena Sawchyn.

These include blocking in the framing stage so that grab bars and hand rails can be added at a later date. Other accessible design features recommended by Emerald Park Homes are:

Sawchyn says including these features in a custom-built home will create additional expenses in the short-term, but it can, in fact, save you money in the long run. “It is more expensive to remodel after the construction is done to allow for many of these ‘framing features.’ Good planning will always save money in the end. Many times, we ‘rough-in’ the features, meaning that the features can be added easily by having photos taken of the walls with measurements showing where the blocking, for example, was installed for future grab bars or railing.” Accessible home design may even be a selling point if the homeowner ever wants to move, though Lorena says that depends on
the extent of the designs and features. The less conspicuous aspects of accessible design likely wouldn’t affect a sale at all, but wider doors and hallways may be desirable. In fact, there are many potential accessible design choices that are enjoyable even if you don’t (yet) have use for the features, like large closets or laundry chutes. Extra wide hallways and doors can also make it easier to move things, and create a wonderful sense of open space throughout a house. An accessible home also means you can offer a comfortable space for anyone who might visit, regardless of their mobility. The level of accessibility is also flexible, and Emerald Park Homes helps their clients determine what features they might need. “All of our homes are custom designed, so we talk about all of the various options available when building a new home, such as accessibility, energy efficiency, etc.,” Sawchyn said. “Our customers expect us to know what accessible features are available to them, the costs, and the drawbacks, if any, with the design of the home. Stock plans versus custom design Q: Is it a good idea to purchase plans online for my new home? A: There are many plans available online in various architectural styles, sizes and types. Adding to the room’s warmth is a distinctive fireplace. “It’s one of the first things you see when you walk into the family room from the front door,” said Sobkiw. The master bedroom hosts a large window, allowing for lots of natural light. It features a large walk-in closet and deep ensuite with plenty of counter space and a large sink. The second and third bedrooms overlook the back yard and are separated by an upper floor bathroom. There is plenty of closet storage in both rooms. The basement also has nine-foot ceilings and a large open area, providing many options for a future development. Over the course of thousands of years, the humble brick has been the basis for the construction of everything from homes to cathedrals. Many of us grew up playing with little plastic bricks and even our nursery stories reflect its sturdiness as a material that not even the big bad wolf could blow down. It’s even made its way into our vocabulary – the phrase “built like a brick house” indicates solid construction. The Encyclopedia Britannica says that brick originated in ancient lands thousands of years Before the Common Era (BCE). The Romans refined its use, improving the manufacture of bricks and mortar and developing new techniques, leading to its wide use throughout Europe. And well before the arrival of the Europeans, the peoples of the Americas were using their own version of brick, which came to be known as adobe. Since 2009, a Pilot Butte company has focused on bringing the benefits of this time-tested construction material to southern Saskatchewan. Back then, much of North America was battling a recession, however, this province was still thriving. Husband-and-wife team Scott and Alexandra Redekopp saw an opportunity and moved from Swift Current to establish Cornerstone Masons Ltd. “We saw that Regina was going to boom. [Masonry] was something we took a deep interest in before taking the opportunity. We knew we could pursue a company when Saskatchewan was going crazy,” said Scott. With the ‘crazy’ Saskatchewan economy as its foundation, Cornerstone Masons has continued to build its business, brick by brick. A true family operation, Scott and Alexandra are joined by Scott’s mom Lena, who does decorative and other types of sandblasting. The company, which employs a dozen people including journeyman stonemasons, now works with 32 home builders, as well as taking on commercial projects. “Residential masonry is our primary market and makes up the majority of our projects. We work with both renovations and new construction, and specialize in high end projects,” Scott said, noting that the use of brick is gaining popularity on the prairies. He also points out the advantages of building with quality materials. “Brick is the perfect wall system for a number of reasons,” he said. 26 | You’re Home FALL 2016
masonry Scott and Alexandra Redekopp founded Cornerstone Masons in 2009, specializing in masonry services for both residential and commercial clients. With services ranging from complete home exteriors to interior accents, Cornerstone employs a staff of 12, including journeymen stonemasons.
“It’s a wind screen. It keeps moisture out. And if you’re using a hardback product, you have the air space in behind that keeps moisture away from the house and also acts as insulation to control the temperature differential between outside and inside in both summer and winter.” Another advantage: brick is also fire-resistant. Made of clay, sand and minerals, and fired in an oven or dried under the sun, the basic composition of brick has stayed the same. “It hasn’t really changed much at all for thousands of years, and that’s kind of the beauty of it because it’s such a great system. It hasn’t required any changes,” said Scott. The only significant change has been to the makeup of the mortar, with the addition of Portland cement, and even that’s centuries old. He points out that mortar has also become easier to use. “It’s more accessible. There’s a lot of pre-mixed, pre-bagged products, so there’s not as much mixing on the job site.” In addition to brick, Scott says there has been a major increase in the use of stone, both manufactured and real. “This is extremely popular right now.” While stone veneers don’t have the insulating cavity wall system of brick, the benefits of a stone veneer exterior are aes-

thetics, durability and some insulation (but no air space). Scott says the scope of product available has increased significantly. The Redekopps say that a growing number of clients are asking for more than just putting bricks or stone as accents to their homes or businesses. “The trend right now is that a lot of people, especially commercial, are looking for the full exterior package from a single company,” he said, and that includes everything from the bottom to top. “I think it’s attractive for them to have someone complete the full project. It’s nice to do the full thing – from the siding to the brick, and the parging all up to the soffit, fascia and eaves – because they all tie in together at some point or another.” Like the cornerstone for which it is named, Cornerstone Masons forms a solid anchor for southern Saskatchewan construction. “There’s nothing better than a brick house,” said Scott Redekopp. To learn more, visit www. cornerstonemasons.com.

A: It’s important to be thorough on the walk-through! The walkthrough with the builder’s representative is possibly one of the most important undertakings by a new home purchaser. It is a process which is very often easily glazed over in the excitement of accepting the keys to your new home. The walk-through process is the homeowner’s opportunity to thoroughly inspect the home with the builder or their representative. It is in both the builder’s and homeowner’s best interest to complete a comprehensive room-by-room inspection and to document any defects or flaws on the Certificate of Possession. This documentation will be used by the builder for the implementation of required follow-up and corrective measures. The walk-through inspection should also include the exterior of the home. The New Home Warranty Program of Saskatchewan uses the Certificate of Possession and any appendences related to the walk-through inspection for reference when disputes arise during a warranty-related claim between the homeowner and builder. This is not to be confused with first year warranty items, which are problems that develop or manifest over time, after the date of possession but during the first year of home ownership. New Home Warranty Program covers defects in workmanship and materials for a period of one year from the date of possession. The creation of the Westerra neighbourhood all began with a plan – the City of Regina’s Official Community Plan (OCP) that is. As the City was developing its OCP – a long-term plan that provides direction for managing future growth, development and change in the community to a future population of 300,000 residents and beyond – real estate developers Forster Projects Inc. and Harvard Communities were using the same metrics in the planning process for the Westerra neighbourhood. Located in the west end of Regina, Westerra is a 490-acre community billed as “A New Neighbourhood: Designed Differently.” “The guiding principle was a complete community model – a wellconnected neighbourhood that has a diversity of land uses and amenities that allow residents to live, work, shop and play,” said Blair Forster, president of Forster Projects.

“Westerra is the first mixed-use subdivision approved under the new OCP, and I think it’s because it so accurately reflects the objectives for smart growth – neighbourhoods that leverage existing infrastructure and are more sustainable. There’s angled parking on the street and additional parking at the rear, so it’s very walkable and there’s great interaction between both sides of the street.” Forster explained that the first phase of commercial development will include 20 acres of community retail space that will house several everyday amenities, including a grocery store, gas station, two hotels, a drug store and various food options. The Sherwood Co-op gas station and many of the food and beverage locations are slated to open in 2017. In a future phase, the regional retail site will be developed and will house the larger format retailers and home improvement stores. Forster said that Horizons will provide an exciting shopping experience, not only for residents of Westerra, but also for all residents in the west end of the city. “Within a five kilometre radius of Westerra, there’s a population of about 30,000 people. Those people have had a very limited selection of retail options, forcing them to shop outside their neighbourhood,” he said. “It’s been a pleasure dealing with community associations here, because they’ve been very supportive. Light up my life Once the hub is connected to your modem or router, the Philips HUE smart lighting system – $59 for each bulb, or $199 for the Starter Kit with hub and three bulbs – lets you remotely access your lights on your phone, be it change its colour on demand, set up timers to schedule on/ off times (to make it look like you’re home when you’re not) or remotely access your lights from the app. Wet woes You’re not alone if you’re concerned about water damage and the havoc it can wreak. Whether or not you’ve had a prior issue, the D-Link WiFi Water Sensor ($69) plugs into an open power outlet – perhaps in a basement office, under an old window or near the water heater – and lets you know if and when leaks are detected. If there’s an issue, you’ll get a text notification or an alert on the mydlink Home smartphone app. There are no monitoring fees as it uses your existing Wi-Fi signal. Great for cottagers and snowbirds, too. Open sesame When you hear the word “technology” you probably aren’t thinking “garage doors” – but a new product from Chamberlain called the MyQ Garage Door Controller ($159) aims to change all that. This Wi-Fi-enabled doohickey shows you if your garage has been left open, and lets you close or open it from anywhere in the world via the free app. You can also set custom alerts if the garage has been open for a specific period of time. Power play The Belkin WeMo Wi-Fi Switch ($49) lets you turn any consumer electronics product on or off, or set up schedules to help automate your home. Simply plug this WeMo gadget into an AC plug and have it join your wireless network. Water is the most basic of needs to sustain life — it covers
more than 70 per cent of our planet’s surface and makes up almost that percentage of the human body. Yet most of Earth’s water is in the oceans and is too salty to drink; many areas of the world suffer from a lack of clean drinking water, or even a water supply. Even those of us with reliable water supplies may need or often want something more. For 70 years, Rainsoft (Regina) Ltd. has been helping area residents meet their water treatment needs. The province’s largest locally-owned water treatment company, it was formed back in 1946 by the current general manager’s grandfather. Mark Atnikov attributes the long success of the company to the ideals established by his forbearer all those years ago. “We do business the old-fashioned way. We don’t try to sell you something you don’t need. We are professionals and people trust us,” he said. Mark Atnikov is the third generation to be involved in the company and grew up with the business. “Instead of playing with LEGO, I would assemble and disassemble water softener control valves. I grew up in this business, and still have a passion for it.” Atnikov says it all began with the foresight, work ethic and dedication to customer service of his grandfather, who came to Regina in the 1940’s. “He was an old school immigrant who had nothing.”

He noticed that Reginans were using softener exchange tanks; those tanks had to be frequently switched out, leaving people without soft water for days. Atnikov says his grandfather “was smart enough to recognize that there has to be a better way.” Having worked in the United States, he knew there were newer water treatment options there. “He was one of the first, if not the very first, to manufacture a fully-automatic (timer-style) water softener in this province.” The next step was to bring his brother over from Russia, and a prairie dynasty began. While the company now also provides pure bottled drinking water and filtration systems, Rainsoft got its start with water softeners and iron filters. Hard water contains dissolved minerals like calcium and magnesium that can cause problems with whatever they come in contact with. “Hardness affects everything it touches,” says Atnikov, from your hair and skin, to appliances such as water heaters, washing machines, dishwashers, humidifiers, to your kitchen and bathroom fixtures, to your clothes and laundry, etc. “Soft water does not strip the natural oils from your hair and skin. It allows the body to retain its natural oils and moisture.” Atnikov is especially proud of the fact that many of the water softeners their company installed back in the 1960s and ’70s are still functioning. The world has changed a lot in the past 70 years and Atnikov says water softeners have changed as well, becoming more efficient and economical. They now require less salt and less work for the homeowner, but more importantly, they provide soft or filtered water every day – not just most days. “Water softening control valves have changed hugely over the years. The previous brass control valves have been replaced with high-quality plastics that will not corrode over the years. We’ve seen water softeners go from manual, to semi-automatic, to timer-style models, to sensors, to mechanical meters, to electronic meters, etc. In fact, Rainsoft was the first to bring a fully-automated computerized metering softener to the local market in the early’80s,” said Atnikov. The biggest change, however, is in the trend toward pure drinking water by an increasingly health-conscious population. “There is a realization that water is very important to our bodies; if you are what you eat, you must also be what you drink.” He says the increase in the use of bottled water surged upward in the ’80s and ’90s with people demanding higher standards than those
imposed by governments. Even though that trend has continued to grow, many people are now opting for in-home filtration and purification systems, rather than having jugs of pure water delivered or hauling the bottles themselves. “The big movement now is for in-home reverse osmosis purification systems. People can purify water in their own homes for just pennies a gallon. It hasn’t taken over yet from [bottled water] but that’s the trend,” says Atnikov. In reverse osmosis, a semi-permeable membrane removes both organic and inorganic matter from drinking water. “The fact that a customer can buy a product that will last practically forever because it has next-to-no moving parts, is becoming a very attractive option.” You have to change the filters once or twice a year, but that is very easy and inexpensive for the homeowner. Rainsoft also provides that service for those who prefer a professional touch. Atnikov points out that “reverse osmosis has become a convenient and affordable option to buying bottled water.” While Rainsoft’s bottles are made of recyclable BPA-free plastic, Atnikov says the reverse osmosis systems reduce a homeowner’s carbon footprint even more by eliminating the need for the bottles and their fossil fuel-based manufacturing process. “It’s better for the environment and better for you and your family,” he said. He expects that trend to continue well into the future. “The future is all about manufacturing pure water in your home rather than having a company deliver it to you – especially if it saves the consumer time and money.” With pure water to nourish it and a history of old-fashioned customer service, high-quality products and a great team, Rainsoft’s prospects can only continue to rise. “We do business the old fashioned way. Graduate retention program helps first-time homeowners By Tom Eremondi

That’s how long it took for the Saskatchewan government to receive an application for its Graduate Retention Program – First Home Plan after it was officially announced on May 26. “The First Home Plan was a promise made during the election and it’s a promise kept,” said Donna Harpauer, Minister of Social Services and the minister responsible for Saskatchewan Housing Corporation. “The First Home Plan is another in a number of initiatives we’ve introduced to encourage young people to stay in our province after completing post-secondary education,” she added. “One of those was the Graduate Retention Program.” Under the Graduate Retention Program (GRP), graduates are eligible for rebates up to $20,000 of tuition fees if they live in Saskatchewan for seven years after they finish post-secondary education. Amounts vary according to the length and type of educational program. The rebates are given in the form of tax credits. “First Home Plan takes it a step further,” Minister Harpauer said, “because, once you own a home, you’re more liable to stay and set down roots in the province. Under the First Home Plan, graduates can borrow up to $10,000 of their future tax credit as an interest-free loan, which will be used as a future down payment on their first home.” The tax credits grads receive under the GRP essentially become payments toward the loan. The First Home program is open to graduates who have either never owned a home before or haven’t owned a home in the past five years. The exact amount of loan also depends on the type and length of the educational program. However, applicants can optimize the loans – the program allows two or more individuals to combine their First Home Loan funds and apply them to a down payment on one home. 38 | You’re Home FALL 2016

With Regina’s recent construction boom, many businesses have taken the opportunity to expand as quickly as possible to meet the demand, but there is something to be said for a more regulated approach. Through boom and bust, Truss T Manufacturing Ltd. has maintained a modest operation that emphasizes personal relationships and quality over quantity. Although Truss T Manufacturing Ltd. produces assorted wood products as needed, its primary focus is elegantly simple: the durable wooden truss systems that support the ceilings and floors of residences, businesses and agricultural structures. “All of the lumber we use is a specialty lumber,” said Jason Hubick, who, with his wife Dawn, coowns and co-operates the business. “It’s Machine Stress Rated (MSR) lumber, which has been tested for strength before it gets its grade.” Founded in 1980 by Jason Hubick’s parents, Garry and Noreen, Truss T has operated in the same location just west of Highway 6 north of Regina ever since, a reflection of the Hubicks’ desire to keep the operation small, manageable and personal. “We had a growth period initially. We built everything to the point that we wanted to and then we had the opportunity to expand beyond that,” Hubick said. “We chose not to, in order to keep a tighter grasp on the quality rather than the quantity. It was quite a discussion for a period of time when we had that opportunity to take on more work, and we actually chose not to in order not to sacrifice the level of our quality. “Being a small company the way we are, so much of what we do is based on treating people the way we’d want to be treated,” said Hubick.
“A lot of our customers, they go into a bigger place, and they feel like a number. I know my customers and they know me.” As a result of Truss T’s selective approach to personnel, the staff has remained a closely-knit unit that benefits from its mutual understanding and invaluable personal connections. For example, “My shop manager and I have worked full-time together since right out of high school,” Hubick said. “Eric has a strong commitment to the way we do things around here: he believes in quality and tries to do things as much toward everyone’s interest as he can.” Not everything has remained the same since the 1980s however. Technology has revolutionized the process of designing trusses, when designing a sturdy structure required consulting massive texts and calculating the geometry by hand. “We had several phone-book-sized manuals,” said Hubick. u

Now, complex calculations are performed digitally, which means that the designs can be more flexible than anything that one could find in a manual. “One thing that the programming has allowed is more diversified floor plans,” Hubick said. “It’s not just a straight run of trusses now, where some houses are to a level of complication that
there are no two trusses the same in a house anymore. It allows the diversity of more open concept floor plans with the trusses than it did with even the earlier truss systems.” When the Hubicks brought Truss T into the Regina & Region Home Builders’ Association (RRHBA) in 1988, they were hoping that the organization would serve as a net-
working resource. Membership has provided the contacts that the Hubicks sought, and Truss T has even made use of the RRHBA’s health benefits plan in the past. Hubick said that he would recommend membership to anyone entering the industry right now, especially builders. “To builders and contractors, I think it’s quite essential to have that contact with the rest of the industry,” he said. “If a homebuilder came to me and said, ‘Do you think I should become a member of the Home Builders’ Association? I’m looking at building five or six houses a year,’ I’d say, ‘Definitely.” “For a builder to be a member of the Home Builders’ Association, they’ve got the directory right at their fingertips for all of the subtrades that they’re going to need. Architect Layne Arthur is “bringing home” the argument for exceptional energyefficiency in a most literal way. As the first internationally-certified architect in Saskatchewan in passive house design, Arthur plans to build, live in and work from a 2,100 square foot dwelling in Harbour Landing that will shatter some traditional assumptions surrounding the potential for reducing energy use. Not only is he hoping to cut those costs by an almost incomprehensible 90 per cent over traditional building stock, he plans to share his building plans and actual energy saving results online and plans to open his home for public viewing. He hopes to demonstrate that this building concept, common in thousands of residential and commercial developments in Europe and gaining in popularity elsewhere in Canada, can also catch on in the provincial market. While Arthur says it “takes meticulous planning and thought to design and build a passive house,” following some rudimentary practices in initial construction can both lower energy costs and increase living comfort. That’s a critical consideration in areas like Saskatchewan that experience varying extremes in climate from January to July.

“The home speaks to me architecturally because it responds to the immediate climate, as well as the site location and orientation,” said Arthur, the founder of Layne Arthur Architecture Ltd. The passive house, which will be located on Skinner Crescent, will be built on a 30 centimetre-insulated foundation with main and second floor walls having 43 cm of high-density blown cellulose insulation in the walls and over 76 cm of insulation in attic, creating a R-67 and R-100 value respectively. Specially-imported high-efficiency windows from Europe, placed in a location to “maximize the winter sunlight hours but minimize the summer homes,” will be supported by photovoltaic solar panels on the roof. Excess energy generated by the panels, also eligible for a 20 per cent provincial rebate, will be sold back into SaskPower’s electricity grid, further trimming operating costs.

When venturing outside in the summer, people generally tend to avoid wearing dark colours so they won’t attract too much heat. This is also a practice many homeowners follow when selecting vinyl siding for their home. Intense heat from the sun’s rays can take a toll on the exterior of a home. This can cause panels to distort and fade. Darker colours present an even bigger challenge because they absorb more of the sun’s damaging rays. With designers and industry experts predicting that dark, bold colours will be the most popular for home exteriors in 2016, many homeowners have questioned how they can get the look they’re hoping for without risking damage to their home. 56 | You’re Home FALL 2016

Thanks to Kaycan Ltd. – one of the world’s leading vinyl and aluminum siding and coil producers – they have found their answer. The company is already known for its exclusive Duratron™ Vinyl Formula, including state-of-the-art processes and the highest quality and raw materials. Last year, Kaycan unveiled its Helios™ technology, which provides unique properties and heat resistance capabilities that are ideal for the new dark colour trends for home exteriors. “It’s a game-changing technology when it comes to vinyl,” said Adriano Iezzi, Kaycan’s Manitoba/Saskatchewan regional manager. “It’s like armour for your house, an added layer within your vinyl siding to keep it from fading, to keep its colour, to keep it performing and to keep its shape.” Helios™ thermal diffusion agents protect vinyl siding against distortion caused by heat from the sun. It repels the sun’s rays and keeps the siding cooler to the touch. Vinyl siding is considered to be polyvinyl chloride siding, which means it can expand and contract in the heat. With this technology, there is less expansion and contraction. “The bottom line is that it prolongs the life of the product,” Iezzi said. “With this technology, the siding will be subjected to 20 per cent less heat absorption than the leading product.” The technology will allow homeowners to keep up with the current trends. Iezzi said that Kaycan’s DaVinci line offers the darkest colours in the market. “We introduced one of the industry’s darkest colours called Manor. It’s almost purely black,” he said. “To produce a dark coloured siding that will last a lifetime is a tricky thing to do, which is why many companies opt to go with lighter pastel colours. Our vinyl comes with a lifetime warranty and 25-year warranty on excessive fade for colour.”
Before unveiling the technology, Kaycan’s research and development team aggressively tested dark coloured vinyl siding in laboratories and field tests, in order to combat the problem of distortion and fading caused by the sun’s harmful rays. For one test, Kaycan pointed a heat gun at its vinyl siding at a temperature of 80 degrees Celsius. There was no distortion from the intense heat. To protect colours from fading, Kaycan partnered with a world leader in acrylic technology to develop a process called Colorfast™ to fuse a protective acrylic layer to a vinyl base. The coloured acrylic layer resists the harmful effect of the sun’s ultraviolet rays that cause fading. The vinyl base provides strength and durability for long-term performance. “After only a few months, you can easily see the damage the sun could do to average vinyl siding if it came in a dark colour,” said Iezzi. “It’s easy to see the difference Colorfast™ technology makes.” Besides not having to worry about whether your house is protected from the sun this summer, Iezzi said that there are many other longterm benefits of choosing vinyl siding. “The number one reason is low maintenance,” he said. “Cleaning it is as simple as a spray with a garden hose – no more scraping, caulking and painting your house. With today’s technology, some vinyl sidings look just like wood sidings, even up close. Inc.’s “Blue Goo Crew” strives to seal those hidden openings, extending the life of a house and helping to protect the people inside. If moisture has seeped into the walls of a home, it can lurk there for years, corroding the insulation and threatening the health of those within. “Moisture damage can be quite expensive if it’s not caught, because you usually won’t notice it in a new home for three to five years,” said Garrick Weinmaster, operations manager for Baywest Projects. “It could be leaking into your insulation, and you’d have mold growing and you wouldn’t even know.” Fortunately, Baywest Projects installs a product called Envelope Seal. Resembling a blue goo when it is applied, the substance seals up a home’s window-to-wall interfaces, which the Canadian Mortgage and Housing Corporation has determined are the major contributors to moisture problems in buildings. “It’s a self-sealing elastomeric sealant, so we apply it to the flange and OSB of the opening forming a closed bond, securing your windows and doors from unwanted moisture build up,” Weinmaster said. “No water. No mold. The Blue Goo fortifies your home against long-term damage with a short-term investment, and it cures over in 24 hours. It’s covered up by house wrap, and then they do the siding, so when the house exterior is complete, you’ll never know it’s there.” That hidden protection is a tenacious ally against water damage. “It can adhere to any type of surface. Its elastomeric properties allow it to stretch and move naturally with the building, maintaining a perfect seal over time,” said Weinmaster. “It doesn’t break its seal and remains intact. It’s waterproof — no water can penetrate it.” In addition to guarding against water seepage, Envelope Seal has been employed to reduce the loss of internal temperature due to air flow. “It also helps keep the house efficient, forming a closed bond to the OSB, so there’s less air transfer coming through that opening on the house,” Weinmaster said. “Some of our customers do a four-sided application. We apply our product on all four sides of the window, and, once that’s done, it’s air-

tight. In the summer, you’re not losing cold air coming out, warm air coming in, and vice versa in the winter.” Invented in Edmonton in 1998, Envelope Seal met the demand from home builders in that city for reliable moisture protection. “There’s quite a bit of a difference with the building envelope warranty in Saskatchewan,” said Weinmaster. “A one-year building envelope warranty on a new home says that you’re covered for one year from any water damage on your house when you buy it. Specifically in Edmonton, their new home warranty program is a five-year building envelope warranty, plus an additional two at the permit phase if they want. “We have a five-year warranty on the Blue Goo right now,” Weinmaster said. “Business out there is pretty strong for us, because these builders can hire us to come out there and they’re covered, so, even if there is a water issue – windows and doors being the main part where damage can occur – they’re covered. There’s security there for the homeowner and the home builder.” Although the warranty only specifies five years, Weinmaster expects that Envelope Seal will last much longer. “As long as it’s covered up, I’d say it lasts a lifetime,” he said. “Since its invention in 1998, we’ve had no warranty issues relating to product failure. The product doesn’t fail unless it’s an installer defect.” Baywest Projects came to Regina to help protect Saskatchewan homes in 2009, and it quickly joined the Regina & Region Home Builders’ Association (RRHBA) in 2010. “Obviously, companies with the Association have more credibility to get the word out there,” said Weinmaster. Weinmaster has enjoyed attending several RRHBA events since joining the Association. “It keeps you in the know, and there are some networking opportunities at their functions,” he said. “You meet some people that you talk to on the phone but never see and deal with in the day-to-day operations out in the field. It’s exciting to network and meet with people and see what everyone’s up to. As you drive down the streets of many of Regina’s newest neighbourhoods, it would appear that the size of a lot continues to decrease, while at the same time the size of the home continues to get larger. What forces are creating this dichotomy, which if it continues, must eventually reach a convergent point? For starters, this is a North American trend that began in the 1990s. Floor plans have been growing in most communities across North America for decades. For example, prior to the U.S. housing crash of 2008, the medium square footage for a new single detached home was over 2,600 square feet. In 2015, the medium square footage for a new single detached home was 2,467 square feet. In Canada, it is much more difficult to get a clear picture of the new housing market as Stats Canada and CMHC do not invest in the same level of data as collected by the U.S. Census, U.S Department of Housing and Urban Development and the U.S. Department of Commerce. However, there is antidotal evidence that newly built single detached Canadian homes have tended to be around the 2,200 square foot range. average square footage has never exceeded 2,000 square feet. The density of a city describes how many can live on a hectare of land. It might be surprising to learn that Canadian cities have in fact more density then U.S. cities. Regina is one of the more densely populated cities in Canada. Even with higher densities, the price of a lot in any Canadian city is high and Regina is no exception. It is not just expensive to buy, but to permit, develop and transform into a home site. If a lot is expensive, it is improbable that a home can be built that is more affordable. Through most jurisdictions in North America, one in every four dollars in the cost of a new home goes to local, regional and federal taxes and development fees. The outcome: smaller lots remain one of the last few tactics to keep lots attainable. However, there are a few local governments out there that are the exception to the rule. They ensure that the regulatory processes are flexible and efficient, that development taxes are not cash cows to cover their shortcomings and that there is an ample supply of lots to ensure ground-orientated housing is a real market choice. It is not an easy task to balance square
footage and lot sizes with housing affordability. The community developers and many new home builders in Regina and area have been exceptional in achieving that balance, as they continue to focus on the livability of new homes and new neighbourhoods. I would suggest other cities that are trying to achieve that balance should look at Regina as a working model. Although our new homes are slightly smaller than others around North America, new home builders have ensured that there is efficient use of space to maximize the square footage, while ensuring great design details. Although lot sizes have had to get smaller to keep a reasonable opportunity for an affordable new lot to build upon, those lots are in well-designed livable communities that provide incredible parks and open space, with highly valued amenities for families to enjoy.
