manda Brown encourages creative types who are looking to upgrade their furniture to think outside the box — big-box retailers, that is. “I’m not the same person as 1,000 other people with the same sofa, so why should my furniture be?” asks the furniture upholsterer and owner of Spruce, an Austin, Texas, furniture-redesign studio. She sees potential in outdated, neglected furniture. But before reupholstering a family heirloom, she says, learn the basics of the craft with an inexpensive thriftstore find. A smaller, less time-intensive piece such as an armchair is a great place to begin. “Most people start with something they have — a sofa or something — and that’s a good way to get overwhelmed,” Brown warns. She describes how to refinish a Louis XVI chair among other projects in her book, Spruce: A Step-by-step Gide to Upholstery and Design (Storey, 2013). Eddie Ross, East Coast editor and producer of home design for Better Homes and Gardens magazine, recommends that novices start even simpler: Make a win-

Usually, it’s any new or old piece made with wood rather than particleboard or melamine. Brown suggests picking up the end of a chair or sofa to gauge its weight. Hefty is good. Check the armrests and legs: Are they sturdy or do they wiggle? Woodworking repairs can be costly and difficult. Brown also suggests hunting for the dirtiest, ugliest furniture at garage sales and flea markets. “If the piece looks dirty

I want it as ugly as possible so I get the best price,” says Brown, adding, “it just makes for a much more satisfying ‘before’ and ‘after.’ ” Start the upholstery process with deconstruction, carefully removing fabric, underside dust cover and all parts — batting or foam padding, welting and tack strips — down to the wooden

frame. Take copious pictures of each step to make reassembly easier, and try not to tear the fabric, dust cover or welting (the fabric-covered cords that cover staples, tacks and seams, and lend furniture a finished look); these are your patterns. Stripping fur niture “doesn’t require any skill,” says Brown. “It just requires some brute strength and some hand tools. And it’s so educational when you’re doing it. You really

start to ‘get it’ when you take something apart.” “It’s almost like an operation,” says Ross. A few necessary tools: gloves (to prevent blisters), protective goggles (in case of errant staples or tacks), pliers, staple remover, staple gun and scissors. Brown also uses a pair of sawhorses and clamps to keep her work at waist level during this time-intensive work, protecting her back. “Blisters and backaches and frustration can equal abandonment of a project,” she warns. Her favourite part is textile selection and searching for out-of-the-ordinary fabrics. She’s upholstered furniture with curtain panels, tablecloths and embroidery. She upholstered a dining-

room chair with her mother’s crewel artwork. She’s currently reupholstering two chairs with old quilts. You also can learn more about the upholstery process from YouTube videos and online tutorials. Or lear n hands-on, as Brown did, in a technical or community college classroom. “Really it’s just so exciting to take something that looks bad and make it beautiful again,” she says. “You just have to get to the end. And once you do, you get the bug, and you want to do more.” For beginners, it’s also important to know when to call the professionals for help, says Ross. “A larger piece of furniture takes time and it’s definitely not a weekend project,” he warns. Think accessibility to future-proof your home Stu Niebergall Think of it as your first step to a home in which an eight-year-old and an 88-year-old can live in. Stats Canada recently announced there are slightly more people over the age of 65 in Canada than there are people under 15. This sheds some light on the changing demographics that will begin to influence what’s important to consumers when they are thinking about new home purchases. One of these growing trends is incorporating some aspects of universal design into your new home project. Universal design is another way to look at how the features in your home add comfort and convenience not only for today, and also into the

future as well. Its design is useful and marketable to people with diverse or changing abilities. This approach ensures reach, manipulation and use regardless of the user’s body, size or mobility. This type of home is designed with products and environments to accommodate all people — to the greatest extent possible — without the need for adaptation or specialized design. And the perfect way to incorporate these design features into your life is through the building of a new home. When a home is designed in such a manner, it thoughtfully takes into consideration design ideas that benefit everyone in the home at different ages and stages of life — which is why it is considered to be universal design. Sometimes this can be misunderstood as design that accommodates disabilities. Though this is taken into consideration, it is really about achieving accessibility. Wide entrances that accommodate a wheelchair also make it a lot

easier to manoeuvre a child sleeping in a stroller through the front door. Another example is levered handles on doors. Whether you have some form of arthritis in your hands, are bringing in groceries, or are a young child with small hands, levered door handles are easier to open. Inside the home, accessibility is enhanced when there is one-level construction with no sunken rooms or steps. Non-slip floors in the front entrance and bathrooms, combined with good lighting, and light switches and electrical outlets that are not too high or too low, are easy and inexpensive adaptations. An open plan design minimizes hallways and doorways and therefore maximizes mobility and sight lines. If you need a hallway, make sure it is wider, and in the living/ dining/family room ensure there is enough turning space for a wheelchair. Outside the home, well-lit walkways and as few steps as possible to

enter the home are potential ways to improve accessibility. In our weather conditions, this is safer when it’s wet or icy, easier to clear snow, ice and leaves — and repairs are simpler and less expensive. In addition, covered entranceways and easy-to-operate door locks, like push pads or fingerprint identification rather than keys, should be considered. Low-maintenance vegetation and raised planters and flower beds can add outdoor style and make the yard easier to maintain years into the future. Including the option to age in place into the initial design of your newly built home can have significant benefits and save money down the road. This, in part, is why mature home buyers are finding these design principles so attractive when moving from an older home into a new home. I am not suggesting an existing home cannot have many of these universal design principles incorporated into the home through

renovations. This can be done, though it may be costly to make the changes that will accommodate your needs when you are older. But if you are thinking of building a new home and want to “future-proof ” your home, we suggest you plan ahead and talk to your builder about getting the right features and products included right from the outset. This will allow you to build a home that is retirementready. Building a home that is retirement-ready, that can accommodate mobility challenges if necessary, can save you a considerable amount of money later on. It also adds to the comfort, convenience and safety of your home today. One thing we are anticipating is that as baby boomers continue to age, demand for more accessibility in home design will only rise. Universal design is a practical leap forward in the evolution of residential home design and home building that can accommodate this demand.

Build a lasting relationship with the right contractor questions you ask, the better. Get to know them, their capabilities and limits. And part of that process is getting to know the people they’re affiliated with. You know the saying, you can tell who a person is by looking at their friends? Well, the same goes for contractors.

Years ago, when homeowners were faced with a renovation or repair — didn’t matter what it was — their first instinct was to call the one contractor they knew and trusted. Unfortunately, you don’t see that kind of relationship between homeowners and contractors anymore, but this is the kind of relationship you want to be looking for. It shouldn’t be any different from the relationship you have with your doctor or dentist, where they get to know you, your needs and your history to help you make better decisions for you, your home and your future. And building that kind of relationship with the right contractor is a lot like dating. It comes down to trust, because you need to be able to trust this person’s advice for everything. This is why the homeownercontractor relationship is so impor tant. Is the contractor qualified enough to give you (a) the advice you need, (b) all the right people you need, and (c) do they know how to execute it all? There’s going to be a learning curve. You must get to know the person that you’re possibly going to have a relationship with:

1. Ask the right ques­tions

You want to understand your contractor’s limits, in terms of their expertise and skills, by asking the right questions. For example, how long have they been in the business for? Do they know an HVAC guy? Do they work with licensed electricians? The more

A really good contractor is going to tell you, “Well, I don’t know about that, but I know someone who does.” The right general contractor should be able to get you every single person you need to get any job done right, from licensed electricians and plumbers to architects and engineers. Because the truth is even redoing a kitchen will take many trades. Odds are it’s old — the electrical is old, the plumbing is old — and by just changing a few things, like the cabinets, it may not meet code.

3. Good contractors want to teach

The only way you can tell if contractors are good is if they explain everything. You can test them by saying that you’re thinking about doing your kitchen or finishing your basement ... What do you need to know? A good contractor is going to say, “First, we need to contact your local building department to know what’s code and what’s not; what we do and what permits we need, etc.” They will explain in detail what you need to do, rather than just say, “Oh, that job will cost you $50,000 or $20,000.” That’s not enough of an explanation. You need to look for the teacher.

4. Take your time

Finding the right contractor is like finding the right partner. And once you think you’ve found that right person, you want to start building that trust. That’s key. If you can do that, you can call that person today, tomorrow, 10 years from now, even 20 years from now.

Will investing in an organizer help the spaces look more spacious, or should we think about renovating a room or two to increase our closets’ size? A: While some buyers sift through drawers because they’re nosy, Bosley Real Estate broker Ryan Roberts says most people actually dig into cupboards for a very practical reason: They want to know whether it’s realistic to think their stuff will fit in the space. “I find that when buyers see an organized closet it calms their minds and allows them permission to say ‘Yes, I can see myself living here in a similar manner.’ If the closet is overflowing, the buyer will assume they won’t have enough room.” Naturally then, the first thing cupboard-cramming home sellers should do is purge their space of excess items: clothes, shoes, beauty products, unused tech toys, the works. ed a picture of a stunning blue wall in a hallway. I would love to see that photo in a bigger way, but I’d also like for you to expand on how you made this wall. My husband and I are thinking of doing something similar. First off, that blue! What’s the name of the blue and by who? Secondly, how do you finish the boards to meet the existing baseboards? How is it attached to the walls, with nails or glue? And can you tell me the difference

between this wall covering and beadboard or wainscotting?

to of the hallway that leads to the front door. My team and I wanted to use architectural detailing to create a knock-your-socks-off entryway. The easiest way to do this was with panelling. We removed the tiny twoand-a-half-inch baseboards and added new five-inch ones. The new baseboards in the photo above have a bevel with the same depth as the flat stock panelling on the wall. The panelling is pre-primed MDF and the baseboards are solid wood. Your panelled wall will look best if you have meaty baseboards. If you already have substantial baseboards in your home, you can save them by pulling them off temporarily, and tucking a piece of MDF or wood that’s

the same thickness as your panelling behind your baseboards so they end up deeper than the panelling itself. If the panelling sticks out more than the baseboards, it will look odd and unfinished. But before you start attaching anything to your walls, make sure you have a plan that takes into consideration how the panelling will look beside door frames and windows. This project should not be attempted as a DIY unless you have serious woodworking skills. If you are confident that you can handle this project, start with a drawing — you can even draw the plan in pencil on your walls. To make the project affordable, we kept the plan simple. Making large squares like the ones on our wall does not require a lot of material. “The key to making a panelled wall look high-end,”

contractor Colin Hunter of 919 Reno says, “is to fill in the gaps with paintable latex caulking.” To answer your question about beadboard, wainscotting, and the panelling in the photo, the difference is style. Wainscotting is panelling that covers the lower part of a room. Beadboard is a row of narrow vertical planks that can cover an entire wall, half the wall or the ceiling. You can buy stock wainscotting and beadboard sheets or go the custom route. And finally, the colour of the walls is Surround Yourself from Para Paints. I can always count on sky blue to be an uplifting colour. I once read that if you’re going through a depression, painting a room pale blue will remind you of the sky and make you feel more connected to the world. Amazing what paint can do!

Plenty of room and ideas for freshening up daughters’ bathroom Jeffrey Fisher National Post Hi Jeffrey: We moved into our house over 10 years ago and, with the exception of updating our kitchen appliances, really haven’t done much in the line of renovations. As our two daughters approach their teen years, we know it’s time to redo the primary bathroom they share (my husband and I have an outdated ensuite off our bedroom). Ideally, we would like a vanity with double sinks but the space only measures 64 inches and we’re afraid that’s too tight. I would love your opinion on this as well as any ideas you might have for creating a timeless bathroom for the girls. Thank you, — Dee Hi Dee: You and your husband win parents-of-theweek for prioritizing the renovation of your daughters’ bathroom over your own. I can’t guarantee I would be as selfless. I always think bathrooms should be approached with a timeless design in mind. It’s not as if you’re going to redo this bathroom again before the girls leave for college. With this in mind, avoid the temptation to use any permanent materials (i.e. tiles, fixtures or cabinetry) that read as cutesy or girlie. If you want to introduce a youthful or feminine element, do so with the addition of artwork, cabinet hardware or even wallpaper (which can be replaced in a few years when the girls have outgrown them). Let’s start by looking at

It has clean lines, it’s classic and efficient and I think you will do well to take a lesson in bathroom renos from Michael Hicks. I assume your bathroom has a bathtub that you will either keep or replace. If a tub is not a priority, the space provided by removing it allows for a generous walk-in shower. I recommend keeping the tub in the floor plan, even if it’s only used a handful of times a year and especially if it’s the only bathtub in the house. Think resale. The room above is 75 inches wide, Hicks says, so by using a 66-inch tub, he was able to create a niche for shelves and keep the existing window looking centred on the wall.

The niche gives this renovation a definite a custom feel (as well as additional storage space). If this idea appeals to you but your bathroom isn’t quite as wide, consider using a 60-inch tub. Note the mosaic tiles on the back wall of the niche: It’s a simple decorative touch that allows you the opportunity to use a tile that you may deem too expensive to use in larger quantities elsewhere in the bathroom. Now to answer your actual question about the amount of space needed for a double vanity. Hicks believes that, depending on your requirements (i.e. the amount of drawer space and counter surface you desire), you can fit a double vanity into a space of 55 to 61 inches. Based on his measurements, you have ample room with your 64 inches. That said, I would advise using a vanity that either floats on the wall or steps back eight to 12 inches at the toe kick so the bathroom appears wider and more spacious than it is. Like Hicks, I often mirror the entire wall above a vanity, extending it across the back of the toilet area as well. It helps to visually open up a small space and, with two daughters getting ready at the same time, it will eliminate arguments over whose turn it is at the mirror. (A word of advice to whomever is installing your light fixture: be careful not to tighten the screws too much or you risk cracking the mirror. I’ve seen it happen, with an electrician doing the actual work, on more than one occasion.) Another finishing detail worthy of using in your

renovation is extending the countertop over the toilet tank. Referred to as a banjo countertop, the additional space will come in handy. Just remember to allot

enough space for the top of the toilet tank to be removed. I hope I’ve provided you more than enough inspiration for your daughters’ bathroom. Maybe enough to
