How to make a tiny house seem bigger

Don’t divide the space, make one room great JULIA CASWELL DAITCH THE WASHINGTON POST I love the tiny house movement. I love the efficiency of it. I love the flexible use of space. I love the things that fold out from the wall, and who doesn’t love miniature things — so cute! But when I think about it for my lifestyle, it would be darling — for about the first week. Then, after tripping over my family during that week, I’d start thinking about an addition or maybe a new house. When I was in architecture school, I had a professor by the name of Kaya Arikoglu. He would say, “You can’t afford the mansion, but you might be able to afford one room of that mansion.” I love that philosophy — it really works, and I have used it over and over again throughout my architectural career. About 14 years ago, I designed our vacation home on a pretty tight budget and I used this phi-

losophy. Yes, I had to make sacrifices — I couldn’t have the grand kitchen, the palatial bathroom, the separate dining room, the to-diefor master bedroom. I had to make the decision that one room, “the great room,” was the priority. I had to use a simple structure (think barn). You will save a lot of money using a simple structure; fussy bump-outs cost money. Quite simply, that is why barns have always been built that way. They wanted a lot of space — for little money. That’s just what my just-now-named “not-quite-so-tiny house movement” wants to do, too. When I went to a mason to get a bid on my house project, he said, “Why do you want the footprint so small — I’ve built garages bigger than that!” The answer was simple: I didn’t have the money to make it bigger. But I knew it would live large, because I wouldn’t divide the space into little compartments like most home builders do. The enemy of tiny houses is interior separation walls. Yes, it is important to close off the bathroom and maybe the bedroom, but everything else has to share the great space or it won’t be a great space because the budget will be eaten up by all of those rooms. Let’s just say, for argument, that an average dining room is about

14 by 14 feet; a small kitchen is 14 by 10 feet; a small living room is 14 by 16 feet. If you add those all together, you get a room that is 14 by 40 feet — that’s a pretty goodsized palatial room. Height is also really important in making this a truly great space (why the standard ceiling height in this country is 8 feet is a concept I will never understand). Eight feet is OK in small rooms, but when the room expands in plan it needs to expand in height, too (although you don’t need to make it as tall as I made mine.) My “great space” has a sleeping loft above, which is not totally private, but separate enough that it feels pretty secluded from the first floor; a small bathroom and a kitchen to the right of the dining area. The walls of the bathroom and kitchen do not go all the way up, so that you feel like the entire footprint of the house is all one room. The other really effective thing I did to maximize the space was to use lots of windows. By just tearing down a few walls and ceilings (I love reclaiming attic space) and connecting the interior visually with the exterior, one can make a small house live large. Bring spring to your table

Everyone knows I’m not a big fan of people doing work around their home that they are not qualified to do. Leave it to the pros and you should only have to do it once. But getting a professional to do every little thing your home needs can be expensive — I get it. So I’m OK with homeowners trying simple stuff, such as painting, minor caulking, refinishing the deck or doing a backsplash — as long as they do the proper research and learn every detail when it comes to doing the job right. But if something goes wrong, or you’re not happy with the results, what’s the worse that can happen? You hire a pro to fix it. It’s inconvenient, but really, no major harm done. However, when I hear homeowners tell me they do their own electrical, plumbing, or air conditioner repairs — and they are not electricians, plumbers or HVAC pros — I get very, very nervous. Because screw up one of those jobs and you not only jeopardize your entire home, but more importantly, yourself — especially when it comes to electrical work. Not even changing an outlet or light fixture is DIY, partly because if you don’t know what you’re doing you could get seriously hurt, or worse. Even pros run into accidents! Don’t put yourself at risk. Always hire a licensed electrical contractor for all electrical work. This

Make it Right

pro can tell you exactly what type of work your home needs, and either does it themselves or brings in the right electrician to do it. A licensed electrical contractor also knows what’s code, and they will make sure your home’s electrical meets it. Most renovations — bathrooms, kitchens, basements, even some decks — require some type of electrical work. We’re already in full reno season, so if your home hasn’t been looked at by a licensed electrical contractor in the last four years, you should definitely bring one in. The sooner you do this the better, because electrical corrections that might need to be made (and that a building inspector might catch) could delay other trades. The rule is to get your home’s electrical checked every four years; electrical parts wear out, just like everything else, and code gets updated. If you’re considering buying a home that’s 15 years or older, or you’ve already bought one, get it checked by a licensed electrical contractor — especially if it has a finished basement. If the basement is finished, pull the permits on it. If there aren’t any, I would definitely bring in a pro to check it out. And look for warning signs: flickering lights; a burning smell when you use certain outlets; breakers that always trip; fuses that always blow; discoloured

wall outlets; outlets that spark; and outlets or switches that are hot when you touch them. Fixing these problems is more important than any reno project — it should be your top priority. Electrical fires are more common than you think, making up 20 per cent of all fires in Canada. Electrical safety is year round. We can’t let our guards down just because it’s warm outside. For instance, warmer weather means using air conditioners, and too many people have been electrocuted while working on their units. The bottom line is leave all electrical work to the pros.
