In consideration of everyone’s well-being, we are strictly adhering to the HOA and owner’s regulations of a smoke-free and pet-free environment. Also, please remember to be respectful of fellow neighbors by honoring quiet hours, which start at 10:00PM. Thank you for your understanding!
BEFORE YOU LEAVE •
Place final load of dirty dishes in the dishwasher and start it prior to leaving.
•
Place all used kitchen linens (dish towels, dish cloths, hot pad, mitts, etc.), in the washing machine. Do Not start machine.
•
Pull comforters, quilts, and blankets back on all beds so we know that they have been used.
•
Leave all used bath towels and bath mats in a pile in the bathrooms.
•
Remove all garbage from the property, including the garage and dispose of in the garbage bins located throughout the community (usually found at road intersections).
•
If you have moved any items or furniture during your stay, please return them to their original locations.
•
Check everywhere for personal belongings - especially all drawers, closets, cabinets, under furniture, etc. Don’t forget to check wall outlets for chargers - more chargers are left behind than anything else!
•
Be sure to return all amenity passes, garage remotes to the kitchen counter Missing items will incur a fee from $50 - $150 depending on the item.
•
Winter months - turn the thermostat heat down to 65 degrees.
•
Summer months - turn the A/C up to 76 degrees.
•
Close and lock all windows and doors. Please turn off all lights, appliances, and electronics.
•
Text 801.917.4059 as soon as you leave so that we know the property is vacant - include your name and the unit number.

COVID-19 CLEANING PROTOCOLS

Cleaning Guidelines per American Hotel & Lodging Association; in accordance with CDC guidelines: •
Employees will wash hands frequently & use hand sanitizer; if soap/water is not available, alcohol- based sanitizer is recommended (no less than 60% alcohol content).
•
Hand sanitizer dispensers placed at key guest locations throughout lodges (entry/exits, bathrooms, etc).
•
Employees will be required to wear gloves for added protection and will remove/replace between guest interactions.
•
Employees/guests should avoid touching face, mouth, eyes, nose.
•
Signage at key entries/exits throughout lodges for guests: recommended usage of masks, hand sanitizer, symptoms, etc.
•
Signage for employees: signs placed by entries/exits, breakrooms, etc.reminding staff of proper way to wear masks, frequent hand washing, use of gloves, to avoid touching face, how to sneeze properly, etc.
•
Employees will be checked for symptoms prior to each shift; if an employee is exhibiting symptoms of COVID-19 they shall be sent home and remain home until symptom-free and negative COVID-19 test.
•
All employees will receive COVID-19 safety and facility protocol training.
•
Cleaning/disinfecting public/common spaces will be done multiple times per day with an emphasis on high touch areas.
•
Guest rooms will be cleaned/sanitized with an emphasis on high touch surfaces such as but not limited to: light switches, remotes, control panels, door handles/surfaces, handrails, alarm clocks, faucets, toilet seat/ handles, etc.
•
Laundry: dirty linens shall be bagged before leaving each unit to ensure no cross contamination takes place.
•
Shared employee tools/equipment will be disinfected after each shift or prior to a new employee handling the asset.
•
Housekeeping/maintenance staff shall not enter a guest room unless specifically requested or required; in the event of entering a guest occupied unit, the employee will wear all proper PPE.
PROPANE GRILL INSTRUCTIONS 1.
Please use extreme caution when using the propane grill.
2.
Always open the lid prior to lighting the grill.
3.
The grill is to be operated and supervised by an adult at all times.
4.
Ignite and preheat according to instructions on individual model found at your unit.
5.
If igniter switch will not light grill, please use butane lighter (in kitchen drawer) or matches. a.
Open lid before lighting
b.
Turn main propane tank gas valve to “ON”
c.
Insert flame in hole located in grill base (most grill models will have metal match holders available on chain near the hole)
d.
Turn on burner nearest lighter flame
e.
If grill fails to light, turn off burner, wait - then retry steps c. and d.
6.
After grilling, be absolutely certain to immediately turn all knobs to “OFF” and shut off valve on tank. Failure to do so may result in melting knobs, igniter switch, destroying other components, ruining the grill and creating a fire hazard. Any damages due to overheating will incur repair/ replacement charges.
7.
Clean the grill after each use using the grill brush provided. There will be a $25 additional charge to clean the grill if this hasn’t been done.
8.
We expect that each guest may use an hour or so of propane per day during their stay; excessive use of failure to turn the tank valve off will result in rapid depletion of the propane and result in an additional charge.

HOT TUB STRAP & COVER INSTRUCTIONS Please do not open or use the hot tub until you have reviewed both the strap instructions and the spa cover lift instructions. Thank you! Hot tub strap is not locked upon arrival. 1.
Push button in on buckle with thumb or finger until lock lever is released

Feed strap end out the front of the buckle

Pull out slack (don’t tighten yet)
6.
Push down on lock level to close. If lever is hard to close, simultaneously pull with your fingers and push down lever, or open buckle, loosen strap a little, and reclose. It should close easily.
7.
Make sure lever catch is fully engaged. Catch button must protrude outside of buckle approximately ⅛ of an inch, if not protruding, open and reclose. Lock buckle for extra security.
8.
Pull strap to tighten
How to OPEN your spa cover: a. Fold spa cover onto itself. b.
Lift cover to upright position by pulling/pushing up and back on the middle of the spa cover and/or extension arm.
How to CLOSE your spa cover: a. With the spa cover in the upright position, guide the cover down onto the spa slowly. Never allow the spa cover to fall onto the spa shell unassisted, as it can cause damage to your cover and/or spa! b.
Unfold the spa cover off itself and engage the spa cover locks if available.

RULES & REGULATIONS PET POLICY Pets are not permitted on premises at any time unless it is a pre-approved certified service animal. If guests or renters are found to have pets on the premises, they will be fined $200 for the violation and will be required to pay additional cleaning fees. The owner of the unit will be immediately notified if such a violation occurs. Failure of the pet owner to remove the pet within 24 hours will result in additional subsequent fines of $100 per day ($500 maximum fine/month) to the owner of the unit.

For those with pre-approved certified service animals: •
Please pick up any droppings that have been left behind by your pet. You will be fined by the HOA for not cleaning up after your pet.
•
Pets must be on a leash at all times.
•
No pets are allowed in the pool area, clubhouse or exercise facility at any time.
•
If pet disturbs others by barking or in other ways becomes a disturbance, the management committee will send notice to the owner of pet and request that the annoyance be discontinued. If such annoyance is not discontinued and corrected, the management committee may revoke permission to keep the pet at your unit.
•
If a pet shows aggressive behavior or bites anyone, then permission to keep the pet shall be revoked and such pet shall be immediately removed from the property. The pet owner will bear sole responsibility for any liability from a bite, etc., and completely releases the HOA of all responsibility.
BUNK BED GUIDELINES For the units that contain bunk beds, please be aware that bunk beds can be dangerous. Below are some guidelines to follow to ensure that everyone is safe. • Absolutely no horseplay while on bunkbeds. •
Only children over 10 years of age on the top bunk without an adult. Do not allow younger children to climb ladders due to possible fall hazard.
•
Only those in good health on the top bunk.
•
Do not hang any object from the top bunk that could be a choking hazard. (Ex: belt)
•
Use extreme caution when climbing in or out of bed.

VEHICLE & RECREATIONAL VEHICLE PARKING POLICY •
Cascade Townhomes – Vehicles are not allowed to park in the courtyards at any time. If an owner or guest is parked in the courtyard, you will receive a warning from management. If the vehicle continues to park in courtyard, a $25 fine will be assessed to the owner of that vehicle. This fine will increase to $100 for subsequent offenses ($500 maximum fine per month).
•
Parking for the Cascades is allowed in stalls around the complex. The parking stalls in front of the Clubhouse may be used unless the Clubhouse is reserved. Reservations for the Clubhouse will be posted on the Clubhouse door.
•
Recreational vehicles, boats and trailers should be parked at the bottom of the cul-de-sacs of Fox Run Drive, Lakeview Drive and Moose Hollow Dr. No vehicle, trailer, or boat should be continuously parked on-site for more than 5 days without receiving permission from the management committee. No overnight camping is allowed in any vehicle, boat or trailer.
•
Horizon Homes do not have additional guest parking. There is only 1 garage parking stall allowed per unit. Signs indicate what stall is assigned to your unit. If you have additional vehicles, they will need to be parked at Bower Lodge located at 3900 N Wolf Creek Drive, Eden, UT 84310. If your group is utilizing parking spaces at Bower Lodge, kindly notify us at info@ powdermountaingetaways.com and include the make of the car, color, and license plate number.
POOL & SPA RULES •
No pets allowed in the pool area (see Pet Policy).
•
The pool is private property and is for residents, authorized renters and accompanied guests only. NOTE: Authorities are called out for violations and trespassing charges are filed.
•
The Pool may be used between the hours of 8:00AM and 10:00PM only. Violation of hours will also result in authorities being called out and trespassing charges filed.
•
The Sauna and Jacuzzi may be used between the hours of 8:00 am and 10:00pm and is for residents, authorized renters and accompanied guests only.
•
Keep noise to a minimum before 9:00 am and after 9:00 pm.
•
Please shower before use!
•
NO Children under age 14 allowed in the pool area without adult supervision.
•
Clean up after yourself and your guests.
•
Remember your belongings. A lost and found box is located in the management office, but there is no guarantee that your item will be turned in. Unclaimed items will be disposed of after 14 days.
•
Common areas, pool, and spa are the responsibility of Moose Hollow HOA.
•
Community pool and hot tub is only available to lodging guests staying in Cascade or Moose Hollow rentals.
GARBAGE Please remove all garbage from units and dispose of in large dumpsters located throughout the community.

VOLLEYBALL COURT •
The Volleyball court is for owners, renters and guests of owners only and may not be reserved.
•
If others are waiting to use the court, please limit your time to one hour intervals.
•
The Moose Hollow management company will keep a volleyball on hand and may be checked out when the management office is open. A credit card will be kept on file when checking out the volleyball. Once the volleyball is returned, the credit card number will be destroyed. If the ball is not returned, the credit card will be charged $40.00.
MOTORIZED KIDS TOYS, BIKES & SKATEBOARDS Child motorized/electric ride on vehicles such as 4 wheelers, jeeps, motorized scooters, etc are prohibited inside of Moose Hollow or Cascades except on sidewalks and trails. Bikes and skateboards are allowed on the paved roads and trails. Please be courteous of others on trail system. Please use extreme caution and watch for vehicles at all times. Use of these child vehicles will be at your own risk and by so using, you agree to release Moose Hollow of all liability. BARBECUING •
Barbecue grills are NOT allowed on the decks of the condominiums or the townhome units because of fire hazard. Barbecue grills are only allowed on patios or in the designated grilling areas in the common area. Barbecue grills may not be reserved.
•
The barbecue grills located around the common grounds are for the owners and guests of owners use. After barbecuing please clean out the grill and pick up all trash.
FIREWORKS Because of fire hazards, fireworks are NOT allowed in the complex at any time. SMOKING POLICY Due to the known adverse health effects of secondhand smoke, and the fact that secondhand smoke has been defined as a nuisance by the Utah State Legislature, the Committee hereby declared that tobacco smoking, to include e-cigarettes, shall be prohibited inside any “Condominium Unit” and/or in the “Common and Limited Common Areas” out to a distance of 25 feet from the “Building” as defined in the Declaration of the Moose Hollow Condominium Project. These prohibited areas include the condominium unit patios and decks, stairs (indoor and outdoor), stairwells, common entrance areas, the swimming pool area to include both Jacuzzi areas, and the “Clubhouse” and its associated deck and fitness/recreation room. Smoking will not be prohibited when at a minimum of 25 feet away from the areas listed above or when in a designated smoking area which is identified by signage and contains a cigarette butt trash receptacle.

Violation: $200.00 fine Fines will be collected in accordance with the Rules and Regulations as determined by the Management Committee.
MOOSE HOLLOW CLUBHOUSE RESERVING THE CLUBHOUSE •
The Clubhouse can be reserved by calling Brandi Lierd at 801.745.2009.
•
The Clubhouse may be used between the hours of 8:00AM and 10:00PM and is for residents, authorized renters and accompanied guests only. Extended hours may be granted with the permission of management.
•
Access to the clubhouse is by key code. Please obtain code from the management office. (801) 745-2009 or (801) 388-1925.
•
A reservation form must be completed to reserve the clubhouse. The reservation form is available in the management office or on the HOA website.
•
The garage located in the basement of the clubhouse is for HOA maintenance only and is off limits for access.
•
Do not enter the clubhouse during a scheduled event unless you are invited. Let’s give all owners common courtesy and privacy. If you believe any owner is taking advantage of the reservation privilege, please report it to an HOA board member or the management company.
•
If you have an important event, please make sure you schedule it in advance. Whenever there is not a scheduled event, owners are welcome to use the clubhouse during hours of operation. Owners must coordinate the use of the clubhouse with the management office and notify management when they will be finished so an inspection can be completed.
•
There is a camera within the clubhouse. Please do not tamper with the cameras. The cameras are there to help protect the homeowner’s interest. Tampering with cameras will result in forfeiting your right to use the clubhouse and your reservation deposit.

EXERCISE EQUIPMENT & ROOM RULES •
Use of exercise equipment is at your own risk and use thereof constitutes release of liability to the HOA.
•
All children under the age of 16 must be accompanied by an adult.
•
Absolutely NO horseplay or use of equipment for which it is not specifically intended.
•
The Exercise room is available for owners and their guests. Access to facility is through the back doors on the ground floor of the Clubhouse. Lock code is available from the management company and posted on the Moose Hollow website under the owner’s tab.
•
The exercise room may not be reserved.
•
Wipe the equipment before and after use with the towels and disinfectant spray provided.
•
If other homeowners are waiting to use the equipment, limit your usage to one-hour intervals.
•
Be courteous of others.
•

RENTAL SHOP Timberline Summer: Closed Winter: 8:30AM - 5:00PM The Timberline Rental Shop is located at our resort center, next to the Timberline Lodge. The shop features products from DPS, Salomon, The North Face, Burton, Dakine, Killtec, Smith, Dragon, Scott, UVEX, Skull Candy and more. The Timberline shop also offers rentals and repair services. Our rental and demo equipment features Salomon, Lib Tech, Gnu, Bent Metal, DPS, K2, Scott, Burton and Never Summer. A full service ski and snowboard shop is also available, including stone grinding, tune-ups and overnight repairs. Hidden Lake Summer: Thursday 10am-8pm, Friday-Sunday 10am-5pm Winter: Closed The Hidden Lake Bike Shop is located at the top of our resort, next to the Hidden Lake Lodge. The shop features products from Commencal, ION, Skullcandy, and more. The HL Bike Shop will also offer rental and repair services. Our rental fleet bikes consist of the Commencal Clash and the Commencal Clash Junior. A limited-service bike shop is also open for tuneups, adjustment, and repairs. *Summer rentals require 72 hours advance reservation Sundown Summer: Closed Winter: 3:00pm-9:00pm The Sundown Ski Shop is located at the night skiing area on the lower level of Sundown Lodge. Featured in the rental shop are Salomon skis and Burton snowboards. It is in close proximity of the Powder Mountain Snow Sports School.

SNOWMOBILE TOURS Powder Mountain offers 1-to-2 hour guided snowmobile tours around the White Pine/Gertsen area every Saturday and Sunday, conditions permitting. Discover the southernmost aspect of Utah’s largest ski resort via a trail specific snowmobile. The vistas, located around 9,000 ft of elevation, offer views of the Wasatch, Ogden Valley, The Great Salt Lake, and more. The tour includes information about the surrounding topography, ecology, and history. Snacks will be provided as you overlook Utah's gorgeous scenery. $130 - 1st guest + $30 per additional guest. Two tours depart with a max of 6 guests per tour (3 operators and 3 riders). The morning tour begins at 10am and will end around 12pm. The afternoon tour will begin at 1pm and will end around 3pm. Snowmobile operators will need a valid driver's license. Must be 18 years or older to drive. Children old enough to hold on can ride as a passenger. Helmets will be provided. In the Summer, Spring, Fall and Winter we offer many options for you and your family. For all you water lovers, we rent boats from your high end wakeboard & ski boat, to your family style pontoon boat or three person fishing boats. We also rent personal watercraft often called jet skis, wave runners or SeaDoos. If you don’t want a motorized vehicle we do offer kayaks, canoes, pedal boats, water trampolines and more. If you would like to head out into our beautiful mountains in Northern Utah, we offer ATV, Motorcycle and Side by Side/UTV rentals. Our on-site location for snowmobiling at the Monte Cristo Snowmobile Complex offers some of the best groomed trails, mountain meadows and hill climbs in the western United States for snowmobiling.
CROSS COUNTRY SKIING & SNOWSHOEING IN OGDEN While some people view the out-of-doors in wintertime as a harsh adversary, others consider it a time to enjoy the peace and impressive beauty of the snowy landscape. For those people, the Ogden area has several cross country skiing trails that are also suitable for snowshoeing. Try any of the trails below for an exhilarating experience. NORTH FORK PARK From the town of Liberty, take a left fork on Highway 162. The elevations begins at 5,400 feet and ends at 5,900 feet and the length is optional. Use is heavy here and the trek is considered easy to moderate. Snowmobiles are used in the park. LIBERTY TRAILHEAD Take Highway 162 through Liberty to the end. With elevation beginning at 5,400 feet and ending at 6,420, the length of the trail is 13 miles. Use of this area is moderate and difficulty is rated as moderate. Snowmobiles also use the area. MAPLES CAMPGROUND Access here is from the lower parking lot at SnowBasin Ski area. With elevation from 6,360 to 6,700 feet, the length is 3 miles and has moderate use. Difficulty is considered moderate. Snowmobiles are not permitted in this area. GREENPOND Access here is from the upper parking lot at SnowBasin Ski area. The trail is pretty flat with elevation from 6,600 to 6,500 feet. Use is moderate on this 3 mile trek and it is of moderate difficulty. MONTE CRISTO AREA From Huntsville, take Highway 39 to the snowmobile parking area near Ant Flat Rd.. With elevation from 7,200 to 9,000 feet, the length of your trek is optional. The walk is easy to moderate, but there is heavy snowmobile use here.

SOUTH FORK CAMPGROUNDS You can begin skiing in Forest Service campgrounds about 6-10 miles east of Huntsville on Highway 39. The 2.5 mile hike is easy, elevation rising only from 5,200 to 5,250 feet and use is light here. Please respect private property in the area.
MONTE CRISTO SNOWMOBILING & FOUR-WHEELING This area is included in our Hardware Ranch Monte Cristo and Logan Canyon group of snowmobile complexes. Below are some specific items of interest about the trails included in the Monte Cristo Complex. Check with local U.S. Forest Service offices for trail guides and travel maps of ungroomed trails and other areas open to snowmobile use. CURTIS CREEK / ANT FLAT This 63-mile loop offers opportunities for all snowmobilers. The trail is flat and well groomed with generally gentle grades and tremendous views of the Cache Valley. In many areas the trail is lined with tall trees that open to spacious play areas. Several switchbacks provide enough variety to keep everyone interested, without becoming overwhelming. Riders are cautioned about icy conditions in the shaded areas on the north end of Ant Flat Trail. Flat light and ice require snowmobilers to slow down in this area. In addition, the Ant Flat Trail crosses private property throughout much of its length. SINKS TRAIL Heading north from Hardware Ranch, this trail features gradual climbs and falls through the trees. This trail is especially scenic and uncrowded, making it a favorite of local riders. Access to some of the best play and hill climbing areas in the region are via this trail. MILLIE SPRINGS The Millie Springs spur provides access to the complex from the east side of Monte Cristo near Woodruff. This short spur climbs rapidly through a treelined canyon to the Monte Cristo summit and the junction with Curtis Creek Trail. PINEVIEW BOATING & RECREATION AREAS Pineview is located approximately 5 miles from Moose Hollow. Please visit www.fs.usda.gov for updated information on pricing and hours. MARINAS There are two different Marinas to launch your watercrafts: • Port Boat Ramp Marina – On the west side of Pineview • Cemetery Point Marina – Located in the city of Huntsville on the east side of Pineview Watercrafts can be rented right at the Cemetery Point Marina through Club Rec. North (801.614.0500) Reserve in advance – they accept various forms of payment. PICNIC & RECREATIONAL AREAS There are two wonderful day camp/picnic and recreational areas located at Pineview. Both are off of Hwy 166 on the east side of Pineview and have terrific facilities with cement pads, picnic tables, BBQ grates, lots of grass and trees, nice restrooms and water is available from spigots. The beaches are sandy and very pleasant and you can bring your watercraft right up to the beach for easy loading and offloading of passengers. Beach umbrellas, canopies, chairs, and play toys are welcome! • • •
Middle Inlet is a smaller site. Cemetery Point is larger and has more picnic areas. Both of these areas are on a first come, first served basis for the sites.
