You requested access to the following information on behalf of tenants living at Bleach Green Court:“Could CHOICE please provide the information residents are seeking regarding the environmental impacts of the heating system at the facility under the terms of the Environmental Information Regulations 2004? Tenant isn’t using the controls as they were intended, all times within the clock are correct, although the tenant prefers to just turn the heat on and off manually. It would be better and more beneficial to use the time clock as it was intended, allowing the room stat to maintain heat throughout the flat which would prevent the flat becoming cold while also saving money

There is a thermostat in that room (therefore property the radiator will be on full with no TRV not appropriate). adjustment available, so that the stat isn’t compromised by adjustments made to that radiator, this would cause inaccurate readings causing the stat to not operate as it should.

Fusion has ordered a NEW BOARD. It is Boiler fault e124. Had previously replaced both ntc sensors as per technical advise from manufacturer. WO is thought that the “brain of the boiler is still open untill the manufaturer can provide an update. picking up a signal that the boiler is reaching the required temperature” This could be why it’s continually throwing out the E124 code****

Pump on hand. Switched to automatic. Checked both pumps running, no signs of leaks. Checked left hand acv boiler found faulty circulating pump on unit. To isolate, drain down boiler and fit new pump and AAV on top of boiler. To firing and testing. Working fine now

Reset to correct time of day and in the timed mode. Will login to enteliWEB over the next couple of days to see if it is being used differently to what is set.

hot water pressure coming to flat is not great, at night tme Issue was identified and repairs carried out no water at all . all valves etc seem to be open. commercial system. PSO, as per our conversation we believe there may be an issue with the main pressure reducing valve which is on the mains entering the building which is affecting the water pressure throughout the scheme. On this basis we have ordered a replacement valve and are planning to attend this tomorrow to replace. The staff have been advised there will be an interruption to the water supply for a couple of hours tomorrow morning.

Larger radiator installed due to the room being cold, tenant was very pleased and happy with the results

Attended site and replaced faulty panel live indicator lamp Fault was identified and parts replaced on Boilerhouse Panel. (1×240V White LED Indicator lamp) Job Complete. Flue leaking. Found section of flue leaking water at joints outside boilerhouse. John J doyles would need to attend to check and rectify Reports that flues not suitable as ACV units were condensing boilers - double checked that these ACV units are not condensing so flues suitable Checked operation of both boilers and running ok Checked around both boilers for signs of leaks of which there were none Checked all around pipework and found a small weep from a 54mm soldered joint which would need attention by a plumber before developing into anything worse 2nd visit - drain down hot water system could not get secton of pipework removed had to cut out and repipe hot water supply to building new 54 mm lever valve fitted 54mm pipe bends and tee and temp stat refll and test system , need to call back with some special 54mm pipe insulaton foil back

Flue leak was resolved / repaired (condensation within pipe); query whether flu was correct was answered

Works identified on first inspection, completed following second visit

building will need drained down to fix leak at 2 valves / Repairs carried out during servicing works Issues with heating hot water too warm. against wo raised on the 7/1/19 Found main mixing valve stuck in open position. Manually moved back and forth then tested controls. Working fine now, opening and closing with cylon controller. Set back temps on boilers. Heating:- 70 degrees celcius dhw:- 65 degrees celcius. There is also a leak form the dhw pipework in boiler house. Plumber needs to attend. Isolate dhw to building and repair. replaced TRV Repair attended and fault repaired at single radiator

The issue is with Flat C not showing any reading. snagging issues related to meter upgrades Checked and all is wired okay. Possible issue with the meter. Problem with communications on site, all meter's offline. Have started to break network and get meters online. network left split at flat X. Various flats still offline. Need another engineer with steps to narrow down and find fault within the building during another visit. Choice Comments - Faulty heat meter in one flat.
