What Builders Should Consider Before Developing Affordable Houses? Urbanization has increased the demand for affordable houses. Gradually, more people are immigrating to urban areas. Resulting in expansion of slum regions; moreover, it has worsen the housing conditions especially for economically weaker section. Due to high prices of land and way more increase in demand for urban housing units in developed cities, we are encountering marginal lands and congestion issues. The setback our developing nation faces - private developers primarily targeting luxury, high-end and upper-mid housing segment; drifting away from the overall development of the country. On one hand demand for affordable housing increases with increase in development of luxury housing, whereas, supply for affordable homes depreciates. To bridge this gap, developers need to keep in mind some points before they plan their construction for housing projects: 1. Planned Increase in Vertical Construction The pressure on urban land is increasing; therefore we see more vertical developments in congested areas. An opportunity for builders or developers to construct more vertical and earthquake resistant floors to accommodate more LIG or EWS families in affordable houses.
2. Provision Of Basic Amenities As per PM Awas Yojana there are some basic amenities requirements stated directly in the scheme like, 24 hours electricity, decent sanitation conditions, proper water supply and ecofriendly cost reduced construction techniques needs to be followed. Community spaces and facilities such as public parks, hospitals, schools, proper roads and infrastructure facilities should be available either within the project or in the neighborhood. 3. Location Of The Housing Project Affordable houses ought to be in close proximity to commercial spaces, nearer to workplaces, so that residence shouldn’t need to travel too far commuting to their work. It must have good public transportation facilities too. 4. Cost of the House Under Pradhan Mantri Awas Yojna or ‘Housing for All’ scheme affordability implies buying capacity especially of a house buyer of EWS or LIG group. The cost of construction should meet the buying cost, as well as maintenance cost must remain affordable for this particular section.
