Why people chose resale properties over new construction
I. Criteria 1. They wanted to buy a ready to move property at a prime location which is not far off suburb as well as convenient for daily commute destinations like workplace, school etc At such locations, usually there is less scope for new developments and hence resale properties are readily available [ The definition of convenient/ prime location for them • Is has more established neighborhoods, infrastructure and amenities that gives you the ability to walk to neighborhood stores, schools, community centers and places of worship • Greater access to urban transit ]
2. They found that resale properties are typically less expensive on square foot basis than the new construction in same locality
II. Advantages 1. One can check out the facilities beforehand (like Malls, Schools available in Locality and in all probability whether it will be developed) as people are already staying
2. One can inspect the property before buying One can check out construction quality with the help of structural engineer
3. More possibility of price negotiation
4. Clarity on final amount to be paid, No builder or marketing gimmicks, no service tax to be paid
5. Flexible Possession or move-in date 6. One can see whether the building or society is being maintained well or not (RWA) 7. Lower maintenance charges in well established societies than the same in upcoming/new projects 8. One can know neighbors, see their standard of living and their lifestyle 9.
