National Assembly Secures $300M Loan For Staff Housing The National Assembly has secured a loan of $300 million to build about 10,000 housing units on various locations in the Federal Capital Territory for its core staffers, legislative aides and interested general public to own. The project which is spearheaded by the Parliamentary Staff Association of Nigeria (PASAN) but being coordinated by Clerk of the National Assembly, Alhaji Muhammed Ataba Sani-Omolori would build various sizes of the housing units totaling about 10,000 units. Alhaji Sani-Omolori who assumed office on August 15, 2016 after Mr. Salisu Maikasuwa left as Clerk to the National Assembly had vowed to execute the project which has been stalled since the previous legislative period due to financial constraint. Consequently, he recruited Dr Beni G, Goka, a renowned Director for mortgage financing in United States of America as Executive Director of Technical Office Building and Civil Architecture, a new outfit of the National Assembly and charged with responsibility to source the mortgage loan to finance the housing project.

Nigerian goverment will not use imported materials in housing schemes – Fashola The Minister of Power, Works and Housing, Babatunde Fashola, on Tuesday said the Nigerian government would not use imported materials in its housing schemes.Mr. Fashola said this at the Real Estate Investment Trust, REIT, Conference, held at the Exchange House in Lagos. Represented by a former finance commissioner in Lagos State, Ayo Gbeleyi, the minister said the decision was part of the government’s efforts to help small businesses in the housing industry grow. According to Mr. Fashola, the government’s plan for sustainable supply through its housing scheme is to standardise designs and industrialise production, noting that it would help diversify the economy. “By standardizing fittings such as doors, windows, roofing sheets, tiles and other components, it allows us to use these standards to stimulate local mass production of fittings and finishing to meet the demands of mass housing,” the minister said. “We have as such resolved not to use imported materials in our housing schemes, where there are local alternatives”.

Construction of 2,000 Houses in 33 States for Average Nigerians Almost Complete Babatunde Raji Fashola, the Minister of Housing, Power and Works has disclosed that the ministry is currently constructing about 2,000 pilot scheme housing units in 33 States. According to him, beneficiaries of the houses will be in the grade bracket of level 8 – 14 in both private and public sectors. A grade 8 employee in government receives a salary of about N80,000 per Fashola also revealed that the Minister of State, Mustapha Baba Shehuri, had undergone inspection tour of houses under construction in the 33 States and expressed satisfaction at the work done so far, adding that some of the housing constructions are at the roofing and lintel stages. With experience spanning from Skidmore Owing & Merril’s LLP London and the Office of Metropolitan Architecture Rotterdam, she suggests the key things you need to know before doing business with your architect.

ASK ABOUT THEIR PREVIOUS WORKS AND THEIR STYLE Either they have worked on many projects or not, you need to have a good knowledge of where your architect is coming from. Also, watch out for their style. A good architect should have a style which should be consistent. The style is dependent on the typology of building. If I see a Segun Abiodun building, I will know it’s his. Or a Patrick Waheed project. They tend to use a lot of black, plainer lines and interesting side windows that are unusual. As an individual or organisation, you need to know what you want. If you want something contemporary, you can go to Patrick Waheed or CMDA because we do clean, plainer lines.

FIND OUT THEIR PROFESSIONAL APPROACH How is your architect’s approach to work? This shows their maturity and intellectual ability. There are situations in which you meet architects who are new in practice. Some might be great designers but will not be able to deliver. It’s not enough to see a pretty 3D. How will they take it from that to a final building? That person might be able to get the finished work done and supervise till the end. It’s important to source your architect out at every stage.

REQUEST THE KIND OF MATERIALS THAT THEY USE Regarding finishing, clients have standardized taste. Some go for marble, some for tiles. Are you thinking about the environment? Do you want something economically sustainable? In terms of building maintenance, are you going to keep painting? Certain materials might initially be high cost, but cost effective long term. These are questions you can ask your architect. .

If they don’t have staff strength, they may not be able to deal with the immediacy of the project which will be frustrating for the client. The architect who has an office structure might be more expensive but you’re more likely to get your desired result. Especially for corporate organisations, you may want to visit the office of the architect.

Architects in Nigeria, must be registered. I can’t practice in the US because I’m not registered there. Architecture deals with contractors. You do not want to engage quacks. A registered architect has indemnity insurance which helps to protect the client. In case there’s a mistake, the insurance company can pay for the damage incurred. This particular inquiry is the most important.

SPIRIAL STAIRCASE Design for Safety

ecently, I helped my neighbour’s mum with her big bag up a flight of windy or spiral staircase. Spiral staircases add an aesthetic presence to any building be it indoor or outdoor. Most palaces and Victorian homes would boast of a windy or spiral staircase, usually massive. However, as a physiotherapist, my neighbour’s mum’s staircase got me thinking. What was the original intent of the designer? Did the architectural design initially have this or was it an afterthought? I’m sure you are asking- What is the business of a physiotherapist with a building design anyway? To answer your question, physiotherapists are trained to adapt home environments to suit the needs of their clients, when and if need be. People who have suffered a stroke with residual paralysis for example, will need help navigating their way around the house. Structures built just for aesthetics alone will sometimes have to give way to modified or entirely new structures to aid mobility within the house. A classic case will be this spiral staircase, that was poorly designed. Any staircase that is too steep will cause an over-extension of the spine – which may cause problems such as back pain and disfigurement of the spinal cord. It may cause muscle imbalance around the spine because the muscles will try to overcompensate for the poor alignment caused by the effect of the poorly designed staircase. I believe we have building codes and standards for a reason. If there ever was an assessment of the layout of this staircase in question, it would have failed – woefully. I am an agile adult female who has good footing and balance, but my footwork would fail me if I had climbed that staircase without extra caution.

Now imagine an elderly female with a big luggage going up that same flight of steps? For the elderly, postural imbalance could be a major problem. There may exist difficulties in walking. Spiral staircases which are very steep and have narrow steps, may pose a challenge to someone who has postural imbalance. Going up a flight of stairs, is an uphill task. This is because, falls among the elderly could be fatal. A climb can be more comfortable if allowance is made for wider steps, if step-height is appropriate and sturdy railings are planned into the design of the spiral staircase. Also, the staircase could double as an aerobic equipment, helping to promote bone health, heart health and improving sense of well-being. Emphasis should be placed on finishing as well – as sharp edges and uneven surfaces on a spiral staircase pose as mobility hazards. For the not so elderly, minute injuries to your spine is accumulative. This means, it may not bother you now, however, it may present itself later. What can you do? Asides adjusting the home environment, your physiotherapist can prescribe series of treatment modalities ranging from back stretches, strengthening and stabilization exercises to back care (postural education). Also, depending on the severity of the condition, some orthotics devices may be recommended to aid care. Building ethics and codes should be properly followed and adequately supervised. I would imagine that when choosing your new home, apartment or condo - consideration for safety will be high on your list as safety begins at home.

1. Choose a lamp shade that compliments the color of your space. For a subtle approach, use neutral tones in lamp shade colors. 2. Always choose a shade that’s two-thirds the height of the base. Also make sure the shade doesn’t expose any of the hardware underneath. 3. When choosing a lampshade, bear in mind the shape of the base. A round shape will look better with a round base and so also will a square shade look better with a square base.

4. When it comes to width, know that the widest part of your lampshade should be at least a half inch wider on each side than the widest point of the base. But make sure the shade doesn’t extend beyond the table top it will be placed on as you don’t want to crash into it every time you walk by. 5. Don’t forget to look at the space your lamp will go into. It would be unwise to put a big table lamp on a small bedside table, thereby making it uncomfortable to get in and out of bed.

The Buying Procedure Does it entail a difficult process to purchase a property in the US? The answer is no.
