With contemporary features and yet a traditional style throughout, Tim and his family has done a fantastic job of making Cranhill House in Billesdon a beautiful home whilst maintaining a very high quality in the fittings and fixtures. We love the theme throughout, and the kitchen and mezzanine sitting room with feature window just makes this property a little more unique...
If you’re looking for a property with the wow factor, we present Cranhill House in Billesdon! It features six bedrooms, a cinema room, gym, tennis court, triple garage and over 12 acres of land. This magnificent house is full of history and was originally built for a branch of the Spencer-Churchill family, whose crest appears on the front of the house, dated 1893. It was originally part of a larger estate. Historically there were strong connections with neighbouring Rolleston Hall, as the owners were brother and sister. In recent years, Cranhill House has been looked after for the past seven years by Tim Maxted, the former High Sheriff of Leices
tershire and local business owner, and his family. They have completed an extensive renovation on the original house with help from local heritage builders Crewyard based at Gunthorpe Hall. The family chose to keep the original integrity and character of the home, whilst adding the latest kitchen and bathroom fittings. The property now offers 9,500 square feet of renovated and extended accommodation, with five reception rooms, six bedrooms, four bathrooms, a garage block, cinema and annex. The blending of old and new is a theme throughout the property. “I was initially drawn to the house due to it’s beautiful, rural location,” says Tim. “The property is close to some great independent schools and Market Harborough’s train station with regular trains to London isn’t far.
The amount of living space was another big draw for us including the large kitchen area with its huge feature window, together with the great facilities of tennis courts, gym and cinema. Despite its size the house breaks down into some great family areas. The separate guest flat is also really useful.” “I love the drawing room and it is definitely my favorite room in the house. It can easily be closed off when not in use, but on a winter’s night with the fire lit it is a fantastic space - either on your own or to entertain friends. It’s a large room which makes it a great space for parties.”
The kitchen has a full height cathedral-like ceiling with a minstrel’s gallery above, and is essentially divided into two sections; the kitchen and dining area and the living area.
Fully fitted with an extensive range of hand painted wooden fronted units with chrome fittings, the kitchen has a central island, Lacanche range cooker, Siemens oven, and a double height window introducing light to the kitchen and mezzanine above, whilst giving views over the open countryside.
The marble tiled floor continues through to the living area, where a reclaimed brick chimney breast with inset wood burning
stove creates a stunning centerpiece before the deep curving bay window and french doors open out to the terrace beyond. There is also a separate sitting room, dining room and study, all with minister style, open fireplaces in marble or limestone to keep within the history of the property. “Fortunately, I was able to use specialist heritage stonemasons to create a series of feature fireplaces whilst adding a little of my own history to the house as they each feature my own crest.” The main bedroom comprises a large bedroom with en-suite shower room, two dressing rooms, and further dressing area, leading to the mezzanine sitting area with full height windows over the Rolleston Estate to the rear.
The 12 acres of land the property sits on features a wide array of outdoor spaces including a garden full of ornamental shrubs, plants and trees. “I was lucky that a previous owner had extensively landscaped the grounds and now the gardens have reached full maturity. They look beautiful in all seasons but require hardly any maintenance beyond cutting the lawns. The small wood and the paddock are lovely to walk the dog through and my two sons really enjoyed outdoor adventures and den building there.” “The tennis court was also useful - especially when the boys were younger and learning to ride their bikes or play football. I’m not sure much tennis was played on it though!” Cranhill House is in the tranquil village of Billesdon, just over the Rutland border, with easy access to Rutland Water.
