WELCOME ...officially to autumn. By far my favourite season, I just love seeing all the new homeware collections hitting the high street and online, I can start swapping my summer accessories over to chunky throws, thicker duvets and cushions in rich russet shades – plus, a seasonal refresh is the perfect excuse for a little shopping! It’s also at this time of year I become more aware of my windows – not the panes of glass, which I’m forever cleaning during the summer months, but the actual treatments. Sometimes simply changing a curtain pole or adding a new trim can transform a room, so turn to p87 for our round-up of the latest blinds, curtains and shutters. Celebrate the change of season by carving, painting, eating and decorating with spooktacular squashes and pumpkins
HALLOWEEN Party food
TWICE-BAKED PUMPKIN 1. Slice the top quarter off a 2kg pumpkin, scoop out the seeds and discard. Brush inside with 1tbsp olive oil and bake at Gas mark 6, 200°C (fan 180°C) for 30 mins. 2. Meanwhile, put 125g bulgur wheat in a heatproof bowl with 300ml hot vegetable stock. Cover for 20 mins, then drain well. 3. Fry a chopped onion for 1 min before adding 3 cloves of finely-chopped garlic. Cook for 2-3 mins until softened. Stir the onion mixture, 90g of cubed goat’s cheese, a small bunch of chopped flat-leaf parsley and a handful of chopped chives into the bulgur wheat then season well. 4. Reduce the oven temperature to Gas mark 4, 180°C (fan 160°C). Spoon the mixture into the pumpkin and top with 10g crumbled goat’s cheese. Cook for a further 30 mins or until golden. Keep a caddy by your kitchen sink for vegetable peelings, coffee grounds, plastic-free tea bags and crushed eggshells, then empty into a compost bin that sits directly on the soil, allowing worms to enter. 2. Layer food waste with plant clippings and grass, and add brown cardboard, egg boxes, paper and fallen leaves at regular intervals to provide fibre and carbon, and allow air pockets to form. 3. When it’s formed a dark brown soil-like layer at the bottom of the bin, your compost is ready. Speed up the process by turning with a garden fork.

What is the last account you followed on Instagram? I just love @_basketclub_, which is a wonderful collective of designers who have a brief every two weeks to weave a basket based on an emoji! Where is your favourite place to visit for inspiration? It has to be Lake Retba, or Lac Rose as it is known by the locals, which is about 40km north of Dakar in Senegal. It is a beautiful, peaceful place with breathtaking vivid pink water due to its high salt content. What’s next on your interior shopping list? ess and Graham Penrose had already viewed 12 unsuitable properties when they came across a tired looking student house. ‘All the rooms had desks and beds in them, including the downstairs reception rooms, and the carpets were soaked in vodka!,’ Jess recalls. ‘There was also an old scullery that served as a corridor through to a tiny rear kitchen. It was damp and smelly with lino flooring and a tiny window, but we could see its potential.’ With two lively sons, the family had outgrown their previous home and were desperate for more space. ‘A Victorian terrace had always been the dream house for me, and this felt like a project we could add value to,’ she says. ‘There were no structural issues, it was just an ugly mess, which had put a lot of people off.’ Although Jess was keen to take on the project, Graham was not convinced until they spoke to some of the neighbours, who told them all about the annual

‘A Victorian terrace has always been the dream, and this was a project we felt we could add value to’ Snug Jess has made this space even cosier by installing a wood burner, adding new tiles from Topps Tiles for the hearth and Farrow & Ball’s Brinjal to the walls. ‘The shelves are made from reclaimed wood from Newcastle Wood Recycling in Byker,’ says Jess. ‘I just fell in love with their dark colour‘ street party and made them feel welcome. ‘They all invited us in to show us how they’d renovated their own homes, which gave us loads of ideas,’ says Jess. ‘We could see it was a lovely little community.’ One of the rooms that set their hearts racing during the viewing was the light and spacious main bedroom at the front. ‘In our first house we didn’t get around to doing our bedroom until we came to sell it, so this time I was determined to do it first,’ explains Jess. ‘I wanted an oasis of calm to escape to while the rest of the work was ongoing, so we sanded the floorboards ourselves and painted the walls dark grey, which the room could take with three windows as it’s so light.’
Jess soon discovered the large proportions and high ceilings of a Victorian house suited her style much more that her previous home, with the spacious rooms ideal for the couple’s larger pieces of furniture. They ripped up the old sticky carpets and contacted Newcastle Flooring Company to sand all the floors downstairs. ‘There was such a lot to do, so we decided to bring in the professionals and they did a great job,’ says Jess. Five months after moving in, they turned their attention to the house’s biggest Achilles heel – the cramped two-metre square kitchen. Luckily the couple’s past experience of knocking through rooms in their previous home stood them

Living room This room is full of great secondhand finds, including a Swedish floor lamp, worth around £700, which Jess picked up for just £70 at a local auction house. After taking an upholstery course, Jess re-covered the Chesterfield sofa she’d found for £40 on Ebay in blue velvet and, inspired by a contortion artist friend, made a disco ball bike helmet for each of her boys

in good stead. ‘We decided to remove the wall into the narrow dining room and extend out by a metre,’ explains Jess. ‘Now it’s one big space where we spend most of our time, with three skylights above and bi-fold doors right across the rear.’ As the design was fairly straightforward, engineer Graham asked an architectural technician at work to do the drawings. Then a friend recommended ACT Construction who were able to get the job done within the couple’s £30,000 budget. ‘They promised to complete the work in six weeks, which really appealed with two small children!’ says Jess. ‘We camped out in the spare bedroom and plumbed the dishwasher into the bathroom during the build, and left the house for the day when they had to install two huge girders.’ Although the project ended up running over slightly into a seventh week, Jess has nothing but praise for the builders. ‘They did everything except fit the kitchen, which we did ourselves,’ she says. ‘They really did do a great job at incredible speed.’

The last room to be refurbished was the badly designed bathroom. ‘The cast-iron bath used to run under the window with a big airing cupboard behind the door and a sink as soon as you walked in, so you could never fit more than one person in,’ recalls Jess. ‘Ripping out the cupboard, flipping the bath around and moving the sink to the window wall has made the layout work much better. You can actually walk in and out of the room now without having to curve around things!’ Despite it being a small space, Jess has managed to pull off a bold pink and black colour scheme in here. ‘Graham thought I was mad when I suggested pink tiles that I’d seen on Pinterest,’ she says. ‘I painted the walls and ceiling black first, which looked completely insane. However once the tiles were in it looked great – and Graham loves it, too.’ Experimenting with décor has certainly allowed Jess’s personal style to evolve and flourish over the past few years. ‘Our first house was magnolia all the way through, so we’ve been much braver about using dramatic colours this time, and I’ve learned more about textiles,’ she says. ‘Your home has got to reflect who you are. I’m not a big fan of the current Mid-century look, and I’ve realised my own style is more bohemian with

touches of Scandinavian and industrial – I’m definitely not a minimalist! I like old battered things teamed with classic designs, artwork and plenty of plants.’ Vintage pieces often find their way into Jess’s home as she runs a secondhand furniture shop called Nothing New Interiors. And she’s also a dab hand at upcycling: ‘I’m big on sustainability so the only new things in the house are the dining table, kitchen units, bathroom tiles and our bed,’ she says. ‘Everything else is vintage or secondhand from Ebay, Facebook marketplace or charity shops.’ Renovating the house has only served to heighten Jess’s enthusiasm for interiors further, and she has
now opened a store called Flea Circus in Newcastle’s Ouseburn district with business partner Jim Gregory, of fellow local company Etch Interiors. The location houses 35 independent vintage businesses all under one roof selling everything from comics, books and vinyl to interiors, jewellery and plants. ‘I’m lucky that I love my job so much, and it’s great to see all the other businesses flourishing here, too,’ she says. Having revamped every room in their home, Jess admits she now has itchy feet. ‘I’m in two minds about either moving house or tackling a loft conversion,’ she says. ‘Whatever happens, I’m looking forward to trying different things and experimenting even more.’

hen it came to upgrading their family home in London, Kal and Massimo di Paola knew that a little imagination would be required in order to tick all their boxes. ‘We only had a certain amount of budget,’ recalls Kal, ‘and nothing was coming in at the right price in a neighbourhood we wanted to live in.’ Renting in central London at the time, the couple had been focusing on areas such as Shepherd’s Bush, Chiswick and Ealing, but soon realised that looking beyond their current postcode might be the key to success. ‘Moving a little further out and taking on a ‘project’ was definitely the best option to achieve a decent-sized family home,’ explains Kal. ‘We had viewed 37 properties at this point, and as our son Joshan was only a baby at the time, we were beginning to feel a little desperate! But when we walked into this maisonette in Acton, with its amazing

high ceilings and good-sized rooms, we both saw its potential immediately.’ As the couple weren’t familar with this West London neighbourhood at all, Kal and Massimo spent time walking around the area, and liked what they saw. ‘It has a really diverse, creative community, and the high street has a very village-y feel to it.’ As for the property itself, unused loft space in the sloping dormer roof meant that by lowering the ceiling of

the first floor, the couple would then be able to add three additional rooms to the flat, creating new space for an office, family bathroom and third bedroom. Kal and Massimo didn’t have the funds to start the building work immediately, so the first years living in their new home were spent envisioning how they wanted the spaces to eventually look and feel when they could renovate and redecorate. ‘It is so important to have a basic plan, but to be flexible,’ says Kal. ‘Things

don’t always look how you imagine once they are in the room, so living in a space before you do too much to it means you can see where the light comes in, and where you like to gravitate and spend the most time.’ As neither are from London – Kal is from Huddersfield and Massimo from Milan – it was also important to create a home where family and friends
could visit, gather and stay over. ‘We wanted a large open-plan area for entertaining, a guest bedroom and a bigger, more relaxing bathroom,’ she says. Creating mood boards, the couple took inspiration from Instagram and Pinterest, boutique hotels and Airbnbs they’d come across on their travels, as well as their own experience; Kal had previously spent

ten years growing her own fashion label, so styling her interiors is something that came naturally. ‘At this point in my life I often imagined how I might use these ideas in my own home one day,’ she says. ‘The styling makes a lot of the difference – and leaving budget for the finishing touches is a must.’ Working with a palette of soothing greys, warm pinks and monochrome, teamed with natural wood tones throughout, Kal and Massimo both agree that the ideas for each room in their home came together organically. ‘I had already collected certain objects and pieces that set the tone,’ explains Kal. ‘For example, I love the black 1950s dressing table I bought from a vintage market, as it just makes the guest room.’ Similarly, the F chairs by Stefan Diez for Thonet, which the couple picked up at a snip from a friend who was closing a restaurant, dictated the scheme for the dining area.

‘I’ve also always wanted a floodlit monochrome working space, so our study area is a dream come true for me,’ adds Kal. ‘I had a picture just like this saved on my Pinterest board for years.’ The project was completed within six months, and while there were challenges at times, having a home that now enhances the family’s lives as it does makes the wait all the more worthwhile. ‘I’ve definitely caught the interiors bug,’ admits Kal. ‘Designing your home is a bit like designing your life – the first obvious step is knowing what you want. After that you just have to work out how to get there.’

ack in 2015, self-described ‘serial renovators’ Beth Dadswell and her partner Andrew Wilbourne spent their life savings on a derelict Victorian dairy in Herne Hill, south London. With its peeling paint, rusting metal and crumbling brick walls, their home-to-be had definitely seen better days. But for this creative couple these imperfections were the very features that appealed to them, and they were keen to preserve and celebrate as many as they could in the blueprint of their new family home.
Interior designer Beth and graphic designer Andrew had previously bought and sold five properties in London. ‘They had all been traditional Victorian flats or houses and we got itchy feet every few years,’ explains Beth. ‘So this last time we decided to do something totally different.’ The couple had been looking for the right property for more than a year, and were still on the hunt the day they were working on a fashion shoot in a Herne Hill café. ‘We saw a For Sale sign on these big, blue industrial gates, peeked through the crack and thought, “this looks amazing”,’ recalls

Beth. Behind the gates was a courtyard with steel girders and a plastic roof overhead, in front of a brick building that had more or less been a giant refrigerator when the site was used as a dairy. The dilapidated space came complete with switches, gauges, remnants of machinery and other indicators of its past life: it was love at first sight. The previous owner had been refused planning for a much larger conversion, so when the couple put in their offer, it was on the condition that the seller waited until planning permission was granted for a more modest design – two rear bedrooms upstairs, three bathrooms, a study, and an open-plan kitchen and living space at the front – slightly more snug than their previous Victorian home, but a compromise they were happy to make. Out front, the steel girders would remain as a kind of industrial pergola over an urban garden with vertical planting – an ode to the couple’s love of secret courtyards in French townhouses. ‘We didn’t come in to this project thinking, “let’s make this a Parisian

courtyard”, but I love the ambience there, with things tucked away, which is definitely the sense you get here because you can’t see anything from the road,’ says Beth. The couple sketched out their ideas before enlisting friend and architect Takero Shimazaki to create drawings to submit for planning. A small extension to the front would house the living, dining and kitchen area, with the back to be divided into a hall, study and second courtyard, created by punching a hole through the roof on one side. The entire structure needed gutting throughout, with new electrics, windows, roof, insulation, floors – the works. So while waiting for approval, Beth and Andrew put the build team together. ‘We knew what we had to spend, so worked really hard to get the best people at the right prices, and sourced cheaper alternatives to premium materials.’ Instead of cladding the roof with zinc, they found a supplier for steel panels normally used on aircraft hangars. would have cost £10,000, the couple used Pandomo, a thin layer of material over the existing floor, which gives the same effect. Such savings meant more could be spent on show-stopping features like the bespoke industrial doors and front windows, which were well worth the £20,000 cost. The transformation took almost a year to complete, and the journey was even filmed for an episode of Channel Four’s Grand Designs. ‘Most of our friends couldn’t see how we were going to make it work,’ says Beth. ‘It was hard to imagine how this derelict building would ever be a nice house.’ When the builders stripped out the dairy, the pair pulled old doors, gutters, metal downpipes and bits of aged metal out of the skip. ‘We wanted to retain the quirkier elements that we knew we’d reuse,’ says Beth. Andrew fashioned pieces of reinforcing steel into an outdoor chandelier, and made garden furniture using old scaffolding planks to include as many original features as possible, though compromises were inevitable. For example, some of the timber joists had to be

reinforced with metal plates and coated with fire-resistant paint, and most of the original bricks needed damp-proofing so had to be covered up. The interior design – a mix of contemporary furniture, dark metals, plaster pink walls, grey cabinetry and a feature kitchen wall of pearlescent Zellige glazed clay tiles – feels luxurious. ‘The styling probably ended up a bit more polished than we planned, a little less rough around the edges,’ explains Beth, who pulled together the design. ‘But it’s a nice contrast – the roughness of the courtyard outside and seamless finishes inside.’ Project-managing the renovation themselves, the couple moved in towards the end to do a lot of the final jobs – like skirting and painting beams – themselves, to keep costs down. But they’ve finally created a place where they plan to stay put. ‘We wouldn’t want to do this again, as we feel we can’t better it,’ says Beth. ‘We wanted to do something creative and that’s what we’ve accomplished.’ To watch the TV episode, visit channel4.com/ programmes/grand-designs/on-demand/65183-004

ovember 2013 was a very busy time for Jade Wilce and her soon-to-be husband, Matthew. Their wedding was set for the following spring and a thorough search for their first home was in full swing, but made all the more complicated by the fact Matthew was away in Norway for work. ‘I had to take my dad and in-laws to house after house, then send the pictures each evening and make decisions over the phone,’ Jade recalls. It was only when Matthew came home one weekend that he spotted something that was everything they were looking for on Rightmove: a great location, room to extend and a blank canvas to make their mark; plus, it was within their £170,000 budget. ‘It pains me that I went to 20 houses in total and Matthew viewed just one!’ admits Jade. ‘It’s just luck of the draw, I guess.’ The couple put in an offer immediately, got the keys just two weeks before the wedding and, once all the celebrations were over, couldn’t wait to start transforming the spaces. ‘We actually spent our honeymoon decorating!’ says Jade. One of the biggest draws of the property was its potential for a large extension at the rear, to house a new kitchen-diner. ‘We were talking through our plans almost immediately, as we

knew we’d be here for the long haul,’ Jade explains. However, it would be another three years of saving before the couple could start the work, which turned out to be a blessing in disguise, allowing them to experiment with decorating schemes in other rooms. ‘It took me a while to find my own style,’ Jade explains. ‘I found it hard to work out what I liked, especially as Pinterest wasn’t around when we moved in, so I didn’t have a way of collating my ideas easily.’ A case in point is the couple’s bedroom, which has seen a country-style green scheme, trendy pitch black, and finally, a beautiful blush tone. ‘I’m pleased to say that I’ve now perfected my own decorating formula: two parts Scandi, one part Moroccan, with lots of fun display pieces thrown in,’ she adds. ‘It also helps that Matthew is always bringing items in understated tones back from Norway. Now he just needs a stint in Marrakesh!’ The Wilces’ plans for their dream kitchen-diner began to take shape in September 2016, with the back of the house knocked out and replaced with an airy four-metre extension, including three large

rooflights and full-width bi-folding doors. Gorgeous garden views aside, the undeniable centrepiece of the new space is the large island unit with its burnished copper worktop. ‘We were struggling to find a wow-factor feature that would tie all of our ideas together until we watched an inspiring episode of Grand Designs,’ recalls Jade. The homeowners had used copper sheets as splashbacks to add a raw, living element to their modern scheme, so the couple decided to take the idea one step further and install a copper worksurface. Finding a team that would bring their vision to life within their budget took plenty of effort, but finally Welsh company Bespoke Fabrication Services took it on. ‘Every time I look at it, the patina is subtly different,’ says Jade. ‘It’s definitely my favourite element of our whole renovation.’ As the new extension would be the most used space in the house, the couple zoned the area into distinct spaces for cooking, eating and relaxing – creating a contemporary, multifunctional hub. ‘Along with a dining area that overlooks the garden, we included a snug at the back

‘I bring the ideas and Matthew turns them into reality’
of the room with two armchairs angled in front of the fire,’ Jade says. ‘There’s a drinks trolley within arm’s length for a cheeky drink, too.’ A result of rejigging the layout is a separate living room at the front of the house, which used to be open to what is now the snug. ‘This is where we come to relax in the evening, so I wanted it to have a cocooning feel,’ Jade explains. Walls in a dramatic deep blue – Juniper Ash by Little Greene – paired with geo monochrome wallpaper draw the walls in, and sofas upholstered in sumptuous Teal velvet complete the look. ‘I think the pops of yellow and brass work really well, too – they warm everything up,’ she adds. The couple also discovered clever ways to pinch back costs and help keep the renovation within budget, including repurposing old homewares, choosing faux-wooden flooring instead of real,
updating their kitchen cabinets with designer-look high-street handles, plus plenty of hard graft. ‘I bring the ideas and Matthew turns them into a reality – we make a great team,’ Jade says. ‘He loves learning new skills, so has tried his hand at tiling, kitchen fitting, wardrobe making and even plumbing our new bathroom.’ This space was high on the couple’s list of priorities, and it also had to include a very specific feature. ‘I have always wanted a freestanding bath,’ Jade reveals. ‘However, the room is so small that I didn’t think it would ever be possible – until we found the perfect compact design by Burlington,’ she adds. The manufacturer also came up trumps with a large waterfall-style showerhead, which the couple love. Even spaces that don’t see a lot of use have been carefully designed and decorated. ‘As we live quite close to family and friends we don’t have many overnight guests, so our second bedroom is reserved for my sister when she is home from travelling,’ says Jade. soft grey. ‘I’m really pleased with the ladder shelf, too – I love changing the styling up each season.’ Now that all the work is finished, the Wilces have finally graduated from first-time homeowners to fully fledged property renovators. ‘As Matthew works away a lot, it was really difficult to keep motivated,’ Jade admits. ‘Sometimes I couldn’t stand the thought of another microwave meal or making up three hotwater bottles just to stay warm at night, but all of that seems like a distant memory now! Seeing how far we’ve come has been wonderful.’ What’s more, aside from boosting the value of their home, the refurbishment process has also inspired Jade to create her own interiors account (@numberfiveinteriors on Instagram), which has allowed her to share her experiences with other people going through the same home-renovation highs and lows. ‘We both absolutely love this place,’ she says. ‘Matthew and I feel so lucky to have been able to create our dream house.’

WHY DIDN’T YOU LIKE YOUR OLD KITCHEN? We inherited a galley kitchen and a separate dining room with the house that were both very small. It was cramped, gloomy and lacking in storage space, plus with young children, I didn’t like that I couldn’t see the dining table when I was cooking or baking.

HOW DID YOU WANT TO CHANGE THE SPACE? Our plan was to knock down the wall between the kitchen and dining room, and extend out into the garden a little to create a larger, family-friendly space. We also wanted to install patio doors, which would not only give us outdoor access but a view of the scenery beyond. WHAT WERE YOUR MUST-HAVE FEATURES? Key to the new design was a large island that we could all gather round and a larder cupboard to hide away Richard’s coffee machine and my baking equipment. Plus, I really wanted a self-cleaning oven.

HOW DID YOU DECIDE ON THE OVERALL LOOK OF YOUR THE SPACE? We had a cream kitchen before, so wanted a dramatic colour change. I started looking at dark green units, and although we originally planned to have white walls, in the end we went for a pale pink, which pairs beautifully and actually makes the scheme feel much warmer. WERE THERE ANY DISASTERS ALONG THE WAY? We had hoped to install large patio doors and several skylights, but the planning office had other ideas! We discovered there are tight restrictions on how many doors and rooflights you can install in relation to the size of your home, so in the end we scrapped
the idea of installing three separate skylights, instead opting for one large one above the dining table. WHAT WAS THE BEST BARGAIN YOU FOUND? To save money, we bought appliances that were slight seconds. Our dishwasher, for example, had a dent in the front panel but as it is integrated, you can’t even see it. We made a saving of £150 and it still came with a normal warranty. DID ANYTHING COST MORE THAN EXPECTED? The building work required an additional RSJ that we hadn’t budgeted for. Our builders, RCB Properties, were great at

helping us navigate these issues, but the extra cost of £1,500 had to come out of our savings. SO YOU WENT SLIGHTLY OVER BUDGET? We originally allowed for £100,000, to also include a home office as part of a side-return extension, but we went over by £15,000 as we added lots of extra things as the build went along, like more lighting. We also upgraded some elements, like additional drawers and pull-out storage, making the patio doors floorto-ceiling height and levelling the floor between the kitchen and the utility room. WHAT HAVE YOU LEARNED? Even when you think you’ve got everything figured out in detail, there will still be little things you have to decide on along the way. This can be anything from where to place your plug sockets, to which way you want your doors to open. It’s also worth planning the lighting at the start to enable all the wiring to be installed during the build. HOW DO YOU FEEL NOW IT’S ALL FINISHED? The children were always under my feet before while I was cooking, but now there is ample space for them to do their homework at the table or run around in the garden when I’m preparing dinner. We just love open-plan living and really enjoy the new room now as a family.

SLEEK SCHEME Reworking the layout including space from the toilet next door gave Sharon the room she needed to fit in a bath and shower, with all the pipework hidden behind new panelling. ‘I measured then ordered the window shutters online from 247 Blinds, which were easy to fit and look amazing,’ she says
WHAT WAS WRONG WITH YOUR ORIGINAL BATHROOM? It was dated and shabby with a coloured suite and a corner bath, which took up most of the space but was too small to lay down in! I rigged up a shower curtain, and we just thought of it as a giant shower tray for a few years while I tackled other rooms in the house. Our house is a typical 1930’s semi, so there was a separate loo next to the bathroom, which I could see would be a great size for a walk-in shower – I just had to pluck up the courage to have the wall knocked down.

DESIGN DETAILS Sharon chose a countertop basin to free-up floor space and make the room feel larger, with a contemporary wall-mounted tap by Methven above. Brass wall lights from Industville, a walnut-veneer mirror from Ikea and hanging cage planters soften the graphic scheme
it difficult to keep clean. This time I wanted a sleek and streamlined scheme that was easy to look after, so went for a simple fitted model. I liked the idea of having painted panelling, so I contacted Phil Messenger, from local carpentry and joinery company Messenger Bespoke, to make and fit it for me using moisture-resistant MDF. It was also his idea to fit a shallow cupboard in the space above the wall-hung loo, which is something I’d never have thought of. WHAT WAS YOUR BIGGEST CHALLENGE? It all ran fairly smoothly: apart from knocking the wall down, we had to move the soil pipe for the loo along
from where the shower is now, and box in a small window behind the shower. I think the hardest part was choosing the paint for the wood panelling – it had to be just the right shade of grey! HOW DID YOU MAKE YOUR BUDGET WORK? I had my heart set on a Crittall-style shower screen with black brassware, and spent a long time shopping around for stylish pieces that were in my price range. The shower screen and tray came as a set and cost just £265 from Victoriaplum.com. I got the marble and wood-effect tiles from Topps Tiles, which are both so much cheaper and easier to maintain than the real

thing, plus I didn’t need too many due to the panelling. Finding these bargains meant I had enough money for the beautiful black brassware by Methven that I’d been coveting. ARE YOU HAPPY WITH THE FINISHED RESULT? Yes – I’d never have thought I could fit so much in and it still feel so spacious. I found some shutters that are suitable for bathrooms, which Phil fitted for me to hide an ugly window that I can’t afford to change at the moment, and I just love the Industville wall lights, which give a soft, warm glow in the evening. WOULD YOU DO ANYTHING IN THE PROJECT DIFFERENTLY? Honestly, no. I kept an open mind and changed a few things along the way, like deciding against a basin vanity unit to ensure there was enough room to walk in and out. The basin shelf and the one behind the bath are just sprayed MDF and were supposed to be temporary until I could find an offcut of quartz or granite, but they actually look pretty good. So I might save the money for the next project in the house – the kitchen!

pool table and adding accessories like the Fender bar stools has given us the relaxed, fun living space we’d hoped for.
What was your inspiration for the new extension? The most important thing was that it should be a relaxing, fun space for the whole family, and we liked the idea of a quirky open-plan look, similar to a New York loft apartment. The traditional layout of separate rooms just didn’t work for us, and we wanted to bring more natural light into the ground floor. The design and build company we chose, Plus Rooms, has a great reputation locally and was able to secure planning permission and build the entire shell of the new brick and block extension while we stayed living in the house.
Q
Why did you choose a two-tone kitchen? Although the house was quite dated when we bought it in 2018, the previous owner had recently installed a new kitchen, which we just couldn’t justify ripping out. We saved the cabinets, but although we found the same design, we weren’t able to source the colour, so we took a risk and mixed grey and white units together. It’s something everyone comments on, and we’ve continued the colour scheme throughout the space, including our built-in storage seat under the bi-fold window. We are always keen to mend or re-use: we also kept the range cooker and the sink from the old kitchen, which helped keep costs down further. In fact, we came in under the original budget, and the extension only took eleven weeks to build and fit out, which was such a pleasant surprise.

How did you achieve the loft look? Building regulation approval will normally be required for any major internal alterations, such as removing a load-bearing wall, beam, or chimney breast, and when two or more rooms are combined. A loadbearing wall supports other elements of the building, such as the roof, so ensure you seek expert advice from a structural engineer or other qualified professional.
Every wall you remove means fewer places to position furniture and radiators, so sketch potential layouts before you start, and design in plenty of storage to reduce clutter. The window and door positions in an open-plan space need to be considered, floor levels might not meet from one room to the next, while radiators and electrical switches and sockets may need relocating.
Open-plan kitchens with dining and seating areas are extremely sociable, but having another quiet room to escape to offers an ideal solution for busy families, and a separate utility room will reduce noise from washing machines, for example. Choose soft furnishings and large rugs to stifle sound in a large room and install efficient ventilation to extract strong cooking smells.
