ancient medieval fiefdom
the Fief of Parrano -‐ history Parrano is only an hour and a half drive from Rome or Florence which are in a radius of 100 km. Is reached by car in 10 minutes from the exit of Fabro. The Principato of Parrano is an ancient medieval fiefdom, with its perfectly preserved village, dominated by the castle to protect 3.000 acres of prisDne territory. TesDmonials of historical and archaeological interest date back to the Paleolithic and the Bronze Age unDl the Etruscan and Roman. Remained almost intact, Parrano retains the characterisDcs of the Principality, whose history is sDll percepDble, unseIled and well preserved in places where Dme has passed, in which you can sDll live the emoDons and feelings, of a nature unchanged over the millennia . Important prehistoric findings date back to the Palaeolithic period and the Bronze Age. In a later period then are sDll evident signs of the Etruscan (recently were found some findings of the sixth century: AC) and the Roman Empire. In the ninth century. became fief contended and since then retains all the characters of the Principality which condiDoned life since its incepDon. Especially for its locaDon and for its hot climate, as well as for the safety of natural shelters such as caves and gorges very deep, known as the Gorges Parrano, carved by water spa that was smoking and smelled of sulfur being called in the Middle Ages Tane devil. To its great locaDon was a guard staDon and defense. The hilly area, offers a large amount of morphological characters and landscape with a succession of plateaus and valleys untouched. It offers panoramic views and beauDful sunsets. Appears as an architectural gem nestled in the woods. The hilly area of Parrano was inhabited by the Etruscans and Romans. The same "castrum" of Parrano was built on former Roman ruins. Towards the Mille mulDplied the houses around the castles, villages sprang up, beat forests and fields were created. The first historical document dates back to 1118 when it granted a fief Bulgarelli. Passed by inheritance to the Baglioni of Perugia, in 1568 came to MarescoU of Vignanello who kept it unDl 1816 (aboliDon of the feuds in the State of the Church) with the Dtle, first Count of Parrano and then Prince of Parrano. Is in 1733 that Pope Clement XII elevated the county of Parrano in the Principato of Parrano.

The farm Estate: the enDre area is a compendium of 1.260 hectares, characterized by

Parrano historical center: the Castle
In the historical center, UA.1 urban area, stands the Castle of Parrano, the heart of the estate. It’s a historical residence of charm unmatched with beauDful Thermal Baths, with tepidarium, frigidarium and calidarium, 24 historic rooms of the highest level, with sleeping accommodaDon for 50 persons, recepDon rooms, ballrooms, hunDng halls, kitchens and areas restaurants, wineries, roof gardens and park with direct access, sports area, technical rooms and parking. A massive renovaDon, lasDng several years, aIenDve to the Genius loci, brought him back to the historical splendor, providing all the comforts of our day af the highest level. The village is known for having preserved the medieval structure, intrinsically linked to the castle, which dominates and protects it from centuries surrounded by woods, fields of vines, olive trees and arable land, typical of the hill and countryside of Umbria and Tuscany. Near the village, on the castle park, there is provided the realizaDon of an area for a helipad directly connected to the input through a tunnel passing under the road.

Parrano historical center: the Castle
The cellars of the Castle: It is a path of great charm and appeal. A cultural journey even before food and wine. It starts from the grappa, to go inside the cellars, along a tunnel dug into the rock: immediately you feel the temperature drop and the smell of the cave that leads to the pupitres cellar, where it ferments in boIle the sparkling wine. The long archway in brick and the stone walls dug in the ground are the defense to the repose of the wine. The suggesDon conDnues entering a second gallery, dimly lit, when suddenly opens the archway of the barrels cellar: the humidity here is perceived net, protecDng the wine contained in wooden barrels. A journey through the history of great emoDonal impact. In the cellars of the castle we can organize events for 200 people immersed in the atmosphere that only a cellar millennial can donate.

TB .1 Mul*purpose complex adjacent to the historic center (Giardino area)
Just outside the ancient village and adjacent to the Castle, TB.1 urban area, in a building area of 20.000 square meters, is planned to build 4.800 square meters of floor area covered, of which 2.000 square meters of housing development, 2.000 square meters of equipment tourist and 800 square meters of services to support the development of the castle and of the village, to the close proximity and the obvious impossibility of finding cubage somewhere else within the Old Town.
Parco della Fonte
In locaDon Parco della Fonte (Park of the Source), RS.1 urban area, near the Forre of Parrano denominated Tane del Diavolo (Devil's Dens) for the smell of sulfur and the fog created by the difference between the temperature of water and the air. Is the oldest hot springs, daDng back to the Paleolithic. In the area of the Parco della Fonte, of 21.762 square meters, is expected to be implemented 100 sqm of usable area covered.
Thermal Park open to public use
In the Area of 96.835 square meters in locaDon Pantovenzo, TB.3 urban area, it is planned to develop a thermal park open to public use of 6.000 square meters, pampered by an environment like no other. The building is in part realized in the raw.

In the area of 97.300 square meters, in the locality PodereIo, TB.4 urban area, pracDcally on top of the Tane del Diavolo, with spectacular views, it is planned to develop a hotel spa of 13.000 square meters, with sleeping accommodaDon for 200 persons.
TC.1-‐2-‐3-‐4 Hotels residenDal form of tourist villages In LocaDon Lontaneto, TC.1 urban area, close to the thermal wells on Chiani valley, surrounded by hills with ancient hilltop villages, in an area of 35.963 square meters, is expected to implement a new tourist village of sqm 2.340 of usable area covered, with sleeping accommodaDon for 47 persons. The area, in addiDon to being favored by the presence of thermal waters, also enjoys the adjacency with the golf driving range. In LocaDon Verciano, TC.2 urban area, near the ancient village of Verciano, between hills in a landscape of great charm, between olive trees, fields and woods, in an area of 45.015 square meters, is planned l'implementaDon of a new tourist village of 4.050 square meters of floor area covered, with sleeping accommodaDon for 81 persons. In LocaDon Casale dei Sassi, TC.3 urban area, among the vineyards and near the area equipped for equestrian sports, in a unique environment, in an area of 24.267 square meters is planned to implement a new tourist village of sqm 4.550 of usable area covered, with sleeping accommodaDon for 91 persons. In LocaDon Boverosso, TC.4 urban area, near the area equipped for the sport of golf 18 holes, immersed in a prisDne environment with a great emoDonal impact, in an area of 37.372 square meters is planned to implement a new village tourist sqm 4.550 of usable area covered, with sleeping accommodaDon for 91 persons.
the Farmhouses
Immersed in the farm estate, RA-‐RP urban area, in very aIracDve and charming locaDon, surrounded by a unique and rare beauty, between olive trees, vineyards, fields, woods and hills topped with small ancient villages, is planned restructuring about thirty farmhouses and agricultural outbuildings. Tourist residences and services to be recovered are of 9.300 square meters of floor area covered, with sleeping accommodaDon for 142 persons. Agricultural outbuildings to be recovered are of 9.150 square meters.
the Golf driving range
In locality Lontaneto, in the plain of the Valley of the Chiani, 2 km long, immersed in a natural landscape of woods and hills from which emerge small ancient villages, is expected to implement a golf driving range. In TS.1 urban area, in an area of 273.512 square meters are planned 200 sqm of floor area covered. The driving range is adjacent to the accommodaDon and spa Lontaneto.
the Golf course 18 holes
Along the route of Golf, in LocaDon Casali, TS.4 urban area, with surface of 338.902 square meters of which 100 square meters of floor area covered and in LocaDon Boverosso, in urban Zone TS.5, with surface of 397.560 square meters of which 400 square meters of floor area covered, is to be implemented by a sports area equipped for Golf with 18 holes. Near the Golf is planned the tourist village of Boverosso.
equestrian sports
In locality Sassi, near Casale dei Sassi, among vines and hills from which emerge small ancient villages, among which you can see the Castle of Parrano, is scheduled to implement a sports area equipped for equestrian sports. In TS.3 urban area, in an area of 81.561 square meters are planned 200 sqm of floor area covered. The area is pracDcally inserted and adjacent to the current riding ground and the stables.
the Stables
The Casale dei Sassi hosts the stables for 30 horses, with indoor horse riding faciliDes. You can ride immersed in a scenic seUng, between vine-‐clad hills, fields, olive groves and unspoiled nature, which offers hundreds of miles of trails, always within the estate, away from traffic and noise. The trails meander in an area of 3.000 acres, surrounded by woods -‐ which is a kind of connecDve Dssue around her -‐ touches the hunDng reserve, through courses on water of the streams and the river. In 2010 he hosted the Principato di Parrano Challenge, a major internaDonal event in Umbria of Endurance. Four internaDonal compeDDons CEI from 85 to 160 km, three naDonal races from 26 to 85 km and the selecDons of the NaDonal Italian for World Equestrian Games (USA) and the UEFA European Under-‐21 (Germany). Near Casale dei Sassi, stables and riding school, is planned the Village of Sassi.
the BoJling Plant
In the plain of the turbine near the wells, in TD.1 urban area, easily accessible but pracDcally not visible from the outside, as covered by the sors inclines of the land, is planned a boIling plant. The area of 27.890 square meters with a useful surface covered 4.000 square meters.
the Water
The wells of thermal water have a temperature of between 28/60 degrees, from which you can derive sludge rich in beneficial properDes and are parDcularly suitable for cosmeDcs. The well on which one can derive the enthalpy, currently 1 km deep, is parDcularly interesDng for the exploitaDon of the heat and its transformaDon into electricity. Neighboring wells of mineral water is provided an area for boIling mineral water, in LocaDon Turbina.

the Vineyards
The Vineyards: arer a careful study of climaDc condiDons, it was decided to establish, in the 25 hectares of vineyards -‐ composiDon of silt and clay with considerable skeleton -‐ both white grapes (mostly Chardonnay) and red grapes (Sangiovese, Montepulciano, Canaiolo and Pinot Noir). The objecDve in the first phase is the producDon of three wines, all very ambiDous: Spumante Metodo Classico, one Classic Method Sparkling Rosé and a sDll red wine of high range produced from grapes whose composiDon has not yet been decided.
the Olive groves
!
The olive grove is composed of 2.000 plants of leccino and moraiolo, between 400 and 500 meters. The olives are harvested by hand and processed immediately, produce an olive oil, totally organic, cold-‐pressed, extra virgin, of rare quality. A historic oil the oil of Principato di Parrano, with patented cold extracDon method (method Baglioni). In the project an enlargement of 20.000 plants with drip system. The pressing of the olives to always cold temperatures and in the absence of oxygen, doesn’t change the elements anDoxidants, making it parDcularly important for our health. One of his constant use favors lowering "bad" cholesterol (LDL) and increases the "good" cholesterol (HDL), which helps to prevent cardiovascular disease and atherosclerosis.
the Crops
206 arable hectares with CAP extending from the plain of the Valley of the Chiani located at 200 meters up to the hills of Boverosso at 500 meters.
the Truffles
In the valleys of the estate we find all the characterisDcs of the ecological niche, delicate habitat suitable to the birth and growth of truffles, a cool, well venDlated, humid along streams, ditches and edges of forests, natural lakes and valley floors, limestone soils sandy-‐loam and clay soils, parDcularly near oak trees, poplars, lindens and willows, but without neglecDng the presence of shrubs such as juniper, wild rose, broom and oak. On the estate you can hunt truffles in all periods: between October and December, the White Truffle (Tuber Magnum Pico), between December and March, the black truffle (Tuber melanosporum), between January and April Marzuolo (Tuber Albidum Pico) and May to December the Scorzone (Tuber aesDvum).
the Breeding

The Chianina as also the Cinta Senese, you can breed in the wild, in the pastures and in the oak forests. The lean meat and full of flavor is unmistakable. The ability of the stable and of the pasture is for n. 1.000 head.
the HunDng Reserve
The hunDng reserve extends over 300 hectares, divided into 3 fenced areas, dedicated to deer, birds and ungulates. In the heart of the reserve the “Casino di Caccia" house welcomes hunters arer the jokes. Partridges, pheasants, partridges, hares and wild boars, are the typical game. Large areas for dog training and the organizaDon of the compeDDons. The many beauDful lakes, points of watering of animals.
City hall of Parrano -‐ New PRG This document contains a summary of the PRG finally approved in the Conference InsDtuDonal and consistent in the Structural Plan and in the 1st OperaDonal Plan. General data
The City of Parrano has an area of 39,89 square kilometers and a populaDon of about 610 inhabitants and a density of 15,32 inhabitants / km². The development program behind the new PRG was founded following the regional project ”Essere Bene” (Be Well), for efficient use of the lightweight thermalism, and has four main lines of business: • the thermalism (with the therapeuDc tradiDonal sector, the welfare sector, the beauty sector, the sector idropinico, including the boIling and markeDng of mineral water); • the agro-‐food (with the wine sector and oil, animal husbandry and some more exoDc producDons aimed at the internal tourism consumpDon). • the tourism of high quality (with various types of accommodaDon and service); • the urban services and tourism (business, sports, culture and entertainment, congresses and exhibiDons). The properDes of the Azienda Agricola Principato di Parrano company amount to approximately 1.200 Ha and include: • the Castle and other buildings in the historic center; • an buildable area of 2 Ha in the urban center (Giardino); • two thermal areas north of the town (almost completed invesDgaDons to obtain the thermal concession by the region); • about thirty farmhouses (for renovaDon) with numerous agricultural outbuildings; • vast areas of vineyards recently planted; • a tourist-‐hunDng business. The new PRG provides, in addiDon to what has been achieved in the historic center and recovery of farmhouses, the implementaDon of the following new acDons: TB.1 MulDpurpose complex adjacent to the historic center (Giardino area) TB.3 Thermal Park open to public use TB.4 Private thermal Hotel TD.1 BoIling Plant TC.1-‐2-‐3-‐4 Hotels residenDal form of tourist villages TS.1-‐3-‐4-‐5 SporDng areas (for equestrian sports and golf)

The implementaDon of the project is divided into three phases, with the approval of three municipal operaDonal plans, of which only the first contextual approval of the structure plan (then immediately feasible), while the second and the third will be acDvated only arer that was implemented 70% of the seIlements tourist-‐producDve and only arer approval by the Umbria Region of the ConvenDon on the GranDng mining Terme di Parrano for the exploitaDon of the thermo-‐mineral waters. All implementaDon plans must provide the plant and equipment needed in terms of water supply and energy, disposal and waste water treatment, waste collecDon, etc.
