The Buying Process - Part 2 Repairs
Once you receive the home inspection report, we will prepare a request for repairs documents with items that you would like the seller to fix.
Appraisal
We will make sure that you do not end up buying a home that is worth less than the contract price by including contingencies that will allow you to terminate the contract if the home does not appraise for at least the contract sales price.
Pre-close Preparation
We will help coordinate and supervise the document preparation and provide pre-closing consultation.
Re-Inspection and The Final Walkthrough
This walkthrough lets you make sure that the necessary repairs have been made and that any personal property negotiated in the sale remains on the property and is in good condition.
Utilities
We will be sure to remind you about contacting the utility companies for your new home.
Closing
You have the choice of attorney to use as your closing agent. We will communicate with the attorney that your interests are protected, and that you are presented with a settlement statement detailing the fees before you sign. We will preview the closing documents with you and resolve any last minute issues that arise before closing. Once the closing is done, you will receive the keys to your new home.

Don’t confuse what you NEED in a home with what you WANT in a home. Your needs in a home are usually basic things like, needing a four-bedroom home because you have three children or needing a three car garage because you have three cars, or needing home with acreage because you have some horses.

When figuring out your wants, take a good look at your current home and write down the things you like and do not like about your home. Rate the things you like about your home based on their benefits. Rating your features will help you identify the features that you can live without if your budget does not allow it. Remember to be realistic, don't expect to get the features of a mansion for the price of a mobile home.
