PROJECTSINCOMMON

Projects in Common is a group of architects and graphic designers with a shared design vision and a dynamic, concept driven, multidisciplinary approach. A diffused practice with offices in London, Milan and Turin, where the four partners work on innovative concepts for retail, residential, workspace, hospitality, temporary design and communication. Together with the typical services of an architecture, interior design and communication office - from preliminary design to site supervision - Projects in Common proposes more experimental projects in tune with the latest trends in contemporary architecture and design, blending different disciplines: architecture, graphics, set design, media, art. An approach in constant evolution, dealing with each project from different angles, always focused on current lifestyles, work habits and clients’ expectations.

THE RATHBONE HOTEL IS IN THE HEART OF FITZROVIA, SURROUNDED BY THE ENERGY OF MANY CREATIVE BUSINESSES AND THE HERITAGE OF LITERARY FIGURES LIKE THE WRITERS OF THE BLOOMSBURY GROUP. ART GALLERIES, ADVERTISING AGENCIES, ARCHITECTURAL FIRMS, COOL SHIRT-MAKERS AND TRENDY HAIR-STYLISTS CREATE A REAL BUZZ DURING THE DAY WHILE DOZENS OF RESTAURANTS, PUBS, BARS AND CAFES DRAW CROWDS AT NIGHT. TUCKED AWAY IN A GREAT LOCATION ON RATHBONE STREET, THE RATHBONE PROVIDES COMFORTABLE ACCOMODATIONS BUT AT THE MOMENT MISSES THE OPPORTUNITY TO BE AT THE CENTRE OF THIS “FITZROVIA VIBE”. WE THINK THAT THROUGH A COMPLETE REFURBISHMENT THE HOTEL CAN REINTERPRET ITSELF AND DEVELOP A STRONGER PERSONALITY, MORE CONNECTED TO THE CONTEXT AND APPEALING TO BOTH CURRENT CUSTOMERS AND NEW ONES. IN THE FOLLOWING PAGES WE WILL TRY TO CONVEY THE NEW CONCEPT WE ENVISIONED.


LITERARY BOHEMIAN

CONTEMPORARY CREATIVE

THE CONCEPT FOR THE NEW RATHBONE HOTEL REVOLVES AROUND THE KEY WORDS LITERARY BOHEMIAN AND CONTEMPORARY CREATIVE. THESE INTEND TO SHAPE A PLACE MORE IN TUNE WITH ITS NEIGHBOURHOOD, TRANSCENDING ITS PRIMARY HOTEL FUNCTION AND ATTRACTING THE CROWD OF PEOPLE WORKING AND HANGING AROUND IN FITZROVIA TO ITS NEW AND UNIQUE SOCIAL AREAS. THE HOTEL REFURBISHMENT MAY BE MORE THAN JUST A DESIGN AND FIT-OUT IMPROVEMENT, BUT RATHER THE OCCASION TO GIVE IT A NEW STRONG PERSONALITY AND TO MAKE IT A DESTINATION IN ITSELF. IN AN AREA SATURATED WITH RESTAURANTS AND BARS, THE DEFINITION OF A NEW KIND OF “SOCIAL AREAS” IS CRUCIAL TO SHAPE THE UNIQUE HOTEL IDENTITY AROUND THE WORLD OF BOOKS, MAGAZINES AND PUBLICATIONS MAINLY IN THE FIELDS OF CREATIVITY, LIKE DESIGN, ARCHITECTURE, FASHION, MEDIA, ADVERTISING AND LIFESTYLE.


THE COMMON AREAS WILL BE UNCONVENTIONAL AND MORE INTIMATE THAN IN A TRADITIONAL HOTEL. A“LIBRARY”WILL BE THE MAIN SOCIAL SPACE, WHERE THE BREAKFAST CAN BE ENJOYED WITH THE MORNING NEWSPAPERS, OR WHERE IT IS POSSIBLE TO HAVE DRINK WHILE READING A BOOK BEFORE GOING TO BED. THE HOTEL WILL NOT NEED A RESTAURANT, BUT SPECIAL ROOMS MAY BE RESERVED FOR MEETINGS AND LUNCHES, WITH A DEDICATED CATERING SERVICE FROM A CAREFULLY CHOSEN RESTAURANT NEARBY, GENERATING REVENUES AND OPPORTUNITIES FOR JOINT MARKETING STRATEGIES. THIS WILL OFFER THE BUSINESSES IN THE NEIGHBOURHOOD AN ALTERNATIVE TO TRADITIONAL MEETING ROOMS AND CROWDED RESTAURANTS.


LIKE THE “LIBRARY”, THE LOBBY CAN BE A FOCAL AREA NOT ONLY FOR THE CUSTOMERS, BUT FOR THE ENTIRE CREATIVE COMMUNITY OF FITZROVIA. IT COULD BE A PLACE WHERE IT IS POSSIBLE TO READ AND BUY MAGAZINES AND PUBLICATIONS. THIS AREA CAN BE “LET” TO A SPECIALISED RETAILER, JUST AS IN ANY MUSEUM BOOKSHOP. NOT A TRADITIONAL LOBBY, THEN, BUT A PLACE FULL OF LIFE AND APPEAL THROUGHOUT THE DAY.

HYBRID THE CONCEPT FOR A NEW DEVELOPMENT NEAR COVENT GARDEN INCLUDES A 50/55 ROOM BOUTIQUE HOTEL, A RESTAURANT, A BAR, A PRIVATE MEMBERS’ CLUB, AN ART GALLERY AND A THEATRE. THE PROPOSED BUILDING, A REFURBISHMENT AND EXTENSION OF 3 EXISTING BUILDINGS, IS CONCEIVED AS A VIBRANT ENTERTAINMENT SPACE, PROVIDING A DESTINATION WHERE PEOPLE CAN MEET, DRINK, EAT, WATCH PERFORMANCES AND STAY, ALL WITHIN ONE “HYBRID” BUILDING. ON THE GROUND FLOOR THERE WILL BE A RESTAURANT, A BAR, AND THE ENTRANCES TO THE THEATRE, THE HOTEL AND THE PRIVATESUSPENDED MEMBERS’ CLUB. THIS WILL BE QUITE A COMPLEX SPACE: THE PRESENCE OF THE ACCESSES TO THE VARIOUS FUNCTIONS OF THE BUILDING, WILL GENERATE FLOWS OF DIFFERENT CUSTOMERS, THAT IN SOME CASES MUST NOT INTERSECT. ITS DESIGN AND LAYOUT WILL BE CRUCIAL TO COMMUNICATE THE NATURE OF THE SOFT ENTIRE BUILDING AND TO NAVIGATE PEOPLE THROUGH IT. FLOORS 1 TO 4 WILL BE OCCUPIED BY HOTEL ROOMS. AN OPEN INTERNAL COURTYARD FROM THE FIRST FLOOR UP WILL GIVE LIGHT TO SOME OF THE ROOMS AD HOST A SCULPTURE GALLERY. THE AMBITION FOR A DYNAMIC AND VIBRANT RESTAURANT/BAR SUPPORTED BY AN ORIGINAL AND UNIQUE BOUTIQUE HOTEL EXPERIENCE MAKES IT A PERFECT OCCASION FOR FASHION BRANDING OR FOR AN INTERIOR WITH A VERY SPECIAL CONCEPT DESIGN.

MECHANICAL THE PRIVATE MEMBERS’ CLUB WILL BE LOCATED ON THE FIFTH FLOOR, SET BACK FROM THE FACADE, LEAVING SOME SPACE TO A ROOF TERRACE WITH A SWIMMING POOL. THE CLUB WILL HAVE A BAR, SITTING AND DINING AREAS AND DIRECT ACCESS FROM THE GROUND FLOOR. THE CLUB WILL SUPPORT A HIGH PROFILE CHARITY AND THEREFORE IT WILL HAVE ACCESS LIQUID TO THEIR MEMBERS, PATRONS AND AMBASSADORS’ LIST, RECEIVING AN UNPRECEDENTED MEDIA EXPOSURE. THE THEATRE, WHICH OCCUPIES THE 3 BASEMENT LEVELS IS ENVISAGED AS A FLEXIBLE STRUCTURE WITH REMOVABLE SEATS, LENDING ITSELF TO DIFFERENT USES LIKE A NIGHTCLUB, A SPECIAL EVENT VENUE OR A PERFORMANCE SPACE. IT ALSO INCLUDES A REHEARSAL ROOM ON BASEMENT 3 AND A FOYER WITH A BAR ON BASEMENT 2. IT HAS BEEN CONCEIVED AS A SINGLE ENTITY CREATING A NEW THEATRE AND PERFORMANCE EXPERIENCE WITH VISUAL CONNECTIVITY BETWEEN THE THEATRE, BAR AND RESTAURANT FUNCTIONS. THIS EXPERIENCE MAY OR MAY NOT FORM PART OF THE BRANDING FOR THE HOTEL AND/OR THE PRIVATE MEMBERS’ CLUB, CREATING OPPORTUNITIES FOR INTEGRATED EXPERIENCES, ESPECIALLY BETWEEN THE PRIVATE MEMBERS’ CLUB AND THE THEATRE.

IDENTITY Inserted between a special performance space and a one of a kind private members’ club, the hotel will have a strong personality. Its identity will inevitably be associated with the peculiarity of the entire building and its hybrid nature. The aim is to make it, unique, desirable and iconic.

GUENDALINA DI LORENZO architect From 1997 to 2000 she worked in London where, with Andrew Martin and Harper Mackay Architects she designed hotels and restaurant interiors, offices and fashion showrooms. Hilton Hotels, Channel 4 Tv and Vivienne Westwood are Among her clients. In 2000 she joined Ettore Sottsass in Milan designing and supervising home, leisure, office and retail interiors in Italy and abroad. In 2003 she established her own practice in Milan. She experienced theatre set design in Rome and worked as an architectural consultant for magazines like Abitare and Panorama. From 2007 to 2014 she was a regular lecturer for the Interior Design Master Course at Domus Academy and Scuola Politecnica di Design in Milan and lectured in Hong Kong and Istanbul. She is now visiting professor at IED, Istituto Europeo di Design in Turin. In 2014 she completed the new shop concept for La Feltrinelli Franchising, she’s currently working on two residential projects in central Milan and she has just completed two refurbishments in London. From 2014 she is partner and co-founder of the architecture firm Projects in Common with offices in London, Milan and Turin.

FABRIZIO LEPORE architect After short work experiences with Santiago Calatrava in Paris and Emilio Ambasz in New York, he co-founded his own architecture practice C+ farinaro lepore architetti associati in Milan, Italy. Among C+ works there are many high-profile fashion stores, interior design of showrooms, projects of luxury residences, residential complexes and private homes, as well as competition projects for office buildings and public institutions’ headquarters. He had been teaching for many years as a Project Leader in the Master courses at Domus Academy in Milan and lectured in Moscow, Seoul e Teheran. He was a Visiting Scholar in Urban Design at Columbia University, New York, and has a Master in Design Studies from Harvard University. He lives and works in London and from 2014 he is partner and co-founder of Projects in Common.

ANTONELLA PROVASI graphic designer She studied with Ornella Noorda and Giorgio Fioravanti. From 1993 to 1995 she worked at Edizioni L’Archivolto, a Milanese publisher specialized in architecture and design. From 1995 to 2001 she was junior art director at Sottsass Associati, undertaking corporate image projects for publishers and for important companies, including signage and communication for Malpensa International airport in Milan. In 2001 she joined Christoph Radl, creative director of some the most important fashion and design brands in Italy, and she was in charge of major projects: among them Mila Schön, Nannini, Magis and Arketipo. She is currently art director of the communication design project for Ceramica Bardelli, Appiani and for the Istituto Svizzero di Roma. From 2014 she is partner and co-founder of Projects in Common.

BENEDETTA SEVERI architect After a Bachelor Degree in Architecture at Politecnico di Torino (Italy), in 2005 she joins Anna Giorgi and Partners architecture firm in Milan (Ita) accomplishing various activities from urban planning to private and residential architecture, interiors restoration and industrial design. Among the most important projects, the construction of the five stars Relais Mont Blanc in Courmayeur (Ita). In 2007 she starts an independent activity for Private Committee, still ongoing, focusing on interior design. In 2012 she joins CLS Architetti, an international firm based in Milan (Ita) which focuses on architecture of new buildings, shops and showrooms worldwide. Among the main projects accomplished, there is a 1000sqm Paul & Shark Flagship Store in Milan as well as private apartments for high net worth individuals in fashion and finance. From 2014 she is partner and co-founder of Projects in Common.
