or over 30 years, Joseph Photo & Video Services has been providing top quality photography of weddings, portraits, events, and more. They have photographed

over ten thousand weddings, including ceremonies in London, South Korea, the Czech Republic, and Paris. But now one of their biggest new developments is taking place right here in Hong Kong’s own park-filled Lantau Island. Joseph Photo is excited to open a new studio in DB North Plaza in Discovery Bay. The beautiful ocean-side views and the Mediterranean-style villas of DB North Plaza make it the ideal place for a photo studio. The plaza evokes images of the French Riviera with its beach houses with yellow and white siding and orange tiled ceilings and a white chapel in the center. Joseph Photo chose to follow in the style of the chapel, designing their new branch, Joseph Photo White Studio, in 14th century French style. “Because of the white chapel in DB, we filled the studio mostly with white color. The beautiful oceanside environment offers the perfect setting for natural outdoor shooting,” founder Joseph Wong said. Joseph Photo utilizes both the interior of their studio as well as the pristine Discovery Bay scenery to take breathtaking photos. Their main services are wedding, party and event photography. The location in DB creates a feeling of leisure. Clients can relax while soaking up the atmosphere. “The pleasant surroundings allow clients to be very comfortable for a good photo shooting session,” Joseph said. “While we already have an office in North Point, our Discovery Bay branch acts as a more casual meeting studio.” They may bring some new clients to Discovery Bay to utilize the special surroundings, but they also plan on creating much new business among the existing Discovery Bay residents. “We would like to bring the family photo concept to the DB community, providing professional photo services for families to remember all the colors of their splendid life here. Discovery Bay is expanding, so there are lots of opportunities, and residents don’t need to go far, just down to the plaza right at home.” While they are new residents to Discovery Bay, having moved here in December 2013, Joseph Photo is already becoming a part of the community. “We look forward to working on activities in the community and providing support, cooperating with other companies and organizing events and functions,” Joseph said.

Investing in UK Property Why Invest in the UK?

Who do I talk to and where do I start?

For some overseas investors the lure of investing money overseas is a simple philosophy of spreading investment risk, markets in their home regions may becoming overheated with the risk of a bubble bursting. Investing overseas has become easier in recent years with opportunities for all and not just the super rich.

Because of the ever increasing market for overseas investors into the UK, the opportunities for investors are multiplying rapidly. However with the fast growing market come increased risks.

The UK has long been recognised as a “safe haven”, whilst its economy has struggled since the onset of the credit crunch things are now significantly improved, with latest economic data showing excellent progress made in rebuilding the UK economy. The underlying factors have never changed. The UK legal system around Property ownership is well established and known to be one of the safest in the world. The political structure irrespective of which party is in power is very stable.

What to Invest In? The potential investment opportunities are many and cater for investors both large and small. The minimum investment is probably circa £50,000 with no real upper limit. Residential property Particularly in London is always popular but prices are now getting to be high and some commentators fear a bubble developing. Residential prices outside of London in all major UK cities are improving and those cities probably offer the best chance of strong capital growth and good rental yield returns. Commercial property This I believe is one area of the market that is as yet untapped by the smaller Overseas Investors. The opportunity to invest in commercial (retail, office, industrial) property at historically low prices is one that should be hard to ignore. A commercial property can offer security of income with 10, 15 or 20 year leases not uncommon to excellent quality tenants who will be secure rent payers. Student property This is a common investment opportunity for investors from overseas with entry levels at £50 -60,000. Investors should however be wary and check that the developer has the means to complete the development and check to see that competing schemes in the same city will not create an excessive supply. Hotels Another common and low entry level investment with investors acquiring rooms in a hotel which are managed by experienced operators.

For many investors, whilst they may feel comfortable investing, it’s a useful exercise to sense check their thoughts with an advisor who is solely on their side. Remember sales agents are doing their job for the developer or the investor selling the project. They will always present an opportunity in the best light possible. So consider employing your own advisor. • A good advisor can understand your investment aims and assist you in creating a portfolio tailored to meet your needs. • He will be able to advise you on taxation and accounting issues and guide you towards specialist lawyers and accountants. • They will undertake due diligence on your behalf checking the building, its compliance with all regulations etc. • Whilst there will be a fee to be paid, when balanced against the cost of getting it wrong then it’s a wise investment choice. • They can provide an on- going management and rent collection service

Charlotte Falck’s tailored design led the way with new floor, walls, bathroom and kitchen. The design was made in gray, black and white to give the flat a simple, clean yet elegant style. ‘Dream City’ Invited Exhibition for 2013 HKSZ Architecture Urbanism Biennale

A

n ideal city fosters the development of civilization – the cultivation of the soul.

An ideal city does not start from scratch nor complete. It contains a depth of history, accumulations of wisdoms and carefully imagined possibilities, some even never existed. An ideal city thus exists only in our collective mind, and is still cultivating from the boundless dream. It is the coexistence of the vanished, the existing and the envisaged. The most ideal city possible at a particular moment, on the other hand, is rapidly changing to catch up with the evolving urban form and boundaries (political, economical and social). Instead to chase for this most ideal city possible, we take away the boundary of time to imagine an ideal city in a parallel universe – an ideal city in mind. The lost cityscape and the real are collated and merged in a single picture frame – activate the process of ‘dreaming’ of the impossible. This ideal city is a playful co-exists of old and new, and includes communal lives, physical structural, urban principles as well as unrealized ideas. It is a parallel display of the jewels of urban planning and design throughout the history. Such jewels were chosen on the belief that to cultivate the soul, an ideal city should allow its citizens to identify with, have a sense of belonging to, of free will, joy and pride. It should be ordered and efficient, caring and sustaining, elegant and inspiring. In this ideal city there are ‘lost dreams’ of today, ‘dreams for tomorrow’, and above all, potential ‘lost dreams of tomorrow’ if we do not take proper care of the goods and potentials we are having today. Large scale realistic photomontages are chosen to represent this ideal city, to give the audiences an immediate visualization from their perspectives. We hope these montages enable us to contemplate on the natural gifts and true value of the city, and to learn from the past and inspire what we could have in the future.

This rooftop project is located in Aqua Blue at Tuen Mun. The apartment is owned by a couple with a baby daughter. The decoration works are done by our client Winnie herself

The design concept was straightforward. Simple, clean and modern design provided focus. The style of Santorini also inspired us, since our clients liked white and turquoise. In order to create a solid foundation, we decided to cover the wall tiles with extra plaster and finished it with white paint. Also, the existing flooring was replaced with new tiles with a 'concrete look.' A wooden platform was used to separate the “Living Area” and “Dining Area” of the rooftop. A long straight planter also brings a little bit of life to the design. An organic herb garden was set up for family activities. All furniture is either white or turquoise/blue to create a consistent appearance. This rooftop has a stunning sea views and we believed that it should be the focal point, therefore, we tried not to over design it. Sometimes, less is more. For the baby room, of course, we needed to make it look fancy and cute. Wall prints and picture walls were needed. The theme can always be changed! Joint Tenant or Tenant in Common? A landed property in Hong Kong can be owned by more than one person, in such a situation, there is a co-ownership in law. Normally, they are in the form of either joint tenants or tenants in common. What are the differences between them?

Under a joint tenancy, all the owners own the entire estate, but they own nothing individually. The most important characteristic of a joint tenancy is the right of survivorship. If a piece of land is held by two persons A and B as joint tenants, upon the death of one of

If a joint tenant does not want his interest of the land passes to the other joint tenant by right of survivorship, he can bring the joint tenancy to an end by severance. The simplest way to do is to serve a written notice of severance under s.8 of the Conveyancing and Property Ordinance, Cap.219. There is no need to obtain the consent from the other joint tenant.

Since all the co-owners under a joint tenancy own nothing individually, his interest in the land cannot be disposed of by will or under the law of intestacy. Whereas in the case of ownership by way of tenancy in common, each co-owner owned a specific share of the property,
