Home Buyer Grant Funds Available Free Grant Evaluation-Limited Time Only AHBA has given away over $2,000,000 to over 200 home buyers since 1999. According to the State of California Housing Finance Agency, AHBA is the only no repayment home buyer grant program offered by a non profit organization in California.
Do You Qualify? Many home buyers think they must be a 1st time home buyer or “low income” in order to qualify for home buyer assistance. This is simply not true. You can make up to $250,000 household income, be a 2nd time or move-up buyer and still qualify for home buyer assistance.
AHBA Home Buyer Grants Pay Your Non Recurring Closing Costs, Up to $12,600, When You Buy a Home When you purchase a home, there are costs associated with your purchase in addition to any down payment. AHBA specializes in assisting home buyers with 0 down purchases, but even if you have a down payment, you can still receive grant funds. Real estate professionals are required to disclose these costs to you, however, many professionals fail to provide a complete or accurate estimate of your costs. If you qualify, the AHBA Home Buyer Grant Program will pay your Non Recurring Costs including up to 1 point towards your loan fees, lender’s title insurance policy, transfer taxes, property inspection, termite inspection and home warranty. You will also receive a complete estimate of your closing costs, monthly payments and monthly tax savings, AHBA Rules and your AHBA Grant Reservation good for four months. You are then referred to an AHBA cooperating broker. AHBA Cooperating Brokers are successful real estate professionals donating their time and 50% OR MORE of their commissions to help fund the grant program. There is absolutely no obligation to proceed with AHBA. These brokers have closed over 400 purchase transactions and each broker has been through the home buying process personally. Your AHBA Cooperating Broker will help you to find a home and negotiate a contract to buy a home.
