Online marketing for Real Estate The future of business is online, and so should the marketing of your Real estate business By Tina Muthoka

T

hat the future of business is online is no longer a matter for much debate. If you are going to be successful in the Marketing of Real Estate, then it is imperative that you have a good web presence. At the click of a mouse potential clients must be able to access up-to-date information on the property you have on offer. If you’re not using the internet to market your

services, then you are definately missing out on expanded opportunities. Using the internet to promote your business will help you make the most out of your marketing efforts. In this article we shall explore various key points to consider as you set up your web presence. The basic rules of marketing apply. From the onset, your strategy must answer the following simple questions:

Who is your customer? You must have specific target market if your marketing campaign is to be successful. The specific action taken will depend on the targeted age bracket, location, or particular property categories. So what is he or she specifically looking for? You must know their problems or desires. You must be in their shoes and find out what is that would make them feel better (an

offer). Only when you address specific needs do you attract faithful clientele. What is your offer? Why should they buy from you? What makes your product better than the rest? Why should they trust you? Are you offering your own or someone else’s product? (Are you an agent or a landlord?) How will you create an irresistible offer so they beg you to sell it to them? These are questions that any marketing effort must address. Now follows some pointers on how to succeed in the marketing of Real Estate on the Internet. Contrary to popular belief, a website does not need to have cost a fortune in order to be successful in marketing. Even a blog that has been designed from a free template online could out-perform a professionally designed website if marketed correctly.

Develop a winning website.

The first step will be to develop a good website. As already stated, this need not be an expensive affair. There are low cost templates available to get you started with a simple 5 or 10 page website so that you have an online presence. Provide value through your website to the type of people you would like to become clients. In other words, give your target market a reason to come to your website. Set up a resource center for your area of specialty to build your reputation and draw traffic for your products and services. You don’t have to be a tech guru or web designer to get your own website set up for very little money. There are many, many tools online that will help you

establish your online presence – and many of these tools are free. A simple search for ‘create a website’ or ‘build a website’ will give you many options for how to get started. I have said this over and over; don’t wait to become good before you get started. Don’t wait until you can do a great website, start now and improve as you go along.

Get the right domain name

Choose a domain name that’s easy for people to remember and spell. The domain name should be something that identifies what you offer and were you offer it. Good examples would be something like affordable-housein-Nairobi.com, Kileleshwaapartments. com, plotsforsale.com These are self explanatory. Think what you are offering, why anyone wants to come to you, take down the key words, that specify the item and the location and you have the

ideal domain name. Under no circumstances should the domain be your own name unless you are an authority in the field and someone may google up your name. If you are a large developer with tens of projects already completed under your name, by all means use this name as there will be specific takers who will want to know what your next project is.

Promote your website No website will be any use unless you draw visitors to it. Promotion of your website is the biggest part of online marketing. Write your home page copy so that it’s about your potential clients, not about you. Put yourself in the place of the potential client and offer the kind of information he is looking for and addresses the problems and challenges they have and the solutions your services can provide. Have attention getting headlines that sell on each page, and invite people to contact you or sign up

for your newsletter. Determine two or three main keywords for each page that your ideal client would search on to find you, and use these words several times in the page body copy so the search engines can easily find you.

Publish a regular email newsletter This is the best way to promote your website and one of the easiest ways to expand your reputation and increase referrals. Send this regularly to a growing number of contacts, keeping referrals in your database.

People will receive many messages from you over time, and they will start to trust your expertise and style and will hire you and buy your products and services without you having to put a lot of effort into selling. Of course you will need to ensure that the material you write is accurate and current. An email newsletter is a proven way to automatically bring people to your website where they can hire you or order something from you. It’s a great way to expand your visibility and build your list. You can write your own newsletter, whether it is daily, weekly or monthly; or if you are pressed for time, send out a quote or a tips list, or use a professional writer - purchase a pre-written newsletter in your area of specialty. Inject your own personality into the newsletter so your readers will come to identify with you as the time goes. It would be a good idea to encourage the readers to forward this and with time, keep a growing mailing list of the recipients. Remember every issue must have a link that sends the reader to your site.

Keep it current Fresh information on your site will be welcome by your audience and also raises your website’s visibility with the search engines. We shall discuss other ways to ensure your name is high on the search engine list, but the first of these is the ‘freshness’ of the information on is so upload fresh content as often as possible. Links Look for websites that are local and related to real estate (like construction firms, architects, landscaping, etc) and reach out to them to see if they will consider adding you as a resource. The more in-depth your content the better the chances are that they will take the time to link to you. Getting other websites to link to your website will help you to rise to the top of the search engines. It takes some effort but the rewards will be huge. Contact information On every page of your website there must be details of how to get in touch with you. There are two ways to do this. You can put in a form to fill in the name, contact and comments; or alternatively you could just put your put down your email and telephone contact. I recommend you do both. Call to action Don’t just give information; ask for an action to be taken. Collect contact information from the visitors. For example have something like, click here for more details, or click of virtual tour, subscribe to our free newsletter. Last but not least:

Be persistent. It will be a while before you see the results of all your effort. Internet marketing is not a short term strategy for instant results. It is something that you will do on a regular basis using a variety of techniques. Competition on the Web is getting very tough with millions of websites competing for visitors and sales. Besides your website the social media is a tool you will want to use. Twitter, facebook, skype, are all sites that will do a great deal to keep you in touch with your market as well as afford you global presence.

Home made jokes Generous lawyer A local charitable organisation’s office realized that the organization had never received a donation from the town’s most successful lawyer. The person in charge of contributions called him to persuade him to contribute. “Our research shows that out of a yearly income of at least Kshs. 10 million, you give not a penny to charity. Wouldn’t you like to give back to the community in some way?” The lawyer mulled this over for a moment and replied, “First, did your research also show that my mother is dying after a long illness, and has medical bills that are several times her annual income?” Embarrassed, the caller mumbled, “Um ... no.” The lawyer interrupts, “or that my brother, a war veteran, is blind and confined to a wheelchair?” The stricken caller began to stammer out an apology, but was interrupted again. “Or that my sister’s husband died in a traffic accident,” the lawyer’s voice rising in indignation, “leaving her penniless with three children?!” The humiliated caller, completely beaten, said simply, “I had no idea...” On a roll, the lawyer cut him off once again, “So if I don’t give any money to them, why should I give any to you?”

Wasn’t Thinking The police responded to an alarm at an elementary school. They responded in time to see a suspect running through the cafeteria and out the back door. They were not able to catch him. But when he ran out, the suspect dropped his cell phone. The police picked up the phone, searched thought the list of contacts and called one labeled “Ma.” Ma gave the police her son’s name.

Together through it all Susie’s husband had been slipping in and out of a coma for several months. Things looked grim, but she was by his bedside every single day. One day as he slipped back into consciousness, he motioned for her to come close to him. She pulled the chair close to the bed and leaned her ear close to be able to hear him. “You know” he whispered, his eyes filling with tears, “you have been with me through all the bad times. When I got fired, you stuck right beside me. When my business went under, there you were. When we lost the house, you were there. When I got shot, you stuck with me. When my health started failing, you were still by my side. “And you know what?” “What, dear?” she asked gently, smiling to herself. “I think you’re bad luck.”

Do-it-yourself Décor Tips on Choosing furniture By PZ WRITER

P

rofessional Interior décor is nothing more than a fancy thought for the majority of homemakers. Our home and the décor in it likely will be a one-day-at-atime project. The biggest part of décor is the furniture in each room and furniture is not something we replace too often. It is therefore a good idea to choose it right, both to be sure to get the best deal and to also buy something that gives the most beautiful result.

For a ‘professional’ look I would advice going with a particular theme as you decorate each room. You could decide to go with Antique and pick items over time that set the room apart as really authentic. Or you could pick no more than two colours and use these throughout your home. An African theme could also be used where items are picked and accessorized to give the African look and finish.

Let us go through each room and see just how to make the choice of furniture.

The living room

This is the most used room in the house. Some homes will have a family room which is often used much more than the formal living room usually reserved for guests and formal family gatherings. But the furnishing of either room is usually the same principles.

Choosing the style and size you like now will matter years from now, long after you’ve forgotten the price

The most dominant item of furniture here is obviously the sofa. The choice of this will depend on the size of family and the age of the children. If there are toddlers in the home, you may want to go with darker colours that don’t stain easily and which are easy to clean. I would advice to steer clear of suede. Leather may be the best finish for the ease of cleaning. This is clearly not the time to have elegant white sofas not matter how much you may love them. They would just require too much maintenance. With teens in the house, you may want to go with hard wearing trampoline-like quality may be your best bet. Be sure to buy the best quality you can afford as a new sofa is expected to last at least 10 years. Make sure that the frame is solid and does not wobble or creak. It should

sit squarely on the floor. Be sure that if it is a reclining sofa, the mechanism works smoothly and noiselessly. There should be no bumps or hard spots on the back. Run the palm of your hand over it. Cushions must be firm and resilient and fit snugly. They should regain their shape after you press down and let go. If there

are any buttons, check to see they are sewn on securely. Seats should be comfortable, and for reclining furniture, be comfortable in all positions. The arms should not jiggle or move, and if upholstered, be well padded. Let your sofa be one that ‘invites’ people to sit on it rather than look all dressy and ‘untouched’. Colors can be equally inviting. When choosing a sofa, the wall colors, the color of the other furniture, and most importantly, the color and design of the rug that sits directly in front of the sofa, should be considered. Corner Sofas are ideal where space is an issue. They take much less space and look modern and cozy. Then there will be the tables and choices here will be between glass and solid wood and here too the family is the first consideration. There is also the overall effect that you desire. Accessories such as wall hangings paintings and other art, and rugs and carpets are all going to be chosen based on the bigger pieces of furniture to finish the desired look and effect. Dining room furniture says a great deal about you, your family and your lifestyle. When the dining room feels comfortable, looks stylish and accommodates all your guests, every meal you eat there will feel like a celebration. Chances are the dining room furniture you buy now will be the furniture you will have for many years to come. Knowing a few key facts will help you shop intelligently and purchase dining furniture that will meet your needs and last for years. Be sure the size of table allows you to comfortably walk around the room. If you go with a wooden table, the wood must be solid and require only the occasional

polish. Glass tops may not scratch but need more careful cleaning as finger prints show more easily. The shape of the table will mainly depend on the size of the room, as well as your lifesyle. A round dining room table is the most space-efficient shape possible. It is also the least formal. You should consider choosing a round table if you have a smaller dining room. Similar to a round table, a square dining room table creates a bit more formal atmosphere but sacrifices the use of extra space in the room. A moderately-sized, square dining room best accommodates this shape. Not entirely casual, but not entirely formal either, couples who like to entertain their coupled friends may find this table ideal. The chairs should be matching and

comfortable (most commonly these are sold as a set), with a style that enhances the overall theme. They should be light to pull out especially by the children Wood dining sets are often the most expensive, but they are quite durable and beautiful. Remember that you will probably have your dining room furniture for many years. Choosing the style and size you like now will matter years from now, long after you’ve forgotten the price. You will want to include other furniture in the room will make it feel complete. Bar furniture, china cabinets and wine racks are decorative and functional. Buffet tables give you space to serve dishes and store table linens.

When it comes to bedrooms it is considered to be a place of rest and privacy. Thus, it’s important to spend some time decorating your bedroom with the furniture and things important to you. Choose furniture that will help you unwind. You can get a quaint and cozy bedroom sofa which will allow you to crash out after a long day. Make sure you choose the mattress that is right for you, if you are tall get a firmer mattress and if short get a more flexible one. Special purpose built mattresses are now widely available for those with back and neck problems as well as the popular memory foam mattresses. Try to buy furniture that meets the image you have in your mind. Don’t necessarily get it all in one go. It may be more useful long term to buy one piece of furniture at a time. Remember to keep it simple. The bed is obviously the first purchase and it should be the most solid item you buy, it is not often replaced. The colours you pick must be mild to enhance rest and relaxation. Keep accessories to a minimum, do not overload the room or it will appear

cluttered.

Children’s Bedrooms

The best tip on children’s bedrooms is simple – involve them. While working within the confines of safety and the budget available, the best consideration to make when choosing the furniture for the children is what they like the best. The best furniture of course is made to last, but it is always a good idea to allow their imagination to sway the choice. Now whichever room we consider there is one item that will always be included to achieve a non-cluster environment and that is:

Keep accessories to a minimum, do not overload the room or it will appear cluttered. The chest of drawers

In the Living Room or Family Room it may be useful to serve as a divider for a room. The top offers more space than a traditional table top and the drawers offer storage for coasters, decks of cards, TV remote controls, or small items that just don’t have any other home

The drawers will be great for office and mailing supplies, computer paper, and note cards and stationery and is the perfect place to store hobby supplies, such as puzzles, games, collections, sewing supplies, needlework books, model parts, or CDs. In the Bedroom a Chest of drawers is ideal to store clothes not appropriate for hanging. Folded sweaters, socks, underwear, t-shirts, and socks are right at home. If you’re lucky enough to have a large bedroom walk-in closet, place a chest of drawers inside the closet and store loads of small things there, out of sight. If the ceiling is high enough, you will still be able to hang things above the chest In a Child’s Room or Nursery you will always want to have a place to store your child’s toys, store books and art supplies. When there’s a place for everything the room will stay neater. The toys are handy whenever they need them. When you’re arranging furniture, try to think ‘outside the box’. Keep in mind that there are no rules except those you create and the best style is the one you like the most. After all this is your home.

Subdivision is the process by which land is divided into two or more plots, sites, or other divisions of land for the purpose, whether immediate or future, of sale or of building development. Subdivision is defined under Section 3 of the Physical Planning Act (PPA) Cap 286 Laws of Kenya as:“…the division of any land, other than buildings held under single ownership, into

two or more parts whether the subdivision is by conveyance, transfer or partition or for the purpose of sale, gift, lease or any other purpose. ” The idea behind subdivision is that each plot or block of land that results is registered with a separate title. Subdivision can either be illegal or legal. Illegal subdivision occurs when the division of a tract of land into smaller parcels is in violation of well laid laws and regulations. On the other hand, legal subdivision is done in accordance with the legally recognized and approved subdivision methods.

Why is Subdivision Necessary? The main aim of subdivision is to allow more individuals to own parcels of land once a large piece of land has been subdivided. It is considered as one of the land development processes in that it releases land into the market giving other individuals an opportunity to acquire part of the subdivided land. The resultant effect is that a greater number of persons can acquire land that was once owned by a single entity. At the same time, subdivisions raise revenue for the government and property owners.

The proposed subdivision and Land Use Plans duly signed by a physical planner, a land surveyor and the owner must be submitted to the local authority. Such a plan must show particulars and purpose of development, the means of access and open spaces within the scheme. Such an application must be accompanied

by a copy of the owner’s title and evidence of payment of all outstanding rates. Internal circulation is done to various departments such as roads, rates, public health and water and sewerage. If the application is acceptable, the same is approved subject to certain conditions such as provision of water to the subplots, construction of roads, drains, sewer and street lighting to adoptive/non-adoptive standards and surrender of land required for public utilities to the government free of charge.

Subdivisions in many situations also contribute towards improvement of infrastructure such as road networks, sewerage and drains, street lighting, social amenities amongst others. When legal subdivision of land takes place, it acts as a deterrent to the emerging informal land markets which may lead to abuse of local physical development plans.

The Process of Land Subdivision in Kenya The process of land subdivision in Kenya is guided by the PPA and the Physical Planning (Subdivision) Regulations 1998. With regard to subdivision of agricultural land, section 6 of the Land Control Act Cap 302 Laws of Kenya makes the process of subdivision of agricultural land a ‘controlled transaction’ which requires the consent of the appropriate Land Control Board. The PPA charges the process of subdivision of land to three institutions through the following processes: a) City / Local Planning Department No private land within the area of authority of a local authority may be subdivided except in accordance with the requirements of a local physical development plan approved in relation to that area. An applicant for a subdivision is therefore required to lodge a Development Application with the local authority within whose jurisdiction the property falls in the form prescribed in the fourth schedule of the PPA. For example if the property is situate in Nairobi, an application should

If in the opinion of the local authority an application in respect of the subdivision has significant impact on adjacent land or does not conform to any conditions registered against the Title Deed of the Property, the local authority has to publish a notice of the application in the Gazette or such other manner as it may deem expedient. The local authority should in such circumstances also serve notices to the occupier of the adjacent property to which the application relates and such other persons as the local authority may deem fit. If there are any objections, the local authority hears the same and also affords the applicant of the subdivision a right to be heard. The authority thereafter may approve the application with or without such modifications and subject to such conditions as it may deem fit or refuse to approve the application. Communication is done to the applicant where the application is rejected giving reasons for the rejection. The PPA provides a procedure for appeal to any person aggrieved by the decision of the local authority. b) The Department of Lands Where the application is approved, the approved scheme is forwarded to Commissioner of Lands. The Commissioner of Lands forwards the same proposal to the Directors of Physical Planning and

Surveys r e s p e c t i v e l y, for their comments before approval is accorded. If the comments are favourable, the Commissioner accords provisional approval subject to conditions given by local authority and/or others he may deem fit. The provisional approval acts as an authority for the owner to engage a surveyor to carry out the cadastral survey works in relation to the development proposal. The approval also acts as a request to the local authority to accord final approval to the development proposal if all the conditions have been complied with. c) The Department of Survey The Survey work results into deed plans in the case of subdivision or a single deed plan in the case of other development applications like change of user and extension of lease. Deed plans are the output in the surveying process where the land is registered under Registration of Titles Act (Cap 281) Laws of Kenya (RTA). However, under the Registered Land Act

facilitate the registration of the resultant titles or title as the old title is surrendered in exchange of the new title(s). d) Issuance of Title This is the last stage of a land subdivision process in Kenya. In cases of subdivision without change of user, Certificate of Titles are issued as stipulated under section 70 of the RTA or issuance of new Certificates of Lease/Title Deeds through the process of surrender and re-grant is done if the property falls under RLA. In conclusion, it is worth noting that the whole process of processing the Development Application before the local authority, the approval by the Commissioner of Lands, the cadastral survey approval by the Director of Surveys and the issuance of title takes time. However, it is important that all stages are followed and all conditions are adhered to protect one’s interests in a subdivision.

f you need to move houses any time soon – all the best! . The past couple of months have taught me that this is not a luxury reserved for the few that have wads of cash ready to splurge on the house of their dreams. I have come to find out that there is something out there for everyone.

However I have to say that it is quite a different kettle of fish for someone with a somehow limited budget. House hunting has many sides to it that most people only come to find out as soon as they look for a house. There are of course many factors to consider such as rent, security, proximity to place of work and a lot more besides. Meet the Real Estate Agent An agent is probably the best (and the worst) thing that can happen to a person who is looking for a place to stay. They are brutally honest and can come off somehow

I remember thinking, well this (experience) isn’t as bad as people say it is. That is of course until we had to meet the agents and discuss payment requirements.

The rent was initially Ksh. 25,000/- and including the utility bills, I felt that we were getting a good deal considering just how lovely the house was. Naturally, I made an appointment with the said agent and here is how he broke it down for me:

else’s property and any unsuspecting potential buyer or tenant can easily fall into such a trap. The House Owner Whether it is a single house they own or a block of flats, house owners are definitely a lot more understanding than real estate agents, I suppose they have more at stake. A house owner will gladly show you around and will do it for free. I found this to be a much less complicated arrangement than meeting with an agent. The few that I was able to come into contact with were definitely more accommodating towards my budget. You can find house owners advertising in the newspapers or public notice boards as well as through word of mouth. Meeting your potential landlord also gives you the opportunity to judge for yourself the kind of person that they are as well as gathering information on his or her property. property. Door to Door Hunting Door to door house hunting is not for the faint hearted. It is extremely exhausting and requires someone to have a lot of time on their hands. What I liked about it is that you get a feel of the place you might be moving into; who will be your new neighbours, how noisy the place is, security in the area, distance from the bus stops and shopping centres and other such details. As tiresome as it may be, it does bear good fruit. One more thing I discovered with door to door is that one is able to befriend the property caretakers and in this way you can be able to get more information out of them concerning the property as well as the neighbourhood in general. Therefore you will be able to know what kind of situation you are getting yourself into beforehand. House hunting can be a nerve-wracking experience but is also rewarding. At the end of it all you will find something you are completely comfortable with. It is important to remember that it is all about you and your needs. Do not settle for less than you want. Moving house is a big change in one’s life. My best advice would be this; have enough money saved before you decide to move out, especially if you are starting out. Moving expenses for a first-timer are large. There are numerous things to take into account: furniture, utensils, curtains‌let me not get into the details. Bottom line is, never compromise on your budget because you fall in love with a house you cannot afford. There are numerous options for house hunters. The key, as I found to be, was patience and not giving up too soon. Keep looking. You will find your dream home and at a price that suits your pocket just fine. After two months of hunting I did find a cozy apartment that I am positive I will not be moving out of soon. For those out there who are still house hunting, take heart. Once you do settle down you will realize it is all worth your while. So to each one of you looking for a place to stay, If you need to move houses any time soon – all the best!
