RELEASING THE SWISS PROPTECH BOOK : PROPTECH 2020
We are pleased to present the 1st edition of the Swiss PropTech Book: PropTech 2020. The special theme for this edition is PropTech Business Ideas and Distributed Ledger Technology - The Future of Real Estate Innovation in Switzerland. Over the last twenty years after the common use of Internet, improvements in real estate industry have prompted a sustained increase in smart living, smart investing and smart property management in the quality of real estate management, resulting in substantial contributions to economic growth. Property Technology (PropTech) has largely contributed to this progress. As we look into the future, new technologies and technological innovations will likely continue to enrich the provision of real estate at a rapid pace. Big Data, Artificial intelligence, Virtual Reality & 3D, Smart Buildings, Internet of Things, Drones, Automated Valuation Models and mobile applications will open the new doors to improved real estate industry. Likewise, novelties such as the payment of rent with cryptocurrencies, online valuation and chat bots between tenants and landlords and rental house without caution have potential for real estate agencies and property management companies. In addition to the theme, and from now every year, the PropTech Switzerland follow and analyzes innovation trends and the performance of approximately more than 150 companies. The PropTech Switzerland has fostered national innovation strategies and debates on innovation in three main ways; - First, the PropTech Switzerland helps place innovation firmly on the map for players, in particular for real estate economies. - Second, the PropTech Switzerland allows companies to assess the relative performance of their innovation system. A significant number of companies work hard to unpack to define innovation in their business and to analyze their innovation strengths and weaknesses. These findings then inform innovation policies and actions. - Third, the PropTech Switzerland provides a strong impetus for companies to collect fitting innovation metrics. For this 1st edition, we thank all swiss companies for their tolerance to present them. Likewise, we recognize the contributions of the advisors and board members. This edition was written without sponsors and advertising.

Foreword PROPTECH SWITZERLAND Everything began with our own project. We wanted to build a analytics tool for investment properties (residential and commercial). At first we must have to analysis swiss real estate market and look for innovative solutions in property technology all around the world. Every Swiss PropTech companies has been registered and studied the business models. After a few months we had had a lot of information about swiss and international PropTech startups and companies. The question was; What we can do with these informations. Delete? or keep it? Natural the data did not deleted. Our Team decided to public all informations to support another PropTech Startups in Switzerland. That’s why PropTech Switzerland Platform was built. If you share your experiences with others, your business will grow too. For PropTech Switzerland we did the market research again, looked for the players and newcomers, studies business models and released on our digital platform. However the another PropTech platforms and studies have been analysed to define PropTech, the criteria of property technology and PropTech categories. At the End we decided to write the SWISS VERSION. There are nine Swiss PropTech categories with the definition and the features. And also there are about 10 criteria's. But it is not closed. We are still studying them. PropTech Switzerland has launched on 01. July 2018. We tried a lot of things and changed too. We did something good and also wrong. But never stop to learning. At the future we will continue to learn from our success and unsuccess. We did not come to world to find the answers, but to ask the questions. Only curiosity or trying or stupidity! Best with all together we succeed in setting a sign. We hope to leave a light sign as well. Proptech is reshaping the real estate industry in many ways and offers plenty of opportunities for real estate professionals. That’s why we will continue build our community in next years. Why Alphabet as Cover?
As you know the digitization came to in real estate industry very late. Actually we are living PropTech booms since 2003. Nowadays there are more than 150 Startups in Switzerland and about 3.500 Startups all around the Europe. As PropTech Switzerland Ecosystem we are new kids on the block. The Booms has just started after late 2015. Between 2015 and 2019 more than 100 Startups are founded in switzerland. We realized PropTech 1.0, 2.0 and 3.0 early but we could not translate them early too. Swiss PropTech Startups are living and doing the digital innovation at the same time. We are very fast but it’s just learning age for us. Because of these reasons PropTech Switzerland choses the alphabet as cover. If you follow the alphabet, you find the titles of topics. FinTech has an important impact in real estate. Blockchain, tokenization, cryptocurrency are not foreign words anymore. And They started to change something in real estate industry. But there a lot of to do or change. New Digital Banks, house buying with cryptocurrency and smart contracts as new agreements will disrupt the real estate. That’s why we wanted symbolize this development with symbols. They are 40 boxes and symbolize year 2020 as blockchain.

What do you expect from this book or not This book is intended for anyone interested in the innovation of real estate industry. It explores the impact of technology on all categories—from marketplace, investment, property management, construction, smart buildings, virtual reality, big data analytics, valuation models to real estate fintech. Its insights are relevant for PropTech developers and those who work with or use real estate. It can also guide the efforts of real Startups, who are making their first steps into the industry. The goal of this book is threefold: 1. to Introducing the Swiss PropTech Ecosystem and players 2. to provide the reader with a solid understanding of the digital transformation in real estate industry and the market analysis 3. to get to know and realize the history of the Swiss PropTech evolution The book is based on two years of research and over 1.000 coffee’s. We sacrificed our free times. Any errors or opinions remain exclusively the author’s. This book is not a investment guide or a magic solution. It is neither an exhaustive list of every PropTech startups or innovation, nor is it a recommendation to adopt a specific solution or investment thesis. Instead, this book aims to equip the reader with insights and a frame of reference that would allow her or him to understand and evaluate new solutions in the market with confidence. Importantly, the book introduces a way of thinking about the evolution of real estate that encourages and enables readers to continue to grow their own expertise in PropTech industry. Its not a detailed research of property technologies in the world and also in Switzerland. But “The PropTech Innovation Report” (which published by PropTech Switzerland) will analysis and present the new solutions and business models quarterly.
