CHAPTER 1: INTRODUCTION AIM: Understanding millennial approach to work places through coworking concepts. OBJECTIVE: To understand why we need co-working spaces. Examining and showing the benefits of these working spaces. To study the rise in these spaces in Indian context. SCOPE: It will create awareness of this culture. METHODOLOGY: Studying the millennials. Studying the co-working concepts. Studying the demands of co-working spaces. Co-working spaces in Indian context. LIMITATIONS: The study is only limited to co-working culture and its reasons. LITERATURE REVIEW: Having a good working experience is becoming more crucial for today’s and future generations (i.e. millennial generation) in this super complex and competitive life. Most of the business models have changed with the new norms of working life, technology developments, the mobile working concept, the rise of the freelancer and shared economy and it is critical to understand and adapt to this ecosystem. 4
In this rising demands, co-working offices is a millennial approach promoting new start-ups and entrepreneurships. This is an innovative and collaborative workspace design for millennials due to growth of Information Technology sector. Co- working concepts creates a rich working experience and identifies the importance of collaborating and socializing for providing a good work experience. The research studies notion of work place which is flexible, efficient, effective and most importantly needs of the occupant.

CHAPTER 2. OVERVIEW OF MILLENNIALS AND CO-WORKING CONCEPTS. 2.1 WHO ARE MILLENNIALS? Millennials is an identity given to a broadly and vaguely defined as a group of people who reach their young adulthood in 21 st century. They are determined and aspire to experience things in a very different way compared to previous generations. Born between 1979 to 1999, this generation is selfconfident. Also, there is a boom in freelancer trend and the autonomous spirit of the millennials. This is the generation that is projected to become their own bosses. They encourage the use of the same space for more than one activity, so having a place which is multifunctional is the key. The behaviour and habits of them point to minimal spaces that are highly flexible. These needs to address the needs of this growing trends and adapt them to architecture from human millennial perspective, where an environment can quickly morph into a new one, strategically combining

innovation,
flexibility
and
a
vision
of
the
future.
2.2 MILLENNIALS ARE TECH-SAVVY. TECH SAVVY is defined as “well informed about or proficient in the use of modern technology, especially computers”. Millennials are the first generation to have been born into households with computer and to have grown up surrounded by digital media. They are very much comfortable with new and networked media. They bring benefits to workplace in relation to the use of communication and information technologies (CITs). As a globalization and development of technology increases, they are especially likely to take advantage and extend the use of CTIs to interact with other organization members, customers, and suppliers. It breaks down the social boundaries on people’s social contacts, increasing group participation and 7
flattering organizational hierarchies. Thus, the millennials are getting more attracted towards computer mediated communications. Some organizations suggest “bring your own device� trend. Workplace satisfaction matters more to them than monetary compensation and work life balance.

Co-working concepts is a self-directed, collaborative, flexible and voluntary work style that is based on the sharing of common core values between its participants. Coworking involves a shared workplace, often an office, and independent activity. Unlike in a typical office, those coworking are usually not employed by the same organization. It is attractive to work at home professionals, independent contractors or people who travel frequently who end up working in relative isolation. Coworking is a social gathering of a group of people who are still working independently, but who share values and who are interested in the synergy 8
that can happen from working with people who value working in the same place alongside each other.
Coworking offers a solution to the problem of isolation that many freelancers experience while working at home, while at the same time letting them escape the distractions of home. It generally costs money in the form of membership dues, though some spaces are free of charge.Coworking is not only about the physical place, but about establishing a community. Its benefits can already be experienced outside of the physical spaces, and it is recommended to start with building a coworking community first before considering opening a Coworking place. Real-estate centric coworking spaces are about selling desks first, with building community as a secondary goal. Players target freelance professionals, remote workers, and small to medium enterprises (SMEs) who need a space and seek a community with a collaborative spirit. Customers also often benefit from professional services such as printing or incorporation or consulting. Coworking is distinct from business accelerators, incubators and executive suites. These spaces do not fit into the coworking model because they often miss the social, collaborative, and informal aspects of the process. In coworking, management practices are closer to that of a cooperative, including a focus on community rather than profit. There are several reasons why millennials choose to start their own business, join an up and coming tech firm, or become a freelancer, which in turn causes them to look for a co-working community, some are listed below: 9
2.4 WHY ARE MILLENIALS GRAVITATING TOWARDS WORKING REMOTELY IN COWORKING SPACES? ADVANCED TECHNOLOGY: After recently graduating from college, most of them may not be able to afford the technology and equipment they need to start a business, beyond a computer, a printer and Wi-Fi. At a co-working environment, they will find all the advanced technology they need, copying services, professional printing services etc. A CASUAL, LAID BACK ENVIRONMENT: They are eager to work hard to bring their vision to life, they also thrive on creating and revelling in experiences. A casual co-working environment allows them to make memorable work experience each day as an extension of their creativity and professional passion.
INDEPENDENCE AND FLEXIBILITY: Millennials are flexible. They want to come and go as they please, so they can focus on working when it fits their schedule, as well as when inspiration strikes them. This generation places a special emphasis on creating and having strong work/life balance, so that they can actively seek out working environments that foster this priority. COMMUNITY, CAMARADERIE AND COMMUNICATION:

As many millennials share co-working spaces, chances are good that these independent workers will meet seasoned professionals and mentoring relationships during events. Many of these young solopreneurs will create their own community. AFFORDABILITY: Like many independent professionals, most millennials cannot afford all the cost that go into renting an entire office space. Most co-working spaces offer everything young solopreneurs need with several tiers of pricing plans to let them choose the type of desk and schedule that fits within their budget. According to global co-working survey (2017), the number of coworking spaces worldwide has increased from 1130 in 2011 to 13800 in 2017 and the number of co-working members has increased from 43,000 in 2011 to 1.18 million in 2017.

CHAPTER 3: RISE OF CO-WORKING SPACES IN INDIA. Colliers radar, suggested that technology sector dominated office sector demand in India. However, in the year 2016, information technology industry represented about 58% of the total office demand and around 41.6 million sq. Ft of office area space was leased. IT industry usually prefers to occupy large office spaces mainly in tier 1 cities like new Delhi, Mumbai, Bangalore and Chennai. The new mobile technology has enabled a need of new work place designs, work styles and work culture. There is now a greater focus on creating more efficient and cost-effective solutions such as flexible and specialised workspaces. Coworking spaces, start-ups incubators and accelerators are few examples of such specialised workspaces. About half decade ago, co-working operators materialized alongside the startup boom in India. Currently, more than 160 operators facilitate co-working offices with over 350 operational centres across various tier 1 and 2 cities.

CHAPTER 4: CASE STUDY 1.EMERGE: Emerge is one of Sydney’s fullest coworking offices. It is a boutique coworking office in Surry Hills, Sydney. It boasts beautiful offices and coworking spaces in a fresh, edgy and modern environment. Emerge secured its lease in December 2017, redesigned the space with a brand-new fit out and opened the doors on 1 March 2018. Now, just five months later, it’s almost full to capacity. Vision The vision behind Emerge Sydney was to create a workplace that makes people love going to work. The team imagined a design-led space with creative vibes that would match the arty location in Surry Hills. Beyond design, they had a clear goal – that they’ll build a fun, open and inclusive environment for the clients.

Chapter 5:
CONCLUSIONS: The boom in the freelancer and start-ups trend encourages to use one space for different uses, hence multifunctional spaces is the key. Also, the tech savvy generation has connected globally with communication and IT, breaking all the social and physical boundaries. Hence these generation need spaces which are highly flexible and provide various functions under one roof. Co- working concepts is one approach to the millennials' way of working. It involves all the basic amenities which can easily be rented. Also, Co working is not just about physical place but also about establishing a community in itself. Number of co-working spaces has risen from 1,130 in 2011 to 13,800 in 2017 world-wide. Rise of co- working spaces in India started in cities like Delhi and Bengaluru which has more than 100 spaces. Mumbai, Hyderabad and Chennai where second set of cities with 51- 100 spaces. And Pune with 10- 50 spaces.
