2011 – THE yEAR THAT WAS IN REAL ESTATE. AND 2012? As 2011 draws to a close, it is worth reflecting on a year that saw us achieve some major goals in a difficult market. In June of this year, we opened our 2nd office in Mulwala. It was apparent to us, that our clients in Mulwala would have thought we had gone mad if we had opened there as Yarrawonga Real Estate, hence the change in name & logo to Yarrawonga Mulwala Real Estate. So how was real estate in 2011? Mid 2011, I suggested the market would flat-line & was criticised as being pessimistic. The reality is of course that the market receded. We are often asked, how do you objectively measure movements in the market? There are a number of ways to track market movement; one is to follow REIV Quarterly Sales Data for trends. This is fraught with danger as quarterly figures are easily distorted by mix of
properties which might be sold in each quarter and this is often the way media interprets market trends. Our philosophy is to compare recent sales written within the same ‘price bracket’. – For example a modern 4 bedroom brick veneer home sold for $360$380,000 in late 2010, has recently been commanding $340$360,000, a decline of approx 5%. This is an encouraging price reduction to entice opportunistic buyers back into the market. So where does that leave us for 2012? With the RBA 1st rate reduction by 0.25% on Cup Day, signs emerged that buyers were starting to ‘suss’ out the market again. They will have been further encouraged by the 2nd recent interest rate reduction but it will still take time to find its right level. I do not anticipate further decline in the market during 2012 rather anticipating modest growth, akin to CPI, as buyers who wish to buy will happily transact with motivated sellers.
I would be looking for buying opportunities now. I wouldn’t wait for later, when competition from other buyers will become more intense. The market has paused but there is absolutely no sign of collapse! It’s time to venture back into the market! We look forward to assisting you in your next real estate transaction and anticipate a modest positive return to the real estate market in 2012.
