The expansion of The Meadow and The Heritage neighborhoods stand as a significant achievement in our master vision, sparking not only pride in our progress but also anticipation for the exciting journey that lies ahead. Greenville, SC continues to make headlines, finding itself on impressive lists such as TripAdvisor’: Best Places to Live 2023, Forbes magazine: America’s Best Downtowns, and New York Times’: Top Places to Visit. FROM DREAMS TO REALITY DETAILED INSIGHTS INTO HARTNESS’ NEWEST RESIDENTIAL DEVELOPMENTS Hartness is a community in the midst of transformation. We are excited to reveal an in-depth look into the residential development details of its latest phases. The Meadow, The Heritage, and The Woodland Retreat are no longer dreams on the horizon but tangible realities being developed before our eyes.

T HE WOODLAND RET REAT, comprised of 11 homesites, has already broken ground on its first highly anticipated Woodland Maple—a three-story, whimsical yet elegant residence with a coveted rooftop patio intentionally designed to enjoy the treetops and lush nature of the verdant enclave. The Woodland Retreat will offer three variations of these “tree houses”: Woodland Maple, Woodland Chestnut, and Woodland Oak floorplans, all inspired by the nature that will surround them, offering a distinctive feel unlike any homesite and design seen in Hartness before. The trails surrounding the Woodland Retreat will also receive some sprucing up, including a potential new marker at the springhead. It’s no wonder these homes sit on Verdure Street—a street inspired by the fresh vegetation and flora, a creative change from the family names that typically adorn the street signs of Hartness.

THE HERITAGE THE MEADOW

Perhaps the most noticeable change to the neighborhood is the massive progress seen in T HE MEADOW. This phase, slated for 113 new homes, introduces 12 new streets, a new entrance on Highway 14, and and additional green spaces, including a tree-lined cottage courtyard and a new feature park. Jim Burns, Chief Operating Officer at Hartness, explains, “For The Meadow, it’s not the landscaping that sets it apart from the other phases; it’s the architecture and the intense thought behind the planning.” The Meadow has been meticulously designed around the concept of the “pedestrian feel.” This concept prioritizes the relationship between community, walkability, and beauty—a way for all residents and visitors to feel enveloped and welcomed by the surroundings. Burns explains, “When planning The Meadow, we thoughtfully walked ourselves around the streets in our minds. We prioritized additional guidelines for each home to create the streetscapes we desired.” One example of these desired streetscapes will be the two new streets in The Meadow that require each house to have a large front porch. “For the porch-lined streets, we figured out exactly how far the houses need to be set back to encourage a neighborly wave but also not make the pedestrian on the sidewalk feel crowded.”


FROM DREAMS TO REALITY Another example of this thoughtful planning can be seen in the Preserve View homes that will line Arlyn Drive. “The homes that face the preserve will have a unique feature. They will have protected nature preserve views in front and a beautiful tree-lined street in the back. The homes will also have a prescribed style and architecture that will take advantage of the view and create a new district that is unique to The Meadow.” This thoughtful phase will offer an abundance of fresh new home plans in the regency vernacular, updates to the current trail system, new trailheads, and of course, an experience crafted with residents in mind.

The Meadow is not the only significant change we are seeing at Hartness;

A brand-new trail will also come with this newest development and will proceed from Traverse Avenue and edge around some beautiful wetland areas before connecting to future village developments. As Hartness unveils its newest home plans, picturesque parks, refined trails, and additional homesites, it extends a warm invitation to all. With each meticulously designed phase springing to life and every detail falling into place, Hartness continues to establish a pioneering standard for neighborhood living. This is not just a residential area; it’s a testament to thoughtful design centered around the very people who call it home. Hotel Hartness offers everything you would expect from a luxury boutique: exquisite finishes, spa-like showers, comfortable beds, plush robes, mannerly and accommodating staff, and an atmosphere of comfort and elegance. But if we are being transparent here, you can probably read that same description about most boutique hotels. What you most likely won’t find in those other descriptions, or at least would be hard-pressed to find, would be the whole slew of amenities that set this hotel outside the box of your standard box brand boutiques. Let’s start with Patterson Kitchen + Bar, a sleek, moody, lavishly luxurious fine dining experience just steps away from the hotel halls. Although Patterson does not exclusively serve just the hotel—lucky for Greenville residents— it does offer an on-property fine dining experience that is consistently considered one of the best in Greenville. Patterson sits like a shining jewel between the hotel’s masterfully manicured courtyard and the enchanting Spa H. With floor-to-ceiling glass windows, slide-away doors, and a patio overlooking the tree-lined pond, you may have a hard time directing your attention. But whether your attention goes to embracing the nature around you or letting yourself bask in the mood lighting and suave atmosphere of Patterson, you are in for a mouthwatering array of craft cocktails, seasonal starters like pan-seared scallops in butternut squash puree, noteworthy entrees, and decadent desserts you are sure to remember. At Hotel Hartness, the art is a standout feature, and it’s not just family portraits you can find in the hotel. The hotel hosts an entire private collection of art made exclusively by local artists. You could spend hours exploring and admiring the paintings, sculptures, photography, and lighting that dress the interior of this thought-provoking boutique. It’s truly a gallery-like experience just walking into your room, which is a treat for all guests and visitors alike. When asked about the inspiration behind the hotel’s art collection and decor, it was explained that each piece was designed with nature in mind and to have the experience of bringing the outside in. But of course, Hotel Hartness would want to prioritize bringing the outside in when the outside surrounding this hotel is one in a million. Settled within the Hartness property, this hotel offers an outdoor experience unlike any in the area. The hotel, mere minutes from the GSP airport and only 15 minutes to downtown Greenville offers a serene retreat during your stay, where you can lose yourself walking along the winding trails and shimmering ponds of the 180 acres of protected Nature Preserve. You can also take the complimentary hotel bicycles and admire the European-inspired architecture of the neighboring Hartness community or explore the Hartness farm adorned with its collection of multicolored chickens and seasonal crops. BUILDING FRIENDSHIPS In the early 2000s, Sean Hartness, CEO of Hartness, embarked on the ambitious endeavor of transforming his family’s land into a thriving neighborhood, welcoming hundreds of new families to call it home. To bring this vision to life, a Builder’s Guild, comprising some of the best builders in the area, was assembled. However, another type of builder was yet to be added to the Guild—one that would work alongside the existing guild members to fill a missing niche in the community.

After attaining his Bachelor of Science from Eastern Michigan University and securing a Master’s degree from Georgia Southern University, Andy Jex began his career in residential construction in Atlanta, GA, in 1998. He dedicated the next 24 years to the industry, holding positions in Savannah, GA, and Lexington, SC, before accepting the Director of Construction position at Hartness in 2021.

Ben graduated from Clemson with a degree in Construction Science and Management. From there, he would spend the next 5 years project managing the construction of high-end custom homes in Jackson Hole, Wyoming. He recently joined the HC Construction Team in early 2023 after relocating back to the Upstate with his wife, Christiana, and their Australian Shepherd, Wyland.

and I, have been married for 17 years. We have two children, Kate (13), and Ryan (9). We also have two dogs, two cats, and a bunny.”

This new builder would be tasked with advancing the overall Hartness project by providing an essential housing type. This housing type would be offered at a price point that allowed a wider range of residents to join the community. It would consist of high-quality, pre-planned dwellings that aligned with the master vision. Their strategic emphasis would be on constructing purposefully designed plans and micro-districts within the neighborhood, exemplified by projects like the Preserve Villas and the Cottage Grove. True to the innovative spirit of Hartness, rather than searching for such a company externally, they decided to create one themselves. In 2017, Hartness Construction was born. The birth of Hartness Construction was not merely a business venture; it was a purposeful undertaking poised for exponential growth. Join us as we introduce you to the dedicated members of the Hartness Construction team.

MADISON LINDSAY-SMITH PROJECT COORDINATOR/ WARRANTY MANAGER Madison comes from a diverse professional background. After graduating from Clemson University, she worked as a microbiologist before moving down to Charleston, SC, to continue her career as a sea turtle biologist and educator at the SC Aquarium. After relocating back to the Upstate with her husband, Simon, she began her career at Hartness in 2021, where she’s able to utilize her organizational and personable skills, working as a Project Coordinator and Warranty Manager for Hartness Construction.

TIM GAUNT PROJECT MANAGER In 1987, after joining forces with his two brothers, Tim Gaunt entered the construction world. They spent the following years doing hands-on remodeling, framing, trim, and other trades before taking on spec and custom home builds. It was then that he began working as a Project Manager for other builders before joining the HC team in 2023. TELL US ABOUT YOUR FAMILY. “I’m married

to my best friend, who has made me a better person. We have four wonderful kids, five grandbabies and a neurotic dog.”

and hanging out at the One Five. Evelyn enjoys painting, decorating, entertaining, and travel. They both also love a good game of pickleball! FUN FACTS: Jim is a retired television manager, and Evelyn is a retired

interior decorator. They both enjoy Italian food and have one son and a grand-dog who live in Greenville. WHY HART NESS: Jim and Evelyn moved to Greenville to be closer to

family. When searching for their next home, they fell in love with the community concept and the beauty of the neighborhood. They are both admirers of Lew Oliver, who helped design the community.

management, and Jama is an Occupational Therapist. Their two teens are also eager join the working world and would like to offer their petwalking and odd job services to all their new neighbors. WHY HART NESS: The Tapps enjoy being outside and being a part of a community. When visiting

Hartness they fell in love with the beautiful surroundings and knew it was the right fit for them.

evolving, but one thing she knows for sure is that fresh ingredients are a must. WHY HART NESS: When Shari decided to downsize, she contacted her previous builder to

see where he was now building. Upon learning about Hartness, she knew that’s where she wanted to be.

PASSIONS & PAST IMES: Bob and Sandra love walking and hiking, especially with their dog, Rhodina! WHY HART NESS: Bob and Sandra chose Hartness because of the thoughtful planning and design of

the community. They felt instantly welcomed by residents and are happy to call Hartness home.


MATT MEDGYESY’S LABOR OF LOVE With the crisp sting of Fall in the air, I made my way along one of the many winding trails of The Hartness Preserve. Just beyond the lower grand lawn, nestled beneath a canopy of gilded oaks, I found myself standing before an unassuming wooden structure. Before I could reach the door, Matt Medgyesy greeted me, opening the shop’s front door with a smile as warm as the cozy interior behind him.

Matt ushered me into the old workshop that’s been on the Hartness grounds for decades. What was once a space for Pat Hartness to build his experimental plane now houses an array of tools, workbenches, and intriguing items like a metal crow fountain in midrepair, an orange mountain bike, and a pair of water boots still slick from a day’s work along the creek side. Matt Medgyesy has been tending to the Hartness grounds before the idea of the Hartness Community was even conceived. Hired 27 years ago to assist the Hartness family in managing their 480+-acre estate, he reflects, “It was daunting, starting as a young man and taking on 400 plus acres. I remember telling my wife when I first got the job that I either made a mistake or a decision that would change my life for the better”. In his early childhood, Matt fell in love with horticulture, inspired by his father’s large vegetable garden. “I was involved with it daily,” he recalls, “He didn’t have to ask for my help. I wanted to be there. I loved seeing things growing and changing and seeing the difference your hard work makes.” Following his passion, Matt graduated from Clemson University with a degree in Horticulture and worked as the staff horticulturist at the Greenville Country Club before being introduced to Pat Hartness. “Pat was looking for someone who could help him with a little bit of everything on the estate,” Matt explains. “If anyone knows Pat, they know he is demanding but fair. He is a hands-on guy who will climb into the trenches with you. I knew he was the kind of man I wanted to work for.” The grounds, when Matt started, were a lot more rugged


than the refined trails and polished gardens we see today. There was an original trail system, a pecan orchard, a cornfield, a sawmill, the Hartness Manor, and, of course, the landing strip and hangar. “There was always a lot to do on the grounds, but my favorite part of the job was all the fundraising events and galas,” says Medgyesy. “I loved being able to help with those events that were helping so many people.” Matt had his fair share of memorable moments working on the grounds, from meeting Willie Nelson to organizing some of the largest charitable events in the Upstate at the time. Matt still plays a vital role in the Hartness we know today, doing “a little bit of everything” to keep these grounds in top shape. Outside of work, Matt enjoys nature-filled activities like mountain biking, fishing, and working on his 6-acre farm. A proud family man, Matt adores his wife of 30 years, Kimberly, and their son, Hayden. When asked about balancing work on the Hartness grounds, his farm, and family life, he says, “Anyone that knows me knows I’m either running at 100% or asleep. That’s just who I am. There is no in-between. I make sure I take every day as a chance to learn and grow.” Matt has devoted half his lifetime to shaping the atmosphere of Hartness that we all cherish. These grounds hold a special place in his heart, and he hopes to see more green spaces for people to enjoy in the upcoming phases. “My favorite part of the Hartness today is seeing more people calling this place home and enjoying the incredible grounds. I love seeing people jogging on the trails or walking along with their dogs and babies. Every time I see it, I think to myself, there is no other place like this.” Just before leaving the workshop, I asked Matt about his favorite spot on the grounds. He smiled and shared with me the kind of information that takes 27 years of groundwork to discover. “Just before sunrise, make your way over to the old airplane hangar and look out towards phase one; you will see a sunrise that will take your breath away.” As I walked away from the old shop, hearing the trickle of the stream behind me and gazing out at the new hotel just beyond the pond, I realized what it truly meant to Matt to be a part of something like Hartness. To say it best, I will use his words: “This job is a labor of love. Every morning when I drive onto the grounds, I think to myself, this place is a blessing, and Thank God.”

YOUR HARTNESS NEIGHBORHOOD ASSOCIATION REPRESENTATIVE

When it comes to HNA representatives, Hartness needed someone who has been around the block — someone with dedication, a friendly demeanor, and years of experience. When Clair Smith of C. Dan Joyner Property Management stepped into the role in April 2022, she checked all the boxes. Her career began shortly after graduating from USC and real estate school. She now has eight years at C. Dan Joyner beneath her belt and currently oversees eight neighborhoods including, Spaulding Farm, Neely Farm, and, of course, Hartness.

“Hartness is just so beautiful and unique. There are really no other communities like it in Greenville. I just think it’s a lovely community for homeowners to live in. The residents have the restaurants, the spa, the hotel, the preserve, and the new pool looks like it’s going to be amazing!” Clair is no stranger to the streets of Hartness; in fact, she is out here on a monthly basis, keeping up with her role as the HNA representative. On top of managing resident correspondence, resolving community issues, vendor correspondence, and financials, Clair and her compliance manager perform a routine drive-through just to make sure everything in the neighborhood is in line with the covenants.

With Hartness on the rise and expanding by the day, Clair is already lined up to handle the expansion. “We have been in talks about the rapid growth of Hartness. We want to make sure the neighborhood is taken care of and is getting the attention it deserves. We will either add an additional administrator to help with the community, or my portfolio will shrink so I can focus more of my time on Hartness. Either way, we will have Hartness covered!” It’s comforting to know that Clair and C. Dan Joyner have the best interests of Hartness in mind. “Having a representative that residents can turn to is a real asset for any strong community,” says Clair, who takes pride in the significant value her position offers to Hartness homeowners. With Clair, assistance with portal queries, monthly dues, amenity hours, or even simple reminders about trash pickup is all just a conversation away. Beyond her professional role, Clair finds joy in spending time with her husband and their black lab, KC. Whether participating in Orange Theory, traveling to Pawleys Island, or cheering on the Gamecocks at a football game, Clair brings her passion and energy back to the office, ready to serve Hartness as your friendly HNA representative.
