In this edition of Hartness Living, we are excited to share the latest updates and stories from your community. We are proud to welcome not only new neighbors but also exciting local businesses and tenants who will soon make Hartness their home as we continue to advance The East Village.

From the Hartness family themselves to the nearly three dozen weddings hosted since the hotel’s grand opening, weddings are no stranger to the Hartness grounds. Carly May, Director of Catering at Hotel Hartness, notes, “I’ve worked for over 12 years in weddings and events. I’ve been in the wedding and events market in the Beaufort/Hilton Head area, What Hartness offers is unique. The couple won’t be responsible for entertaining them from arrival to departure. RIVETING RETAIL THE NEWEST RETAIL SHOPS COMING TO THE EAST VILLAGE

First up on the block is Cork Beauty Bar, a fast-paced beauty bar focusing on the one-stop-shop mentality, where all your maintenance beauty needs can be done in one place with time to spare. From blowouts and facials to nails and lashes, this efficient shop is dedicated to what it calls “beauty maintenance made fun.” Inspired by the busy professional, Karen Weaver, owner and founder of OASE Day Spa and the soon-tobe Cork Beauty Bar, states, “There are a lot of people who just don’t have time to spend all day at the spa or run from appointment to appointment all over town. We wanted to offer a solution to that. We felt a need to create a spot where someone could come, get those maintenance appointments done in a very efficient way, and have fun doing it.” With prosecco on tap and a tagline like “Fast beauty and bubbles,” this sophisticated and elegant shop is sure to attract a healthy clientele looking to save time and unwind. When asked what services she is most excited to bring to Hartness, Karen mentions, “I love our Dazzle Nail waterless manicures and pedicures. It’s hygienic and environmentally focused. After hot towels, we use the Dazzle Dry product, which is nourishing, nontoxic, and, of course, express.” Karen also highlighted their Dermaplane Express Facial, followed up with a hydrating mask. “It just gives a

A quick bang for your buck.” Drawn to the beauty and long-term vision of Hartness, Karen was inspired to make Hartness Cork’s new home. “I think it’s so special to be a part of this new building. It’s going to be this microcosm of local small businesses, collaborating and supporting one another. Hartness is just so beautiful, and I see the potential. I can see the vision and where it’s headed. It excites me very much.” When the greatest measure of wealth is time, Cork Beauty Bar is aiming to enrich the lives of all its clients. Karen advises newcomers to try more than one service and take advantage of being able to do more in a shorter time frame. “Whatever services you are currently doing, try giving us a shot, and if you can, bring a friend.”


RIVETING RETAIL What would a new Hartness building be without the addition of something tasty? With Patterson, The Captain, and The One5 on the Hartness track record, it’s pretty safe to say they have a knack for selecting delectable dining spots to spice up the community. With the lunch and dinner boxes checked off the Hartness list, it begs one to ask: what about the most important meal of the day? But more importantly, what about the most important beverage of the day?

Coffee! Next to join the ranks of the previously mentioned tastebud trio is none other than Chestnut Coffee. A coffee house dedicated to real ingredients, an elevated atmosphere, and an environment welcoming to all. With the promise of freshly baked pastries, breakfast burritos, and of course, a noteworthy cup of joe, Chestnut Coffee House is a welcome addition to the new building. “We are excited to go into Hartness and have a strong resident base by our side,” says Brandi Ward, owner and founder of Chestnut Coffee House. “We

were born and raised in Greenville. We remember going to watch the Hartness family fly their planes, and even my brother and sister-in-law had their engagement party at the Hartness home. Hartness has been so well thought out and curated. We are so proud to be a part of the new space.” Although there are a handful of Chestnut Coffees in other quaint Upstate communities (a testament to its tastiness), Brandi assures that the Hartness location will be one of a kind. “The quality and craftsmanship of our coffee and food is the same, but the feel and the experience of the décor at each location is distinctive. We always try to marry it to the surroundings. For Hartness, we’ve pulled inspiration from the hotel and the architecture and are excited to use that in our design.” But it’s more than just the design that separates Chestnut from other coffee shops, Brandi adds: “The health side of our business is very important to us. All our syrups use organic ingredients, and we don’t use any artificial flavors or dyes in our products. We are now roasting our own beans and making sure they are the cleanest beans you can get. We wanted to create a place where people can go, and I didn’t have to worry about the ingredients. We want each person to be excited about the product they are getting.” With so many new products to be excited about, Chestnut has made it a mission to make sure everyone feels welcome and ensuring no one is intimidated by coffee. “I think about how my parents wouldn’t go into coffee shops because they were intimidated by the crazy orders. We look forward to educating people about coffee and encouraging people to ask questions.” So, whether you are planning on ordering a caramel cinnamon americano or just wanting a black coffee and scone to go, Chestnut Coffee House will soon be right around the corner, offering up a local, elevated coffee spot with a whole lot of heart. “Everything we love is embodied in Hartness,” says Brandi. “We hope we can add to that and create a space for everyone to enjoy.”


RIVETING RETAIL Balancing out the carefully curated selection of fine establishments soon to grace the Hartness grounds is another fine shop focusing on a carefully curated collection of its own. Wine House, a personalized wine store focused on bringing the knowledge, passion, and community of wine, is excited for the opportunity to become your neighborhood wine shop. “We’ve always set out to be a local neighborhood wine shop,” says Nathan, co-founder of Wine House. “We wanted it to be a place where we don’t just sell you wine, but a place where you build relationships and trust. At the end of the day, wine is our passion. We want to share our knowledge and expertise and build a community along with it.” Friends and co-founders, Nathan Luginbill and Nolan Merritt, always found themselves scoping out the small local wine shops during their travels. Coming back to Greenville, they played with the idea of opening one of their own. Years later, they finally took the plunge, and Wine House on Haywood Road was born. “We source our wines from all over the world,” says Nathan. “From Uruguay to Lebanon, Hungary to California. We really like to focus on small growers and family-based wineries. Each wine in the shop is hand-selected by us, and you won’t find anything on our shelves we wouldn’t drink ourselves.” Rest assured, Wine House will offer a healthy variety of wines, sure to please a wide range of palates, but they will be offering more than just that. “We will also be offering in-shop services. You can open a

bottle and enjoy it at our shop or grab a featured wine by the glass as well. We plan on having distributors come in, some pop-up wine tastings, a little market area in the shop with local cheeses and vendors, and we would also like to get involved in some of the Hartness events.” Looking to be involved and build relationships in the community is at the heart of the Wine House vision. “We like to tell people to ‘Come wine with us.’ We encourage everyone to ask a lot of questions and not to feel intimidated. Wine should be interesting, fun, and relaxed.” Attributing their success to their passionate and educated staff, Nathan confirms that selecting the right staff for the newest Hartness location is essential. “We are going to make sure we have a knowledgeable and personable staff ready to help. At the end of the day, we want to get you the wine you are looking for, whether that’s helping you select a wine for a meal you are preparing or maybe helping someone step outside the box and try something new.” Wine House, a wine shop spilling over with personality, knowledge, and passion (and none of the pretension), is sure to make a splash on Society Street. “At the end of the day, we want to make Wine House a great, comfortable neighborhood spot where we have great wine for great people.”


A TALE OF CULINARY CONVICTION GIANNA SMUTZKI,

EXECUTIVE CHEF AT PATTERSON KITCHEN + BAR


With the afternoon sun dancing through the large glass windows of Patterson Kitchen + Bar, shimmering along the dressed tabletops and dappling across the expertly placed glassware, the restaurant exudes a serene anticipation. In the hours it’s closed to the public, it appears as a sleeping shell, actively dreaming of the dinner rush ahead. But inside, the Patterson staff works feverishly in preparation for the 5 p.m. wake-up, ready to welcome Greenville to another night of fine dining. Deeply immersed in the clanging of pots, bustling staff, and the heavenly aromas of seared butter and sun-warmed leather, one can find head chef Gianna Smutzki, a seasoned chef who believes the power of food comes from the emotion and experience it creates. “I never planned on being a chef,” says 33-yearold Gianna. “I didn’t mean for cooking to become a career. I thought if I turned my cooking hobby into a job, I would end up hating it, and I didn’t want to hate cooking. But I always ended up coming back to it. I realized that cooking was the only thing I truly felt comfortable doing. It’s a part of me and has been for a long time.” Gianna’s love of cooking stems back to her early childhood growing up outside Detroit. “I always found myself cooking as I grew up. My mom was a single mom, so I had a lot of teenage babysitters while she was working. They weren’t the best cooks, so I started learning how to cook for myself. That quickly turned into me experimenting with cooking and making food for my friends. It was their happiness, the way the food made them feel, that made me realize, ‘This

was it’ for me. Eventually, cooking became the only thing I did in my spare time.” Trained in the culinary arts at Henry Ford College in Dearborn, Michigan, Gianna went on to work in South Florida’s culinary field for the last decade. In 2021, she moved to Greenville with her husband, Ryan, who is also a chef at downtown’s Juniper. Gianna assumed the role of Executive Chef at Rick Erwin’s West End restaurant in downtown Greenville before landing the Executive Chef position at Patterson Kitchen + Bar. “I was looking for a change and wanted to get away from the crazy downtown scene. When I first saw the Hartness property, I realized what a cool experience this would be. There’s really nothing like this in Greenville. It’s so beautiful and full of charm.”


Gianna’s role at Patterson goes deeper than one might think. From ordering supplies to quality checks, Gianna gets her hands on more than just food. “Today, half my team came in, and I was installing a shelf for some pots and pans. I had a power drill in my hand and was just getting it done. They all laughed and said, ‘Okay, I guess Chef is an engineer today.’” Despite the varied demands, Gianna has found her groove in the role. She ensures she’s available for all things food-related and beyond on the Hartness grounds. “After checking on everything at Patterson, I go to the hotel side to check on the breakfast cook, check on everything at The Captain, then check in with the banquet chef. After that, it’s office work—there’s a lot on the business side to handle, but I do like to make time to put my hands on the food, check quality, and spend time in the kitchen.”

Menu preparation is another one of the more creative duties on Gianna’s plate. “Coming up with a menu is something I’m heavily involved with. We build plates based on three things: season, flavor, and fit. We first look at what seasonal food is available from our local vendors and the Hartness farm. From there, we decide which protein is best for the season, then start combining flavors. How it looks on the plate comes last. Sometimes it takes six different plating attempts before we figure out the best way to present it.” Obviously, the art of creating a fine dining experience is a skilled one. It takes not just a knack for making tasty food but also strong leadership, an eye for detail, and a staff full of heart. “Getting everything set up, prepped, and ready for service is a huge part of our day. If you’ve ever dined here, you’ll see it’s like an orchestra. Every person has their part, and we all have to be aligned.” When asked what advice she would give to anyone planning to visit Patterson, Gianna says, “I always recommend going to The Captain for a cocktail and a starter first. I think you should make the whole hotel an experience. It’s a beautiful property, and starting at The Captain lets you appreciate it. Once you make your way to Patterson, pick the entrée you’re least familiar with. That way, you go in with no expectations and no comparisons. That’s what I try to do when we’re dining out—it allows me to experience a dish with an unbiased opinion.” Food is serious business, especially to a foodie like Gianna. As a new mom to her five-monthold daughter Lucia, there was a moment when she didn’t know if she would return to the


culinary world. “Honestly, I didn’t know if I’d come back to cooking after my daughter was born. I even started writing a cookbook for her with all the professional recipes I’ve developed in my career. I had originally started the book explaining how I gave up my first love—cooking—for her. But fast forward three months, and I found myself back in the kitchen. I realized I don’t want to stop growing as a chef. If this property grows, I plan on growing with it. I want to keep breaking through glass ceilings and barriers.” Gianna’s strength and determination have always been a part of her. She reflects, “I’m an open book—very black-and-white. There’s not much gray area. I can be bold and gritty, but it’s a tough industry, and you have to be strong. I’m a kind person, but I always tell people not to mistake kindness for weakness. Being a female chef coming up in the professional culinary world was very challenging. I’ve been told women don’t belong in professional kitchens, but I didn’t back down. I was ready to prove myself, and I did.” It’s inspiring, speaking to someone whose passion literally fuels others around them. For Gianna,

and Patterson Kitchen + Bar, food isn’t just a necessity but an opportunity—a means to elicit emotion, create a moment, and forge memories. PASSIONS AND PAST IMES: Aaron and Sandi both love pickleball and doing activities with their kids. Aaron also loves golf, and Sandi is passionate about exercise. 22 years ago, a bold Tom Dillard decided to leave his 13 years in corporate America behind to braise a new trail. Drawing inspiration from his childhood love of building in the sandbox, he would go on to create Dillard Jones Custom Homes and an accompanying array of additional businesses that further grew the Dillard Jones empire. By returning to his roots, Tom redefined his future and built a legacy from the ground up.


TOM, LET’S GET PERSONAL AT THIS POINT IN YOUR CAREER, WHAT MAKES YOU PROUD? “Our team, our people, that’s what keeps me passionate about the business. We have an excellent team of around 100 people that are really dedicated to what we do. It makes me happy to see so many people grow in their careers. We believe in promoting from within. It may not be the most prudent way to run a company, sure, you can go out and hire an expert from the outside, but they won’t have that personal connection to the work and the loyalty, we value loyalty.” BEST ADVICE YOU’VE EVER RECEIVED? “Confidence is contiguous, and integrity is key. If you tell the truth, do what’s right, and do everything you do with confidence, then everything will work out.” DESCRIBE YOUR DREAM HOME. “My dream home is a place where family connects. A place to go and relax. I actually built my personal house here in Hartness. I travel a lot during the week so when I get home, I don’t want to have to get back in the car and go get dinner. I like to be able to get on a golf cart, grab a bite to eat in the neighborhood, socialize with the neighbors, and have fun. I also I like to run and workout, so having all those things in a neighborhood available to me and my wife was key.” ANY HOBBIES? “I have a lot of hobbies, so many that I have to keep building to support them all. I’m an avid boater and an outdoors man. I’m also a farmer, we have a family farm in Gray Court, SC. Normally my biggest hobby is maintaining the property at the farm. ANY CHILDREN? “We have three children, and they are all in one of our businesses. My Son, Matt Dillard, leads Cottage Group, which also builds in Hartness. My other son James is one of the leaders in our renovations division, which is Dillard Jones Renovations + Service. Our daughter Rebecca is in our marketing company, Anvil. I am so proud of them.” WHAT DREW YOU TO HARTNESS? “Where it is in Greenville, how large it is, the ponds, the walking trails, and the whole vision for the planned community is so unique. For custom builders to build out here is such a great opportunity. A lot of Greenville communities have turned towards using only track builders, so having a place where people really appreciate quality building and local business is important to us.” BEST QUALITIES IN A BUILDER? “Perseverance. You are building something that is super important to your client, so a builder needs to be organized, be patient, educate the clients, and make good decisions. You need a builder with perseverance, confidence, and integrity.” FAVORITE RESTAURANT? “If we are taking clients somewhere then Halls is our favorite. We always get good consistent service. We’ve had the same server for almost a decade. He makes our experience there special for our clients. Dillard Jones is all about customer service, so that is something we really appreciate.” TELL US A FUNNY STORY When I was in college, I had a barber tell me “You have so much hair Tom that you will never be bald” well, 30 years later I wish I could track that person down and show them just how wrong they were.”
