It’s seasonal tune-up time - time to give the homestead a once-over in preparation for...well, you know what’s ahead. A little effort and investment now can make a big difference for you and your home. Most maintenance tasks are easy to handle but even if you have to pay a professional to help, it will be worth the expense. Caulking is one of the most critical maintenance actions a homeowner can perform. It helps keep moisture out of crevices to avoid water damage and mold and can help keep cold air out. Check all areas originally caulked by the builder, especially windows and doors, and look for any spots where the older caulk could use an update. Inspect your roof for wear and tear. Look for shingles that may have lifted and look for any gaps in the flashing. While you’re up there, clean your gutters and downspouts. Clogged gutters can cause water to run down the sides of the home and pool around its foundation, often leading to major issues like uneven floors, cracks in walls and interior water damage. Have your chimney and fireplace cleaned and inspected. If you have any doubts about whether your chimney needs cleaning, ask a professional for guidance. Replace the batteries in each smoke and carbon monoxide (CO) detector and make sure you have at least one fully charged fire extinguisher on each floor of your home.

Shopping Tips Fall Maintenance You may already have insurance on your home if you have a mortgage on the property because most lenders make insurance a condition of the loan. Keep these points in mind when shopping for homeowners insurance: • Insure your house, not the land under it. If you don’t subtract the value of the land when deciding how much homeowner’s insurance to buy, you will pay more than you should. • Purchase enough coverage to replace what is insured. “Replacement Cost Coverage” gives you the money to rebuild your home and replace its contents. An “Actual Cash Value” policy is cheaper but pays the difference between your property’s worth at the time of loss minus the depreciation for age and wear. • Ask about special coverage you might need. You may have to pay extra for computers, cameras, jewelry, art, antiques, musical instruments, stamp collections, etc. • Flood and earthquake damage are not covered by a standard homeowners policy. The cost of a separate earthquake policy will depend on the likelihood of earthquakes in your area. Homeowners who live in areas prone to flooding should take advantage of the National Flood Insurance Program (NFIP). • If you are a renter, do not assume your landlord carries insurance on your personal belongings. Purchase a separate policy for renters. For help in deciding how much insurance coverage to buy, contact your state insurance regulator. (usa.gov)
The days are getting shorter and the nights are cooling off - it’s time to start thinking about prepping your lawn for winter. “Many homeowners see spring as the most critical season for lawn care,” says Bryan Ostlund, executive director of Grass Seed USA, a coalition of American grass seed farmers and turf specialists, “but in reality, at least in the transition and cool zones of the U.S., fall maintenance can have just as much impact - if not more - on the year-round health and appearance of your lawn. Once temperatures are consistently below 60 degrees, your lawn will start storing up nutrients in preparation for winter. That’s when you should start your fall lawn care regimen.” Following are three proactive measures you can take in the fall to ensure lush green grass come spring. Reseed thin or bare areas. By reseeding before the first winter freeze, you can repair the damage and give your turf an eight- to nine-month jump start on root growth. The longer and stronger the grass’s roots are, the less water your lawn will require during drier months and the more resistant it will be to disease and weeds. A thick lawn also helps reduce erosion, which can be particularly important in regions that experience rainy winter weather. Before you reseed, mow your lawn and remove the clippings, and then prepare the soil by raking with a straight rake. This will remove dead organic matter and loosen up the top half-inch of soil to improve contact with the seed. Then apply a high-quality seed that is appropriate for your local climate conditions and is resistant to currently prevalent pests. Ask your local extension office for recommendations of blends that have
tested well in your area. Use fresh seed - check the label to confirm that the seed was tested within the past 12 months. After planting, water the reseeded area lightly and regularly to keep it damp until the new grass is established. Although new warm-season lawns are best planted in the late spring or early summer, if you live in the warm zone you might consider overseeding your warm-season turf with coolseason grass seed in the fall. The cool-season grass will thrive until the warm-season grass turns green again in the spring, ensuring year-round color. Aerify. Aerifying your lawn combats soil compaction and thatch buildup and enables water, nutrients and oxygen to reach the grass’s roots more easily. You can hire a professional or you can rent a core aerator that uses hollow tines to pull up small plugs of soil at regular intervals throughout the lawn. If you’re reseeding, aerify right before you apply the new seed. Apply fertilizer. Cool-season grass should be fertilized in the fall - even if your lawn looks perfectly healthy and has no bare patches - to promote good root development, enhance the storage of energy reserves and extend color retention. Most of the benefits of fertilization will be seen the next spring and summer, with earlier green-up, improved turf density, greater tolerance to spring diseases and reduced weeds. Note that new grass and established lawns need nitrogen, phosphorus and potassium in different proportions. So if you’re reseeding, apply a starter fertilizer at the time of planting and then follow up with a second application, this time using standard fertilizer, four to eight weeks after germination. Investing a bit of time and effort in fall maintenance will pay off next year, with greener grass earlier in the spring and a thicker, healthier lawn that is ready to stand up to the rigors of summer wear and tear. Is it Worth the Fight? It is important to pick your battles when it comes to repairs requested as a result of a home inspection. While it would be nice for the current owner to fix all the issues found before you purchase, there are only so many repairs most sellers are willing to do, especially in a seller’s market. Electrical, plumbing, roof & HVAC are some of the repairs you can reasonably expect a seller to pony up for, as long as the problems are significant. There are some repairs sellers may not be willing to do and some you should avoid asking for if you want to make it through to closing - missing screens, minor siding dings and dents, porch stairs paint, to name a few. Buyers may occasionally lose sight of the purpose of a home inspection, which is to find out if there are severe structural or mechanical defects. The issues should be big or expensive enough that they could impact the homes safety and liviability, and/or the possibly the ability to sell the home down down the road as well. A home inspection should not be to create a list of every minor defect with the home you expect the seller to fix. It is unreasonable to expect perfection. While a home inspection may reveal cause to renegotiate a purchase offer, it should not be viewed solely as an opportunity to pursue perfection. Noticable defects may not be worth the fight when considering the home
for purchase and in some cases dissuade the seller from considering your offer in the presence of a more aggregable buyer. This is not to say things should be overlooked, its important to not be penny wise and pound foolish especially in a sellers market. Great realtors understand this and are quick to point out things that are considered trivial. When considering a home purchase, make a simple “pros and cons” list. Remember - anything can be fixed. It’s just a matter of time and expense with expense being a con in the above equation. It’s rare, especially for an older home, to be absolutely perfect.
