Non-homeowners repaying their student loans on time believe their debt is stymieing their ability to purchase a home and slightly over half of all borrowers say they expect to be delayed from buying by more than five years, according to a Student Loan Debt and Housing Survey by the National Association of Realtors® and SALT®.

The results also revealed that student debt postponed four in 10 borrowers from moving out of a family member’s household after graduating college. Would-be sellers among the group are also feeling the pinch. Nearly a third of current homeowners said their student debt is postponing them from selling their home and purchasing a new one. Of those, 7 percent have problems with their credit caused by student loan debt, and 6 percent are underwater because student debt has limited their ability to pay more than the minimum payment on their mortgage. Fortune Magazine sees it differently. “There isn’t any proof that higher student loan debt is actually causing young people to own homes at lower rates than they did in the past, or that the overall student loan burden is leading to a smaller share of first-time home buyers. These trends could be caused by other factors, such as a cultural shift that has led young adults to delay all sorts of decisions, from buying a home, to marrying and having children.” Despite the challenges, most college grads are “typically better off than those that didn’t pursue higher education, even with the student loan albatross around their white-collared neck,” says Rick Munarriz of USA Today. “The housing industry would be better off if colleges were cheaper or if student debt levels were lower, but the same can be said about purchasing power in general. At the end of the day, debt-saddled or not, the housing industry needs its college graduates.”

Turn Your Empty Attic Into New Living Space

When your family outgrows your home’s available space, moving to bigger digs isn’t always the best option. Maybe you really love your current home. Perhaps you can’t find a bigger home in your price range in the area of your choice. Whatever your reason for staying in place, expanding the home you already have can be a costeffective option when your family needs more room. Converting an unused attic into usable living area is a reliable, cost-effective way to gain more space in a home. It’s also a good investment; when you add an attic bedroom, you can expect to recoup about 77 percent of the construction cost when you resell the house, according to Remodeling Magazine’s Cost vs. Value Report. Three time-tested techniques can help you turn an empty attic into the extra space you dream of: 1. Rely on natural light for beauty, visibility and cost savings. Attics don’t usually have many windows, and adding them can be difficult if the ceiling is sloped. Adding dormers - a typical solution - can be costly and time-consuming, and eat up wall space that is often at a premium in attics. Skylights or roof windows can be a better, more cost-effective way to bring natural light and fresh air into an attic. Installation is faster and cheaper than adding dormers, and they work well on slanted ceilings. Catch ‘em Before They Bite Mosquitoes cause more human harm than any other living organism, according to the American Mosquito Control Association. Not only do these buzzing insects induce itchy red bites, but some species are also responsible for the spread of the Zika virus, which has caused concern in South America, the Caribbean and now throughout the United States. According to the World Health Organization, as many as 4 million people worldwide could be infected before the end of 2016. “For people concerned about mosquitoesregardless of the health risk-there are several steps you should take to keep these pests out of your yard and away from your family,” says Dr. Stanton E. Cope, director of entomology and regulatory services for Terminix.

Remove sources of standing water Mosquitoes only lay their eggs in standing water, so be mindful of any place where water could pool near your home. Children’s toys, buckets, shovels, plastic covers and old containers can contain standing water and are some of mosquitoes’ favorite places. Other likely spots include water caught in garbage cans, near gutter downspouts and other poorly drained areas. Preventing mosquitoes starts with habitat reduction.

Change water sources weekly If you have outdoor pet bowls, fountains,

birdbaths, rain barrels or flower pots, be sure to empty or replace the water in them at least once per week to break the mosquito breeding cycle. Keeping these water sources clean will prevent any mosquito larvae from having time to develop.

Protect yourself Wear long-sleeved shirts and pants when possible. When outside use EPA-approved mosquito repellants that contain DEET, picaridin or oil of lemon-eucalyptus. If you are traveling outside the U.S. it is especially important to wear effective insect repellants and protective clothing. Mosquito-borne diseases that may be rare in the U.S. are common in many foreign countries.

Properly maintain your pool Mosquitoes will use any source of water to lay their eggs, even an inground swimming pool if it’s not properly cared for. This offers a large area of water to fill with eggs. Keep up with your pool’s water treatment plan, filters and water circulation to keep the mosquitoes away. Additionally, plastic kiddie pools also need to be checked for signs of insect activity.

Check screens and entry points At about one-quarter to one-half of an inch in their adult stage, mosquitoes are small enough to fit through almost any entrance of your home. This means they can sneak in unannounced through the tiniest cracks in your home or garage. Check the seals on your doors, windows and porches, and make sure everything is properly screened off for a mosquito-free environment.

Call for backup If the mosquito population in your yard is beyond your control, don’t be afraid to call for help. Pest management professionals, such as Terminix, are trained to know exactly where mosquitoes are hiding and the best methods to control their population. They’ll target areas around your home to attack these pests at the source. Don’t let pesky mosquitoes keep you from enjoying the summer months. Follow these steps to decrease mosquitoes and increase your peace of mind.

6 Questions To Ask When You Think You’re Ready For Homeownership Buying a home feels like one of the natural next steps in life. Although homeownership is not for everyone, it is still very much a part of the American dream. So how do you know when youwill be ready to buy a home? If you are asking yourself this question, you are well on your way to filling your hearts dream of owning your own home! 1. Why do you want to own? Home ownership is not for everyone. Some great people with good jobs are very happy with living with relative or renting. If you cringe at the thought of living with someone else, and you’re not happy making payments on someone else’s property, keep reading - you’re one step closer to owning a home. 2. What are your current debt obligations? Debt obligations include borrowed money you’re making payments on. These debts would include installment loans and revolving debt. Installment loans, loans you are making a specific monthly payment on for a set period of time until that debt is satisfied, include car loans, mortgage loans, and education loans. With the exception of education loans, these loans are typically secured against owned property. An example of a secured loan would be a car loan. If you stop making payments, your car will be repossessed because your loan is secured against the car you purchased. Revolving debt includes debt you can borrow against- like a credit card. When you apply for a revolving line of credit, you’re approved by a lender for a specific line of credit you can use at your discretion. Revolving debt is generally a higher interest rate debt because it is considered an unsecured loan. Certain monthly obligations like your cell phone or internet bills are not included under the monthly debt obligations that report to your personal credit file. 3. Are you currently paying your bills on-time? One important aspect of qualifying for a home 54

loan is demonstrating responsibility by paying your current debt obligation on-time. It is important to note that no credit does not equal good credit. Having debt obligations that have been paid on-time demonstrates your ability (and willingness) to repay your current debt obligations. 4. Do you have any savings? Are you living paycheck to paycheck? If so, homeownership may not be for you. Even with low down payment programs, there are hard costs associated with buying a home. A good rule of thumb is to save at least 10% for a down payment. For example, if you’re looking to buy a $150,000 home, you should have $15,000 in savings. Conforming loans require 5% down, FHA loans require 3.5% down. Other costs include an appraisal, home inspection, homeowners insurance, and real estate closing costs. Although you may be able to purchase a home with less money, plan on having some money set aside to reduce your chance of a later hardship. In addition to having liquid savings available for your down payment and other real estate closing expenses, you should also have some reserves set aside. Although this is not always required, having reserves demonstrates that when life happens, you are prepared. 5. Have you worked in the same profession for at least 2 years? Lenders are looking for job stability of at least 2 years in the same industry. This will help by providing a consistent income history that will support your ability to repay

the loan. There are some exceptions to this rule if you have a specialized degree and are working in your field. If this sounds like your circumstance, you should speak with a mortgage loan officer to find out if you would qualify sooner than the general 2 year requirement. 6. Are you prepared to deal with home maintenance? So we have discussed paying bills on time, saving money for a down payment, having some reserves set aside, and working on the job for at least 2 years. All of these factors are critical to getting a loan, but they do not prepare you for homeownership. Once you get your home and move in, be prepared that you will be making regular investments back into your home to keep it maintained. Paint and carpet is one thing, but replacing your roof or furnace can be costly. Just remember that all of the components that make up a home have a limited life span. Those reserves will come in pretty handy if your air conditioning breaks down on a hot summer’s day. Keep your mortgage payment comfortable so you are still able to budget for the inevitable major home project just around the corner. This article was written by Matthew Day.
