What ‘Cha Got Cooking? Open floors plans have been the rage for some time. A shift in that trend, however, reportedly may be on the not-so-distant horizon.

According to survey data presented by Better Homes & Gardens and Traditional Home earlier this year, the number of responders who said they prefer a combined kitchen/family room/everyday eating space dropped from 52 percent down to 46 percent. Granted, it’s not a huge change, and the open floor plan concept still tops the consumer preference list, yet industry experts are taking note. Trends come and go but what’s really interesting about this potential shift is the unexpected driving force behind it...food. Namely, food preparation - or, the lack of it. The proliferation of online food-delivery platforms like Blue Apron, FreshDirect, Amazon Prime and mobile food delivery options like UberEats and others may actually end up being a major catalyst in what future house hunters include on their top “must have” list. As home delivery of meals/food becomes easier, more cost effective and more mainstream, functionality of kitchens will almost certainly change. A large, open kitchen where guests/family have room to gather while the host cooks for them, could be less appealing. “I can see the kitchen going off to a galley space, especially if that means you can design a bigger, better entertaining space with a service center. There’s no need to devote as much space for prepping and cooking,” says Mollie Carmichael, principal of Meyers Research.

Extended Warranties & Service Contracts

Understanding the Difference If you’re buying an electronic device or a major appliance, you may be offered the chance to buy an “extended warranty” or service contract. Is the Product Likely to Need Repairs? You may not benefit from a service contract if the product isn’t likely to need repairs or if the potential cost of repairs is low. Check websites that offer information about products that are most likely to need expensive, or extensive, repairs. When shopping, compare specific manufacturers and products and buy from a reliable product from a company with a good reputation.

Does the Service Contract Really Provide Extra Coverage? Compare the warranty coverage to the service contract to see if there’s any benefit to additional coverage. Read the costs and terms of the service contract. Depending on the terms, a service contract could last less than a year or more than five. Accidental damage may not be covered. And there may be clauses that allow the company to deny coverage if, for example, you don’t follow their instructions for routine maintenance. A service contract might cover specific parts of the product or specific repairs. If the terms don’t list a part or a function as specifically covered, assume that it’s not. Keep in mind that you may have other expenses, like a deductible or a fee each time the item is serviced. You may be required to mail the product to a repair center — so consider shipping costs. Some service contracts set reimbursement amounts.

How Are Claims Handled? Find out if the retailer or someone else takes

Who Is Responsible for the Contract? There is little you can do if you have a service contract with a company that goes out of business and cannot repay claims. Before you sign a contract, think about the company’s financial situation and consider whether the business is reputable. Look for an address and a phone number for questions or problems. Do an online search with the name of the company and words like “review” or “complaint” to see if there are negative reviews of the company. Some consumer advocates suggest that people are better off skipping extended warranties, and putting the money they would’ve spent in a savings account. If you need repairs, you’ll have your savings to fall back on. And if you don’t need repairs, you’ll have a little extra money in the bank. (ftc.gov)

The choices you make about materials, style, glazing, and installation could have a big impact on your energy bill. And some features, like how easy they are to take care of, make windows more appealing for other reasons. Different window frame materials can affect the appearance, durability, and insulation of your window. For example, wood-framed windows provide good insulation, but are heavy and high-maintenance. Vinyl-frame windows insulate well, and don’t need painting. The style of a window can affect how well your window insulates. Single-hung, double-hung, and sliding windows leak more air than casement, awning, and hopper windows. Certain window glazes and glass may provide better insulation, light quality, and condensation resistance. For example, windows with lowemissivity (low-e) coatings often are more energy efficient than windows without. Some materials and features, like tilt-in sashes, make windows easier to care for.If your windows are not installed according to the manufacturer’s instructions, you might not get the savings or comfort you expect.
