Open floors plans have been the rage for some time. A shift in that trend, however, reportedly may be on the not-so-distant horizon.

According to survey data presented by Better Homes & Gardens and Traditional Home earlier this year, the number of responders who said they prefer a combined kitchen/family room/everyday eating space dropped from 52 percent down to 46 percent. Granted, it’s not a huge change, and the open floor plan concept still tops the consumer preference list, yet industry experts are taking note. Trends come and go but what’s really interesting about this potential shift is the unexpected driving force behind it...food. Namely, food preparation - or, the lack of it. The proliferation of online food-delivery platforms like Blue Apron, FreshDirect, Amazon Prime and mobile food delivery options like UberEats and others may actually end up being a major catalyst in what future house hunters include on their top “must have” list. As home delivery of meals/food becomes easier, more cost effective and more mainstream, functionality of kitchens will almost certainly change. A large, open kitchen where guests/family have room to gather while the host cooks for them, could be less appealing.

“I can see the kitchen going off to a galley space, especially if that means you can design a bigger, better entertaining space with a service center. There’s no need to devote as much space for prepping and cooking,” says Mollie Carmichael, principal of Meyers Research. While the impact on open concept design remains to be seen, and will likely take years to play out, you can be sure design analysts, architects and builders will be watching the trend. For now, I’ll leave trend-watching to them. I’ll just keep my eye out for that sweet little delivery truck.

Understanding the Difference If you’re buying an electronic device or a major appliance, you may be offered the chance to buy an “extended warranty” or service contract. Is the Product Likely to Need Repairs? You may not benefit from a service contract if the product isn’t likely to need repairs or if the potential cost of repairs is low. Check websites that offer information about products that are most likely to need expensive, or extensive, repairs. When shopping, compare specific manufacturers and products and buy from a reliable product from a company with a good reputation.

Does the Service Contract Really Provide Extra Coverage? Compare the warranty coverage to the service contract to see if there’s any benefit to additional coverage. Read the costs and terms of the service contract. Depending on the terms, a service contract could last less than a year or more than five. Accidental damage may not be covered. And there may be clauses that allow the company to deny coverage if, for example, you don’t follow their instructions for routine maintenance. A service contract might cover specific parts of the product or specific repairs. If the terms don’t list a part or a function as specifically covered, assume that it’s not. Keep in mind that you may have other expenses, like a deductible or a fee each time the item is serviced. You may be required to mail the product to a repair center — so consider shipping costs. Some service contracts set reimbursement amounts.

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words. So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder. Ladd is the mother of two sons who served in the military; one was a Marine and the other was in the Navy. She regularly travels the country in an RV sporting the Heroes Home Advantage logo, visiting military bases, police and fire stations, hospitals, and schools, and personally thanking these dedicated men and women for the work they’ve done, and continue to do. about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating. Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves -- Herkimer, Madison and Oneida Counties -these categories of community heroes when combined comprise 50% of their total population. “We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

Silas Frye is a young officer with the Utica Police Department who first heard about the program when

Amodio gave a presentation to the force at roll call one day. Within a month, the first-time home buyer found a home in south Utica that was the right style and in his price range. With Amodio’s assistance, he put in an offer and it was accepted later that same day. He has since referred other family members and fellow officers to the program. “It all went incredibly smoothly and I couldn’t be happier,” Frye said. “My friends all say buying a home is so stressful and a headache, but there were no headaches at all. I work at night and sleep during the day, so Stephen was the go-between and handled everything.” When Amodio closes on a residential or commercial transaction for either a hero buyer or a hero seller, he donates 25% of his commission as a way to honor their service. “It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said. He also works closely with a comprehensive, likeminded network of community partners who offer

“People think if they owned a home seven years ago, they no longer qualify as a first-time buyer,” he said. “But as long as your name hasn’t been on a mortgage for four years, you can.”

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used.
