Welcome Life and

Chasing Perfect

Homes

Turn on any real estate related television show and you’ll likely hear someone talking about a house that’s move-in ready home or a fixer-upper. Would it surprise you to learn “move-in ready” actually has nothing to do with updated appliances, remodeled bathrooms or the cosmetic condition of a home? The accurate definition refers to “a house or property that is ready for immediate occupancy. It must meet all requirements by the city or governing municipality as a habitable dwelling, including operable plumbing, electricity, locking doors and windows, and passing certain required pest inspections.” Important items indeed, but likely not the ones that come to top of mind when most of us refer to “move-in ready”. A fixer-upper is properly defined as “a property that will require repair (redecoration, reconstruction, or redesign), though it usually can be lived in or used as it is”, according to Wikipedia. I’ll admit I’m no handyman but I do know there’s a huge gap between “redecorating” and “reconstruction”. Real estate terms often mean different things to different people. What’s move in ready to you, may not be to someone else. When you’re house hunting, the more specific you can be when determining what you’re looking for, what’s negotiable and what’s non-negotiable, the better chance your agent has of directing you to listings that meet your criteria. Once you have your “specifics” framed out, remember to add in a healthy dose of “realistic”.

Chances are, once you begin your search and find out what properties are available in your price range and desired location, you’ll discover you’ll have to make at least some compromises. “Remember, while you’re looking for the ideal home,” says HGTV’s Kris Berg, “there is no such thing. And while it would be foolish to overlook some issues, it would be equally foolish not to overlook others.”

4 Tips to Mitigate

Home Improvement Costs Construction material costs in 2018 are up about 10 percent compared to last year, according to U.S. Bureau of Labor Statistics data, and some raw materials, like crude petroleum, are up nearly 50 percent. Labor is also getting more expensive as construction workers are in high demand due to the skilled labor shortage. So, as a homeowner getting ready to start a project, what can you do to mitigate these rising costs? 1. Don’t delay - Building materials are projected to get even more expensive and the project backlog for some contractors across the country is up to three or four months. Waiting to start the process of a home repair or improvement, especially a needed one like a new roof, could push off the repair for months due to the contractor’s schedule, and only cause the project to get more expensive as building material costs continue to rise. 2. Look for low-cost quality products - Home improvement isn’t the place to cut corners by buying the cheapest supplies, but in many product segments there is a low-cost leader - a product or brand comparable in quality to more expensive brands, but offered at a lower cost to provide the best value per dollar. 3. Choose a reputable contractor - Don’t cut corners when hiring a contractor. Even if it may be more expensive upfront, or result in a longer waiting period for work to start, hiring an experienced local contractor with a good reputation can save thousands of dollars in the long run. “A good contractor should be able to show homeowners their license to practice and a certificate of insurance,” said Rick Taylor, Field

newsShorts Sales Training Manager for TAMKO Building Products, a leading manufacturer of asphalt roofing shingles. A bonus, Taylor says, are certifications from the manufacturers of products the contractor installs, whether it be roofing, flooring or cabinets. “Every company has a best way to install their products, and being educated on that preferred installation can go a long way in the product performing the way it was intended to,” says Taylor. A reputable local contractor is more likely to do the job right the first time and be more willing to address any potential problems with the project in the future. 4. Plan, plan, plan - With any home improvement project, there are many decisions to be made, both large and small. Making as many of those decisions early in the process can reduce project delays or rework. Some of the decisions that can be made before the contractor ever starts include establishing the scope of the project, identifying potential issues, having utilities mark lines and deciding what brands to use and product colors to install. (BPT) -

The Key Steps to

Home Ownership The American Dream

Organize Set a goal to save a certain amount of money each month— then stick to it. Set money goals, and develop a plan to reach them. Decide what’s important to spend, then save the rest for a rainy day—or a downpayment on a home.

Watch Spending and Savings Prioritize your family’s spending needs so that saving becomes second-nature. utting a little money aside every month takes hard work and difficult choices. But

the rewards are great. Learn about the power of compound interest. Teach your children that a few hundred dollars invested now can turn into thousands of dollars over time.

Negotiate Communicate early and often with companies or banks you owe money to so you can work out problems before they grow larger. Many consumers, including home- owners, feel trapped by debt. But there may be other options. Contact the people you owe. They may be willing to work with you to develop new payment plans. It will show that you are serious and smart about money.

Elevate

Your Credit Score Know your credit score and what it means to banks and credit card companies and your future. The importance of good credit is a fact of life. Banks and credit card compa- nies decide whether to lend you money and what interest rates you will pay based on your credit score. Be prepared to examine past choices and, if necessary, to change your money habits. Decisions you make today will impact your future options.

Read (and Understand) the Fine Print Consider all the op- tions, educate yourself, and be informed before you sign on the dotted line. Consumers have more ways than ever to buy a home. Know your rights. Homebuy- ers should understand their mortgage contract and be on the look-out for scam artists and predatory lenders. A HUD-approved housing counselor (1800-569-4287) can help. Resources are available from the federal government and non-profit and business groups. Many are free and on the Internet. If you do not have Internet access, visit your local public library or HUD-sponsored Neighbor- hood Networks. (hud.gov) -

Home Insulation Key To Savings & Comfort

newsShorts these factors helps determine the level of insulation your home needs.

Your home will be more comfortable and energy efficient with the right insulation. Insulation helps lower the cost of heating and cooling your home.

How you heat and cool your home. Whether you have a furnace, central air conditioner, or a heat pump can make a difference in your insulation decisions. (BPT) -

Here’s how: Heat travels. In the winter, heat flows out; in the summer, heats flow in. A properly insulated home reduces that heat flow, so you don’t use as much energy to heat your home in the winter and cool it in the summer. Using less energy - or using energy more efficiently - could mean money in your pocket.

Why You NEED GFCI Outlets

Look for the R-value. “R” means resistance to heat flow. The higher the R-value, the greater the insulating power. Almost all insulation products have to tell you their R-value - pipe and duct insulation are the only exceptions. (Duct wrap is covered.) So, if you’re looking at insulation with an R-value of 38 from Company A and insulation with an R-value of 38 from Company B, you’ll know the two products offer the same level of insulation. That’s true even if they’re different kinds of insulation - say, if one is blanket insulation, which comes in batts and rolls, and the other is loose-fill insulation, which comes as loose fibers or fiber pellets and requires special equipment to blow it into a space. Several factors affect the R-value your home needs: Where you live. You’ll need insulation with a higher R-value if you live in a cold climate like the Northeast than if you live in a warm climate like Southern California. How your home is built, and where the insulation will be. Is it a single-level or multi-level structure? Do you have cathedral ceilings? Is there a basement, or is your home built on a slab? Each of

Circuit panels protect against damage from excess load (using too many space heaters on the same circuit, for example), Ground Fault Circuit Interrupters (GFCIs) protect against shorts that occur in your electrical system. A ground fault occurs when electrical current suddenly gains a new, shorter, path to ground. This is why GFCIs are always installed near water. Electrical current is supposed to flow out of the outlet, to a device, and then back into the outlet to complete the home circuit. When a conductor such as water (or yourself) creates a new circuit to a different ground problems arise and your breaker will trip due to an overload. Without a GFCI, a ground fault can cause a circuit to spark or heat up to the point that a fire occurs. Damage to any device plugged into the outlet is common. If the reason for the ground fault involves you becoming the short, sever electrical shocks and burns are the end result. Ground faults are typically generated by insulation wearing away on in-home wiring. They can also be triggered by water spills, appliances that make contact with standing water, or even faulty cabling on power tools and other electrical equipment. Anywhere that an electrical contact or wire is exposed is a

potential hazard. Always inspect any cords and cables before using them to ensure that there are no frayed ends or exposed segments. The interrupter itself has a very simple job, monitor the amount of current flowing out of an outlet and compare it to the current flowing back in. If the GFCI notices a discrepancy between the two, it breaks the circuit and cuts off the flow of electricity immediately. Whenever a short develops, the GFCI opens the circuit, saving lives and preventing fires. Test your outlets at least once a month to make sure they still work. Push the button marked “test” to open the circuit. If the reset button pops out with an audible click, then the circuit works. Simply push the rest button and you’re back to functional. Otherwise, replace the outlet. If the circuit continues to trip and require frequent presses of the reset button, there may be a wiring issues or the appliance connected could be damaged. Test with a different appliance, or have the outlet inspected by a licensed electrician. While you don’t need a GFCI outlet installed into every socket, there are a few places you need to have them placed: Bathrooms, Kitchen Counters, Garages, Outdoor Lines and Appliance Circuits. Newer space heaters and hair driers have a circuit reset button built into the power cord. This is because these items are at greatest risk for GFCI trips and it’s better to have an additional safeguard for when there isn’t a GFCI outlet nearby to use. It’s ideal to stay safe when working with high-wattage equipment so always look for tools and appliances with the most advanced safety features when possible. Essentially, you’ll find a GFCI on high-load devices and anywhere with a potential for water contact. Is there a sink or faucet nearby? Then a GFCI is mandatory. (Source: Mainstream Electric) -

4 Ways To

Prep Your Home Now

For Winter

When you start feeling those first hints of cooler weather, the instinct to get ready kicks in. If you don’t take time for maintenance and winterization now, you can end up paying for it later, whether it’s in the form of higher energy bills, frozen pipes or fixing a broken furnace. Here are four problems that can hit home during the winter and what you can do to ward them off.

1. Sky-high energy bills: Do your electric bills rise during the wintertime? Heating your home accounts for about half of your home’s energy bills, according to the U.S. Department of Energy. Combat the cold by sealing off any cracks or gaps with caulk and inspect entrances for worn or broken weatherstripping. Schedule a furnace inspection tuneup with an HVAC contractor and consider installing a smarter thermostat. Learning thermostats, such as Nest, can remember your favorite temperatures, turning itself down when you leave for work, as well as returning to your favorite temp at the end of the day.

2. Water leaks: We take our pipes for granted, but we don’t always anticipate what can go wrong when we’re not home. According to the Insurance Information Institute, water damage accounts for half of all property damage claims. Add winter’s freezing temperatures to the mix, and you can end up with a big problem if your home has a power outage or your furnace malfunctions. For extra peace of mind, there’s now a leak and flood protection system you can purchase that shuts off your water main’s supply when it detects 8

LifeandHomes ■ Columbus

leaks — and sends an alert right to your smart device. LeakSmart installs directly to your home’s main water supply, and wireless sensors placed around the house can detect a leak or temperature changes and shut down the whole house water supply within five seconds. And when the LeakSmart Hub is powered by a battery back-up, the system will still work if the power and internet go out, so you don’t have to worry about coming home to water damage. The system can work on its own or be integrated with smart home systems. If you’re interested in learning more about how this smart device can protect your home, visit LeakSmart.com.

3. Power outages: When a winter storm hits, the ice and wind can break power lines and interrupt the supply of electricity to our homes. It’s not uncommon for some outages to last for days, which is why it’s always smart to be prepared. Before winter hits, make certain your generator or other backup power source has ample fuel and is in good working order. Keep some basic supplies at the ready, so you can keep your family comfortable. Make sure you have extra blankets, stocking caps, batteries and fully charged power banks for your mobile phones. It’s also good to have a few gallons of fresh water and some cans

of ready-to-eat chili and stew. If you have a camp stove, keep it in an easy-to-reach place, along with a fuel supply.

4. Ice dams: Another thing to watch for in the winter are pools of water forming on your roof. These can be caused by ridges of snow and ice, and eventually cause leaks to the interior of your home. Ice dams can also lead to the formation of large, pointy icicles that hang from the gutters, which can fall and injure people. Luckily, a little work upfront can go a long way toward preventing ice dams and the damage they can cause. First, make sure the gutters and downspouts are clear of leaves and other yard debris, so the snowmelt has a place to go. Next, poke your head into the crawlspace of your attic and see if the insulation layer is still thick enough to keep the heat from escaping through the roof. While you’re up there, look for gaps and leaks. Finally, this is a good time to invest in a simple snow rake, so you can easily remove wet, heavy snow from your roof before the dams can start forming. Now that you know the most common winter hazards that can hit home, you can take the steps to protect your investment and keep your family comfortable and safe. (BPT) -

5 Yard Updates

You Can Complete in a Fall Weekend If you love spending time in your yard, the end of summer can mark a period of sadness thinking about the colder temperatures and shorter days you must endure before getting back outside. One sure cure for the blues is looking forward to something fun. Get a head start on spring and use the time now to complete a project that will enhance your yard. Whether you’ve been wanting a patio, a zen garden or just some new flower beds, fall weekends are an ideal time to make it happen. By spring, they’ll be ready and waiting for your finishing touches! With the help of rental equipment, you can get these jobs done in a fraction of the time and with much less of an investment than purchasing expensive tools yourself. Here are five weekend projects you can complete this fall and dream about all winter..

1. Zen Garden: Building a free-standing, minimalist zen garden is a simple but powerfully effective way to add beauty and texture to a lawn or patio. To get a head start in the fall, plan where you’d like to set that rectangle of tranquility in your yard. Once that’s measured and marked off, you can rent a sod cutter to almost effortlessly remove the grass. Before the ground freezes, give that rectangle a stone border, and cover with a tarp. When spring comes, the foundation of your

zen space will be ready and waiting for you to add plants, shrubs, gravel, lanterns and maybe a statue or two.

2. Pond: This fall, choose a sunny spot in your yard to build your pond, and then rent a tool, like a mini-excavator, to move the dirt and even carve out the terraces. When that job is done, you’ll have plenty of time to get the bulk of the project ready for spring, such as adding your sand layer, the waterproof liner and installing the pump. Finally, arrange the rocks to create a beautiful and natural-looking perimeter that’s waiting for spring and the addition of water and plants.

3. Patio and Pergola: When you compare a paver-brick patio with a traditional wood deck, the advantages of the patio are very evident. Patios are easy for do-it-yourselfers to complete in a weekend or two, they’re less expensive to build and they’re easier to maintain and repair. You can also add a pergola to create a beautiful space for outdoor dining and entertaining. With the help of a rented post hole digger, you can have the posts in place before the snow flies.

4. Flower Beds: Flower beds add beauty to your yard, but they can accomplish so much more. Wide beds along property lines can create a privacy buffer between you and the rest of the world and increase the curb appeal of your home. Preparing the bed in the fall means less dirt work in the spring, so you can spend that time getting plants in the ground. The good news is, if you decide you want the bed to be bigger, you can just rent a walk-behind skid steer and get the job done quickly.

5. Fire Pit: Nothing’s better than sitting around the fire with friends and loved ones. Fire pits are the ideal fall project because you can start enjoying it almost right away. Whether you add to an existing patio or start new, renting a cement mixer and a paver saw for custom-fitted pieces can help you create a functional new feature in just a weekend or two. Find the rental companies, tools and equipment in your neighborhood that can help you make your vision a reality at RentalHQ.com. (BPT) -
