Turn on any real estate related television show and you’ll likely hear someone talking about a house that’s move-in ready home or a fixer-upper. Would it surprise you to learn “move-in ready” actually has nothing to do with updated appliances, remodeled bathrooms or the cosmetic condition of a home? The accurate definition refers to “a house or property that is ready for immediate occupancy. It must meet all requirements by the city or governing municipality as a habitable dwelling, including operable plumbing, electricity, locking doors and windows, and passing certain required pest inspections.” Important items indeed, but likely not the ones that come to top of mind when most of us refer to “move-in ready”. A fixer-upper is properly defined as “a property that will require repair (redecoration, reconstruction, or redesign), though it usually can be lived in or used as it is”, according to Wikipedia. I’ll admit I’m no handyman but I do know there’s a huge gap between “redecorating” and “reconstruction”.

4 Tips to Mitigate

Home Improvement Costs Construction material costs in 2018 are up about 10 percent compared to last year, according to U.S. Bureau of Labor Statistics data, and some raw materials, like crude petroleum, are up nearly 50 percent. Labor is also getting more expensive as construction workers are in high demand due to the skilled labor shortage. So, as a homeowner getting ready to start a project, what can you do to mitigate these rising costs? 1. Don’t delay - Building materials are projected to get even more expensive and the project backlog for some contractors across the country is up to three or four months. Waiting to start the process of a home repair or improvement, especially a needed one like a new roof, could push off the repair for months due to the contractor’s schedule, and only cause the project to get more expensive as building material costs continue to rise. 2. Look for low-cost quality products - Home improvement isn’t the place to cut corners by buying the cheapest supplies, but in many product segments there is a low-cost leader - a product or brand comparable in quality to more expensive brands, but offered at a lower cost to provide the best value per dollar. 3. Choose a reputable contractor - Don’t cut corners when hiring a contractor. Even if it may be more expensive upfront, or result in a longer waiting period for work to start, hiring an experienced local contractor with a good reputation can save thousands of dollars in the long run. “A good contractor should be able to show homeowners their license to practice and a certificate of insurance,” said Rick Taylor, Field

Home Insulation Key To Savings & Comfort

Your home will be more comfortable and energy efficient with the right insulation. Insulation helps lower the cost of heating and cooling your home.

How you heat and cool your home. Whether you have a furnace, central air conditioner, or a heat pump can make a difference in your insulation decisions. (BPT) -

Here’s how: Heat travels. In the winter, heat flows out; in the summer, heats flow in. A properly insulated home reduces that heat flow, so you don’t use as much energy to heat your home in the winter and cool it in the summer. Using less energy - or using energy more efficiently - could mean money in your pocket.

Why You NEED GFCI Outlets

Look for the R-value. “R” means resistance to heat flow. The higher the R-value, the greater the insulating power. Almost all insulation products have to tell you their R-value - pipe and duct insulation are the only exceptions. (Duct wrap is covered.) So, if you’re looking at insulation with an R-value of 38 from Company A and insulation with an R-value of 38 from Company B, you’ll know the two products offer the same level of insulation. That’s true even if they’re different kinds of insulation - say, if one is blanket insulation, which comes in batts and rolls, and the other is loose-fill insulation, which comes as loose fibers or fiber pellets and requires special equipment to blow it into a space. Several factors affect the R-value your home needs: Where you live. You’ll need insulation with a higher R-value if you live in a cold climate like the Northeast than if you live in a warm climate like Southern California. How your home is built, and where the insulation will be. Is it a single-level or multi-level structure? Do you have cathedral ceilings? Is there a basement, or is your home built on a slab? Each of

Circuit panels protect against damage from excess load (using too many space heaters on the same circuit, for example), Ground Fault Circuit Interrupters (GFCIs) protect against shorts that occur in your electrical system. A ground fault occurs when electrical current suddenly gains a new, shorter, path to ground. This is why GFCIs are always installed near water. Electrical current is supposed to flow out of the outlet, to a device, and then back into the outlet to complete the home circuit. When a conductor such as water (or yourself) creates a new circuit to a different ground problems arise and your breaker will trip due to an overload. Without a GFCI, a ground fault can cause a circuit to spark or heat up to the point that a fire occurs. Damage to any device plugged into the outlet is common. If the reason for the ground fault involves you becoming the short, sever electrical shocks and burns are the end result. Ground faults are typically generated by insulation wearing away on in-home wiring. They can also be triggered by water spills, appliances that make contact with standing water, or even faulty cabling on power tools and other electrical equipment. Anywhere that an electrical contact or wire is exposed is a

potential hazard. Always inspect any cords and cables before using them to ensure that there are no frayed ends or exposed segments. The interrupter itself has a very simple job, monitor the amount of current flowing out of an outlet and compare it to the current flowing back in. If the GFCI notices a discrepancy between the two, it breaks the circuit and cuts off the flow of electricity immediately. Whenever a short develops, the GFCI opens the circuit, saving lives and preventing fires. Test your outlets at least once a month to make sure they still work. Push the button marked “test” to open the circuit. If the reset button pops out with an audible click, then the circuit works. Simply push the rest button and you’re back to functional. Otherwise, replace the outlet. If the circuit continues to trip and require frequent presses of the reset button, there may be a wiring issues or the appliance connected could be damaged. Test with a different appliance, or have the outlet inspected by a licensed electrician. While you don’t need a GFCI outlet installed into every socket, there are a few places you need to have them placed: Bathrooms, Kitchen Counters, Garages, Outdoor Lines and Appliance Circuits. Newer space heaters and hair driers have a circuit reset button built into the power cord. This is because these items are at greatest risk for GFCI trips and it’s better to have an additional safeguard for when there isn’t a GFCI outlet nearby to use. It’s ideal to stay safe when working with high-wattage equipment so always look for tools and appliances with the most advanced safety features when possible. Essentially, you’ll find a GFCI on high-load devices and anywhere with a potential for water contact. Is there a sink or faucet nearby? Then a GFCI is mandatory. (Source: Mainstream Electric) -
