Have all current debt obligations—credit cards, student loans— been repaid on time? Find out what you’re qualified to borrow by visiting a lender and getting a preapproval. 2. Do you want a walkable community or leafy suburb? A recent survey by NAR and Portland State University found that 79 percent of participants place importance on being within easy walking distance of places. Having lots of dining and shopping options outside your door is popular but often comes with trade-offs. Consider this: If kids are in your short-term future, you might prefer a large single-family home with a yard to a similarly priced but smaller town house or condo.

News Of Older Houses Older homes often have a unique charm but few have insulation that meets modern energy efficiency standards. This can result in air leaks, wasted energy and high utility bills. One way to fix this is with spray polyurethane foam (SPF) insulation. It can be seamlessly added in and around walls, attics and roofs. By sealing cracks, seams and joints, some SPF products provide a waterproof membrane that acts as a vapor and air barrier, which in addition to insulating improves energy efficiency. A properly insulated home can reduce heating and cooling needs by 30 percent, according to the Department of Energy. Many homeowners don’t realize that the attic is one of the main places where heat and cold air can escape. As the Department of Energy explains, holes in a typical attic account for 15 percent of a

Kids and Cords Don’t Mix Preparing your home for holiday guests with young children? The Window Covering Safety Council (WCSC) and the U.S. Consumer Product Safety Commission (CPSC) are reminding parents and caregivers to check their window coverings for exposed or dangling cords, which pose a strangulation hazard to infants and young children, and to replace them as soon as possible with safer blinds and shades. They encourage parents and caregivers to follow these basic window safety precautions: Install only cordless window coverings, or window coverings with inaccessible cords, in homes with young children. Move all furniture, cribs, beds and climbable surfaces away from windows. Mount window guards or window stops to prevent children from potentially falling from a window. Ensure that windows cannot open more than 4 inches if young children are in the home. Home Safety Tips for the Holidays

The most wonderful time of the year also can be the most hazardous in your home. Police departments report a spike in burglaries from Thanksgiving to Christmas, and fire departments receive hundreds of calls involving fires caused by Christmas tree and holiday lights. Before the festivities kick into high gear, take a moment to protect your home and family by reducing the risk of these holiday hazards.

Fire Do not use holiday lights that have worn or broken cords or loose bulb connections. From 2007 to 2011, electrical failures or malfunctions were factors in 64% of fires involving holiday or decorative lights, according to a November 2013 report from the National Fire Protection Association. Only use holiday lights that are certified by an independent testing laboratory and suited for the use you need - whether indoor or outdoor. Keep real trees well-watered. Researchers have found they are less likely to catch fire. When a tree begins dropping needles, it’s time to take it to a drop-off site or the curb. Trees that are not watered and dried out can be extremely flammable and result in a fatality more frequently than other home fires.

Even artificial trees can be flammable, so make sure yours is identified by the manufacturer as fire-retardant. Styles with built-in electrical systems also should have the Underwriters Laboratory (UL) label. Safety should trump holiday decorations when it comes to candles. The top day for residential candle fires is Christmas Day, followed by Christmas Eve and New Year’s Day, according to the National Safety Council. If you plan to enjoy a toasty fire, ensure your chimney flue is inspected and cleaned to remove flammable buildup. Keep any flammable items, like wrapped holiday presents and decorations, at least three feet away from the fireplace.
