‘PROPERTY PRICE WILL HOLD’ Real Estate Remains a Sound Investment, says MIEA PETALING JAYA: The depreciation of the ringgit will not lead to real estate prices crashing. The Malaysia Institute of Estate Agent (MIEA) president Eric Kho said property remained a sound investment despite the current economic climate.“Holding property is always better than holding cash,” he said. Kho acknowledged that demand for primary or new developments had slowed but not as a result of weakening currency. He said the slowdown was due to Bank Negara guidelines for banks to be more prudent when providing loans as well as increase construction cost due to the Goods and Services Tax (GST). Kho said construction cost had increased by up to 15% and some developers were holding back on launching new properties. Kho said there was also a slow-down in the secondary market and those looking to buy could expect to pay between 5 and 10% less, depending on location. Kho, however, expected this situation to be temporary and said property would eventually appreciate.

Negeri Sembilan set to launch 30-year Development and Modernisation Policy Negeri Sembilan eyes to launch its 30-year Development and Modernisation Policy in 2016, which is expected to produce aggressive development within the state over the next 30 years, reported Bernama. “This Development and Modernisation Policy is supported by the Social Safety Net Policy to ensure the welfare of the people in the state. Under this Social Safety Net, we have other policies such as education, housing and rural areas, to ensure people are not burdened and left out in the journey towards modernisation,” says Menteri Besar Datuk Seri Mohamad Hassan after a state assembly. “The Negeri Sembilan Housing Policy (DPNS) that was launched in June this year received warm welcome as it catered to the needs of the population to own homes at an affordable price, while property developers were no longer required to build 30 percent low cost homes,” says Datuk Seri Mohamad Hassan. In view of the implementation of DPNS, the state will no longer allow the construction of low cost homes as it burdened the people and the government with social and maintenance problems. The state government will also launch the Rural Development Policy by early 2016 for the citizens in rural areas, as well as to develop Housing Schemes for civil servants. Following the implementation of DPNS, the construction of low cost homes will be coordinated by the state government and the National Housing Department along with other government agencies involved in housing development.
