PYEONGHWA MARKET ADAPTIVE REUSE PROJECT

The project is an adaptive reuse project, transforming a 3-story 246.91m long wholesale market into a mix-used office building. The concept of this project is to integrate different types of working space, creating a co-working environment for designers, freelance, and small or start-up enterprises in the fashion industry.

Locating at the fashion hub at Dongdaemun open 24/7/365, the site is next to a high dense people flow, however, the vertical connections enclosed at the end of the building isolates the crowds outside. Project breaking the original narrow circulation, improving internal arrangment and connectivity, and striking to enhance the connection of the building to the surrounding. Instead of monotonous spatial, the project tries to diverse user experience by breaking the rule of space arrangement.

Issue Design Process

The site is 246.91m long, approximately 2.5 times of international football field length. Original building assigns the whole layer for wholesale usage and partial retail, bottom layer open at daytime, while two upper floors operate for midnight sessions.

Existing inner spatial is more linear and uniform, thus, the project focus on breaking down the rule and try to diverse the space form, striving to improve connectivity between site and surrounding.

Program

Original layout

The original building is a wholesale market, function different on operation hour.

Remix and zoning

To improve connectivity between site and surroundings, workspace zone and public spaces are remixed. workspace zone and public spaces are further partitioned based on the level of accessibility, level of collaboration, and privacy.

Interface with People Flow

The plaza begins with open space, followed by lobby and cafe with a display zone for publishing. A series of buffer zone before entering the working space, creating an interface with the public. People stop by rather than pass by. Hall space available for events and act as an observation deck for the view of Dongdaemun Design Plaza and Dongdaemun History & Culture Park.

Space Typologies

Differentiate of working space from the aspect of privacy need, interaction, and collaboration to arrange the spatial area. Insert public workspace, share space, and facility in layout for selective usage. Space element includes:

The Workspace

CO-WORKING AREA | The interlinkage staircase act as the key connection of the triple space, allowing continuity flows of people, space, and light.Conversation occurs, and then the collaboration takes place.

OFFICE | The corridor provides dynamic space experience, embed meeting room, lounge corner, mini bar, and facilities among the offices, finding a balance among the disorder circulation.

STUDIO | Optional privacy setting for the studios, either closed personal space or open door to more lively space.
