38PC Boutique Hotel 38PC Boutique Hotel is owned by Mr. Lick Wei Loo, a Kedah born Chinese, who like to learn new thing by venturing into business. He work as real estate agent. He then bought a shop lot which is a heritage building from his friends mother. He plans to open a first boutique hotel in Alor Setar, Kedah. He managed the building from scratch which is he design the interior also the space planning.
38PC Boutique Hotel was established in 2016 in the heart city of Alor
Setar. The name ‘38PC’ stands for the address of the building which is 38 PEKAN CINA, 05000 ALOR SETAR, KEDAH.
This boutique hotel is claimed to be the first boutique hotel in Alor Setar as they offered many facilities and accessibility such as private pool at the rooftop while the price reasonable. The 38PC Boutique Hotel has a wide hope to be expanded more around PEKAN MELAYU in Alor Setar as a Cubic Hostel.
Project Brief 8PC Boutique Hotel is a first boutique hotel in Alor Setar, Kedah own by Mr. Lick Wei Loo. It is located at the Pekan Cina Alor Setar which used to be ghost town and the building also used to be a biscuits and fruits shop in 1990.
The main purpose of this project is to understand the issue and design of boutique hotel. Since 38PC Boutique Hotel and The old colonial building in Muar, Johor have a potential to create compact functional space. As a
result an idea of a multipurpose functional space driven, to prepare a place where guest and worker can have their own private space, more facilities and comfort. Beside, it is also can acts as a multipurpose place for guest such as digital library + café as second attraction in the boutique hotel. Its is the first boutique hotel + Digital library.
The specialties of 38PC Boutique Hotel is that it use heritage building without demolish the structure of the building to maintain the beauty and the originality. Its brings back the old memories of the surrounding, historical element in the modern era.
The general issues of this hotel which is its lack of promotion for customer since it is new to the area quite unknown by the residences, and it also located really near to busy roads and isolated also it did not have a proper park in the day.

There’s no parking in the day, so do in the night it is not safe. Guest need to park far from the exist hotel.

BOUTIQUE HOTEL A Boutique Hotel is a small and intimate hotel, held in a stylish design decor with a personal note. It has a unique character and distinguishes itself from other hotel brands. It true to its heritage, it provides guests with great and ultrapersonalized service and is typically situated in a fashionable urban location.
COFFEHOUSE A coffeehouse, coffee shop, or café is an establishment that primarily serves coffee . Some coffeehouses may serve cold drinks such as iced coffee and iced tea in continental Europe, cafés serve alcoholic drinks. A coffeehouse may also serve food such as light snacks, sandwich, muffins, fruit or pastries. Coffeehouses range from owner-operated small businesses to large multinational corporations. Some coffeehouse chains operate on a franchise business shop, with numerous branches across various countries around the world.

This building is built in 1920s’ in classic colonialism style. This building was once a courthouse before it temporally closed on 1980’s. It was abandoned for about 30 years, however on 2018 Member of Parliament (MP) for Muar Syed Saddiq Syed Abdul Rahman make a betterment to this building but it still incomplete and being closed again till now. – MPM Officer
This building was own by City Council of Muar and then be given to Public work Department as the authorities. This building was an important building to colonial British and the old Johor Sultanate in the early days it has contributed in shaping the landscape of the town. – The Star September 2019

ALILA BANGSAR Case Study Sustainable Tourism At Alila Bangsar, they are strongly committed to minimizing impact on the environment by adhering to a policy of environmental sustainability, and to creating a positive impact through initiatives that support the local community.
Green Initiatives Their efforts to be as energy-efficient as possible include maintaining an ideal temperature setting for all AHU and FCU units in daily operation; window tinting to reduce heat penetration and maintain the cool temperature inside the building; and reducing the number of lifts in operation during off-peak hours. Other initiatives include harvesting rainwater for use in watering the plants in and around the hotel, and using natural chlorine generated from salt to chlorinate the swimming pool, a much safer option. In addition, a 3M
filtration system ensures a clean, clear drinking water supply. They also have plans to produce their own bottled water for in-house guests using the eSpring Water Treatment System
