12 Home Design Trends to Watch in 2016 By David Anderson, President Acadian Home Builders Association

Builders: Are you ready for OSHA’s Confined

The National Association of Home Builders recently announced the winners of the Best in American Living Awards (BALA) – a prestigious awards program recognizing excellence in design, which will influence the entire residential building industry.

Copper Bathtubs. These are a popular bathroom feature in several award-winning homes. Copper tubs are a striking addition in any home, from rustic to modern to traditional.

Below are some of the newest trends in home design that buyers will see in the coming months and years, based on submissions from this year’s BALA winners. Some of these elements are sure to inspire your next design project.

Modern Industrial Accents. Making its strongest appearance in multifamily projects, this trend combines sleek lighting and furniture with the brick, glass and steel elements of a building’s shell and skeleton. Vibrant pops of color offset the cooler color palette of metals and whites.

White with Exotic or Repurposed Wood Accents. Many Award recipients are celebrated as the nation’s most winning interiors feature stark, modern white paired with creative and inventive builders, remodelers, architects, rich wood accents, a striking combination in flooring, developers, land planners and interior designers. ceilings and cabinets.

Intimate Outdoor Spaces. Many single-family custom and speculative homes include intimate outdoor gathering spaces, complete with outdoor fireplaces or fire pits and cozy seating. These spaces are designed for smaller gatherings, instead of the extended family-size backyards of the past. Mid-Century Modern Detailing. Mid-century modern is now 21st century chic in furniture, elevation design and detailing. Particularly in the western United States, this style has become increasingly popular. Indoor-Outdoor Convergence. What was once a distinct line between two living areas – indoor and outdoor – has been replaced by floor-to-ceiling retractable glass walls and screens. Families can now both visually and physically move between these areas. Troughs and Spouts. Outdoor tables with open, troughlike water channels add interest, often culminating in a delicate waterfall off the edge of the table into a pool or water feature below. Interior Board and Batten. More often used as exterior cladding, board and batten is now being featured inside a large number of homes as well. This technique adds a three-dimensional layer to interior finishes and provides an interesting alternative to paint and wallpaper.

Barn Doors. Barn doors are appearing everywhere, from kitchens to mudrooms to closets. These offer an alternative to traditional left- or right-hung doors and become a design feature of the home, unlike pocket doors that tuck away. Intricate Stairways. Stairways have become more prominent and sophisticated. Designers increasingly feature curving glass railings, detailed iron newel posts, unique stair accent walls, glass treads and intricate tile work. Low-Impact Design. Many BALA winners and entrants included sustainable and green features in their designs, including permeable pavers, rain gardens and landscaping with native species. Waterfall Islands. Still trending are waterfall-edged islands, in which the kitchen bar is inset into the cabinetry rather than extended beyond it. These islands – whether made of wood, granite or marble – emphasize clean, modern lines.

TIPS FOR FIRST TIME HOMEBUYERS

Q: MY WIFE AND I ARE HOPEFUL FIRST TIME HOMEBUYERS. CAN YOU GIVE US SOME TIPS ON HOW TO GET STARTED? WHAT KIND OF PITFALLS SHOULD WE WATCH OUT FOR? A: First, you have to know how much you can afford to spend. That way, you know what your budget is, and you know what neighborhoods might be suitable. Several local lenders have websites with qualifying calculators that help you figure out how much you qualify for, and how much you can afford to pay for a mortgage. For example, check out www.intertrustmortgage.com or www. meritasmortgage.com. You also need to do your research to find out if you qualify for home buying help. The U.S. Department of Housing and Urban Development has programs to help teachers, veterans, firefighters and others buy affordable homes. The Federal Housing Administration also has loan programs which offer lower down payments to help first-time buyers. For more details, visit HUD’s website at www.hud.gov.

The next thing you should do is get a copy of your credit history. Free copies are available at several websites including www.creditreport.com and www.AnnualCreditReport. com. Once you have a copy of your credit report, you need to find a reputable lender and get pre-qualified for a loan. There are several reputable lenders in Lafayette, so be sure to shop around. And, don’t spend time looking at homes you can’t afford. Looking only at homes that are homes within your price range reduces the temptation to over-extend your budget. Realize the neighborhood you choose is just as important as the house itself. Make sure you are just as comfortable with the neighborhood as you are with the house. Visit during the day and at night, so you can get a feel for the area, the traffic, etc. While houses can be updated or modified, finding a neighborhood that is a good fit for you and your family is an absolute necessity. Don’t forget about resale value. When you spot a home you like, consider both how it will work for you and your family and how it will look to future buyers. For instance, proximity to a busy street or businesses can turn some buyers off.

Make sure you investigate ongoing maintenance costs and other factors such as taxes, insurance, homeowners’ association dues, and utilities. And, find out if the house is in a flood zone. If it is, flood insurance is an additional expense you should take into account when figuring out how much you can afford. Before you buy, have the house inspected, and carefully review the report. Small repairs might be manageable and you might be able to live with minor defects, but there is a big difference between outdated wallpaper and a leaking roof. Know what you are getting yourself into before you sign on the dotted line.

HOW TO DECIDE WHAT TO OFFER FOR A HOUSE Q: WHAT’S THE BEST WAY TO DECIDE HOW MUCH TO OFFER FOR A HOUSE? A: Once you’ve found a house that you like and you can afford, you have to decide how much to offer the seller. In putting together your actual offer, you should consider the following factors: •The advertised price of the house. Treat the advertised price as an estimate of what the seller would like to receive. Keep in mind, however, that different sellers price houses very differently. Some sellers intentionally overprice while others ask for pretty close to what they hope to get. There are probably even a few out there that under price their house in hope that potential buyers will compete and overbid. •How much house can you afford? What you can pay for a house will probably depend on how much you have to put down, and how much you can reasonably borrow in a mortgage. When figuring out the cost of the house, be sure to factor in closing costs (usually 3-4% of the purchase price. •How much are other comparable houses going for in that area? Before making an offer, you should know the selling prices of nearby houses similar to the one you’re interested in buying. Comparable sales should be for houses quite similar to the one you’re interested in -- in terms of age, size, and type and number of rooms. Also, normally a comparable sale should have occurred in the last six to twelve months. Your real estate agent should be able to provide you with this information. •What is the local real estate market like? In competitive areas, homes sell quickly -- often for right at, or a little more than the asking price. You want to arrive at a bid amount that will beat out the competition, but only just. •What are the seller’s needs? Price alone is usually not the only consideration for sellers. Timing can also be very important. For example, your seller may need to close the deal quickly, or they may need to stay in the house for a month or two after the closing. The later is especially common if they are closing on another house that isn’t ready yet. •Is the house uniquely valuable to you for some reason? For some buyers, the school district might be very important. For others, it may be irrelevant. Don’t geso carried away with judging objective market considerations that you forget your personal needs. •How much are you willing to pay? While you must take into consideration several factors when negotiating, nothing should overweigh your own honest assessment of how much you are willing and able to pay.

Examine the good-faith estimate provided by your agent or lender, and make sure that you have enough cash to swing the deal before you schedule the closing. Good Luck!
