As the deadline to file taxes begins to approach, the REALTORÂŽ Association of Acadiana, wants to remind homeowners of the many tax benefits, savings and deductions they can take advantage of simply by being homeowners. There are many social and personal benefits of owning a home, but some of the most significant financial benefits only become apparent at tax time. Many new homeowners, and even those who have owned their home for years, may be unaware of some of the fantastic tax breaks that come with owning a home. Here are some deductions, credits and tips of which many homeowners may not be aware: Mortgage interest deduction. If you took out a loan to pay for your primary or a secondary home, you can deduct the interest paid on your mortgage up to $1 million. These savings can add up very quickly. Property tax deductions. A large part of a homeowner â&#x20AC;&#x2122;s monthly loan payments is taxes, which can be deducted annually. If you bought your home during this tax year, remember to pull out the settlement sheet you received at closing for more tax deduction data. Energy efficiency tax credit. This provision allows homeowners to claim a tax credit (or a dollar-for-dollar reduction in taxes) of up to 10 percent of the amount spent, up to $500, for many green improvements done to their home that year. Home improvements. When it comes to taxes, home improvement expenses are not something homeowners can generally deduct on their taxes. However, improvements done to meet a medical need can be deducted.

NO ONE WAS HURT, THANKFULLY, BUT I HAVE HEARD OF A LOT OF BROKEN ANKLES HAPPENING AT THIS PLACE. IT GOT ME WONDERING JUST HOW “IRONCLAD” IS THAT WAIVER I SIGNED? A: In Louisiana, the personal injury liability waiver is not worth the paper it’s written on. Pursuant to Louisiana Civil Code article 2004, “any clause is null that, in advance, excludes or limits the liability of one party for causing physical injury to the other party”.

If you or your children were harmed due to the negligence of the indoor trampoline employees, the business is not protected from liability by the waiver you signed. Anything that you sign in advance that purports to waive liability for physical injury is not enforceable in Louisiana! So, your next question is “Why on earth do businesses require something that cannot be enforced?”. Some users of the waiver may be ignorant of the law in Louisiana, as the enforceability of liability waivers varies from state to state. If the user is a franchise, it likely has a blanket waiver for all locations nationwide. Others may be aware of the law, but depend on the ignorance of the persons who sign the waivers. Waivers to exclude or limit liability for “intentional acts” and “gross negligence or fault” are also not enforceable under Louisiana law as they are considered to be against public policy. Personal injury waivers are not the same as property damage waivers, which are enforceable under Louisiana law.

I’VE SEEN A TON OF ADS FOR AT HOME MEDICAL BILLING, SECRET SHOPPERS, AND ENVELOPE STUFFIN THAT PROMISE QUICK AND EASY INCOME. HOW CAN I TELL IF THESE ARE FOR REAL? A. I like the old saying, “if it sounds too good to be true, then it is”. If that isn’t enough to sniff probable scams then you can rely on the Federal Trade Commission (FTC) to help you out. The FTC is federal agency that has a dual mission of protecting consumers and promoting competition. It protects the consumer by stopping unfair, deceptive, or fraudulent practices in the marketplace. It conducts investigations, can sue companies and people for violating the law, and develops rules to ensure a vibrant marketplace, and educates consumers and businesses about their rights and responsibilities. The FTC even has a rule to protect people like you from bogus business opportunities. The rule has safeguards in place to make sure you have the information you need to evaluate whether a business opportunity is for real. First it requires that sellers covered by the rule give you a one-page disclosure document outline important facts about the opportunity that includes: the identity of the seller, certain lawsuits or other legal actions involving the seller or its key personnel, discloses whether there is a cancellation or refund policy and the terms, whether the seller is making an earnings claim, and if so must provide documentation, and finally the seller must provide a list of references. Secondly, if the seller makes claims about how much money you might make, then they have to give you a separate paper with more specifics. Thirdly, the rule makes clear that certain practices are against the law. These practices may include sellers tho say anthing that contradict the discovery document and earnings statement, sellers cannot claim they’re offering you a job when they are really promoting a business opportunity, and it is illegal for sellers to misrepresent the nature of the investment, i.e. to claim they’ll help you line up locations, outlets, accounts or customers, or that you will have an exclusive territory if it’s not true.
