ACADIAN HOME BUILDERS ASSOCIATION Parade to Showcase What’s Hot in Home Building AHBA Presents the 53rd Annual Parade of Homes

T

he Acadian Home Builders Association (AHBA) is proud to present the 53rd Annual Parade of Homes showcasing the latest in home building design and products. This year’s event will feature 31 newly constructed homes in 20 subdivisions in Lafayette and the surrounding cities, all built by state-licensed AHBA builder members. The Parade of Homes will be held on Saturdays & Sundays, April 11th, 12th, 18th, & 19th from 1:00 p.m. to 6:00 p.m.

Houses included in the Parade exhibit the hottest trends in architecture, floor layout, building materials, and appliances. Some are also furnished by local interior designers with styles ranging from English Tudor to Mediterranean, French Country to Coastal Contemporary. Square footage and prices range from starter homes to estates.

The Parade of Homes is a self-guided tour where ticket holders can view as many homes as they like in any order they choose. Ticket purchases include the official Parade of Homes Guide Book which contains pictures and descriptions of each home, builder profiles, and a map.

“The Parade of Homes is a great opportunity to see what’s new in building, whether you are in the market for a home or just curious,” said David Anderson, 2015 Parade of Homes builder and committee chairman. “It’s also a chance to speak directly with our AHBA builders and ask questions about creating your own dream home.”

Tickets for the Parade of Homes are available during regular business hours at Lafayette locations of Doug Ashy Building Materials and at Home Bank branches in Lafayette, Carencro & Broussard. During Parade hours, tickets can be purchased at the Village Café on Degualle Square in River Ranch.

Plan now for your big move this summer (BPT) - The big move - it should be in all-caps and announced with a deep, authoritative voice. THE BIG MOVE. And it’s coming to your family soon. It might be from one house to another across town, or it might involve crossing many state lines. No matter the distance, amount of belongings or number of people, your big move is going to be a big deal. There are ways to plan for your move so the big event doesn’t overwhelm you. Here are five moving tips from Penske Truck Rental, which has been helping customers complete their big moves for more than 40 years.

1. Less is better - The less you have to move, the easier your move will be on your body and your wallet. It will also be easier to fit everything into your new house. While packing, create three piles. The first is your “must-go” pile. The second is your “must-sell” pile, which includes anything you haven’t used in the last year, anything you have multiples of and anything you just don’t want any more. The third is the “mustthrow” pile, and it contains anything that can’t be sold at a garage sale or donated. Start creating these piles now, and it will make moving day much easier.

8 ways first-time homebuyers can make (BPT) - It’s rare to get something right the very first time you try it, but when it comes to buying your first home, a lack of knowledge and experience can lead to costly mistakes.

One in four first-time homebuyers say they are completely unfamiliar with the mortgage financing process, according to a report by the Consumer Financial Protection Bureau.

Even among those with an understanding of the overall process, the report found that many first time homebuyers still had significant knowledge gaps in important areas such

Fortunately, there’s plenty of useful information out there for borrowers who want to do their homework before diving into the loan process.”

Vanderbilt Mortgage offers eight tips for firsttime homebuyers: 1. Adjust your budget. A mortgage payment can increase your monthly housing expenses, so prepare by calculating what that amount will be and begin saving that same amount every month so you can get used to the budget change in advance. Use a free online payment calculator to help you predict your payment and understand your current debt-to-income ratio. 2. Plan for a down payment. Nearly all home loans will require you to put some money down as a down pay-

Estimating taxes and total insurance costs can help you better understand how much your escrow will be each month, and you’ll be able to budget more accurately as you prepare for home ownership. Termites 101: What every homebuyer should know this spring (BPT) - It’s a cruel coincidence that the spring’s real-estate buying season corresponds with another far less pleasant one - termite swarming season. When eager homebuyers emerge from winter hibernation to look for their dream homes, winged termites emerge, too, and swarms of them go in search of new places to establish their colonies. “Termites cause about $5 billion in property damage every year - damage that typically isn’t covered by homeowners’ insurance policies,” says Missy Henriksen, vice president of public affairs for the National Pest Management Association (NPMA). “In spring, swarms emerge in every state except Alaska. Potential homebuyers need to be aware of the risks associated with termite damage, and of the importance of having any home they’re considering inspected for termites and other wood-destroying organisms.” More than half of Americans (52 percent) have never had their homes inspected for termites, according to an NPMA survey. Yet 38 percent worry about discovering termites in their homes and 33 percent have had termite damage or know someone who has, the survey found. If you’ll be buying (or selling) a home this spring, the NPMA offers some valuable termite information: * The average homebuyer and homeowner might have difficulty spotting the evidence of a termite infestation. Termites chew through wood, flooring and other materials behind-the-scenes, so it can take years before the signs of an infestation are visible to the untrained eye.

An inspection by a licensed pest professional is the best way to detect an infestation of wood-destroying organisms (WDOs) - especially if you live in a termite-prone area of the country.

The inspection will last about an hour, and the specialist will probe the home from top to bottom to look for telltale signs of termite damage. * Termite detection, remediation and control are not do-it-yourself tasks. If an inspector finds signs of a termite infestation and damage, you’ll need professionals to remedy the problem. Buyers who discover problems before the sale is final will

be better able to negotiate with the seller to take care of the problem. In some states, the law may not allow the sale to be finalized until the damage is addressed, and lenders may refuse to finalize a mortgage for a home with unresolved termite issues. If the termite inspection shows your new home is pest-free, congratulations! After the sale is finalized, be sure to take steps to protect your home from termites going forward, including having the home inspected for termites at least once every three years, and every year if you live in an area prone to termite infestations. Q: WHAT EXACTLY IS AN ESCROW WAIVER? WE ARE ABOUT TO CLOSE ON A NEW HOUSE AND OUR LENDER SUGGESTED WE CONSIDER AN ESCROW WAIVER.

Q: MY HUSBAND AND I ARE IN THE PROCESS OF SHOPPING FOR A NEW HOME, AND OUR REALTOR HAS RECOMMENDED THAT WE USE A CERTAIN LOCAL LENDER HERE IN LAFAYETTE. WE AREN’T SURE WE WANT TO USE THAT LENDER. IS IT UNUSUAL FOR REALTORS TO RECOMMEND ONE LENDER OVER ANOTHER?

A. Normally, your monthly mortgage payment would include an amount, in addition to principal and interest, which would go to pay your property taxes and homeowners insurance each year. Real estate taxes are usually paid in December and hazard insurance is paid on the anniversary date of the policy.

On average, your monthly escrow payment is about 1/12th of the total amount your lender expects you to have to pay each year for property taxes and homeowners insurance, plus a two month cushion for unexpected increases. The two month cushion is usually collected at the time of closing. If your lender agrees to “waive escrows”, your monthly mortgage payments would not include any amounts for your homeowners insurance or your property taxes. Instead, you would be responsible for paying your homeowners insurance directly to your insurance company on the anniversary date of the policy, and for paying your property taxes each December. Generally, lenders only agree to waive escrows if you have a good credit history and are putting at least twenty (20%) down. And, lenders charge a fee for waiving escrows. Normally, the fee is about 1/4% of the loan amount at closing. So, if your loan was for $100,000, the escrow waiver fee would be $250.

Depending on the amount of your homeowners insurance and property taxes, this could make a pretty big difference in your monthly payment. For example, if you borrowed $100,000 at 7% interest for thirty (30) years, your monthly payment of just principal and interest would be $665.30. If your property taxes are $1,500.00 a year and your homeowners insurance is $1,000.00 a year, and you escrowed each of these, your escrow would be about $208.00 a month. This means your monthly payment, including escrow, would be $873.30, instead of $665.30. Keep in mind, however, that you are still responsible for paying your homeowners insurance and property taxes when they become due, so it might still be a good idea to set money aside each month to cover these expenses.

A: There are several reasons why your Realtor may have recommended a certain lender. One reason a Realtor makes suggestions to clients is because they want to recommend someone reliable. Since a home is probably one of the biggest purchases you and your husband will ever make, reliability is an important factor to consider. Reliability is also important to the seller, the agents, and the other involved parties because if the deal doesn’t close, everyone walks away with nothing. When a real estate agent recommends a certain lender, this is often because they have developed a certain amount of “clout” in dealing with that lender. This can be helpful in a situation where you need to cut through the “red tape” and get something done quickly. If you and your husband are considering buying a new construction home, dealing with a recommended lender is often very important. This is because there are a lot of intricacies involved in purchasing new homes that do not exist when you are buying a resale. If you shop around to find your own lender without doing your homework and asking the right questions, you may end up with someone who quotes you a great rate and is great with refinances or re-sales, but has no experience with new homes. This can lead to problems or delays down the line. You should never automatically disqualify a recommended lender, but be sure to ask questions about any relationships that may exist between the lending company and your real estate agent’s company. Knowing this information will help you be more vigilant on getting the best interest rate and the lowest closing costs. And, make sure to do a little shopping for yourself. By knowing the interest rates of the market and making sure your loan officer knows you are looking at rates from other institutions, you can use that as leverage to make sure you are obtaining the best combination of service and lowest rates. This top garage trend keeps gaining momentum (BPT) - The carriage house garage door is to your house what the little black dress and strand of pearls are to your wardrobe; classic style elements that never go out of fashion. At the dawn of the automobile age, those who were affluent enough to own a car kept it in the carriage house, where the horses and buggy would have been stored.
